Long time tenant....short time

As a resident of Ft. Chaplin Park for nearly 10 years...it's had it's ups and downs, occasional mice, noisy neighbors and adequate quality of services from maintenance staff. Even with change in property management over time, the rental office staff often address my concerns in timely manner and provided friendly service. One of my primary concerns is safety as I watch the quality of these units go down with some of the new families allowed to move in these apartments. I have witnessed a drastic change in the kind of neighbors that live in Ft. Chaplin - from residents that lived here for more than 30 years that cared about the upkeep of the property to newer neighbors that bring their chairs and tables outside for a crab feast or just to relax. I've even noticed more pets around the area (which I thought were not allowed). One Saturday I actually passed by a unit where one family was having a yard sale right from their patio on East Capitol Street...talk about 'there goes the neighborhood...'. I feel like many individuals that have provided a review that I continue to live here because it is convenient however - strong consideration is being made to move on. I feel that the revitalization of this area will make this the place to be in the future but I do not know if I will be around to see Ft. Chaplin Park brought back to its glory days where the people actually care about where they live. If you are looking for a place to live...use your own judgement as to whether you want to move to a location where the quality of life matters now or if you just want to get a early start and jump in on an area that one day may have potential in the future.

    Mice anyone

    I have been living here for almost a year. I have caught over 30 mice!!! The maintenece is so triffling, I told them where holes were and they still have not gone beyond the kitchen. Yes they do have spacious rooms and closet space but it's just more space for the mice to run. We actually caught 5 mice in one night and found 6 baby mice (still pink) in the closet another night. It doesn't matter how clean a person you are you will get the mice. Actually, if you are a clean person it just lest you know how perdominant the mice are.

      Not so bad

      I've heard a lot of bad things about Fort Chaplin Park, but in all honestly my experience hasn't been bad at all. The maintenance has come when I called, and while I've only had one incident with a mouse, they sent an exterminator over and I haven't had the problem since. The only sore spot was their slow response to my complaint about a beehive outside my window, where somehow bees were getting inside my apartment, and I'd come home to about five of them behind the blinds and I'd have to spray them dead. They sent a beekeeper over, who never removed the hive, but the bees just disappeared. We'll see what happens this summer.<br><br>I think my opinion, however, is biased because I don't live in the area where most of the apartments are. On the Northeast side, there are more fast-food restaurants, so the occurrances of rodents and insects are more likely to occur. I agree that more needs to be done about the living arrangements, but as far as my personal experience, for $800/month, I can't beat the convenience. I'm close to my job, the subway's right down the street, and it's not as loud where I am. Across the street, however, I would assume is a different story because most of the residents are in that area, which means more teenagers live there and there's more lollygagging. <br><br>Perhaps when I receive a salary increase, I'll seek other living arrangements. But for right now, like a previous poster said, you get what you pay for.

        IF YOU LOVE MICE AND SECTION 8 THEN THIS COMPLEX IS FOR YOU !!!

        NO NO NO NON STAY THE HELL AWAY !!!!!!!!! I have been living in Fort Chaplin for a year come this April. Do not move here please. I have see approximately 17 mice in my apartment over a years period. Teen agers hang out all hours of the night in your building. I come home from work and there a spit spots all over the building floor with empty potato chip bags lying around and people spoking weed and cigarettes in the hall way. I have notified the rental office but they claim they do all they can and work with the police to stop it. Section 8 pople every where tearing up the property. Stay Away !!!!! Trust me!

          You Get What You Pay For

          I've been living in Ft. Chaplin for almost two years. My unit has hard wood floors and is a very spacious One-Bedroom. I did have one visit from Mickey (a Mouse) but haven't had a problem since. Ft. chaplin is surrounded by woods and fast-food places, so mice around the area (outside) is to be expected to some extent. For $800 dollars a month, you won't find anything better or more convienent. When my salary moves up, so will my living conditions.

