Great location in a secluded setting but is also close to stores and more. No apartment is perfect as we live in close proximity to so many different people but the features inside my home are really nice and functional. So far so good and the electric car charging stations are a real plus!!

    The planted positive reviews here make me laugh. The one guy enjoys his handicap parking spot 10 feet from his front door, while the rest of us hunt for parking and the former "polite manager" was removed from this property because she was so incompetent. The other reviews are accurate. The company that manages the oaks is sickening for so many reasons, They exploit their own employees, so don't think for a second you will get the least bit of respect as a renter. Don't be fooled by the sales pitches and smiles and what seems like a nice place to live at first glance. Know what you are signing, know you have no rights. The staff changes all the time and no good, self-respecting professional stays with Sentinel Management. For instance, they hire maintenance people who speak english as a second language. I mean barely speak or understand english. Nice guys, but they require them to work over 40 hours a week and without overtime pay. They must come in on the weekends, but are not paid to do so. Everyone in the industry knows that by law workers are supposed to be paid for at least 4 hours of their time regardless of how long they work when it comes to weekends. ---- made it very clear Sentinel does not pay overtime. End of discussion. Before the property was sold the former Greystar management properly paid and supported its staff, which is why all of them have left under the new regime. Sentinel hides certain employees vacation and sick time from them so it no longer shows up on their pay stubs and withholds the time they have accumulated so they can't use it for basic needs like doctors appointments. Everyone in the industry knows about this overtime payment rule on the weekends, but Sentinel exploit minorities who don't know their rights and can't afford to hire lawyers to fight for their rights This property is run by a bunch of heartless animals out of New York City, who treat people like dirt while collecting hefty rents here. Georgia needs to shut down operations like this. I can't support this company so I've moved out and up to a place run by excellent staff who care about us and know how to run a thriving property, not at the expense of their employees or tenants.

      Sentinel management and staff are deaf, dumb and blind. Expect lies and clueless corporate policies to dictate your life. They have destroyed the Oaks at JC. If you are a normal working professional, don't move here, you will be miserable.

