I have been living here for over a year and I must say the front office staff is amazing. Especially Ms. Tamara and Ms. Kim, they will go above and beyond to help you. They are very professional, and they make you feel like family.

Work order regarding faucets and ceiling lights
Ernesto came to fix my issues and was very professional and nice. It took awhile because he was very thorough. i'm impressed with his knowledge and care. He even went above and beyond to try and help me with something else. thank you Ernesto!

Big Roaches and Gnats in every unit
The Property Manager ------ ------- ----- is a tyrant! She treats her staff and tenants like inmates at a prison! She doesn't instruct maintenance to clean up the property and do their jobs at collecting trash around the property. Their are large cockroaches, small Roaches and gnats in every unit. The Roaches come in from under the wall because they aren't chalked properly. I wouldn't advise anyone to move in Sable Chase unlike you want to live with unwanted pest!

The nightmare continues
I was mid divorce and just getting back on my feet when I moved in here. It seemed great for the price and the staff SEEMED nice. The cops kept having to come out for my racist neighbor who kept shouting at the black tenants. The office did nothing. The power to the whole complex went out one day and the office people just locked up and left and the tenants had no idea what to do. It was about 9 hours of no power on a hot summer day with no answers from the staff. My neighbor and her friends were hookers who had men coming in and out at every hour of the night. A few times the guys would knock on the wrong apartment door in the middle of nowhere he night. My neighbor across the hall left the apartment roach infested. They treated her apartment but did not pest control the rest of the building. I had to put roach traps all over my apartment because they crawled in under the door frame. It was so bad. They kept sending someone to spray but it never did much. My $100+ in roach killer and traps kept it under control. I bought a new car. I informed the front office. It was mid pandemic so I had made the earliest appointment to go to the dmv and register my new car. I was told that there was only one parking tag per apartment but I was given a piece of paper to put on my window so they wouldn’t tow my car. My car got towed in the middle of the night anyways. When I called the front office to find out why they told me it was because my car was unregistered. When I asked if they could do anything about it, they told me that if I had informed them, they could’ve helped me beforehand. Uhm but I did… they work with a really shady towing company that charged me for three days even though the car was towed at 11:56 PM in the night before. In march my AC started acting up. It wasn’t cooling great. The complex never sent anyone to do anything about it. In April it was barely blowing and it stayed 80+ inside. I got a constant run around when I would call. “It’s on the list. They’ll get to it.” This went on until my water heater burst and flooded my hallway and second bedroom. They came and turned off my water before they left for the day. The next day I had to call repeatedly until somebody came to figure out how to get me water. However, because the hot water heater had burst, they could only offer me cold water. It took almost a month before I had hot water again. After a week, I gave up and went and stayed in a hotel for two weeks because I couldn’t handle taking cold showers and I couldn’t skip a day showering with it being 80° inside. When they finally fixed the water, I came back. Still no luck with the AC. All of a sudden my power started going out. And every time it did, the AC breaker kept tripping. I called and let them know. This went on for 3 days until the last time it tripped and the whole breaker box spazzed and I had no more power for the night. It was hours before they got my power back on and then no AC for 3 days. The gates didn’t work the entire time I lived there. The pool was closed the whole time. The dog park is basically a fenced in mud pit. The post office won’t deliver packages to the complex. Anything larger than your mail slot has to be picked up at the post office. I signed my lease on Nov 24th. My lease ran through Nov 30th of the next year. A week in to October the manager knocks on my door and asks me if I’m renewing my lease. I told her no. She told me I had to be out by the end of the month. I told her my lease was up at the end of November. She told me if I wasn’t staying, I had to be out by the end of the month or she would charge me for a new lease on Nov. 1st. I had 3 weeks to pack and find a new place while working full time. I left the apartment pretty clean. I left some trash bags near the entrance that I couldn’t take to the dumpster on the other end of the complex since I had packed my car full. They charged me my full $425 deposit and then an additional $576 and sent it to collections. They had my phone number and email address and I had the post office forwarding my mail for 6 months. They never contacted me. When it showed up on my credit I sent an email asking for an invoice or statement explaining the debt. They told me to contact the collection agency since I hadn’t left a forwarding address they sent me a letter to the apartment… uhm ok. The collection agency said the fees are cleaning and trash removal fees stacked with late fees… so now I have to pay that before I can move again. This place was a nightmare.

