READ THIS BEFORE YOU RENT HERE! They will charge you whatever they want when you move out and hope you don't fight back. Proof attached. We moved out in February 2026 after a full year lease. What followed cost us five weeks of significant time, money, effort, and stress to recover money that should have been returned to us based on the written pricing we were given at move-in. At move-in they gave us a document listing interior door replacement at $100 per door. Three days before we moved out they sent us that same document again with no mention of any price change. Our final bill charged us $790 per door — nearly 8 times what they told us in writing. Not only did they keep our entire $700 security deposit, they tried to bill us an additional $1,268 on top of it. When we disputed the charges and asked for documentation to justify them, they sent us a vendor invoice — dated 11 days AFTER they had already billed us, closed our dispute and told us there was nothing more to discuss. How do you bill someone before you even received an invoice for the job? The property manager Victoria, also told us the doors had to be replaced because they were "custom" made and that's why the cost was so high. The invoice told a different story. It described the work as a basic slab door replacement — the cheapest type of door you can buy at any hardware store. They also charged us a $130 cleaning fee they STILL have not justified the charges for, but we just cut our losses at that point. After five weeks of disputes, formal complaints with state and county consumer protection agencies, and a certified mail demand letter citing Florida law, they finally corrected the charges back to the $100 per door they originally quoted us and sent us a refund check. They banked on us not knowing our rights or not having the energy to fight. Don't let them do the same to you. I also urge you to look at the reviews of tenants who actually lived here, not just toured the space before signing a lease. Don't let these corporations take advantage of you. This building is owned by Cardone Capital, Grant Cardone's real estate company. As a tenant you deserve to know who owns the building you are paying thousands of dollars a month to live in and how disputes are handled when you leave. If this happens to you: -Photograph everything on move-out day with timestamped photos -Dispute every charge in writing and demand itemized invoices -Look up Florida Statute §83.49 — it protects your security deposit rights -File a complaint with FDACS at and Broward County Consumer Protection -Send a certified mail demand letter to RPM Living corporate and the property simultaneously -Escalate past the Former Resident Care team — they are trained to close disputes and hope you give up -Broward County Small Claims Court is your last resort and it works

Not Luxury AT ALL
This “luxury” apartment that they claim to be renting to the people of Fort Lauderdale is definitely not that. In fact, it’s quite the opposite! It’s a rundown façade. Don’t let the location in the pretty Florida sunshine fool you. This building hasn’t been maintained (other than in unit maintenance) or painted since it’s been built, and I can say that with confidence because I’ve lived here since it’s been built on numerous occasions. Out of their bag of tricks, 10X Fort Lauderdale has decided to rent out units to the general public operating under the guise of a hotel. They perform little to no background checks on who is allowed to stay here and for what period of time they are allowed to stay. And if you think that they inform the residence about this, you’re 100% wrong! When residents approached the front desk to ask what was going on with utilities and other happenings, the office staff refuses to answer or even replies with very off brand rude remarks. They are not transparent in any way shape or form and it’s literally what they get paid to do. I asked for a copy of a breakdown of where my rent goes in terms of maintenance and other things that would support the property’s amenities or beautification, and I was told that information is not possible to provide. how can that possible? If I lived in an HOA I would be able to see every single where it’s being spent. I would also have a steady HOA fee every month. AS WELL AS OTHER FIXED RATES THAT WOULD NOT CHANGE. You would assume the same for an apartment, but why does my rent change every month? I’ll never know because nobody in the front office wants to tell me. The only advice that I was given was to contact the property management company itself, and anytime I do that it would just go straight to voicemail to an inbox that was full for a call that would never be returned. I could go on and on.. especially since l've lived here once they first opened.. which is why I came back. Once the building was bought by Grant Cardone, it all went to the gutter. Management team included. There's literally one person at the front desk who makes talking to easy and worthwhile. Other than her, don't even bother. Dont believe me? Skip the 5 star reviews from years ago and just read the negative reviews for yourself, they're real and written by actual real people. I've experienced those complaints and others, myself. If you are touring here, pay close attention to where the tape marks on the elevator used to be. That’s the voices of the residents that are being ignored. They strategically tear down our messaging to them when people are visiting the building because they know that it looks bad and they know that they are guilty and they don’t want to lose anymore business or be accountable. Is this really somewhere you want to pay thousands of dollars to be? Just dont move here or any other 10x property. Seriously. Save your money and go to the Alluvion or something for the same price with a better view/area/amenities/ and staff. Just stay far away from here.

Shakedown
They will shake you down any way they can figure out. They'll boot your car even if you have a resident permit. Avoid this place all all costs if you don't want to get scammed. Also terrible customer service.

