Maintenance emergency Didn’t respond
My toilet ?? clogged up. I tried to plunge it to get the water down to stop running over. It didn’t work so, I called emergency line left messages twice. I can’t go to work either a running toilet water all over floor. It’s now after 8:30am and no call back yet.. This place is not good.. All the good maintenance people are gone and the ones felt don’t come to do anything. DO NOT MOVE HERE AT ALL!!!! They don’t care. It’s beautiful at the leasing office it’s the units that’s a mess.

I have lived here for more than 13 years and I don't like to be bothered because in my apartment there are many things that don't work but this time water got into my room damaging the entire floor and it was even wet and I had to wait 5 months for it . They fixed it and now the air conditioning doesn't work. I've been telling them to fix it for over two months. I pay my rent on time. I'm not living for free. And the manager acted rude when, like the last time, I went to ask her to fix it.

I just moved in to Fort Chaplin about a month ago and I can't complain. I will say that I put in a maintenance request and I am was waiting for them to fix it for about 3 weeks. I called the office on a Saturday and put it in but it didn't get done. I called and spoke with Jolita and it got fixed the same day. If it hadn't been for Ms. Jolita Simons (she is the leasing person who moved me in) I would have requested to speak with the manager of asked for Corporate number. Jolita is literally the sweetest person. She actually cares and is always willing to listen (even if she may not want to). If you ever want to move in ask her ms. Simons

Currently a resident. The new property management is horrible. They have already changed in house management twice and they do not respond to phone calls or requests. Repair timeframe to complete repairs is horrible. There are more people smoking weed in their apartments so the entire place smells like weeden. Rent at your own risk. They do not let you know your place will smell like weed when you are applying. They just changed the washing machines downstairs but now they do not work.

I currently live in a 2 bedroom apartment in ft. Chaplin park. I love the apartment very spacious, my building is very quite. THE ISSUE COMES IN WITH THE MAINTENANCE!!!! every time the seasons change and I need to use the heat or the air I have to HARASS THE MAIN OFFICE TO EVEN HAVE SOMEONE TO COME OUT TO FIX THE ISSUE!!!! When they do send someone out they never fix it the first time NOR SECOND. It has come to the point when I do not speak with the office worker I request to speak directly to the property manager... and she fails to have the issue resolved but has sent out a flyer which specifies that heating/cooling outages are considered a property emergency. I have a alarm system so I can see when my front door and my balcony door open and close, if they wanted to treat the issue as an emergency then you would think that they would actually come to the apartment and look and the unit....NOPE they don't even come through the door! I try to convince myself that I am over reacting but I have a toddler and the fact that I have had to put her to bed in a apartment that has been over 90 degrees (when air is not working) or to bed with me because our home is freezing cold. I have been forced to use our gas stove to heat our home (VERY DANGEROUS) while we are awake. I have dealt with it as long as I can before posting these reviews... but I see it as if they don't care about me and the conditions my daughter and I are forced to live under why should I care about telling how poor there maintenance is........

I have lived at Fort Chaplin for 6 years, and what has kept me is the fact that the apartments for this area are pretty affordable. I only pay $960 for a very spacious two bedroom, one bath and patio. Now, when I was first shown my apartment, I was shown an apartment that had a dishwasher, and was told that I would have a dishwasher as well. However, when I moved into my unit there wasn't a dishwasher; and when I brought this to the attention of management, that acted as if they were surprised and assured me that it would be much more difficult and too much of a process for me to be transferred. Because I was new to the area and had already looked at so many apartments that were not quite as spacious and way more pricey, I succumbed to the BS response and stayed in my apartment. Fast Forward: The rent is still affordable, however, the maintenance and office staff are quit LAZY! When it comes to maintenance request, they are waaay relaxed! You have to call at least 3 or 4 times before you can get someone to come out and continue to play along with them that they have not receive your umpteen previous request for repairs before they actually come out to see about your issue. When the maintenance staff finally do come out, you better hope that you get one of the competent friendly staff, otherwise all of your calling/pleading for them to come in the first place will have been pointless! The only thing that they are timely with is sending notices about money that they want! I have a leaking sink that I have just given up on them fixing correctly! I have also had issues with mice, and an unfortunate issue with bed begs that took four months for them to finally send out a exterminators to take care of the problem!

