Love my apartment, LOVE the huge closet. The kitchen is the biggest and nicest kitchen I have ever seen. My kids love their rooms. I rented here because ---- was so wonderful to work with, she took so much time to help me and find me the best apartment for me and my family. She told me all about the area and how close it was to everything; she even told me a shorter way to get to my job from here. LOVE it here.

There were several minor and major maintenance issues, that were taken care of quickly and satisfactorily before my move in. Such a beautiful place and great location! I moved from clearwater and so happy that I did. ---- toured me the property and at the time not only did I have a great experience but I saw deer walk right up to us! It was amazing and ---- made you feel very welcomed! I am so happy since I moved in here and I love the staff. Parking is a bit of a chore but I'll take that any day over the seeing drug dealers or men beating their children and wives or my car being broke into. I've read some of the reviews but I believe when people become SPOILED by their surroundings they can't see anything in front of them! From a new resident that plans on being here for years!!

Do not live here if you have family or friends. The community was built with too little parking and as a result there is never enough parking when everyone comes home at night. The community has sent out a notice saying NO VISITORS CAN PARK ON THE PROPERTY AT ANY TIME. I've been told by management that if you have guests, they need to park elsewhere and you can go pick them up. Otherwise, get towed. I've had my guests towed from the community.

I highly recommend The Landings @ Boot Ranch for your next home. I lived in the community for 15 years (almost 16) and recently moved. It was a bittersweet move for me to make since I truly enjoyed my "home" for this duration. The manager of the community takes pride to ensure that the community is managed effectively and the entire staff, including the maintenance team joins her in this endeavor. They are helpful, professional and friendly and care about making your home a home. ?

I have been living at The Landings for about 3 months or so. I really do enjoy it. I looked at a couple of other apartments, but kept coming back to this one due to two things....1, I really do like the updates, and 2. Kirsten was incredible. She never once made you feel like you were bothering her, and she had all her information and double checked things before she confirmed. I hhave had issues with telling the office about people not picking up after their dogs because I don't want mine sick and Nina seems to get upset, but Wendy doesn't seem to care. Also, if you want an internet/cable provider other than Brighthouse, don't move here. You do NOT have an option as the complex will not allow anyone else out even though other services are available. And now they are taking away guest parking...stating that if we have guest they should park about a mile away at Publix, leave their car and the tenant go pick them up!! I do not see a renewal in my future here which is sad because I like Nina and Kristen and my apartment. ..but… See More>

The Landings at Boot Ranch is absolutely wonderful. What a great place to live. The office staff, headed by Wendy is fantastic, and the maintenance men are there when you need them. Its quiet, and beautifully landscaped. I have been here for 2 years, but am moving back to Chicago to be with my grandchildren. I will really miss this place, and all the people that make it run like a well oiled machine. I have been proud to call it home for the past 2 years. Anyone that is looking for a place to live, you need to check out The Landing at Boot Ranch first, you won't be sorry. A great place to live

The complex used to have a bad reputation but now it has changed. I moved here in November in a 2 bedroom and 2 bath apartment. I absolutely love it! Yes they did do construction on our balcony but management took $200 off our rent and we didn't even ask them to do it. Yes cars do get towed, but not when they park in visitors. If they park in visitors then I promise they wont get towed. I'm from up north and that's how every complex was there. As far as maintenance, we had a crack in the wall in our spare bedroom and they fixed it the same day, also our toilet kept running and the fixed that in less than two days. Also, the review below this said the dish washer left white foam on the dishes, well guess what, we live in Florida our water is not gorgeous spring water. I lived in a beautiful house in Landsbrook and had a top of the line dishwasher and it still left white foam. Here's a little tip, put two tablespoons of vinegar in the dish washer and you will never see white foam on your dishes again.… See More>

