Fetty Park

Living at Fetty Park has been a nightmare. The most concerning issue is the pervasive fentanyl fumes that have been seeping into my apartment for months. Despite contacting numerous agencies, including the health department and local authorities, nothing has been done to address the problem. The fumes are so strong they’ve woken me up, caused headaches, and have even left a lingering smell on my clothes and furniture. It’s not just me—other residents have also complained, and the problem seems to be widespread throughout the building, yet management refuses to act. On top of that, the building is falling apart. Trash and broken alcohol bottles regularly litter the parking lot, and there have been multiple instances of vandalism, including a fence being torn down and pallets strewn about the yard. The security in this building is almost non-existent—people frequently prop open doors, and my packages have been stolen from the lobby more than once. The management company has been completely unresponsive. I’ve emailed and called them numerous times about the fentanyl fumes, broken security measures, and theft, but they ignore my concerns.     For your safety and sanity DO NOT LIVE HERE. Do not be fooled by their "fair" pricing. The costs do not outweigh the benefits, and your monthly Conservice bill will absolutely add another $100-$150 (not including your wifi or excel energy bill which is usually another $75-$100). We pay almost $100 for parking. So after utilities and parking you are looking at about $300 extra on your "base rent" price. This is the sketchiest apartment building I have ever lived in. Homeless people live in the stairwells due to poor front door security systems (or residents who place rocks in the door frame to keep it unlocked). Elevator NEVER works. Parking gates have worked for 1 week the entire time I have lived here. Leasing office staff are rude and unapproachable. Maintenance guys are the only positive part of this community. I have met three of them who have come one three different occasions to fix the SAME problem each time, despite their inability to fully resolve the issue they have been very kind.       Constantly have to fight to get maintenance out to do the work they say they'll do. Human waste in the stairwell every week. People throwing trash and glass bottles off their balconies. Building lock constantly jammed. Exterior gate to the property hasn't worked more than a couple days that I've lived here so there's constantly people who don't live here in the parking lot and building stairwells.           It's been kind of a circus since we moved in here. The administrative staff, mostly those on the front desk, have made our time here nothing short of infuriating. Once our question or request reaches upper management, it's resolved almost immediately, but if we contact the front desk team, they are either unhelpful, unwilling to take any additional steps to help us, often times condescending, and just generally incompetent.

            The worst apartment, and most unresponsive property management I have ever had the disatisfaction of leasing with. Only a year and I am running from this place due to the people that run it. They switched management and that truly meant a larger company came in and picked up with the exact same staff and mis management that had been in place.

              Please do yourself a favor and believe every single negative thing that you read about this place then stay as far away as possible! I don't understand how there are any positive reviews of this place, but that doesn't take away from the fact that this property is poorly managed overall. Rude and incompetent office staff (they don't even let you know when they've received a package for you and are verbally abusive if they don't like you), perpetually dirty stairwells (not uncommon to see human waste), caked up hair in the washing machines (because they only have a cleaning service come out to the laundry room once a month + some residents use all of the available washer and dryer units in one sitting so that no one else in the building can clean their clothes that day), everything is cheap, flimsy or otherwise poorly done/taken care of/broken or about to break, they charge you $30 a month in order for your car not to be towed from the parking lot, etc. Not at all worth the price or the headache.                 DO NOT live here. I repeat do not live here. Trust me. Only been here 2 months and it's the worst place I have ever lived. So many maintenance issues that never get done. Constant renovations, 15 water shut offs in a month and a half. 3 of those unscheduled. Packages don't show up sometimes. Had a package stolen from in front of my door. They send passive aggressive emails that they will send your mail back if you don't come and get your mail. They expect you to do all the work if you have a problem. The buildings smell, and the washers/dryers never work. Just don't live here guys !! Not worth the money.

                  BEWARE of this place. This was the worst 2 years of my life, and that is an understatement. Bed bug infested is where I will start. We had bed bugs for a total of 9 times while living here. We followed absolutely all protocol and prep, and they just kept coming back. Thats because this is not a single unit problem, the whole building and the whole property is infested. We begged several times to get out of our lease as it was costing hundreds of dollars, time off of work, and taking a toll on not just our health but our overall life. Talking to management about this problem was a joke, they tried to turn it on us saying we caused this even though if you go through past reviews its clearly been a problem for years. We had to throw pretty much everything we owned out, all our beds, furniture, blankets, pillows, clothes, etc because of the infestation of bed bugs and cockroaches.The office staff and both property managers the whole time were complete negligent about the issue.                     I moved in this month and had problems immediately with the apartment. Mostly cosmetic issues and a few other things like the bathroom fan not working, blinds not mounted properly and falling down, toilet not seated correctly and most of all not having rods in the closet to hang our clothes on. I must say I was disappointed with everything until I spoke with the property manager, Dawn and her assistant Ginni. They were attentive and understanding and took down my concerns and moved forward very quickly to handle the issues. I look forward to my stay at the overlook at mile high and hope that it turns into what I hoped for in an apartment home...thank you also goes out to Angelique and John...thanks for all your help.

                      5 stars for management and staff, condition of apartment and low-key community feeling of the complex. The community itself is generally very quiet, however depending on where your unit is, you may have street noise (thus my 3 star review of that aspect. Management helped us through the application process and facilitated all details on their end up to and beyond move-in. On move-in day, the condition of the apartment was thoroughly clean and in great condition. Management, staff and onsite maintanence people are always available, attentive, personable and professional. If we have a question or a need, we always get a speedy response.. We are really happy here, glad we found the place, and appreciative of having a landlord and staff who really care!