TERRIBLE! DO NOT I REPEAT DO NOT MOVE HERE! First things first, the staff is rude with terrible attitudes. They don't care about what you have to say. Secondly, the parking is terrible. They only give on parking spot per apartment which is obscured. Yet, the ones who work in the office get to park in fire lanes & etc. Yes, it's a decent price but who wants to move in an area where you have to beg people to walk up the stairs and to stop smoking weed near your door? It's infested with cockroaches and mold. I could go on & on but I'd rather not. Just whatever you do, don't do it. PS. Don't call cooperate because they won't answer : )

Sabal Chase is the worst apartment complex to live in. The management is very disrespectful. The apartments are roaches infested and they lie saying they are going to send somebody and don't. We were flooded in our apartment for a week after the storm and they have not fixed the situation of the mold in the upper apartments but gutted the walls on the bottom floor and now is putting up walls and putting new appliances in the 1st floor apartments. Mold is still going to travel to the upper floors. You call regional office and they never return any phone calls. Call the office and they don't return calls either. Do not rent from them!!!! They are horrible.

I've lived here for 5 years and to be honest this place is pure trash they only have one garbage dump for 340 units to dump trash in. The front office staff are a bunch of frauds looking for more ways to get money out of you some resort to even stealing your rent and saying you didn't pay when you have proof of payment. Now when it comes to the people around here I don't pay too much attention because I stay to myself. They claim that neighbors call and complain on you when in fact they don't because everyone in my building stays to themselves and for the most part are quiet. It's mostly the staff they try to stiff you out of money any chance they get. I'm sure that when my lease is up next month they'll find a way to trump up fees. I wouldn't recommend this wasteland to anyone hell I'd recommend a shelter before this place.

Was going to live here until I walked in the unit and seen roaches crawling everywhere. The place is infested with them. Then not to mention the people living here reminds me of ave. D in fort pierce. Nosey weird untrustworthy people. You couldn't pay me 2 live here. They take forever to proceas your application then when your finally approved you find out it's roach heaven. And the place is a dump. Do not waste your time or money stay far away!

Stay away not good for the soul Roche's are bad noise all the time stay away from this guy his name is begging --- Terry Harris he's a con artist a user and a pervert warning comes be 4 decipher he's not good for nobody soul if u not feeding him giving him money or buying him snuff he won't bee your friend hes a snake in the grass he smiles in your face and talk about you being your back he's a snitch the only good thing about sable Chase is the security guard Mr.Billy.....Mr.Billy is the most caring,helpful,loving,person I have ever met in my life he cares about the residents and his job and that's what I like about him being thanks Mr.billy for being there for my family to anybody us if you wanna be happy and live a great life stay away from sable Chase and let them keep there notes,noise,and roche's

This complex is ridiculous. First off there were roaches all through the apartment. Even when you cleaned it thourougly they would still come along with lizards through the front doorway. It always loud and police are constantly out there. The office does not call you back when you call them, you literally have to blow them up. I lived there from march 2015 to Feb 2016. My kids and I stayed to ourselves so that was not a problem for us. However when it came to renewing my lease the front office was not helpful at all. I moved and constantly called them to see if I owed anything after the inspection. They told me they could not give me a price over the phone and that I would have to wait for a letter in the mail 2-3 weeks. A month passed by and I did not receive anything so I called them. They told me that I did not owe anything and that I just was not going to get my deposit back because they had to clean. I was OK with that. 2 months later I just received a collection letter saying that I owe them. These people are horrible and are just out for the money. If you don't want to be in debt DO NOT rent with this complex!!!

I have lived here at Sabal Chase for over a year, I just renewed my lease because I see alot of positive changes in the community. The new management company is doing alot of upgrades and repairs. Trying to make this place a better living enviorment. Its not that the staff does not do thier job, its that the residents dont respect what they have. The management staff are always trying to do things to improve the property. The only thing negative I might have to say is that some of the residents should learn to govern thier children instead of just letting them run wild. Sabal Chase is improving all the time and because the staff cares I know this is the place I will live for at least another year or so.

