There's an amenity fee but no actual amenities. Also ZERO security. I've found homeless people sleeping in hallways, packages missing, Dozens of cars broken into. The response is to police it yourself

Wonderful experience to date. The building is amazing and Monica is the best. She is on top of everything. I am very happy living here. The communication is great and the location is also situated where I have access to great amenities

The staff are kind and responsive and they do their best to keep the building clean and everything in working order. However, the tenants often break the rule (by smoking inside the building) and some don't respect the building and leave trash on the floor in public areas.

It's Very Clean, Quiet & spacious. Maintenance comes right away when something is needed to be fixed. Wish they put security in parking lot or fenced in to protect theifs from getting in & stealing cars.

Not enough control over loud music and other noise which is disturbing. Constant door slamming of large metal doors. Neighbors have little consideration for others. Not enough dumpsters or recycling bins so garbage is left in the parking lot which looks horrible.

Love the community and all of the staff. Neighbors are friendly and the apartments are spacious. My only complaints are that the building would definitely benefit from more sound proofing and neighbors and residents need to clean up after their pets better. Overall a great, reasonably priced apartment.

Love the improvements that Monica has made. We have had 3 managers in as many years but she is the best. My biggest issue is the rampant dog poops on the lawn. Neighborhood dogs poop here and we can't stop that of course, but our own residents are also contributing to the problem. This is hard to control of course, but there is literally nothing else to complain about so here I am :)

My experience living at this community is very good the people are very quiet and it's a friendly environment! The staff is there to assist when situation arises in my apartment that needs to be taken care of I will recommend any one who is looking for a secure and quiet community to make their home !

I have lived here since 2019 and I never had an issue with management and the people that take care of the building. Whenever a need for fixing something in the apartment arises they are very quick to respond and handle it properly. Everyone here is very professional and accommodating.

Please do not move here…please. Please do not let these people fool you into moving here. This is not what you think it is. These people only want more and more money. They find any ways to get more money. Please try and find somewhere better to get your money. From mouse infestation that is incredibly horrible to the appliances they give you that are absolutely disgusting and not worth what you pay for rent.

If you are looking for a secured, luxury, and quiet place to live. Oh let me tell you, THIS AIN’T IT!! The walls are made of parchment paper. So you hear EVERYTHING in everyone else’s house. From conversations about what they did last night, what they are going to eat, washing their dishes in their own kitchen, arguing about having an orgy, drunk sex on an old creaking wood bed until 4am after a night of fighting from outside all the way into the house. Oh not to mention. Its 99 apartments here, but your not guaranteed a parking spot and if you so happen to park your car( even if you have a sticker) in a spot someone wants to use as a reserve space. They will tow ya car! At your own expense too. Yup ???? ??. The laundry room is ridiculous. You have to clean 80lbs of animal hair from the machine just to use it. Please dont get anything delivered. Everything gets stolen, but they happen to have several cameras and all they can say is “ Sorry, not responsible.” For the amount of money they charge. Like there is no on-site security. Doors are jammed open so anyone can walk in. There is no privacy, you couldn’t even have family over for a special occasion or the holidays because someone will complain. Mind you I hear their pets barking all hours of the night. Its not wheelchair accessible and the only amenities is well….. the laundry room!! So i guess we should be grateful huh. SMDH.

If you like to hear your neighbor have sex, sneeze, play loud music every night after 12am, talk on the phone, cry, yell, fight, walk out of your apartment and smell drugs and smoke in the hallways, have the cops called on you from the downstairs people for walking in your apartment, be confronted by your neighbors then this is the place for you! DO NOT MOVE IN THIS BUILDING!!! I live in the R section of the building and its the worst. There's absolutely no sound proofing whatsoever. When you complain to management they tell you to get a sound machine and ear plugs. You will have to sleep every night with ear plugs on. Also in the winter you will have to dig out your car from snow and since there are no assigned spots you will have to keep digging a new spot every time. DO NOT MOVE IN!!! Especially in the lofts there's no sound proofing!!!

I currently live here and we currently have running dirty water. Don't bother living here seems all the smokers who smoke mariguana and cigarettes live here. It's no where near fancy- place is old and things always breaking down. Rents are overpriced !

I just moved into my second apartment at 278 Main St., not because there was anything wrong with the first, but because there was everything right with this Community for me. I was looking for a larger space and could have gone to any of the many properties West Haven has to offer. I chose to stay here for a variety of reasons. First the staff has been wonderful to work with. Tom, the building manager, is knowledgeable, upfront and on point. The building is beautifully maintained and spotless. I'm still trying to figure out when they vacuum the halls because I never hear anything. But they're always clean! I have never had a problem finding a parking spot in the lot, I'm not sure what others were complaining about. Maintenance is handled quickly and professionally. Everyone has been welcoming. I'm looking forward to the Holiday get together, great way to meet new neighbors.

