Don’t move here
The property has really gone downhill ever since Lamont and ram have gotten here. All the manager does is lie and then blame everything on the owners. I even spoke to his boss Sabina, She never follows up on any of my emails or phone calls. She is horrible as well. Do not I repeat. Do not spend your money here. They get rid of good people and keep the bad ones!! Very high turn over since new manager started! He even intimidates us as we are voicing our problems making it feel unsafe. Sometimes I dont feel comfortable even leaving my home without somebody there because I am thinking he might do something. I cant wait to move! Do better!

Living at Willis is amazing! The staff is very nice and the maintenance team is awesome too. Move in went super smooth and now I'm almost 6 months into my lease and don't have anything bad to say. The complex stays clean and is always welcoming.

These apartments are very loud. It feels as if people walking in the halls are right in your room with you. Uncomfortable to shower because it is also right by the door with everyone walking by. You can hear every step from the floor above pounding all the way down the hallway too. Doors to the exits slam and shake the walls. When you say something to management about anything Lamont Jones will tell you that you are wrong and then ignore any follow up. They send daily emails threatening fines for trash, parking, smoking violations and you cannot unsubscribe and also leave these notes on your door.

Great experience with Maintenance Service
I've had an amazing experience at this complex, and the maintenance team, led by Luis, has been incredibly helpful and efficient whenever we've needed repairs or had issues to resolve. I would definitely recommend it

I enjoyed Willis a lot when I first moved in and for the first year. Things have definitely changed since then. Hallways carry a smell. Frequent Elevator and Garage Maintenance. Residents leaving trash in the hallways and piled up near trash chute.

Appreciation
I want to shout out Luis from maintenance. He’s always friendly, respectful, and actually helpful when something comes up. He explains what he’s doing, follows through, and makes the process easy. Really appreciate his professionalism and attitude.

[Incentivized Review] I’ve really enjoyed living at this apartment complex. One of my favorite amenities is the gym, which is convenient and well-kept. Right next to it is the clubhouse, which is a great bonus — it has clean showers and restrooms, making it easy to work out and freshen up without going back to the apartment. The clubhouse also has a pool table in the lobby, which is a nice touch for relaxing or hanging out.Also the lady Tiarra is nice lady who helped me get my apartment.

A Fab Place to Thrive
I have lived here for a while now and it is in such a convenient place, the people are friendly and have now become the family! My unit is spacious and they keep all of the common areas very cleanly. Problems arise they fix them in no time flat!

Leasing Office
I had a great experience touring the property thanks to Tiarra in the leasing office. She was friendly, professional, and genuinely welcoming from the moment I walked in. She took the time to answer all my questions, explained everything clearly, and made the tour feel relaxed and informative rather than rushed. You can tell she really cares about helping people find the right place. Overall, it was a very positive experience, and she made a great first impression of the community.

Good Life at Wilis Avondale
I’ve been a resident here for over 2 years. Since the change in ownership, there has been a significant improvement to the complex. They’ve renovated the exterior and some parts of the interior with more interior renovations to come! The staff is very friendly and maintenance is fast to respond to my requests. My lease renewal has been posted and I will be renewing!!!

Amazing Apartment
[Incentivized Review] This is the very best crew. I’ve been here since 2023 and they have made a major upgrade to not only the apartment but to the customer service as well. You can tell that everyone here really loves working here. They care about the residents.

I moved in a little over a year ago, and my experience has been mostly positive. The apartment is in a great location, close to downtown Decatur and only 15-20 minutes from downtown Atlanta. The apartment is conveniently located near grocery stores, local shops, and everyday shopping. The neighborhood is quiet. My only con was the outdated common spaces, but the apartment recently underwent renovations which are very nice! I wish the gym would be updated with new equipment, but that's the only con with common spaces. The garage is 'secured' but that's a hit or miss as the gate is often broken. Overall, a solid 8/10.