Beware of this building
This property has transitioned to "short-term" leasing or operating as a hotel open to the public. Now, residents pay a substantial amount to reside here, and their neighbors can be completely random individuals. This is worrisome due to the safety and financial risks involved, particularly evident in the significant rise in utility bills from just last year. It's troubling to note that these new occupants, primarily here for vacations, coexist alongside working families who call this place home. What's even more unsettling is that 10x failed to inform residents of this change, making it feel like amenities are no longer accessible due to constant newcomer parties. Another thing to note, the increased utility costs are directly linked to accommodating these vacationers, a fact not disclosed upfront and blamed it on a discrepancy. Ironically, while residents are restricted from similar activities, the property management allows such activities to happen for their own benefit. For numerous reasons, I wouldn't recommend this property to anyone. Unless you enjoy the atmosphere of a year-round hotel, it's best not to renew your lease here. Look for a property that prioritizes both the building and its community, showing genuine care for its residents. What is being advertised as "Sejur Fort Lauderdale" looks awfully similar to 10x Fort Lauderdale

Not what i signed up for
Great spot, close to all, great space, but not the place it was 12-18 months ago , have watched the decline of maintanence, raising prices on EVERTHING, charging left and right for FEES!!!! leaving notes on doors and now they have turned the place into a hotel without informing residents!! So thats why so many people leaving with luggage, unfamiliar people looking confused!! Gee... you would think we should be informed we have strangers who pay less per night than what our rent is per month!!! Thats just wrong!!!!!!!!!!! Nasty and unapproachable management!!! The maintances crew and carlos are the only thing left that are good in this building!!! SO many things wrong here, look somewhere else!!!! such a shame.... really is

10x living Fort Lauderdale
Moving in to 10x living ft lauderdale, Aaron Fisher guided me through the whole process. He took extra time out of his way to verify everything was correct and in order on time. Their staff was very respectful and the apartment is beautiful and exactly what I was looking for. If your looking for a peaceful place to live 10x fort lauderdale is a great option and AAaron Fisher will be the best to guide you through everything.

Ready yourself for the daily assault of a cockroach invasion
I have to say that I have not enjoyed my time at 10x Fort Lauderdale. The frustration and embarrassment I experienced were not worth the enormous trash area directly above the apartment. You can't help but tear up when you smell pet urine and feces combined with the stench of rotting trash. Prior to my departure at the end of November 2023, I spent two horrifying years there. A 20% rent increase was implemented halfway through the term, and a large number of renters were leaving. Usually removing a dozen at a time, I readied myself for the daily assault of cockroaches. The management service's unbelievably low quality was shocking. Tenant concerns are typically the starting point of any discussion with other tenants. To even entertain the idea of renting an apartment at 10X Fort Lauderdale would be a major error. Do not place yourself or others in a situation where your quality of life is diminished because, trust me, you will regret it. Remove this address from your list since it is not worth residing here at any cost.

Very Greedy and Cold Management Team
Unfortunately I've had a very poor experience living at 10x Fort Lauderdale. My apartment itself was beautiful, but it's not worth the belittlement and stress of living there. I lived there for 1 year and moved out at the end of Sept 2023. Once you sign a lease, they will try to get every dime out of you they can. They are greedy and highly disrespectful if you have any issue. Here are a list of reasons you should NOT move in: 1. They will not disclose all the charges you will incur while living there (there will be a charge every 6 mths to change your water filter in the refrigerator, and also to change your air filter, on top of your month rent) 2. They charge you a "refundable" deposit, but in my case I notified them more than 60 days in advance of my leaving at the end of my lease, left the place in good condition (absent some nail holes and scuff marks on the walls, see attached videos of the day I moved out) and moved out a few days shy of my 1 year agreed upon date. 10x sent me a check for $5, out of the $700 refundable deposit and now will not respond to me. I've asked for a list of charges, but have been able to get a response. 3. They have a major roach problem on the 1st floor near the garage entrance. DO NOT move into any units near there. One person that vacated the first apt on the first floor said she counted 300 roaches over a 3 month period. She had to hire her own exterminator, out of pocket, which costs several hundred on top of her already elevated rent cost for a 1 bedroom apartment. 4. The pool is in an awkward spot, which is poor design by the builders. In order to get any sun at the pool, you have to share a small corner of the deck with several others, because the majority of the pool is always shaded. 5. As I mentioned, unfortunately, I was spoken down to (I have email receipts) by office staff, when filling out my application and shortly after move in. I should have heeded that "red flag" and moved, but I had already given them over $1000 in move-in costs, as well as the $2880 first months rent. In summary, it's a very cold, impersonal management company, that invests very little, but expects large returns from the people that live there. Please look at other places that will treat you respectfully, especially since you are paying inflated prices in this area.