Horrible people blasting music all the time kids shooting bb guns at dogs and people's property. No friendly neighbors. Appliances areally cheap and break all the time. Maintance and management are poor. Would I recommend it no I recommend keep looking for something else.

I very disappointed by the type of people that are being accepted in this complex. I moved in early last year, which was quiet but presently the complex is so noisy that is is uncomfortable to live in this place. I would suggest to anyone looking for a place to stay to look elsewhere. If I had the funds to leave I would have already left. Too many children running around with no supervision. Most of the children are disrespectful. Laundry facility is available to selected few. When I rented I was told it was possible to get a washer and dryer but never materialized. Be prepared to bring/rent your own. Walmart 3 minutes away. Too many section 8 tenants on property.

Stay away! Nasty, broken down, extremely noisy, unsafe. It's a hovel, and the residents are mostly animals. Lots of bad things have happened here and likely continue to do so.

I lived in Sabal Chase for over 2 years. I broke my lease and got hit by over $2,000 worth of trumped up damage claims. The cause of me breaking my lease? My 5 year old woke up screaming because there were multiple roaches crawling on her in her sleep. Even with keeping an immaculate home, the pest control (which was promised on a once-per-month basis) was non-existent. The only time they would spray was if you called the office, complaining about roaches crawling on your children while they slept. The neighbors were constantly smoking drugs in the halls. One neighbor was operating a brothel out of her home. To make matters worse, an elderly man died in an apartment and was left to rot for 3 weeks, even after neighbors complained of the smell. The police finally broke open the door and discovered his body. This "gated community" has non-functional gates, they only operate approximately 30% of the time. The one trash compactor breaks down frequently, so there is a mountain of garbage in front of it which attracts rodents and vermin. The parking is inconvinient. The retention ponds are filled with garbage. The staff act like they make $100,000 per year; they are extremely nice when you sign the lease, and change to nasty slumlords for your first complaint. The doors and windows aren't sealed. I could go on and on, but I won't. Just know this. If you sign your lease, you're stuck for a year, lest you choose to take the fake damage fees and hit to your credit. If I had to do it all over again, I'd rather be homeless.

This community is a horrible, just horrible. The community is a dirty, filthy pig-sty. Residents throw trash everywhere, they piss and puke in the halls and just leave it. The apartments are INFESTED with roaches!!! If you call the office to complain about anything, they do nothing to fix the problems. People come and go here. There is a lot of crime and drugs going on here. Be prepared for your car to either be vandalized, broken in to, your windows smashed or just stolen. There are people yelling an screaming here and the kids just keep running up and down the halls and stairways. It's just horrible. Save yourself some time and STAY AWAY.

Awful. Atrocious. Miserable. Let's dissect this pitiful excuse for habitability. I have lived here for about a half-year now and am very ready to move on with my life. 1) The Quality of the Apartment: Innocuous at first lookthrough - All the faucets worked, most of the (rather underwhelming) apartment was in adequate condition. Upon living here, though, I have found that everything is extraordinarily cheaply made. Everything. It will all not function properly You put in a work order and they send a guy to say "yeah, that's how we provide it to you". All of the windows are turned sideways so there is no proper sealing. Water will leak into the apartment on a thunderstorm (man, would have been nice to know before signing a contract saying I'll pay a fine for any mold!) and there's nothing to be done other than get the rags out when it starts to storm. It's pathetic. And you know what? The quality of the actual apartment seems to be the best thing here (though driving around the whole complex seems to reveal that we had the best spot). 2) The Quality of Life: Miserable. Depressing. Fearful. In the half-year of dwelling here I have witnessed, by day, _obnoxiously_ loud car music that will constantly shake your floor, screaming children, pounding walls, screaming housewives being beaten, and fistfights in the parking lots. By night, it is much more scary. I have woken up at 3:00 due to flashing lights of police vehicles. Another 3:00 wakeup call due to the neighbors screaming at each other and banging all over the walls. Another 3:00 because of _six gunshots right outside of my window_. This is a very scary place to live (and I've lived in Washington Heights in NY). I do not feel safe here. This is not only a predominantly low-income place, this is a predominantly low-education, low-socially-cultured place. The people here are either down on their luck or straight up animals. And the imbalance towards the latter paints the entire place as a zoo. The gates are beaten down, often broken (by malfunction or by malice? The dents are so numerous you can't tell if they are new). People knock on doors around asking for money or to join their makeshift church. This is a swamp for the insane. A horrid universe where the absurdity of religion is the only source of positivity for the stupid and morally inept. This is the modern-day incarnation of Kurosawa's 'The Lower Depths', and details just how low humans can sink. The beatings. The Screaming. The child neglect. The depression overwhelms even the most stoic. Another thing worth mentioning. At the time of writing (2013), the internet situation is past pathetic. The only _real_ internet they offer is AT&T DSL. And even so, it's half the speed of usual offerings. And that's if you're lucky enough to be able to even get that internet. AT&T, in their usual brilliance, has not properly set up the networks here, so only half of the residents are able to sign up for service. I've continually called for months to ask for an opening to no result. So no internet here. The only option available to us is dial-up or sattelite internet (for the uninitiated, sattelite internet is a scam and you're better off with dial-up). Had I more money and better plans I would be out of here as soon as possible. As it stands, I must suffer a few more months before being able to break my lease here. If you want a dangerous, depressing, internet-free, quality-free, culture-free, lifeless zoo that sucks all willpower to actually dig yourself out of economic despair, this is a great sandtrap to ensnare you. It has been very difficult to stay positive in general in the cesspool that is Fort Pierce, but Sabal Chase is where the misery festers and foments.

