June 2008 realistic review
Delta Pointe apartment complex is located in a convenient area. The back of the complex faces Garden Highway. From Waterwheel Drive, it's a quick walk to Truxel with a nearby shopping mall that has Taco Bell, BofA, Bel Air grocery store, Starbucks and a host of other shops. Across the street from the grocery store is a video rental, dry cleaners, Mountain Mike's pizza, Shell gas station, etc. Less than a half mile away from the complex is the wonderful American River bicycle trail. Because of its proximity, the complex is sometimes visited by homeless people coming off the trail in search of recycling cans and bottles to sell. Delta Pointe was built in the mid eighties. Inside the apartments you will find builder grade quality. The carpeting is off color gray, with older linoleum floors. Kitchen cabinets are not standard size as you find in single family homes. The apartments come equipped with dishwasher, microwave above the electric stove, garbage disposal, refrigerator, and full size washer and dryer in the hallway (with acordian style doors). Do not Rent from Delta Pointe
The management always loses your maintenance request. They never fix anything right the first time. They have been to my apartment no less than 10 times to fix a stove that is still not working. Management is rude and never picks up the phone when you call in. I would not recommend living there.

RENTER BEWARE
We have continued to live here because it is close to our sons school & the rent rate is good. Questionable tenants live in some units, grounds have more and more debris every day. Nasty things are written in the childrens playground area & there are actual holes in the equipment - not safe for the little ones! Quality of tenants has decreased severely. There are break-ins now, drunk drivers that hit cars on Mossy Bank & the Police are called to regulate some domestic dispute daily. We play at a near by park and don't use any of the amenties on the ground. During the summer they had tenants throwing BBQ pits and ashtrays in the pool. Be proactive and get cameras to monitor the area and protect the tenants or increase security. They have let this property go down hill. The most recent notice on our door was regarding a rape on the grounds. Yikes!

Horrible Maintenance, Old Buildings, Seedy Neighborhood.
Maintenance is slow and things rarely get fixed unless it's urgent. I don't know if this is management's fault as they are nice enough. The buildings are old and there are many things wrong with them. I've been in two different buildings and it's the same thing. The toilets are constantly running, sliding doors are coming off their rollers, mesh screens are bent, and our garage door won't open. We've asked them to fix this at least 4 times and nothing. I've always thought Natomas was a great neighborhood but there's been a rash of police notices going around. It's definitely better than most of the other neighborhoods but south natomas borders a pretty bad neighborhood.

Meh
When we moved in here, the apartment was a complete mess. The carpet was stained and soiled. Graffiti on the inside of the closets. Broken Mirrors in the bathroom. Washingmachine and Dishwasher barely run. I do like the neighbors, and I do think that the management crew and the maintenance crew, are pretty nice people.

Average.
I Like the place because it is near my work place. <br><br>Overall I dont have a complain with the apartment, accept that everything in the apartment is not new, its maintained but NOT well maintained to give it an "A". <br><br>Its quite which makes it nice. <br><br>The maintenance is not upto the mark but they help you if you get the work order placed. The maintenance staff is very limited which makes this place horrible for many, as they don't get their things resolved fast. The appliances inside the apartment are old, but i would have to say they work. Couple of things this place needs to do in order to be graded A :<br><br>Increase Maintenance Staff such that the turn around time is less<br><br>Replace key components in the house, Dish washer, faucets and stove AND YEs should have frequent security staff patroling.<br><br>The community which is leaving in this complex is decent & compartively quite. <br><br>

Wonderful!
I recently moved to Delta Pointe and I found the apartments are great! They are very spacious, a little outdated but none the less realy nice! I have nothing but rave reviews for the office staff for helping me in my move.

Really is a BAD place to live
Most of these reviews are very acurate. Any of them that recommends this place is either a liar or hasn't had to deal with the office. <br>The management is one step below horrible. Destiny, or whoever is the manager this month, does not give a rat's --- about the people that live here. The only reason I am still here is because I have such a long lease and cannot aford to leave, otherwise I would be long gone. Go live somewhere else.