        If you value your health, your kids, your pets, are pregnant, nursing, or plan on becoming pregnant while living here, are looking for good customer service and no-hassle management, DO NOT MOVE to the Oaks!!!! Read on if you want to know why. I've asked to be notified before they apply toxic herbicides like RoundUp on the grounds, because it's made our dog sick 2x (vomiting etc.) The corporate district manager said they "can't be my concierge service." Residents have a right to know what chemicals are being sprayed and when! I asked them to use an eco-friendly option and they refused, per their landscapers recommendation. They said they would try to let me know, but they haven't and more went down today. This is the third time. I saw the landscaper asked what they were spraying and he told me RoundUp for the weeds. The manager had no idea this was happening. They truly don't know what's going on because they never leave their offices! Sentinel's stance is "we have hired professionals to take care of the landscaping and we trust their judgement." Ironically, these "professionals" have been fired I learn today, because the grounds look atrocious, weeds 4-5 ft. tall where no new pine straw has been put down and grass 7-8 in. outside our unit because it's never mowed consistently. Odd that a fired landscaper would be on site spraying Round Up, no? Corporate management will tell you anything even if it's the opposite of what's actually going on. TOTAL LIARS! And the regional manager's husband is a landscaper, so she makes money off the chemicals being applied, so surprise surprise, she's all for it! They seriously hired a guard to walk the property when the temperatures were below freezing to look for signs of a burst pipe, sent out 4 emails alerting us of freezing temperatures, BUT WE CAN'T GET AN EMAIL ABOUT CHEMICALS YOU ARE SPRAYING THAT MAKE PEOPLE AND PETS SICK???? CHECK YOUR PRIORITIES CORPORATE MORONS!!!!! THE ENTIRE COMPLEX IS COVERED. THE OAKS IS A CHEMICAL WASTELAND. The management has zero concern for the welfare of tenants. They are corporate paper-pushers, who lack any ability to think critically, talk to people respectfully, or run an even halfway successful property. The staff is ever revolving. They are SUPER CHEAP, but just blame their third party vendors for lack of service. They take zero responsibility for anything that happens here, and will tell you they are doing any excellent job, HA! The district manager in NY, just lies through her teeth, saying Johns Creek planning dept. rejected their additional parking and playground plans. I called the planning dept. and no such plans have ever been submitted. Gate's left open all day: The manager's emailed response... "The gates should not be considered a security device and we do have to leave them open during office hours for ease of access for prospective residents and contractors. Unless you have a 24/7 manned gate, they really cannot provide security as vehicles tail gate other vehicles in." Moral of the story no manned gate here, so no security. Just know that the gates offer zero security per the managers explanation and that their primary concern is new sales, not residents security. One of the reasons we originally moved here, was that the former awesome management company had more eco-friendly features than most. So no herbicides sprayed on the lawn and eco cleaning products were used in the gym and clubhouse,maintained impeccably. Now the gym and clubhouse are cleaned only 2x a week if that by an outside cleaning company. The toilets were clogged and disgusting this morning, the gym is always out of wipes and I've watch the cleaning people basically just vacuum the floor. It's completely unsanitary and beyond disgusting. The gym equipment is never sanitized. Next, the saltwater pool is not saltwater...chemical chlorine tablets and shocks are used regularly. The pool has become the neighborhood hoodlum hangout. Disrespectful teenagers who don't live here hang out in mass and management does nothing. Tenants who don't pay their rent continue to live here...eviction notices on doors every month, yet months later those troublesome tenants are still here, taking over the pool and inviting all their friends who don't live here. If you come to look at a unit, don't just look at the model across the street from the clubhouse, WALK THE ENTIRE PROPERTY. You will learn a lot. This place is VOC happy with overdoses of artificial fragrances in the common areas to cover up the uncleanliness. They are completely uneducated on anything environmental here. Had our windows leaking and they came to "patch" the leak with caulk rather than find out why water was coming in. The caulk hasn't held and it continues to leak...no doubt it's getting nice and moldy behind the drywall. It might help if the the gutters outside weren't so plugged up. Not rocket science, but you can't tell maintenance anything. Just know going in. Sorry you had to read this endless review, more sorry we are living it. PS. The former excellent staff are now at Roswell City Walk, just move there and save yourself the nightmare of living here!

          I know that no one enjoys reading long reviews, but the Oaks is so poor that you will have to do so. First off, the residents are extremely disrespectful and noisy. Whether it be someone screaming in the hallway every day at 7am to unsupervised groups of unruly children running around, you never have a quiet day. People decide to be as loud as they want, regardless of the time of day. The groups of children that every reviewer has mentioned come home screaming, and it doesn't stop until late at night. They also do this in the early hours of the morning. They run around, flying through the parking lot with no awareness whatsoever. I was backing up once, and thankfully I know how to observe my surroundings, as the child behind me was completely unaware of the car right in front of him. The rules are not enforced, as I know for a fact that big families are living in one bedroom apartments. The walls are incredibly thin, allowing you to hear every single thing your neighbors are doing. I was even able to hear the person two floors above me flushing their toilet. The management is not helpful, as they only attempt to satisfy you with empty words. Instead, they focus on using their energy by telling people how to put their trashcans outside. They do nothing about the reckless drivers and children. The apartments themselves are fine, but overpriced. The walls are too thin, as well as the ceilings. The hallways are always dark and acoustic, echoing every sound imaginable. While I know people tend to try to put bad reviews out of their mind when they see a place they like, please know that the Oaks is not worth your time.

            I have lived here for close to a year and absolutely love it. I have been a homeowner in the past (in nearby Milton) so I am coming from that perspective. The interior of this place doesn't feel like a cheap cookie cutter apartment with the granite and simulated hard woods. The noise has not been problematic at all other than a few noisy dogs, which have always stopped barking in the evening. The walls are not paper thin as I have experienced elsewhere. It really feels like a home inside. The parking situation leaves a lot to be desired however, depending on which building you are in. That is my biggest complaint.