I lived there for over a decade. The neighbors were great initially and the management was responsive and cared about conditions because they also lived on the property. But things began to change. A certain element was allowed on the property. There were mice and regular break-ins. Steven was obnoxious and did not live on the property; he was promoted. Then there was Jennifer who lived on the property and only advised me to watch my surroundings when my ground floor apartment was burglarized. To add insult to injury, when I moved out, my apartment was inspected and I was told that they would use the deposit to cover the prorated rent. Guess what? I check my credit report over a year later and there is a collection item for the prorated rent! I gave them my cell phone number and new address, but they never contacted me. This place has potential with the right management.

I have been in Ft Chaplin since 2007 and I love the area close to four bus route and subway; lately I can tell the change in the up keep of the property. The current management is not taking care of the property; trash not being pick-up in a timely manner, maintenance request not being addressed. When you bring this to the management the problems are not being fixed. I love Ft Chaplin and would hate to leave. But these issues need to be improved.

I promise you everything you're about to read is 100% FACTS! I live on the Blaine street side of Ft. Chaplin Apts. For those of you who don't know that's the NE side close to Benning Rd and the Police department. When you move in they try to make it seem like they have all of these strict rules....no drugs you can't have a police record rent must be paid on time, they don't allow pets they don't allow this this and that....--------! That's all said to get you in there. They have had at least 6 different property managers and assistant managers since I've lived here. I have 2 neighbors that have dogs and 1 with cats and you're not supposed to have pets here. Not even in the tow houses are you supposed to have pets but many residents do. When I moved in I saw signs of mice...that would explain why so many residents have cats....I called many times and they will send the exterminator immediately I will give them that. I found a dead mouse in my closet by the front door probably came from a neighbors house....I don't have mice at all anymore and have never had any roaches or anything like that. Can't speak for anyone else. I keep my place very clean. If you move here.....get use to calling the police DAILY! Because if you have a problem with guys being in the hallways when it's cold and smoking weed in the halls and guys hanging around on the steps all day when it gets warm...when you call the rental office they will tell you to call the police...that's their only answer...call the police...if your building door breaks they do not fix them your building door will remain broke for the rest of your stay and guys will be in the halls when they realize your door is broken. Laundry facilities in the building ARE NOT SAFE! People be sleeping in them guys hang out in them...they're not safe. A neighbor in another building told me a man was sleeping in the hall on the bottom floor of her building right by her door. Probably the same homeless man that was sleeping in the laundry room in my building. The only women in the regal office that knows anything are the 50 and older staff...them young girls don't know ----. Put your maintenance request in in person and ask them to print them out cause they will tell you they put them in over the phone and don't. They do not have their phones on in the rental office on Saturdays....any problems you have on the weekend you have to go there in person. At night the property is dark because all the lights on the property are out and they apparently do not fix property damages. THEY DO NOT CARE ABOUT YOUR SAFETY AT ALL!!!!!! They quick fix everything....none of the call boxes for the buildings work but it doesn't matter cause most if the building doors don't lock. MOVE HERE AT YOUR OWN RISK! Neighbors throw trash off their balconies and the guys that hang around eat food and leave their trash on the property. Ft Chaplin does have a cleaning crew that's the only thing that's consistent. The windows are very thin..you will need your heat in the winter. Walls are thin too. I think I covered everything. Oh the staff is very nice....they just don't know ----...they older ladies do.

I lived in Fort Chaplin for several years. It is a beautiful apartment complex! The property is very clean, well manicured, and they have an excellent maintenance staff! However, I feel that the staff in the rental office could be more proactive and more familiar with the residents. During my time as a resident there, we went through quite a few property managers and changes throughout the office staff personnel (with the exception of one lady). Even though the people changed there was always some lack in customer service that I d encountered. I never tried to visit the rental office much but whenever I had to, most of my visits had awkward moments. There were a few times when a staff member would blatantly say, I don t handle that. That s not my job, it s her job", and I would have to sit and wait until it was figured out who would assist me. A few times I d call to check the status of my previous visits and I was constantly asked , Who are you? , Are you sure you talked to me? , or What did we talk about? Sometimes their presence screamed uninviting and unenthused for it to be a place of business. It was also pointless to file any complaints because they were never resolved. I would constantly be told to just document it , and by the time I was fed up with documenting and submitting letters to the rental office I realized that I d written a total of nine letters in reference to one subject that was never handled appropriately, so I decided to move. Everyone s experience may not be like my experience, and this is only my opinion from my experience. Hopefully the rental office will improve and the tenant s concerns and complaints will be taken into total consideration, because physically it really is nice place to live.