We've been living here for 5 years and when we first moved in the place seemed to be quiet. Far as privacy, there's none inside the apartment. We can hear every conversation, tv, running over our heads. It doesn't seem safe here anymore, when we come home the doors are constantly opened, especially the one on the girls side and the back were the mailroom is. Maintenance is okay when they finally come, however, the manager we had four years ago, Jackie seemed to be more for the customers (residents) and always got things done. I think we need someone like her again, she was pleasant, truthful and if something couldn't get done right away she would call and explain why and when. Also, she was always business, but cordial. We decided to relocate even though the location is easy access to the bus line and stores. It's not the same here it seems as if the place is really going down and we don't feel safe in this environment anymore. Instead of having all these parties or gatherings which it's okay at times, why not invest in cameras on the floor the residence would feel more safer.

I have been living here for 3 1\2 years. In that time, I have enjoyed my time here. I like that the building has a security system and that staff is on top of any persons not supposed to be in the building the police are called. The property manager is very responsive to requests and has even begun a "Get to Know Your Neighbor" get together. This certainly makes the place feel more homey. The maintenance supervisor, Pedro, is very responsive to calls. I've had my calls answered same day most of the time but always within 24 hours. I can't say enough good things about the staff here.

My wife and I have been living here for about 3 years now and for the most part we liked it here. The area is very nice, West Haven is beautiful, and they keep the outside area pretty tidy. The rooms are pretty expensive, but that's CT for you. They are also very roomy, lots of space. While that's great, in some apartments it's a lot of dead space. Like really high ceailings, so that's going to hurt you when you have to cool or heat your home. When we first came we stayed in a loft. They are nice but again, the space is going to kill your pockets when the bills come. The lofts don't have rooms to close, so you're going to have to heat the entire place just to stay warm. Afterwards we moved into a 2 bedroom downstairs. Big mistake. The walls and floors are like paper. You're going to hear every footstep. Above us there is a baby that runs back and forth all day, I can't tell you how many nights that kept my wife and I up. You'll also hear music and TV right through the walls. The staff is... meh. There used to be a young lady named Jackie who worked here and she was all about customer service. She's been replaced a few times and the new people.... well it's just a job to them. Fair enough, but it was quite a step down. Maintenance is also pretty slow. But the guys are nice, they are just overworked and underpayed. Overall I would recommend it for someone who doesn't mind spending the money or living on the 4th floor.

Stay far away from this place. The apartments are dirty and a feeling of living in your high school. The maintenance service is null and void. The people who run the place only are thinking of how much of your money they can stick in their pock and stick you for it. There are many, many nicer and cheaper places around. Go onto realtor.com and you will find much cleaner and warmer places to live.

This best thing about this place is the space and the attendant Jacque. She is amazing!! I was surprised by the comments, this is actually a really good place. My only issue is the maintenance staff, when they come into your place they treat it more like a unit. Loud and obnoxious. Other than that, they've upgraded the kitchen, and the price isn't too bad. Oh central air too, reminds me of home!

Safety: What safety? I don't feel safe in my own building. There's LOTS of sketchy people mulling about. No cameras in the hallways. You walk through the hallways wondering if you'll be attacked or raped by someone. If you move in this building - for whatever reason - carry pepper spray EVERYWHERE!! Even getting your mail...trust me. Appearance: The lobby is nice, but that's it. Hallways smell like cigarette smoke. The outside door knobs never seem to turn properly. No deadbolts on the apartment doors. Laundry machines are always broken. My bathroom ceiling leaks when it rains, and I'm not even on the top floor..go figure. My dishwasher fell out of the wall because it wasn't installed properly. Parking: The parking is horrible. It's nearly impossible to find a parking spot after 6pm, so people park wherever they want - in the MIDDLE of the parking lots, near the dumpsters, etc. They claim they tow cars that aren't parked properly, but they don't. I've heard of cars being broken into but that hasn't happened to me. Would be somewhat okay if it didn't become some Section 8 ------. NOT SAFE. Not a good place to live.