              I moved here for temporary corporate housing and I'm glad it's temporary. Management is lacking in professionalism and any basic understanding of customer service. My move in was disorganized and the property is managed inconsistently. I'd like to come home to a quiet place, but I come home to unattended, screaming children running around on a daily basis. My neighbors across the hall tell me it's even worse come summer. There is no insulation between the units. My car has been run into several times. Footballs are thrown at the building and hit my window on a regular basis. There is no respect for other's property and management will not address this. I have found Sara and Joan to be unresponsive and ineffective. All of the construction dirt and noise across the street just adds to the headache. There are some trees and it seemed nice at first, but that's were the peacefulness ended. The property is just not well maintained. Management is only concerned with the bottom line and shows no focus on customer satisfaction or retention. Everyone is nice at move in, but it's typical lip service. I don't recommend the Oaks for corporate housing. Executives would be much happier at much nicer apartments in Johns Creek that are run with good old southern hospitality. The only plus is heading into my office every day.

                This place is the worst place to leave.... Don't be fool by granite counter top and gym....very noisy no parking bad management unsafe and unhealthy units.in my place mold is growing every where.I have 2 kids very sick and all they do is talk...friendly faces only before you sign the contract after that good luck getting contact with anybody in that office....please think abut your family's health before you consider this place.

                  Actual apartment: nice, but we were the first ones to move into this unit. Parking: horrible, don't even bother arriving after 7 at night and finding a spot within a quarter mile of your building Neighbors: some were nice but some don't even acknowledge you as you walk by every single day (language barrier?) Kids: 1000 too many, skateboards under cars, bikes in the hallways, pellet guns being shot at cars, fights, basketballs being dribbled inside above apartments, this list goes on. Pool: nice minus the kids without supervision splashing everyone Gym: actually not too shabby, small but decent equipment Location: great, easy to get to 85, 400, and not too far from downtown. Maintenance: great the foreign guy is super nice Management: they don't even wave or say anything as you walk by. Any problems I've had since the new management has taken over I don't even bother going to them with. When dropping off rent at the leasing office (most the time days early) I don't even get a "thanks" or "hey" as they watch me walk up and proceed to leave the building. End note: can't wait for my lease to end....we're out. I would rather move back in with my parents than live here another year.

                    Gotta get this off my chest...leaving at the end of my lease...Sentinel Management is AWFUL. ----- the manager thinks she is God's gift to property management, she knows everything and is never wrong, LOL and the assistant manager is nothing short of incompetent. It's funny because I don't even think the staff like one another. The poor maintenance crew is nice, but they now have to suffer under the brutal dictatorship of Sentinel. Everything everyone else has said is soooo true...just add dog crap everywhere and condescending corporate management and that rounds out the picture. Had to sign 5 versions of the lease with all these addendums that said the exact same thing!!! Took FOREVER. Their answer to everything, because they think we are all idiots, is "that's corporate policy." If you move here and I recommend you don't, get ready to hear that line about a million and one times. They should just record themselves and hit the button with every question tenants ask. They truly have no idea how to think on their own. It's clear that is how they are trained. Well I hope corporate likes having non-performing assets in their portfolio, because that's what this will be. They're all about the us and them mentality. We are management. You are the paying enemy. Wait stop the bus. I pay YOUR salary. The buildings are ok, well except for ZERO insulation between the floors, you will hear every flush etc. if you know what I mean and I think they forgot to include a vapor barrier under the flooring because moisture gets in and mold does grow in the corners, also have mold growing on the edge of the windows. Always have the heat on full blast, feels dry as a bone in here, but when the windows get wet from the temp difference inside vs. outside black mold grows on the edges...always cleaning it. UGH, really?! Does anyone else have a moisture issue in their unit?? I have to stay on top of it, because dealing with them is too painful. Met great tenants here, but they are just as unhappy and leaving too. I pay a lot to live here, and it simply is not worth the hassle with this management. This was an eco friendly complex, now its artificial fragrance spray in the gym, office and lounge that is so strong you can't bear to breath. I can literally smell the horrid chemical fragrance across the street in our building. The common areas were always so clean and fresh smelling with Greystar. Also, the entrance gates are hit or miss whether they work or not and forget security, there is ZERO the gates are always open when they aren't broken. It's so aggravating to not be able to get out of the gates in the morning because they don't work, but then come home and everything is wide open to anyone and everyone. Why have gates at all if they never work and then you just open them up all day when you do get them open? Try to work with management about these issues and they tell you what a wonderful job they are doing, how awful Greystar was and that everyone who lives here loves them and is happy. Hello, WAKE UP read the reviews. NO ONE IS HAPPY SINCE YOU MOVED IN....so I'm moving out. Anyway drive in to see for yourselves. The gate are always open, lol, just watch out for the kids flying in front of your car. Less than 1000 sq. ft 1bed/1bath for $1250 a month....HA. Someone told us how happy they are at a new complex in Cumming called Greystone Summit, family owned and never to be sold to crappy management. Where do I sign!?