No!! No!! No!! Fort Chaplin is very affordable and spacious thats all i can say. The people in the rental office do not care about your concerns at all. There is mainly young girls in the rental office that are rude!!!! I moved in a two bedroom excited about the spacious closets and living room. After a week into my new home every day and night there were noises of either racoons or squirrels in the ceiling running back and forth banging against the vents. It was so loud i thought they were going to come threw. There wasnt a day that went by without hearing the ruccus. Ofcourse the rental office did nothing. I had a very bad problem with MICE and Roaches. When you call for maintenance they put you on a list and you have to wait until the day the exterminator services the building. That was once a week. When they came i was lied to saying a hole was patched behind my refridgerator but when i looked there was nothing changed. The laundry rooms smells like old garbage. My neighbor beside me allows alot of male guests into her home all day all night long. The smell of marijuana is constantly in the halls. My car has been vandalized 3 times. Overall you get what you pay for. I had to get far away!!!!

OH GIVE ME A HOME WERE THE MICE DON'T ROME ...........................
i have been here for eight years and now i am with out doubt ready to move.i have been fighting mice for two years,also mold growing in the windows. if you call in a complaint you will have to call at least four times before they come.resident manager will give your key to just about any one,any contractor who needs to do work in your place. she won't call you first to alarm you nor will she mail a letter to you. she'll simply pass out the key,point blank. i am catching at least eight mice a day on the sticky tracks. they need to fin d the holes to were they are coming in from. they have not had a good resident manager since shannon jenkins they need to find him and pay him double. look for a place that is mice free because these apartments belong to ben,they should call these apartments fort rats park. please don't move in here

Not awesome but not bad based on area/pricing
I was a resident here for one year in 2010. This was my first place and I was pleased for the first month. My building was clean and quiet and the side (Southeast) I stayed on was quiet for the most part. I had two issues living here, one which resulted in me moving...the crazy tenant that lived under me (why i moved) and mice. The lady that lived under me had an issue because she would hear me walking. At the time I had a full time day job and was a full time night student and I was the only person living there...I literally only slept in my apartment majority of the time. She would come out and yell in the hallways for me to "sit my monkey --- down" lol, she banged on her windows when she saw me leaving out, cursed me out, cursed my mother out, tried to fight me, sent the police to my house around 13 times I believe for a noise disturbance. I notified management and they scheduled a "mediation session". In the session this woman said she heard constant walking in my unit during hours that I was at work, said I took showers everyday at 5:00pm but I had class(even if this was the case why is this an issue), and some other made up stuff about noise coming from my apartment when nobody was home (unless maintenance lived there during the day lol)..it was clear this lady was not playing with a full deck. She was told not to call the police any more but they were knocking on my door less than a week after the mediation session. Long story short, I moved in January 2010, started being harassed by my neighbor by February. Met with management in March I believe, requested a transfer to another unit in March after harassment continued. Etta was the manager at the time and started the transfer paperwork, Etta was there one day and gone the next and along came Steven. Steven had no clue of what was going on so I had to start my process all over. After several calls/certified letters/visits to management and corporate, and talks with the police about a restraining order that would have been pointless because we lived so close, I was granted a transfer in August 2010 to the Northeast (front end) side of the complex. If I had not had to wait almost 6 months to resolve that issue I would still be a resident there today. I loved the closet space, the unit size was good and the location (walk to metro) was great. I saw 4 mice and 1 roach from Jan-Aug in the unit on the Southeast side. No mice or roaches in the unit on the Northeast side from Aug-Dec. Maintenance came in a timely manner each time I called. Parking was fair...not bad but during football season parking on the Northeast side was limited on Sundays during the game..guess somebody hosted football Sundays. I heard the buildings closer to the pool were a somewhat of a different living experience and not for the better. Overall, for $890 and a decent unit in Southeast, this is not a bad place to live. As long as you dont have any issues that require management to resolve you should be fine.

RATS CHECK IN BUT THEY DON'T CHECK OUT.THAT SHOULD BE FORT CHAPLIN'S SLOGAN. YOUR PLACE WILL BECOME A RAT'S DAYS INN. OH..... YEAH THEY WILL BRING SOME STICKY TRAP AND GO ABOUT THEIR BUSINESS NO POISON TO REALLY SOLVE THE PROBLEM. IVE BEEN HERE FOR TEN YEARS AND NOW I AM GETTING MY SELF PREPARED TO MOVE THE HELL OUT.THE WORD MICE IS NOT REALLY TRUE THEY ARE SMALL TO MEDIUM SIZE RATS. DON'T MOVE IN HERE FIND SOME PLACE YOU WILL NOT HAVE TO SPEND YOUR MONEY ON RAT SUPPLIES. IN THE SIXTIES AND SEVENTIES THIS COMPLEX HAD A GOOD NAME BUT TRUST AND BELIEVE THAT GOOD NAME IS ALL BEHIND THEM NOW.SO IF YOU DON'T LISTEN AND MOVE IN, ASK WHEN YOU SIGN YOUR LEASE CAN YOU HAVE YOUR RAT TRAPS NOW SO YOU WON'T HAVE TO COME BACK FOR THEM.OH YEAH AND BRING YOUR TOM CAT WITH YOU TO CHASE JERRY.

