Ever since Birchstone took over this property we have had a horrible experience. The front office never answers the phone. The front office is also very uncommunicative about important issues, such as trash pick up, renovations going on in the community, and other important issues, such as when maintenance will be entering our home. There have been two separate occasions where maintenance and/or vendors doing work on their property have came into our apartment unannounced with no prior notice or permission from us. I miss when this apartment was managed by Advenir, we loved it here then and ever since new management has taken over it's gone seriously downhill. We have had such a poor experience that we are not going to renew our lease. Search elsewhere.

Terrible Parking Policy
Elliot Cocoplum works with a predatory parking policing company that WILL tow your vehicle in the dead of night and will only release it for $250. Be very careful about living here. I doubt Elliot cocoplum will even cover my expenses. $250 AND the tow truck place is 15+ miles out

From may to now, I don't have anything to complain about, I do like the quality of service I receive, the staff management team are very friendly and helpful. The only thing I don't like about it's the lack of communication skills with the maintenance team, they seem like they haven't time to be able to finish the task properly.

Apartment is nice. Management is the absolute worst. They never communicate and never return phone calls or emails. Trash pickup that is supposed to be 5 days a week hardly ever shows up. They have community events that they don't even announce until an hour before the event. The unit itself is great but the people who work there are absolutely awful.

This community has a lot of potential but cannot seem to keep a reliable management team. With each new owner I've seen a decrease in property maintenance and slower turnaround when issues occur. Within the past few months the property has become infested with large rats and the issue never addressed. They surround the dumpster and are also lingering on and around the unit patios. The exterior of the units are filthy other than 1 side of the building that faces the main road and was updated for "showings". Most units have extremely old appliances and wore down cabinets, windows and doors in which they will not upgrade unless you inconveniently move into another unit. Also, be aware the monthly payments for rent also include excessive fees and involuntary services that are useless. You will also be required to pay individual fees for any and all vehicles you own in order to park them on the property you are already paying to reside at upon moving in and again each time your lease is renewed.

I enjoy living here enormously. Perfect location for any shopping needs within minutes from home. We have a beautiful vista of pond and fountain .and reasonable privacy. Everyone is friendly and courteous. And the office is quick to address any problems or concerns. So happy we chose this place to live.

Honestly I want to leave the community, the new management is a joke, they are never available at the office, too many changes, poor communication, they don't even have the decency of replying an email and address concerns.

The apartments are nice but they are not worth the rent. The maintenance workers come when they feel like it and when they do come they half do the job or go out the cheap way to fix the issue. Parking is ridiculous and they make you pay for everything why am I paying for trash when it's a dumpster right there.

The process of leasing the apartment was very easy. The manager Chakira explained everything during the application process and I moved in immediately. Maintenance however takes a long time to respond to any request made which makes it frustrating due to lack of communication. For the amount I'm paying here per month, one of the amenities like the gym could use some better equipment and an upgrade since some of the equipment have malfunctioned. Overall it's a nice place to live.

Ever since the change to Elliott Cocoplum, the management has downgraded big time. Josie is extremely dismissive and acts like she hates her job. It took one month, for my work order to be completed for a new washing machine. ONE MONTH! Yet, if I didn't pay my rent for one month I would be evicted. Kira and Virginia are the only two people that are apart of management, that actually care about the residents. Kira and Virginia actually provide EXCELLENT Costumer Service, and always. Please move Josie's desk to the back of the office, because is does not care about anything, except her personal phone calls and it makes no sense for her to be at that desk, when she doesn't even greet the residents when they walk into the office. She only hangs up quickly on her personal call, to pretend as if she is doing a task that is work related. Josie brushes you off, every single time you ask her a question. Josie needs a "Customer Service Refresher," or maybe even reconsidering a different career that doesn't include "Customer Service." Josie is very nonchalant and moves with no sense of urgency, especially on Saturday's, unless your a potentially new resident.