I am a current resident almost two years. The staff and management are awesome people whenever there is a problem they take care of it.Management put the needs of their residents first helping anyway possible. I love them all

I am a 5 year resident here at the Sabal and Chase Apartments. I am very comfortable where I am at, The Management and Staff are very Love and warming. They show much concern and safethy for there tenents. I would recommend Sabal and Chase to anyone.

I am resident 2 year and 11 months and have been treated very,very nice. When their is problem in my appartment, I call the office and it is taken care ASAP. They keep the grounds clean. They have gifts for the kids at school,thats so nice. My lease needs to be renewed in April 2013 and " Guess What?" I am staying. Love Ms. Cynthia Smith Apt. f102.

I've been here for about 5 years now, and I must say I am happy with the managerment and his team. They are very helpful and look as if they want each and every teanate to really be safe and feel really at home. The maintence team are fabulious if I should need something done they are right on it. Thankyou Management and Staff for making SabalChase a very pleasant place to live.

HORRIBLE PLACE TO LIVE
To start off the ofice staff is NASTY WITH THE MANAGER BEING THE NASTIEST ON DOWN TO THE OTHER STAFF IN THE OFICE. The buildings have a terrible pest problem (roaches and waterbugs).AND WHEN YOU TELL THEM ABOUT IT THEY SAY THEIR GOING TO SEND PEST CONTROL ON TUESDAY WHICH DON'T HELP THE PROBLEM. Mold is a constant problem. I don't care how much you clean the roaches will keep coming back. The waterbugs which I knew never existed until I moved out here, ITS SUPPOSE TO BE A GATED COMMUNITY BUT THE GATES ARE ALWAYS BROKEN. THE POOL IS FILTHY. ITS POSSIBLE WHILE WALKING IN OR OUT YOUR HOUSE AT NIGHT YOU MAY GET ROBBED (THEY ACTUALLY SENT A LETTER OUT TO THE TENANTS WARNING US TO BE CAREFUL). Where you dump your trash is ALL THE WAY IN the back of the apartment complex and it sucks for you if you stay in the front...cause there is only one trash area and it is in the back, the trash is always overflowing the dumpster. I HOPE SOMEONE WILL SEE THIS REVIEW AND NOT MAKE THE SAME MISTAKE I DID!!!

disappointed
ive lived here a couple of months now and the whole place is roach infested. The fixtures and tiles are cheap. Nothing here is of good quality. People's kids are out all hours of the day and night even when they should be in school screaming and cursing at each other and sometimes even adults. They run around shooting each other with bb guns and never have adult supervision. Its a mess. The parking situation is ridiculous. There is one trash recepticle for the entire complex so the trash is always overflowing. I can't wait until my lease is up!