            Mice & Rats Living Free At Ft.Chaplin Park

            Management is a disgrace from hell lack of communciation skill, unskilled, unprofessional of the property mice and rats have taken over the property?<br>management stated no pets on the property and what we have mice & rats if I want this I would have gotten a hamster correct?<br>you call for mice & rats to the management office for maintence to come to your unit to see where the mice & rat whole is and how are they getting in management states get a Cat but keep in mind they say no pets<br>they wants for you to get a Cat instead of coming to your unit to fix the problem Dam Right Trifling. but they won't cut your rent down a hundred dollars base on the fact its mice & rats in your unit living free?

              Housing for "RATS" or People?

              Living at Fort Chaplin Park has been one huge mistake!<br><br>On a regular basis, I have caught 2 to 3 mice a day and during the winter months, it gets worse. For the past several months, the problem of mice and escaluated from mice to RATS. You can't even get off the parking lot or into your unit without having to run for your life because the RATS are everywhere and when you try to report the problem to the rental office... their response never changes. "Yes, they (rats and mice) are walking down the street to Fort Chaplin from the KFC. Sounds crazy, but that is always the answer which I receive. the RATS are so bad and bold this is the kind of activity you see in the daylight, so imagine what's going on outside of your unit at night. I tell you something, the health department needs to step in a pay a visit to Fort Chaplin and see how management has allowed this once beautiful community to turn into your worst nightmare! Don't do it... Don't move here!

                Stealing your deposit and things out of your apt.

                I lived at Ft Chaplin for two years during that time. I got a stain on one section of carpet in the dinning area. I was charged 1300 to replace the carpet for the whole apartment in addition to never getting the 750 security deposit back. I never recieved a any letter of notification "required by law" and no knows who did the carpet replacment or how much was replaced.

                    MICE IN THE STOVE WITH FOOD

                    I use to live in Fort Chaplin over 3 years ago it was a horrible experience. I had mice and bug problems.One time I was about to cook I open the stove and the mouse jump out of the stove and run under the sink. The maintence is one of the slowest people in the world. When I called for maintence to come and fix it, it took them 2 days before it got fix. My A/C broke twice in a row. The first time the replaced it with a new unit. 2 months later it broke again. The management told me that the could not fix it because there was nobody there at that ime to fix it. I hate Fort Chaplin because after I left MANAGEMENT sent me a bill for messing up there carpet because there lazy --- would not do nothing about the mice and bug problem.

                      Years ago I thought that this was the apartment I always wanted, after being in the financial position to move here, I realize that I may have made a mistake, the Management sucks, and no one seems to give a damn about the needs of their residents, this is not the same place it used to be years ago. What's up with all the $#@*%$ MICE!!!

                        Trifling Management

                        I lived in this complex and it started off discouraging with the amount of roaches that infested my apartment. I moved in on a Saturday in July and didn't get my lease until a month later. The carpet in the apartment was stained, raggedy and management didn't want to do anything about it, but take it up and have me pay for new carpet. The gas was extremely expensive due to Ft. Chaplin's system needing maintenance. The heat would not come on until the thermostat reached 85 degrees. Management never kept up with my rental payments, very unprofessional. When asked questions regarding my rental payments, I would get an "I don't know" or a "I'll call you back," yet no call back, but blame put on previous manager. Looks nice on the outside, but a lot of disappointment on the inside.

                          If you don't mind mice and roaches, this is the place for you.

                          I've lived here for 1 year and it is not the best of places to live. I've lived in rougher neighborhoods, but I have never had a problem with mice or roaches. This place is swarming with thim. I've tried bombs, mice traps, raid and professional strenght stuff. And still the roaches will NOT leave. And I'm going to even talk about the mice droppings througout the apartment. If you have children, please consider there health before you decide to move here.

                            Don´t Move Here!!!!!!!

                            I have lived at this complex for over 8 years and grew up here as a child. The management staff is very unprofessional, inefficient and lack the necessary skills to successfully manage an apartment complex this size. The grounds and buildings aren´t being properly maintained, repairs seem to be on as needed basis. There is a lot of drug trafficking, noise and loitering. The trash disposal system will result in the property becoming a haven for rodents, etc. Rental increases are not done across the board, the utility bills are astronomical because of the lack of insulation. If you want to pay high prices to live in an unsafe environment, then this is the place for you. Park your car at your own risk, enter and exit (lights constantly out) your unit at your own risk. Police may be a around the corner but it´s probably one of the most unsafe neighborhoods.