Having been a resident here for four years, I've seen a lot of changes, and the addition of Aaron to the team has been an absolute game-changer. From the days when this place was known as Bask Apartments to the present, I can confidently say that the current staff, led by Aaron, has brought a level of mindfulness and positivity that's truly refreshing. Tired of the fake Reviews
The roach problem has gotten out of control. It’s all the residents talk about here and I’m tired of seeing the fake reviews. I have been personally asked to “leave a good review” by this staff and I was shocked as to what type of business they are running to ask residents to lie. Grills outside don’t work, elevators get stuck, package room a mess, dog poop all around the building. The manager of this property is not personable and always has her door closed. Someone needs to make Carlos the manager of this place. We recently dealt with arson that had everyone outside at 6:45am. Rather than providing the tenants comfort, they emailed saying “we experience an incident” and thanks their team members. Only person I saw outside dealing with it was Carlos! The photos of the roaches are from videos since I am able to post videos. Rents have skyrocketed for this property and it’s shocking to see what we pay for. At one point you had to be on a waiting list to get into this building but now, take a pick at lots of units available. HANDLE THE ROACH PROBLEM OR YOU WILL HAVE MORE VACANT UNITS.

Great Experience!!!
I loved living at 10x! All of the staff are extremely kind and courteous and go above and beyond. It is the little thoughtful things like being greeted with your name and a smile every morning. The amenities are top notch and you cannot beat the location as you can literally walk to everything you need. Unfortunately I had to cut my stay short due to work relocation but the staff were beyond reasonable and worked with me to get me out of the lease. I cannot stress how rare that is. If you get the opportunity to live at 10x I say jump on it!!!

Wonderful
The property is undeniably beautiful, nestled within many things to do in this vibrant south Florida community. Stephanie is the property manager at 10X Living Fort Lauderdale and she is amazing! There is never a day that passes that Stephanie does not greet you with a smile that can light up the sky. Great location! Almost perfect! Great place for friendly dogs!
Its walking distance from almost anything you might need and If you don't have a car this is actually liveable. The building is clean and the residents are mostly great! I love that its a non-smoking building and building management is very responsive to any issues we might have. Been here three years and life has been good. I really cant say better things about the location.

My boyfriend and I were looking for an apartment and we looked into 10x Fort Lauderdale. We were provided with a tour by Stephanie (manager) who was able to show us the complex and all the amenities included. It was absolutely wonderful. Jose (my boyfriend) and I would definitely consider moving in ASAP if something becomes available. The area in itself is clean, has multiple events nearby, and lots of restaurants. Not to mention you’re just about 10 min away from the bright line train and the beach!

Looing for an Apartment
We are relocating to Fort Lauderdale. A friend suggested looking at 10X. We did. The property is close to highways, shopping, downtown Las Olas, gyms and the beach. The staff was welcoming as were several residents we met. The apartments are clean and fresh, very livable!! Thank yo Alyssa for the tour. We placed ourselves on the waitlist.

Perfect location and community!!
My husband and I are relocating to the Fort Lauderdale area to be closer to work and enjoy the Downtown Fort Lauderdale life. We googled online for nearby apartments and found 10X Fort Lauderdale. It is perfect for what we are looking for so we hope a 1 bedroom pops up for us!! Big thank you to Max for welcoming us and for Stephanie the Community Manager being a resource of questions and answers. Definitely 5 stars for this amazing team and community we hope to be a part of!

Love the fact that there is so much to do within walking distance! The LA fitness is just across the street and there’s a whole shopping plaza right within walking distance! I couldn’t ask for a more convenient spot!

Great Building
I stopped by this apartment complex and it’s pretty cool. My friends and I are fire fighters locally and want to be close to work but also have the vibes of downtown. Max and Iliana were super nice and showed us around. Very friendly. Property is awesome. Thanks for the help today.

I had the pleasure touring 10X Fort Lauderdale today with Iliana and had a warm greeting by both Max and Alyssa. The property is absolutely gorgeous and so close to everything. I am hoping to become a resident here and join the Cardone Family. 10X for life!

Ileana & staff is AMAZING!
I’ve been a resident here at 10x for the past 4 years and i must say I love living here. From management to maintenance everyone here has such a warming personality . I want to take the time to recognize Ileana she keeps the mail room immaculate! She works very hard and she is such a pleasure to deal with. Also the property manager Stephanie has been a true blessing and Carlos the maintenance supervisor. I am so happy living here, property is very clean , super quiet and neighbors are super friendly !