Scam Artist
I lived in the building for 2 years, never had a complaint and paid my rent on time every month. When I moved out of the building to another state, they really screwed me out of my $1000 security deposit. The room was not damaged aside from slight wear and tear over the 2 years. A few weeks after I left, they stated I left furniture in the apartment and had not cleaned before I moved out. This is completely false. I had thoroughly cleaned the apartment and removed all furniture. When asked if they could produce proof of the state of the room, they even went so far as to move my furniture back into my room and take pictures to send me! They also told me they had to rent a 30yd dumpster to dispose of the furniture I left. The studio apartment I rented could fit in a 30yd dumpster with room to spare, never mind the 4-6 pieces of furniture I left behind. Security in the building is terrible. My apartment was broken into once as well as two of my direct neighbors. Also when I was moving out, my mattress was stolen right out of the hallway. It was left unattended for the short time it took me to go to the parking lot and open the truck I was moving out with and come back.

Dangerous Place to live
My wife and I moved in when she was 6 months pregnant. On our floor we had a lot of undesirables. The police were there constantly and one dude even pushed my pregnant wife into a wall. She was 7 months pregnant and the management didn't care. We ended up leaving 6 months into our lease b/c it wasn't safe.

Beyond the facade, not at all what we expected.
The Giannotti is convenient, accessible to the major highways,shopping,schools, beaches, but as far as quality of life in the building: gone steadily downhill,and I mean that;my husband and children feel this way too, the apt.'s are spacious but furnished with very low-end appliances,cheap floors, rugs & fixtures. Maintenance calls are frequently not followed through and at times, not even responded to.Tenants pay own heat but it escapes easily;drafts,inefficient windows. Cars have been stolen from parking lot.Oh, and rent goe's up yearly and/or according to your lease terms.Litter has become a major problem.But this is due solely because of a few inconsiderate tenants, as grounds staff are regularly tending to the outside property.The way I feel now, the building itself is stately and ofcourse historic, but unfortunately, now affected by some contemporary blight, it's just not what it was, even by three yrs ago, when we first moved here.

i would say ok for school, otherwise pass on this
so far i've been here nearly a year and i'd say overall i like my place. i like that i have a loft and the furnishing is pretty nice. i love the location of the building and that it has parking. i do have some major gripes though. the cost of heating your place here is ridiculous because of the high ceilings here. heat i feel should be included in the rent considering it's new england. the rent is also very high for a one bedroom here and the walls are insanely thin. (i can hear my neighbor's alarm every morning). i also had really bad neighbors that drank, fought, and congregated in the halls for months until they finally got evicted. i had to complain numerous times about this. i am considering moving after my lease ends, but then again i like the location and don't want to chance it with another place.

Nice Building, Good 1st, 5th or 6th place!
Each Unit has it own unique layout. All units are have the same type of cabinets/kitchen floor/counter tops/and toilets. Property Manager is in building 5 days a week M-F 9-5. Building has 2 full time General Maintnence guys. The building has 99 units - studio,1,2 and 3 bedroom apts with or without additional 1/2 baths and studys. Every unit has decently new dishwashers, natural gas range, and refridgerator. Every apt. has individual central air conditioners, individual water heater, individual forced-hot-air unit. Management hires outside contractors twice a year to spray and preform prevenative pest/bug control, in all 99 apts, as well as in and around whole building. I have never seen or herd of any type of pest/bug problem in this building. The building has 3 laundry rooms, on differnt floors. Laundy machines are new and are commercial heavy duty machines. They use reloadable laundy cards insted of the traditional coin operation. Apts themselves are very nice, high cealings, and large windows. I believe all apts have cable and traditional phone hookups. cats and small animals are allowed, but no dogs. I have talked to a couple residents in the building that try to get away with small dogs, but management seems to find out at some point and asks you to get rid of the dog. Hallways are well heated in the winter time, always well lighted, and clean. I do not have much closet space, but my apartment has a loft above the kitchen, so i am able to keep extra boxes and things on top of that. I believe that all apts have some type of space high up, not ment for storage, but you can use it for that if you want, Take a look at the office when you come for your meeting with the property manager, you will see what i am talking about. Above the managers office room. The building has 3 main parking lots all around the outside. This building used to be a school, where they must have seperated the boys and girls to different sides for entering and exiting. You will see that in marble brick on the outside of the building it has entrances for "BOYS" and my side "GIRLS". It gives the outside of the building a unique feel from the parking lots. All in all, this is my review, i like the building and my apt. I have had no real problems that havent been taken care of by having a quick conversation with the property manager. It is very close to all typs of grocery stores, and resturants. Everything you can think of is within 10 minutes driving distance at the longest. Located right near the i95/i91/merret pky/rt34/boston post rd/ ct post mall/ and New Haven. What else can i say? i don't see how its not a great building to live if your a regular everyday person who is looking for an apt by yourself with a friend, girlfriend, or wife and kids.