I have been at Willis for 6 months. The management staff is great, the apartment and amenities are great, and the maintenance people are great and timely. I rarely ever hear neighboring apartments when I am in my apartment, which is something I had concerns about. Overall I love this apartment and apartment complex. I do have some complaints. The management will not allow you to have a spare access key fob, which makes it challenging to have pet care when you are out of town. Also, there is no call box near the visitor parking, and people would have to go around the entire building to get to the front door to be buzzed in. Even if you buzz them in the front door, they wouldn't be able to access the apartment. So, immediately prior to leaving town you have to hand off your only key fob to a pet sitter, and retrieve it immediately upon return. It is very inconvenient and could be avoided by either allowing a spare key fob, or installing a call box by the visitor parking. The call box system is also strange and they assign you a random number, not your apartment number which makes it challenging. Their new parking system is also a hassle and you are only allowed 24hrs of visitor parking per week before parking needs to be paid for. It was free when I moved in, and for the amount I pay for rent, parking, fees, etc I shouldn't also be limited or charged additional parking fees for visitors. One improvement they have made since I moved in is they made it so the package room is accessible outside of business hours, which was previously very inconvenient for package delivery and package pick up. Delivery is still a challenge sometimes though. Also, they have been doing a lot to update the shared spaces, so the outside and amenities are kept looking great.

There has been major ongoing construction outside and inside the building for 6 months. Staff do not respond to emails or calls. Secirity parking gates do not work often. Keyfob required to enter building didnt work and info etased requiring resubmisdion of info and was locked out of building at 11pm at night. When I complained was told I was "the only one" who complained. My family cannot access my apartment without me being there.

Hidden fees, lacking communication, flooding, and limited guest parking
Instead of raising the base rent, the apartment has added new fees and increased existing ones, effectively resulting in a rent hike. Here is the breakdown: pest control, valet trash, common space electricity (introduced by the new management), a mandatory insurance fee separate from renter's insurance (also from new management and still unclear why this is required), parking (also new), and service fee for the water bill. I would have preferred a straightforward rent increase rather than these hidden fees added to the lease. The previous management was excellent at communication and always provided advance notice of entry, letting me know exactly who would be in the apartment and when. The current management, however, gives no notice, and have been caught off guard by unannounced maintenance visits. Please improve communication with residents. I now feel uneasy about the possibility of someone entering my apartment when I am not home. Lastly, it seems the flooding issue in the retail parking garage has mostly been resolved, though it still floods slightly during heavy rain, a problem we never had before. On top of that, the pet spa has been left in unusable condition since the flood. The apartment has recently partnered with Parkeaz and now requires all residents to register both their own vehicles and any guest vehicles. Guest parking is limited to only 24 hours per week, which is very inconvenient for visitors. We are already paying $25 per month for parking, but now there’s an additional $3 monthly fee for Parkeaz. It feels like the apartment is just trying to squeeze as much money as possible from residents.

If sleep is important to you, then Willis is not for you. Construction on College Ave has been going on for 2 years now, with no end in sight. There is constant drilling, day and night, 7 days per week.

Fun visit
Me and my friends toured with Tiarra yesterday and when I say she is the sweetest. The apartments are so nice and huge!! Tiarra has a very beautiful aura and personality. We went to so many offices where they had nothing to show and were very rude. Tiarra made this experience so much better for us. She had no problem with answering any questions that we had and trust me we had plenty of questions. I like that it did not bother her like most places. You can tell they take very good care of the place. They also have bars and restaurants connected to it where of you move in you get discounts. I cant wait to move where I am now to The Willis Estate.

Our move-in to Willis Avondale in 2023 went smoothly. Everyone in the Leasing Office was kind, friendly and accommodating. We really like the location as it is conveniently accessible to Publix supermarket and pharmacy, restaurants along the street, as well as Your Dekalb Farmers Market. We have, so far, enjoyed our stay at Willis Avondale.

Tiarra did an amazing job on our tour and I will be leasing in January. I see they doing a lot of work in the area so that’s good to see. They even have restaurants and bars below the apartments. Thank you Tiarra you are so sweet.