The people who own this place now don't give a hoot about you nor your safety building door locks always broke. Dangerous drug dealers smoking and selling outside your apartment doors crackheads in the laundry rooms roaches RATS and the rental office can give you glue traps to get them your damn selves After 6 years I will finally be ready to go in March. I wish one of them ------ down females in that office would give me a hard time. They are the most unprofessional smart mouthed group of folks that they keep in there but I will be relocating to my own home soon so they can continue to move in the hoodrats GOOD RIDDANCE

IF YOU LIKE MICE MOVE TO FORT CHAPLIN APARTMENTS GO AHEAD MAKE THE MICE YOUR PETS. THE RENTAL OFFICE SAID NO PETS,BUT I HAVE LOTS OF MICE, THEY ARE ACT LIKE PETS.THEY COME OUT WHEN YOU HAVE COMPANY TO SAY HELLO OR JUST TO CHECK AND SEE WHO CAME BY.TRUST ME THEY ARE HERE TO STAY. SO IF YOU DON'T LIKE MICE YOU NEED TO VACATE BECAUSE THEY AREN'T. DON'T COME HERE UNLESS YOU ARE BRINGING A BIG TOM CAT, THEY SHOULD ALLOW A CAT TO FIGHT THESE MICE THEY HAVE. OH ONE MORE THING EVEN WHEN YOUR RENT IS PAID THEY PUT NOTES ON YOUR DOOR ANY WAY,THEY CAN'T KEEP UP WITH WHO PAID AND WHO DIDN'T. I THINK IF YOU PUT A NOTE ON THE DOOR YOU SHOULD BE SURE ABOUT A THING LIKE THAT. MY ADVICE DON'T COME HERE.

Disappointing
I was so excited to move in my apartment. For the great price I thought I was getting a super steal. Actually thats what was happening to me. For three years I had to deal with mold mice and noise. I can hear everything my neighbors are doing. The mold keeps coming back in my bedroom. Ive brought humidifiers and even notified the office numerous times. all they do is send painters to paint and that really fixes the problem.. NO I am very excited to be vacating my apartment next month. These would be nice apartments if the proper care was put into them. the money I have put into my apartment is equal to the money I will be fixing up my home with. The choice is yours but I suggest you ask your neighbors about the mice.

They apartments r roomy but you can her everything that your neighbors are doing. At nite when your asleep you can hear the kids an adults outside at all hours of the nite. Bathroom still waiting to be fixed. If your on gov't assistance this is a great place for you.

Pros Large walk-in closets...POINT BLANK..PERIOD CONS: Mice, water damage, mold, Property manager is sarcastic and doesn't care about your issues. I called 24-hour maintenance line that NEVER showed up despite my emergency. They go up on rent every year. It is a section 8 rental property and those renters are about to take over the complex. When we first moved I loved Ft Chaplin, then it gradually went down hill. I hate this complex and I want to move NOW!!!!

I have lived here for almost a year now and I will be moving when my lease is up. Its sad because I do really love my apartment especially my closet space casue I have alot. But my neighbors are complaining about a bad roach problem in our building. The lady above me said hers are so bad they come out during the day/night, whenever. Fortunately I have only seen a few but thats still bad to me. The office seems like they dont care. When I go to complain Stefanie always just point me back to the other leasing girl Shanica who lies saying she put my apt on the exterminator list but til this day noone has been out. The property manager is a big joke I dont think he ever managed an apartment before because all he does is hide in his office all day trying to avoid us tenats. The new spanish maintenace guy they have is real good. He seems like he cares about our maintenance complaints and even called me back to make sure a repair I needed was actually done. The new assistnat is cool but I need to give her more time because she did send me a notice saying I owed rent when I didnt. When I talked to her however she was very polite and handled it right away even though it should have been handled by the property manager months ago.I guess I cant fault her because she just started and she is just going by what they have in their computer. So I give her an A- for having the ability to get things resolved instead of pushing it off to the side like the manbager and old assistant Chiquita. She was soooo ------ so I am glad she is gone. Also if you move here beware because there is alot of traffic in and out the community. There are kids that hang in the laundry rooms doing God knows what and they always prop the door to the building open for them and their friends which is unsafe. Honestly even though the police station is right down the street I am afraid coming in at night.So in a nut shell if youlike living in a place short term move here because after your lease you will be moving out. Dont let the hughe apartments fool you.