                      If you are looking for a quiet, peaceful place to come home to after a long day's work, DO NOT MOVE HERE! First, there are unsupervised children everywhere! Even in front of your moving vehicles. I am actually shocked a child has not be hit yet by being so careless. Second, the noise on the weekends is uncalled for and also, from the children. Want to sleep in after a long week of work? Not happening here. I have lived at many apartment complexes before this one, and ones on college campuses...with loud parties! Lastly, management does nothing to help whatsoever! I honestly cannot wait for my lease to be up so I can find a better place to call home!

                        I WOULD NOT RECOMMEND THIS APARTMENT COMPLEX TO ANYONE! Although the community appears luxurious and the Johns Creek area is a great area to reside in, the new management has turned the complex into a terrible place to live. My husband and I moved in when Greystar was managing, and they were terrific. They we're prompt at resolving any issues and made sure to keep all the residents happy. However, when the new management company took over, the Sentinel Management Company, we were treated like cheap apartment tenants. They have only recently enforced policies that we were not aware of, but they took no hesitation charging us stupid fees left and right even though they cannot follow their own rules. Trash pick up starts promptly at 8pm, but there are nights where the trash valet pickup service starts at 1 in the morning!!!! For some of us who have to work graveyard shifts, how are we supposed to bring in our trash bin by 9 am the following morning? Although it is "policy," I have already been fined for this petty reason. Another downside is parking. This management company clearly do not follow any rules!!! We have new neighbors, and the company clearly does not care for a tenant # occupancy in a one bedroom apartment!!! The noise level is atrocious with 3-4 adults and 1-2 children running around upstairs in a one bedroom apartment. This is why there is parking issues-- people parking on the streets because of unauthorized tenants! On a side note, we have had police come to our door at 2 in the morning because of a domestic dispute among one of our neighbors. How is this my problem? This just comes to show the types of residents here... We have had another instance where the police knocked on our door in the middle of the night to ask us for maintenance's number.... Why us? Because we had left our living room lights on. Now we have patrol vehicles constantly in and out of our neighborhood and people are getting arrested in front of the community. What a terrible environment with absolutely no quiet enjoyment. Lastly, management does not have any grasp on customer service. I have left the office multiple voicemails with no returned calls... Ever. Also, if office hours start at 9 am, isn't it reasonable for their doors to be unlocked by 9:00-9:10?! Promptness is clearly not practiced here. We are expected to wait outside until the doors are open, and even after walking in... I have never been greeted by the staff. I can go on and on about how this new management company has "managed" to completely botch up a luxury apartment complex. I know tenants are moving out and not renewing their leases for this very reason. The type of new tenants that are being invited to reside here is no joke either. Luxury has turned "------" within just a few short months, and I am just waiting for my lease to end.

