THE BLVD
I have had nothing but great experiences since i've lived here. After reading the previous post, I can't help but say....WOW. These guys are crazy. lol...I can't even believe anyone would complain about FREE parking. In case you don't know..Parking is silly expensive in Denver. And any other complex will either charge you $100 just to park in a garage or they won't offer any parking at all. The sociel events are a blast. And my apartment is phenom. I love bringing people back to my place and showing off a little bit. And by the way....did i mention they have a movie theatre. !!!! I watched 300 in there the other day and had an awesome time. The grounds seem to be kept up well and the office staff is SOO friendly. I have no bad things to say about this place.

Don't trust a word they say
I've known some back-stabbing ------ bags in my day. But none are more back-stabbing or more douchey than the jellyfish that troll the leasing office at the Boulevard. They offered us $250 off our first month's rent if we re-signed our lease. When we went to re-sign, they threatened to evict us if we didn't pay the $250 they had verbally agreed to take off our rent. You better get EVERYTHING in writing with this spineless group. Better yet, avoid the place all together.

Boulevard's Value...
This isn't going to be one of those "I hate the Boulevard" reviews. The Boulevard is a very nice-looking apartment complex, with many luxury ameneties. A nice gym, nice landscaping, and nice layouts.

That said, there is a complete lack of professionalism here. The managers will blatently disrespect their tenants, and seem to believe that we are lucky to be living in "THEIR" complex; they will pick their favorite tenants and give them whatever they want, while trying to "catch" other tenants doing something wrong; management also gets annoyed when we go down to ask for help with a facilities request (they have an online way of reporting to facilities, but sometimes you just want to talk to somebody). The fire alarms are a serious problem (we had a stretch of 4 alarms in 3 days). It really isn't within walking distance to downtown (it is about 10 blocks to get anywhere). The tenants here seem to be nice, and it is fairly quiet in terms of any partying (although the Godzilla comment is almost dead on!)

New ownership just took over, and I truly believe if they were to bring in a management team that cared about keeping current tenants as much as getting new tenants, there would be a different feeling here. But until then, good luck to anybody that moves here. Great for a few months...but you will find that feeling changes quickly thereafter.

If I could capture this Godzilla, I bet I'd make a lot of money
So I've read a lot of the other reviews on this site, and there are things that I will completely agree with and others that people may just be making up. First, the office staff is nice. Second, the stairwells do not smell like urine (and neither does anything else in the building). The building is clean, maintenance is prompt and they always fix things as quickly as they can, and the apartments and public areas are very nice-looking.

However...there are a couple of things that suck completely, and to simply pass on leasing here would be entirely worth your while if only to avoid the headache. The first (and foremost) is the noise. Moving in, I specifically asked if I would be able to hear my neighbors--being able to sleep is a requirement, you see, and I've lived in several older buildings where noise was never an issue. I was informed that there is "ten inches of dead air space" between apartments and was assured that I would not be able to hear anything. WELL, I'll be honest: I've never heard my next door neighbors, and have only heard the person below once or twice, but the "person" upstairs is a different story. It's a nightmare. I don't sleep; this Godzilla in concrete shoes stomps around all hours, so loud that my friends are shocked (one even went and knocked on its door to complain we could not hear the television over all the clomping around). I've called security and the police several times for music complaints. Last night alone, Godzilla crushed all of Upstairs Tokyo from 5pm until 1 am, and was right back at it again before 7am this morning. The circles under my eyes from lack of sleep are attractive, to say the least.

Other noise? Construction. It begins at 7am in the morning, even on Saturdays. Forget about sleeping in (of course, if you get your own personal Godzilla, you may not have that option anyway). There are also fire alarms, sometimes two per day. To their credit, the building has apologized several times for these alarms, there haven't been any in the last couple of weeks, and they say they've made the repairs to stop them, but it is still suckalicious. Especially at these rent prices.

Parking, too, is annoying. Get home after 7pm or so and you'll be parking two floors away from your apartment. Guaranteed. Of course, you can reserve a spot for an extra charge.

Overall, this is a nice building. If I'd gotten any sleep over the last several months, I'm sure it would be infinitely more appealing. Right now, I'm counting the days until the lease ends.