Not good. 2 stars. I had a question about parking. I called the office and the agent hung up the phone on me. When I asked for a manager, I was told some would call me back. 2 months later, still waiting.

We initially decided on this rental property because of the fact that it's setback away from a lot of traffic. The interior was updated slightly so that was a plus. Not a lot of people are aware of this rental community. Very quiet. It felt very safe. For the first year and a half. It was great. The only issue moving forward is some of the individuals that rent on the opposite side of our community come over to our community and utilize our amenities and destroy them. Therefore, we are essentially paying for non-residents to destroy and vandalize our amenities and we don't get to use them. I feel if that's the case then our rent should be lowered because we pay an astronomical amount in rent.

the community is very quiet, with a beautiful lake at the back of the apartment providing additional tranquility. The pool is a very organized, clean and well-lit gym, providing greater safety. This is sounds good.

Since I've moved in 2021, management has changed many times.challenges have been bad neighbors, trash delays, dog poop bags being unable, and delays in maintenance fixes. I've had to communicate with management several times regarding these different issues and there's typically an excuse such as "we'll talk to maintence they're busy, we don't have control over the neighbors there's always going to be those people, or the trash should be picked up idk why it's not. I stay here because the price initially was competitive. Our second lease here went up 50/month then the next year it went up $400/month and I'm sure with new management it will skyrocket. The market for renting has raised in general and the previous staff would sit and show the pricing around and explain why there's an increase. The last manager, Brandon, was very communicative. If there was criminal activity we would hear of it, there would be tips around holidays and if we messaged him he would respond where as I haven't heard from new management and there's no email. The previous manager would walk the property.

It's a great place to live. The only thing I have an issue with is the fact that we pay for pest control but we have to put a maintenance request in for pest control. I think it should be a monthly thing because there are lots of ants outside the building and they come into the house and the mosquitoes are terrible.

This place is not worth 2500 every month, the leasing staff is nice but to get any maintenance work done it'll take about a month for a simple update. They blame it on the transition but it was happening long before then.

Strongly recommend you avoid
I want to praise the staff at Elliot Cocoplum. I really want to say that they are professional and polite, despite their being shorthanded. I want to say that I feel as if the amenities are always easily accessible, and that I feel this location is a value. I really want to say all that. But I can't. The management has made it a mission to improve the appearance of the location but the systems for addressing the concerns of the residents are a terrible veneer of useless events and professional sounding emails. As a resident, I can say that they can't mask how understaffed and overworked they are. The new management is more concerned with that coat of paint than addressing the concerns of the residents in a timely manner. Is it a good value? No. Can you get in contact of a human being if you need them? Only if you take time out of your work day and visit the office before they close. Do I feel as if the people in the office care? The apartments are too expensive for what it is. it needs extreme makeover! Painting, cleanness among other things. 2 years waiting for a new dishwasher, every time maintenance came i showed them it never worked, they " fixed" it and still the same issue.

I recently moved to the coconut creek area from Fort Lauderdale and when I say this community is a very Nice and quiet community I mean just that. Office team has been very understanding and quick to attend any issues I may have no complaints when it comes to the maintenance team. They communicate and make sure you feel comfortable knowing they will get whatever is broken fixed in a decent amount of time. I love it here big change for my family and myself and it has been a smooth change for us here at Elliot Cocoplum.

When I move dice 2018 was very nice leaving here , 2022 getting worse and worse right now the issue is the drogs an thieves horrible. The garbage we have weeks and they don't pickup we have to deal with the smell

Complex association Cristina was very helpful; toured 3 properties of interest however they are in a transition with new management and this takes place on Thursday. This was one downfall I feel I encountered since there was no information available on the new management and their new leasing terms/conditions/requirements.

I give it A 6 out of 10 because of my new neighbors and the way they behave along with the how the treat the community. also some of the grounds crew can do better with debris pickup around the community.