Office staff dont know
The office staff do not know what they are doing, they completely run around and do not know how to rent out a place to tennants. They give the run around and dont bother with phone calls or letting you know what is going on. We were supposed to move in on a Saturday, we would come in on Friday and sign all the paper work and pick up the keys, On Thursday my roommate went down to talk to the guy, and when she walked in he told her that he was about to call her, because we were not going to be able to move in, they were not giving us the apartment. We had been in the day before too to drop off some information that they wanted and they said everything was ok. Then Saturday late morning the guy calls me to tell us that we did not get the apartment. JUST BAD BUSINESS ALL AROUND.

Worst place we ever lived - broke the lease in 3 months
BEWARE!! This place was so horrible and sub par that we broke our lease. We were excited about moving there, but all started going downhill as soon as we had our 'move in appointment'. They had told us sometime around noon, and we showed up at 1. They said that since we 'missed' our appointment (which we weren't told it was an appointment until that moment) that the manager simply didn't have time for us to go through paperwork and we would have to come back. Loaded cars full of stuff and all. Then, they had our car towed as we were getting ready to leave for our WEDDING with my dress and his tux in the window. We were parked for less than 5 minutes, no notice or knock on our door saying we were parked in the wrong place (in front of our walkway). We put in 5 work order requests to get our gutters fix which drench us every time we step out our door. Kept getting told that they can't fix the gutters until it is dry. Dont Live here
The staff is unhelpful, and do not try to get anything fixed we have put in work order after work order all to be ignored.The size of the apartments are huge if you can put up with a unhelpful staff where complaints seem not help any situation. may be your cup of tea, If not keep a looking!!

I would definately recomend living at Delta Pointe. The office staff is wonderful and so helpful whenever I need anything done to my apartment. Plus the apartments are so spacious! I couldn't have asked for a better place to live !!!!

Bare Minimum
When I first moved in the apt was prepared minimumly. That should have been a sign for the things to come. I have had my car broken into twice. I have had items taken from my courtyard and patio. Not mention the lack of friendly neighbors who wouldn't mind looking out for one another. Amenties not working properly. Office staff seem to rotate out about every six months. Office staff need work communicating property policies to tenants and their guests. Everyday you get a different story. <br>Never Again. <br>

A bit pricey but nice none-the-less
I have lived at Delta Point for almost two years. The only real complaint I have is about the maintenance. Things take a while to get done and usually the quality of repair leads to future problems of the same nature. The parking is a bit hellish also however you are given a garage which is an amenity well used. Overall I would say it´s a pretty decent place and if you can afford the higher rent you do get most of your money´s worth.

Waste of money!
First off I have rodents (mice) had them when I moved in, had them after they sent someome out to throw a packet of poisen in a drawer (2X) and I have continued to have them. I live upstairs mind you. If I have them the people below me have them as well and the poeple next to me. Can´t just try and rid the problem with one apartment. Wondering if I can get renters credit on my taxes and claim the multitued of transient dependants (mice) I have living with me?... Also had a problem with wierd looking large spiders (not the average brown house spiders) that seem to come from nowhere and earwigs/silverfish. Pay way too much money to live with any sort of infestation , be it mice or insects. The landscaping/maintenance should also blow the large spiders and their webs from overhangs as well. Overall the apts are somewhat kept up, and the block I live in is very quiet. As far as amenities go, they are only good if you use them, otherwise its a waste of money.

A big disappointment
Maintenace requests are ignored for weeks at a time. Written concerns are ignored by management. They make it sound like a great place when you are applying to live here, but once you are in, they couldn´t care less about you. The grounds are unsafe and an accident waiting to happen. The apartments are expensive and the management does nothing to upkeep them. Maintenance, if they show up, will leave a mess in your house and you will be ignored if you complaint about it. The apartments themselves aren´t bad, but this is not a pleasant place to live.

Good Choice
I lived at Delta Pointe for 1.5 years. They are very comfortable and expensive. The maintenance staff does not respond well. They tell you they will be out to fix something and nothing happens. You have to hound them for weeks. The parking is terrible. The tenants can be pigs with the garbage situation, but the maintenance staff picks up after them. The buildings are quite nice, though. Except for the street noice, it is quiet and peaceful. My favorite aspect of the apartments is the beautiful trees. If you can afford the Delta Pointe apartments, they are a good choice.