                          I've lived at this complex for several months now and with any apartment complex, especially as old as this, they always will have their problems due to age. After all it isn't new construction and the price reflects that considering how close it is to downtown. The new management company addresses your concerns better than the old one but they are dealing with the reputation of the old owners. They have beefed up security and added keyfob locks and cameras on all the doors but any comments about crime or the place being insecure is due to residents propping open doors with rocks or being too cheap to get a keyfob like the more responsible tenants. I've had problems with my place that are common wear and tear items that the office and maintenance have fixed in a timely manner and one included my ac unit that took a couple days to replace but it was taken care of among all the other things breaking around the complex, the old owners weren't as on top of things but it was tolerable.                               By far the worst place ive ever lived in. I currently have been staying here for the past 6 months and it has been hell ever since. The day we moved in our townhome was dirty like someone had a party the night before. Their was actually human or animal urine of some sort in the upstairs bedroom. They sent someone from the office to our house and they basically told us we were lying. So i called in random people from the streets and they started smelling urine. It seemed as if the only people who weren't smelling urine is the people who worked for the apartments. They said they'd have their carpet cleaners come and mitigate the issue immediately. I guess immediately to them was 3 whole weeks out because they missed the first 2 appointments at a week apart and came the 3rd week. They were scheduled to come the following teusday and they never showed up. I then called jenny and she made another appointment for the following teusday which the carpet cleaner refused to make that appointment either.                                 Living at an older property there is always a new chapter to the story. The maintenance here are shoddy in their performance, and the office staff is like a 3 ring circus. No customer service, a revolving door with new faces all the time and everyone acting like they are clueless. The final chapter resulted with a water leak in my building right before Christmas, which also resulted in no working elevator, again right before Christmas, with absolutely no support from the new owners, Laramar, except we all had to move right after Christmas, even though none of my belongings were damaged. No one from Laramar's corporate has made themselves available, definately not fulfilling any expectation of customer service that I have been accustomed to with the previous owners. Laramar try embracing those who pay your rents, pay your parking, and pay your pet rent. We pay for you, Laramar, to live in your comfy glass houses. You are a HUGE DISAPOINTMENT!!!!

                                  A dump in the middle of the city. Want to pay high Denver rent and live a ------ Lifestyle in the middle of the city then this place is for you. The elevators don't work half the time and are older then your grandma. The entire complex is old and unmaintained. The cleanliness is comparable to a back alley. I constantly had to beg the front office to get someone out to clean poop and pee out off the hallways and staircase ... You heard right human ----, from birds and from people's pets. It would take them 5 days to finally get around to it and I was close to calling the city health authority because the stench was unbearable. Maintenance is next to non existent they won't do anything and if you need something repaired be ready to beg and argue.                                     The location is great . The staff is great especially in the office very polite and courteous. The grounds crew is also great very fast and reliable. Now the Bad all the reviews about the Cock Roaches are very true. Thankfully we never had problems with bed bugs like most of the reviews said but the cock roaches were just awful. Another bad thing about this place is the constant smell of foreign food from the neighbors. Unfortunately I think this may have a lot to do with the cock roach problem cause many of the neighbors really dont clean there apartments and have terrible smell that covers the whole apartment complex. I had to get out this place asap cause im not a fan of cock roaches and fortunately the staff and the manager were very accommodating to us and were very fair about us breaking our lease. If you dont mind the smell of curry and cockroaches then this is not a bad place to live .

                                      What drew me to this apartment was an unbelievable price in a seemingly great location close to Downtown, for a short-term lease. Now that everything nice to be said is out of the way, lets get to reality. Does it sound too good to be true? Because it is. This place is absolutely INFESTED with cockroaches. Every single neighbor I've talked to is experiencing the same crisis. If you choose to live here, you ABSOLUTELY will have ROACHES in your apartment. I keep a clean apartment, by no means should it's condition be attracting the bugs. Every single week will be the same routine. Despite the entire building being infested, and claims that they spray the whole grounds, you'll need to call in to the office every week to schedule the pesticide company to enter and spray your apartment. This will mean ripping out EVERYTHING from your drawers and cabinets, lest you be charged the threatened $200 fee "for interfering".                                         BED BUGS!!!! Cockroaches!!! Notice how all of the 5 star ratings are from people who just moved in. Don't be fooled! Take it from someone who has been here, this place is absolutely terrible. I have not spoken to a single neighbor who hasn't had a bed bug infestation more than once. Same with roaches. Seriously, it's a nightmare to say the least. This place's manager, Kim, is shady AF. Nice to your face but then I hear from my old neighbors about after they move out the complex tries to charge them for some BS and takes them to collections. Google them and you will find an executive went to prison over an asbestos fiasco. You still can't put holes in the walls because the buildings are so old there is still asbestos in them. You will have to sign a release form upon moving in because of this. The gates are broken often, no security is present, property is vandalized often, lawns are a muddy mess because the employees drive their golf carts around in the grass with no respect.                                           on Sep 6th, 2016. In the early morning Sep 7th, 2016, I returned the apt key and paid off the balance. At that time, I asked if I can pay cash for my 400 some more dollar rent from Sep 1 to 6. One of that girl who had an office(not the front desk girl Lisa) said I can pay for cash. I was little surprise they can accept cash, but I didn't think too much because I think I can save myself another trip to make a cashier check. So I paid the full amount in cash. I also remember she gave me some changes back. A few months late, I received a letter from Metro Collection saying that I had an unpaid balance need to be paid, PLUS interests and Attorney fees( they filing the claim). WTH!!!!                                                   I just moved in and lisa helped us get a 3 bedroom apartment and the service was amazing.. Lisa was very helpful and knowledgeable.. She took us around the apartment and complex and shower is the beautiful view of denver and the mountains.. I recommend these apartments they have a gym and pool.. So if anyone is looking I really recommend these apartments!!
