Prompt, efficient, and curteous service and values!
Luis and Malaki came to resolve various electrical, ancillary upkeep, and security/safety concerns. They were prompt, professional, knowledgeable, efficient, and courteous. I am thankful for their expertise, work ethic, and integrity. I am looking forward to their continued value to the property and the field they lead. MAKE APARTMENT TOURS GREAT AGAIN!
What a great guy! In a world where "self guided" apartment tours have become the norm I'm so glad Willis Avondale Estates and Dequauion remain traditional. He was both professional and honest about life at the complex. He answered all my questions in detail and made the experience wonderful. The snacks were also a lovely touch!

My A/C broke in the middle of a heat advisory! Within 10-15 minutes of me calling Luis, the maintenance technician, was at the door. He was quick and efficient when diagnosing the problem. Sadly, he had to go up on the roof when it was 95 degrees and felt like 102 according to my weather app. Still, he sorted everything out very fast. I honestly hate this apartment complex since the company RAM took it over earlier this year (I've been here since 2020). But Luis gets a 10/10! 5-stars in my book!

Maintenance
Louis was fantastic! I had quite a few maintenance issues moving in (clogged sink, light out, door handle loose, dishwasher not working). It took a few days before anyone came, but Louis fixed most of the issues same day. He ordered me a new dishwasher, came back a few days later and it was installed within an hour! He is very kind and understanding about the mess as I am still in the middle of unpacking boxes and such. Thanks, Louis!

Fast Repair & Courteous
My maintenance electrical issue was efficiently resolved by Louis who is super professional and very knowledgeable as it took Louis less than 1 minute to determine that the reason for no power in my living and office space was due to a shorted patio outlet and will be repaired start of week however meantime Louis was able to get the power working in my living and office space so I could continue to work from home . Louis provided me superior service that exceeded expectations above and beyond. I love Willis at Avondale Estates!!!

Maintenance
I just moved in here yesterday and experienced some minor problems within my apartment! I wrote a request for maintenance yesterday night and immediately this morning I was helped. Both things were fixed extremely fast and the man helping was super kind and fast with his work! I appreciate Luis a lot! Thank you!

New resident here but nothing but good things to say thus far. Office staff are super friendly to and helpful. I entered maintenance request and they were completed within 24 hours! Luiz is on top of things here. I missed one thing in my list of requests, call the front office and by the time I made it back to my apt Luiz was at the door waiting to assist.

Great place to live or work
I have lived here for a year and this is an awesome opportunity to have an apartment in an up and coming area for an affordable rate. Amenities, people, and location says it all about the Willis building. Great job on this one!

Be Careful! Running and jumping Permitted!
This property was initially a great find. However, a few weeks after I moved in my upstairs neighbor in the unit above me became obsessively interested in getting my attention. Her efforts were and are still psychotic. She runs, jumps and stomps on the floors daily and nightly from around 7:20 am to 2:00 am (who has this much time is my question?) This neighbor’s behavior resembles stalking material. She left a note on my door apologizing for the noise and gave me her number. I thought she was being sincere so I responded but little to my surprise she was trying to get an invite to my apartment. This neighbor proceeded to tell me what kind of car I drove and that she knew who I was before I initially met her for the first time. I suspected she followed me into the parking deck a few times. I have sent countless emails to management and after 10 months of this nightmare, management tells me they cannot tell my neighbor how to live. Fast forward less than 20 days later I get a notice of lease violation. My neighbor’s “boss” sent an email complaining about my music. The music I play to drown out the outrageous noise coming from the unit above my unit. Just save yourself the trouble and don’t move here if you cannot secure a top unit. The resolve for tenants who do not understand or show courtesy for their neighbors is nonexistent. However, the same idiots can complain and unfortunately management doesn’t have the managerial skills needed to create a peaceful and safe environment for all tenants. Management made a comment about my three year old crying too loud in agreement with the neighbor above me during a meeting to resolve the noise issues. Too many break-ins both cars/parking deck and actual apartment units. After two months living here I started receiving letters almost weekly about break-ins. The entire parking garage gate and door codes throughout the building system was down for two months. Too many illegal activities going on and the courtesy officer is only worried about teenagers meeting at the pool or being loud. He’s too fat to stop or prevent real crime. Happy apartment shopping.