Oh geeze, will there be enough space for me to write all this? Mgmnt is def the worst! After all we went through with the horrible noisy construction. We are dealing with the settling of the buildings. People were suppose to come and fix the cracks everywhere. They did a half --- job and still needs it done. When I moved in, it was "my fault" for wanting the keys when I was told I could, that the apt wasn't cleaned at all or painted! The pool was shut down over the summer months to replace it. They didn't do any better! The hot tub has been broken for many many months and can't use it. You can only use the workout area during office hrs when we were told pool/gym was 24 hr. Mold in the apts. Poor lighting Dishwashers are horrible and won't dry dishes and there is white film all over my dishes that are now ruined from it. The switch for dishwasher is inconveniently located. Mold everywhere!!! Bathrooms, shower, baseboards in and out of bathroom, windows in bedrooms always have black mold around the frame and glass. I laughed when I read the review below. The property renovations?These buildings are structurally unsafe! All you have to do is look around and see where they were reinforcing buildings because you had people falling through the floors!! C'mon!! They have parking stickers!! You have to pay for them, and there still isn t enough parking! If you don't have a parking sticker and you're a guest, you will have your car towed. I know because this happened to a friend I had stay with me for 2 days. If you go to the apt. manager which I did...she will pass it off on someone else. She didn't even try to reconcile the situation. She is possibly the most unprofessional manager in any job field known to man. She lives here...but you wouldn't know it. I will say her staff is actually really friendly, but her staff changes so frequently you would think a temp service is at work here. Home Sweet Hell on earth

Let's see... mold on approximately 42 spots in the bedroom, 4 large 12" mold patches in master closet and second bedroom, rotten floor on balcony, A/C that freezes and leaves puddles on the carpet, bathtubs that don't ever drain, mold coming from the vents, roaches, old nasty carpet, at least 6 tenants who have fallen through their rotted floors, dog poop everywhere in the grass ... and this is from a LUXURY apartment!! Don't be fooled by the advertising or the beauty of the model apartment. These building are rotting from below. The foundations have serious defects. Stay away. Beware.

New Resident...Old Friend

I recently moved into the Landings at Boot Ranch because I had a friend who lived there 4 years ago. I always thought the place was beautiful and the apartments were big. I am very happy so far, the property is beautiful, the staff is coureous and it's quiet, very peaceful. I really love the size of my two bedroom and the view from my 3rd floor apartment is breathtaking. Can you believe I actually saw deer, in Florida. It was the nicest thing.

I Love it here

I am so glad I did not find this site before I rented as I would have passed up a truly great place to live. This is by far one of the nices apartments I have lived in since moving to Florida. The area is fantastic to live in close to everything. My apartment home is beutiful. My kids are proud to live here for the first time since we moved to Florida they started inviting friends over. The management is always throwing community events. My apartment is sound and safe. I am amazed at all the negative remarks made. I Guess it does show the true human nature of people is to wine and complain and tell everyone if the feel they have been mistreated as to not take the time and write or give a someone or a place a compliment when its well diserved. The only complaint I have, is the parking here is bad but what is an apartment complex going to do when they do lease 2,3 and 4 bedroom apartments and those renters have 2 or 3 cars each. Home Sweet Home

While looking for a new apartment community someone told me to check out apartmentratings.com. I didn't listen and I ended up at The Landings of Boot Ranch. After settling in; one night I decided to read up. What horrible reviews, as I read them; the language (and quiet frankly the spelling) began to stand out to me. Read them, please, do they sound like intelligent well educated people, or disgruntle "I didn't get my way now I am kicking my feet and calling people names" former residents and even employees. I love the Landings, everything about it and I love the staff. The community has regular events for the residents and I have met a lot of people who feel the same way I do. There are always going to be unhappy people...."You can't please everyone", I personally witnessed a woman that I know doesn't scoop after her pet come into the office and complain about the smell of dog crap everywhere...duh. No deposit

After living there for 3 years, apartment carpet was "cleaned" when I got there until after 3 yrs the old stains that were NOT mine slowly seeped up to the carpet and were visible. The carpet was never replaced or offered to be replaced. Then when I move out, after I cleaned the apt spotless (except for the carpet) they actually had the audcity to charge me $500 and did not return my $200 deposit. I ended settling with them since I could not afford an attorney to fight them. All of the management there were so unorganized after switching how many times during my 3 years. I don't think they ever cared about the actual tenants or the common areas. Don't move there unless you want to be screwed over.