                          After having my application denied, they issued me a check for the security deposit ($150). I deposited it in my bank thinking a check from a fancy apartment community (that's way overpriced) would be ok. Nope, the check bounced, to my surprise! I am now waiting for my money to be returned plus the $12 my bank charged me for the NSF and at the very least a response to my numerous emails concerning their theft of my funds that they are ignoring. These people are shady, don't let the pretty exterior fool you. Run!!!!

                            The apartments themselves are beautiful. I would say the best in the area by far. I was the 3rd resident to move in after they opened in march 2013. There is not a lot to say about the actual apartment other than you will love it. the Prices are a little high but you get what you pay for. My one complaint is parking. Its a MAJOR complaint. Parking is Horrible. And frankly the lot looks like the February ICE STORM nightly. Cars everywhere. The Greystar Managment never did anything about it. There is a new company now and unlike Greystar they do acknowledge the problem but we will see what they will acctually do. If you arrive home any later than 9 pm you will be forced to create your own parking space. They will then turn around and place large orange residue leaving sticker on your car. This is ------- ridiculous seeing as how I pay 1200 a month for a 1 bedroom. One other thing to point out is they continue to move people in on the upper level where this problem is, creating more parking traffic. Yet and still they have a "nature" area that I have yet to see anyone use since March of 2013. I will not be renewing my lease, and i may even consider early termination. I would not rccommend moving in until this problem is corrected.

                              Swarms of kids age 4+ who run/bike/skateboard around wild and unsupervised through the parking lots. They make a lot of noise. Some dog poop problems. Every time you drive in/out you face a lawsuit if you hit a kid running through the parking lot. Also people are abusing the housing. There are WAY too many people living in an apartment. For this amount of money the atmosphere should not be like housing projects.

                                A relatively New Lease Up property situated between Factories along Johns Creek Pkwy. We moved here when it was barley occupied and new. ---- our sales rep seemed cordial and upon first viewing we thought we'd give it a go. We are business owners in JC and living close to our business was convenient. Within a few months most of the units began to fill up with residents. Thats to be expected. Whats not expected : Tenants who are loud, obnoxious, abusive , who have twelve children who were left unattended , most of the time in either the pool or gym. Management led by ----- and -------- seemed apologetic at first but in reality just giving tenants good quality tenants lip service as an excuse for their true objective. As with any Lease up property so I learned was to sell it out, then sell it off. We paid a premium considering this is Georgia. We are from NY and prices in NYC would expect to be high,, hey your;e living in one of the greatest cities in the World. but Georgia.. nah dont think so.. even Atlanta is a pale comparison. just another overburdened city with too many Entitlements and guilt from the Civil war. The OAKS at Johns CReek had visions of grandeur, in actuality it was another property destined for Section 8 ville. and In they came one by one , two by two, like Noahs ark... a flood of trash.. with only one container.. garbage was bursting at the seams. After voicing our concerns to the Management.. ----- ( and the ------------ -------) they used our words against us and had a lawyer send an eviction notice. We paid our rent on time and ketp good care of our unit. picked up trash, swept the breezeways.. as they had no maintenance doing very much at the time.. After a consult with the Property manager. he later stated he stuck the lawyer on us as a way to get rid of people who complained... well who would complain other than the folks who actually cared about where they lived.. most others did not. Tenants smoked where they shouldnt allowed their dogs to run around the property unleashed ( against lease rules) let their dogs ---- wherever they wanted allow their underage children swim unattended and unsupervised in the gym.. ( only for people, over the age of 16 not for 8,9, or ten year olds.. Allow people with 7 kids to live in a 2 bedroom apt.. Ilegal.. why perhaps section 8 the problems grew exponentially.. and regretably. We decided to leave on our own accord. If you are a in the mood for pay high rent in a lease up.. and co-habitat with trash.. please do sign a lease.. tell them I sent you so at least Ill get my $500 referal fee.. Bon chance..