Noise is an issue
The noise in this apartment becomes excessive way too often, and there is no accountability. It only takes a few inconsiderate residents to ruin things for everyone, blasting the loud bass music, often through the paper-thin walls, or out the balcony for all the apartment units facing the pool to hear. This will often go on for hours, unimpeded, regardless of the time of day. Management will occasionally send out written notices if you complain enough, but they have no way to actually enforce this. When I signed my lease, I was told that there was a courtesy officer that handles after-hour noise complaints, but that's a blatant lie.

This place is so loud. Walls are paper-thin, and neighbors are inconsiderate, playing loud music and running around late into the night. People complain, but management is woefully incompetent and can't/won't do anything about it.

The security here is TERRIBLE. There's a homeless guy (that wears a Brooklyn Nets jacket) who basically lives in the apartment lobby on the ground floor, and people act like he's just not there. Also, multiple car break-ins, which makes sense, given that the gate to the garage is broken half the time. This is from a recent email: Please be advised that we have been informed of recent criminal activity involving vehicle break-ins. In speaking with the Avondale Estates Police, we were made aware that there has been an increase of this type of activity in our area.

When I visited during business hours to tour the building, it seemed like such a nice, peaceful apartment with fancy amenities. Having lived here for almost 2 years, I can tell you that it’s all a facade. The constant noise alone makes me want to move out this instant. There is always loud music blaring from the pool area, and if your apartment unit faces in toward the pool, the whole living area shakes with the bass and vibration from the music. This usually lasts several hours, late into the evening. The courtesy officer never picks up his phone, and management (looking at you, ----------) won’t do anything about it. It’s not worth it… do yourself a favor and go elsewhere.

I was really impressed when I first toured this place - beautiful amenities, gated garage, nice exterior appearance. Having lived here for a year though, I'm ready to get out ASAP. Among the garage gate, the fob key entries, and the elevators, one will not be functioning each week. We seem to have a fire alarm go off every couple of days. Worst of all... the noise is unbearable. People party by the poolside, screaming and blasting music at all hours of the day and night, and there's absolutely nothing that's done about it. When I asked about noise at the time of signing, I was told that it was a quiet, peaceful complex and that an office on-site will tend to any noise complaints. NOPE. You call before the official "quiet hours" and he'll tell you to suck it up, even if it sounds like Mardi Gras outside. You call after the quiet hours, he won't pick up 9 out of 10 times, and if he does pick up, he'll make up some excuse about how he's not around and tell you to call 911. Absolutely pitiful.

The apartments themselves are nice and spacious, but the building consistently has issues. There have been issues with the fire alarms, elevators, and key fob access. There are rules in place to help keep the community quiet and safe, but people ignore them and no one enforces them. There are quiet hours, but no one available to take calls or complaints - the “courtesy officer” simply tells people to call 911. People regularly smoke in their apartments and on balconies, prop building doors open, and generally lack respect for others living in the building. These are problems in any apartment complex, but management does not address the issues in a meaningful way.

IT IS SO LOUD HERE. The way the apartment is arranged, half of the units are facing inward to the central pool area, and there's always a group of people gathered, blasting music and screaming until late into the night. I've reported this multiple times, and they just put up some fliers or send out emails that people don't bother with. There is supposedly a courtesy officer, but most of the times, you can't get a hold of the damn guy, and when you do, he says he's busy, off-site somewhere and tells you to call 911. I like the cleaning lady and the maintenance guy. It's a convenient location for me with proximity to work, but the nightly noise level is just simply unbearable, and they're clearly not interested in taking any meaningful action to address it. I can't wait until my lease expires... There's so many other good options in the area. For your sanity, consider another building.

My daughter and I have lived in the willis since 02/20. We love it. Fantastic people, well run, quiet and easy to get to and from. The crew that runs the property are super nice and very attentive to all our needs. I would def recommend the Willis Apartments. We just upped for another 15 months.