                              Living at Ft. Chaplin Park

                              I´ve lived at Ft. Chaplin for 10 years and I cant wait to move. The living conditions are unbearable, the rent is to high and unsafe. Car theft is alltime high and we´ve had our first homicide on the property last month. Once the new management took over in 1999 the property has gone to the dogs. The property is mangaged by unskilled and unprofessional staff.

                                I love it here at Ft. Chaplin Park Apartments

                                I LIVE HERE FOR 3 YEARS AND I LOVE MY APARTMENT IS VERY SPACIOUS COMPARED TO SOME APARTMENTS IN THE AREA AND THE LOCATION IS GREAT. <br><br> <br><br>MAINTENANCE ALWAYS RESPONDS WITHIN 24 HOURS TO MAKE ANY REPAIRS NECESSARY. <br><br> <br><br>THE LANDSCAPE IS VERY WELL KEPTED AND PARKING IS NEVER A PROBLEM. <br><br> <br><br>THE BUILDINGS ARE SECURED,I´VE NEVER CAME HOME AND SAW ADULTS OR CHILDREN HANGING ON THE FRONT WEATHER IT BE MID DAY OR AT NIGHT. <br><br> <br><br>EVERYONE IN THE OFFICE HAS BEEN WONDERFUL! <br><br> <br><br> <br><br> <br><br>I WOULD RECOMMENED ANYONE TO LIVE HERE. <br><br> <br><br>

                                  It´s ok

                                  I´ve lived in FCP almost 7 yrs in a townhome/ <br><br>duplex unit with parent, but the overall experience has been nice. I did find out about the costs and I must say I was shocked, tho I am learning that it´s normal nowadays. Maintenance is ok...responsive. We have seen small rodents recently (since the wooded area near the KFC was cut down). Most of the time, the shrubbery is cut away from the walkways. Trash is removed, tho neighbors make that difficult. I´ve noticed more children, who all seem to want to play in the parking lot or sit on the stoop, blocking the walkway. There are notices and threats mailed, but the children aren´t obeying...and I guess the parents don´t care Great location - walking distance to grocery store, post office, metro and access to various bus routes. <br> <br>I would recommend..but really consider purchasing, if you´re going for the townhome/duplex unit.

                                    I have lived at Fort Chaplin for almost three years. The first thing you should know about Fort Chaplin is that its is a tax credit property. Meaning if you want a one-bedroom and you make too much money for a one-bedroom you will be denied, the same applies if you want a two-bedroom. Once you are in you have to be re-certified each year you are here. The re-certification process is like...okay its that time look at your income to find out how much more money your making from when your first moved in. With tax credit property, property owners can calculate money as apart of your income you haven´t even made yet. Oh and just so you know tax credit property only benefits the owner not the tenant. Read up on it, ask around so you understand how it works because. Now about Fort Chaplin. The rents are high for some tenants because everyone is paying different rents. It could be based on how long you have been here but I don´t think it is because if you have been living here for 2 years paying $700 for a one-bedroom and someone moves in and is paying $600 for that same one-bedroom there´s something wrong with that picture, and remember that person moved in after you. The units are old and could use some improvements but you will have to spend your money to make it look the way you want it to look. The kitchens are extremely small so if you are use to space forget it. The grounds are kepted up very nice. Management doesn´t tolerate teenagers hanging out in the hallways of the buildings, nor are teenagers and children allowed to play in the parking lots, that definitely helps to the trash away. There are older tenants who have been here for a very long time, some 20 years or more and I would rather deal with them then the younger crowd and it makes for a peaceful environment. Now there a kids around don´t me wrong but they have been schooled by their parents as to what the can and cannot do. A negative: lighting is good but you have to secure your car because they do steal them around here. The manitenance staff are pleasant and friendly, and respond quickly to problems you may have in your unit. I don´t hear tenants complain about them. The rental office staff is customer-service oriented, friendly and I definitely get a sense that there for the tenants. <br>
