Very friendly residents and staff. The only problem is deliveries when no one at the front desk. The wall unit has not worked in months. Other than that everything is fine. The maintenance crew very responsive and efficient.

Been living here since 12/21/2022 and I have never seen that they clean deep the Bistro carpet, just vacuum and sometimes clean carpet no by proffesuonals but by maintenance employee that they don't know what they are doing, too many dogs,, even the hallways carpet, now finally after 5 years they cleaned the drapes

I enjoy my Apartment life, the Staff and Residents here. Convenient and safe location! I love all the fitness events! Place is clean and open concept. Everything is walking distance and enjoyable. Pool is clean. Outside Area is clean and decorated nice!

I can summarize it with: I wish I could stay here for many years to come …. I am a retired School Professor, who picked this Apartment building with all the requirementsc I was looking for. Good Neighborhood, nesr Excellent Medical facilities., the many Social and Physical Activities that at my age, were imperative. Once moved in , the friendly Community atmosphere among the residents was captivating and it was so easy to blend in and be part of the THIS COMMUNITY , in general. The one thing that with much regret, would promote my having to leave this Community is the High Rent for a One Apaptment Unit. I came here paying what I believed as a retired person with a limited fixed income, could pay.. As years go by still living here, the yearly increases in rent is a draw back for my Budget as a Single person. If you can afford it, THIS IS THE PERFECT PLACE FOR YOU. I wish to Stay here, but I have shared what with sadness would drive me away.

It is a very nice community. The staff is great. The only thing that could be good to improve is the security, normally at night there is not any kind of security staff in the building. Another thing they gonna need to review on the rent price. There is people leaving the building because the rent in similar buildings is more affordable.

The community atmosphere is friendly and peaceful. The only issue that we have is with the cable service that is unreliable and the service is constantly braking. In today the cable service is partially out.

Nevertheless Overture Doral is a fine community, well run and with cordial staff and officers. It has a happy atmosphere. Congratulations. But the price remains a problem specifically in view of the recent investigation into price fixing and manipulation in violation of antitrust laws on the part of greystar and other big names in the apartment rental business. I have asked several times for consideration but the answer is always- we do not have the authority and only the corporation does and the prices are what they are- we follow the company's policy.

The parking lot has all sorts of filtration issues and it rains inside, making puddles and staining the cars. The rugs in the hallways are filthy and have never been vacuumed in the last 12 months. The building has high humidity levels and several residents have lost their belongings and some have had to resort to engage attorneys for their claims. The landscape has never been touched since the building was built.

Was a very nice place. However there seems to be an abundance of less than fifty-five/55 year young persons moving about grounds. Contract states over fifty-five/55 must occupy residences, but this seems to be violated. Lazara does a very good job of trying to keep gym clean functional, however the "new" residents do not seems to appreciate or maintain same. Are the loyal residents contracts being breeched, and why ten/10 percent increase in rent, is not there a Dade County rule against same? There are on going security/safety concerns. Seems a lot of loyal people departing, that's not good either.

However, I wanted to bring up a couple of concerns. Firstly, the reception of phone service in the building has been a significant challenge for me. As I work closely with first responders, reliable communication is essential, and I’ve encountered several issues with connectivity that affect my ability to stay in touch during critical times. Secondly, I have noticed an overwhelming number of electronic communications emails. While I understand the intention to keep residents informed, it has become difficult to distinguish between legitimate updates and non-essential or promotional information. This has made it challenging to prioritize important messages.

I have no problems with the service - my problem is with the pig-like tenants who are still leaving their empty boxes, recycleables and at times raw garbage (banana skins and pizza boxes with /cheese and crumbs falling on the floor. Although I respect Overture's management, I WOULD NOT recommend this location to my english-only speaking friends (I referred to the problem in an earlier questionnaire).