Fort chaplin park.. Pros The apartments are very spacious. Lots of closet space. The hallcloset is a huge walkin closet. The kitchens are ok good sized pantry cabinets. The buildings are locked. There are laundry rooms in each building.Which have any extra space gated off so theres no more smoking pot in there for my neighbors grandson. Im not sure about the town homes. The maintaince porter does a beautiful job of keep the grounds clean as best he can. The children usually give him quite a job. The recertification ladies are sweethearts. The new leasing team seems like they work hard. Due to the fact that the property manager is seldom on the property or in his office hiding not trying to talk to resdients. If i didnt know how to speak to people I would hide too. Especially in SE DC. The leasing office has otis cookies, yum. The pool is huge. Lots of elderly residents being nosey Cons The walls are sorta thin so depending upon your neighbors that may cause a problem. The neighbors i have are quite. But The woman above me could be a little quiter doing her night activities.. The kids break the building locks all the time which is irratating after a while the maintaince men will stop fixing the lock until they see fit which is a potential saftey concern. People party in the laundry rooms but since they recently gated extra space we have not had a problem. I saw one mouse in my apartment. The short latino maintaince man came out and patched a hole behind the stove and no problem since. The apartments arent really winterized so get ready for a good sized gas bill on top of electric. The little caulk they put around the windows is nothing. The old rent lady was good even though i heard a few questionable things about her, I never had anything wrong with me rent. But this new accounts lady they brought in. .. hmph keep her number on speed dial. To be honest I dont know if shes even qualifed. She is not a people person in the least. Very sarcastic.. kind of like the property manager. They are a disrespectful duo. The leasig team takes the rent which kind of confuses me because I never really know where to go in the office. And i really dont like that many hands on my rent payment. They have a new maintaince supervisor? who actually does call backs! I was shocked since that has never happend before. The painting crew does a very sloppy job.. If there is dirt on the wall or vent they paint right over it. ewww. The cabinets and countertops are very out of date. I wish they would paint my balcomy another color This dirty coral pink is not doing it for me. DO NOT MOVE TO 4233 BLAINE. while going home i see countless young men outside selling drugs. on the weekends they bring their girls in the building and do there business wherever they see fit. I went to go see a girlfriend who lives in the building and i could hear the sounds coming from the steps leading down stairs and it was not in no apartment. There tends to be spit on the walls so watch your hands in there. Ive heard there are a drugs real bad in the town house section. But the property is huge so for the most part you dont have to deal with it other than seeing it. and if you do at that point go in your apartment and call the police. They take about 20-35 mins to respond which baffles me cause the police station is 30 feet away from the property but thats the city for ya Over all it is decent some make it a growth period some make it long term.

I currently live in Fort Chaplin and I love it I am two blocks from the Blue line, I have access to four bus lines one right out side my door. Sometimes when you call maintenace they are a little slow. I live in lower part of my building and have never seen any roaches or mice. They alway kept the ground up.

you get what you pay for
i have lived here for almost four years, at the time i was young and couldn't get approved for other apts... I have had problems with mice and roaches but this only happen when my neighbors were moving and they exterminate the apts... the positive is: great place to stay until you get your financial situation together, my rent is very affordable, close to the metro, parking, fast food, supermarket, dc address, close to 295 and 395, rental office doesn't bother you.... the negative: rental staff can be very rude and unprofessional/ ------, some rodent problem, kitchen isn't up to date- meaning; no dishwasher, etc, washers n dryers are expensive and doesn't seem very clean, crime and vandalize to cars, and the neighbors depending on what side you live on, seem to have lived in a prison before moving into these apt..... my living experience have been worst in dc and i was living in NW...so all and all, i would recommend if this is just a stop off point..

I would not recommend no one to move in this mice infested place, they have GIRLS W/no professional skills working in the rental office, not to mention maintenance men stilling out of your apartment while you're away from home. This place ia a disgrace, I wouldn't recommend a homeless person because no one deserves this. I'm in the process of getting the HELL OUT!!!!!!!