Overpriced with huge rent hikes and poorly constructed
You think you're signing up for a great deal with all the amenities - you are told that parking is never a problem, that you hear nothing from your neighbors, that there are all these in-house dining services, and that rent only goes up about 40 dollars a year. Those are all huge misstatements! I had to get a reserved parking spot for $50 a month in order to be able to park on my floor - the general parking is a free for all and the guest lot is always full so there's no room for your guests. Many many maintenance problems like poorly installed hardware, plumbing issues, fire sprinklers leaking etc. The in-house dining thing was NEVER in place - ever! You hear a ton of noise from your neighbors above you - all footsteps that echo very loudly b/c of the high ceilings, and hear a lot of base from people's music. Also there's dogs that constantly bark and won't shut up. The best part is being told over and over again that rent hasn't gone up more than 30-40 dollars. Yeah right - try going over 3-4 times that!!

Overall the place is okay but its really not worth the money, and they make tons of false representations.

I think you all are a little simple in the head
I'm not quite sure what the people before me are talking about. I've been living at The Boulevard for a little over 2 months now and i love it. I have neighbors and have never heard them once. Parking can sometimes be a problem but it's better than having to park on the street or not get any covered parking at all. The halls and the staircases def do not smell like dog urine. The staff seems to be very helpful and happy to see me. I would def recomend the boulevard to others.

Lies, Lies, Lies...
Where do we begin...
We visited three times prior to making a decision mainly due to the construction site and proximity to hospital and we were told that construction doesn't begin till 9am and will end by 5pm, M-F. The construction on Acoma starts before 7am and ends well after 6pm and if that's not enough, they drop off equipment after midnight. They also work 6 days a week. We were also informed we are in a siren free zone, not so. And, to top it all off, there is '3 feet of dead space between every apartment in every direction.' You can hear all movements in every direction...Alarm clocks, barking dogs, when someone is in the shower, washing clothes and so on and so on and so on. So, we asked, may we move apartments. After our calling management several times, we were informed not until 6 months and we have to pay back our concession. What concession? This place costs a ton and for ------ management that works for us but acts as though we are priviledged to be in their presence. Do not judge a book by its cover or by what the leasing staff says because it is anything but true. Good luck if you choose this place because it is bad, bad and worse. We will not even speak of how prompt the maintenance team is, or shall we say competent? No. The only good thing about this place is there's a light at the end of the 12 month tunnel.

Can't Wait to leave.....
Find somewhere else....it's too expensive for what you get, it's noisy, the people in the office are not nice, parking is ridiculous...They made over half the spots in the garage reserved and you have to pay an extra $50 a month if you want a spot even remotely close to your entrance, and if you come home later than 5:01pm, forget finding a spot. The "marketing" person who is supposed to coordinate events for the residents sucks. She is stuckup and treats the residents as though they are beneath her, not to mention her "events" are lame.

AWFUL experience-- very loud, shoddily built-- they LIE
THey lied to me when I moved in, saying construction on the courtyard would be done in June, and it wasn't until mid September, with jackhammering and other heavy tools outside my window every morning at about 7am. They did nothing for me when I raised the issue.

The building is very cheaply made-- I have a neighbor upstairs whose every move I hear, crystal clear. The floor booms and vibrates every time she steps. I hear the conversations of my next door neighbors crystal clear. The manager will tell you they have tons of insulation, and that everything was inspected and up to code, but that means jack, b/c it is so damn loud in there. (And I lived in NYC in large dorms and apartment buildings for 12 years, with never a problem). I'm just lucky I don't have a barking dog next door. Those people are really unhappy in this building.

And the parking sucks-- never a spot on your floor, unless you pay them extra for a reserved spot. (and there are always empty reserved spots being wasted-- the BLVD knows how to squeeze cash out of you).

Best of all, the staff is singularly trite and unhelpful. They will do nothing for you, no matter how much of a problem they've caused you.

And don't think about moving out-- they have the most aggressive lease terms I've ever seen, and will use every opportunity to take more of your money. They are absolute jackals.

Oh, and every so often the fire alarm goes off for no reason. It's so damn loud...

Nightmare
Oh where oh where do I begin? I'll just keep it short and sweet... The place is nice looking, the staff is at best adequate, but the stench of dog urine is disgusting. Parking is a nightmare, is this DIA or what? Run fast, get away before they suck you in.
