Its well kept well at least in the front but when looking for a apt always like to drive to the back here you can tell the staff never made it back there. Management can be better they really dont care to be honest. Very nice complex but service isn't the greatest .

PLEASE READ!!!!!! Screaming so you can hear me!!!! DO NOT MOVE HERE. Comparing this to other apartment communities I've live in. This management company will drain you for every last penny. They do not tell you of all the extra fees that you will be charged for. How do you charge someone a bill fee of $7.87 to bill them? Then charge for a account set up fee $10.00. I did not ask the company they hire APEX Billing Solutions to bill or charge me. They basically hire a company to do their work and then charge you for the services. These fees should be covered by First Communities Management Company for ( The Grove on Southlake residents). So, whatever your rent is that they may quote/advertise is false. They tell you about pest, sewer and trash being an additional cost. Be aware your rent will be higher then what is quoted to you.. People come here with a set mind in what they can afford $749 was mine. Factoring in an estimate for water, pest, sewer and trash was all I wanted to see on my bill. Who is this Apex billing company? My bills are suppose to come from First Communities not a 3rd party. Maintenance is slow it takes them a week and a half to fix something. Everything is on order that's what they tell you. The leasing people are cool but it seem like they are not because they follow First Communities Management instructions/expectations. Then the leasing office get hell from the residents when it should be First Communities. The complex is very clean and quite that's the only pros I have. Oh I forgot what is storm water another fee? DO NOT MOVE HERE THEY WILL STUCK OUT EVERYTHING YOU GOT!!!!!! With all the extra fees. Never have I experience this.... I'm not mad, I just can't believe all the extra charges that they slip in. Below is the responds I got back from APEX. Good Day, Your account was established by the management company upon move in. This should be outlined in your utility addendum portion of your lease. You will receive a bill from Apex Billing Solutions every month. We are a third party billing company that bills on behalf of your property management. Your refusal to pay our portion of this bill will need to be discussed with the leasing office. If changes need to be made we will certainly assist in any way we can, however, direction for those changes would need to be provided by the leasing office. Regards, Apex Customer Service First community don't want to do their own work. So they hirer Apex to do the job for them and bill you to pay them. That's crazy. I will never lease from these people again....

I moved in November 2014 when it was still Marquis at Mt. Zion. I absolutely loved the community. It was quiet and extremely clean. Now, that First Communities bought it, it seems like they just let anyone move in. The residents are louder and don't really care and I believe it is because they are money hungry. There is one woman in there who sits at the front desk who is just rude. IDK if she is from up north or something but she doesn't seem happy to help. The property management doesn't send people to clean the common areas anymore (i.e. the stairs and hall areas). They did repave the grounds and got a new sign but they told people late about the changes and had peoples cars towed if they were not moved (they put a memo in our door at 8pm asking us to move our cars by 7am)...most people weren't even up at that time. They also now charge a substantial fee for paying rent online and does not want to send out alerts for package pickup. If you are paying over $820 on the south side of Atlanta you should be getting high quality, almost luxury and instead you are getting average or below. my total rent is about $969 a month. This is with water (depends on usage), cable ($51 required and basic), sewer (depends on usage), pest control ($9) , trash ($18), alarm monitoring ($10 required), storm water ($1.79), bill fee ($7.87 required) and rent ($826). Please note you also cannot downgrade your apartment after you move in so please be aware. My actual unit is fine its the management isn't the best.

They don't care about your well being, they have very poor management skills, money hungry, they don't tell you everything you need up front...just very careless. They change the prices way to much, for a 2 bedroom I was interested in paying $885, 2 days before I move in the price is now looking at $930 it's just plain ridiculous. I didn't get the apartment but in the application it states the administration fee is $200 I only got half back which was wrong. Early March when I was applying the application fee was $50 and now is $60. The administration fee was $200 now it's $260. For anyone who wants an apartment do not go here, do not waste your money because your voice will not be heard.

Don't move this community. I lived here from 2014 March to 2015 March.The management is very rude. They are money hungers. They always look for the ways to get money by fines and by move out charges. Definitely they should be learned how to treat customers. Even though it is gated community the gates are not closed all the time. if you reach to them for any complaints, their response would be very rude. I DONT RECOMMEND THIS COMMUNITY!

The only reason i moved into this apartment was because of the no credit check application. Well you get what you pay for. Infested with bugs. Bugs I've never even seen before. The windows and doors are barely sealed. Running your air or heat is a waste of time. The electrical system os so old. It takes a lot of energy to run so your light bill is anywhere from $200-$500/mo. The rent is a bit steep considering the age of the buildings. My advice dont move here unless it is your absolute last resort. The staff is very ------ and rude. My neighbor's rent was not accepted due to her having her sister visiting one holiday and her sister had a dog and they wanted to charge her a laye fee. Money hungry property looking for ways to fine you. Fourth of July they were closed when they had a note saying they would be open to accept rent. They charged me a late fee even tho my money order was dated for the 3rd and rent is late after the 5th. So much red tape is the leasing agreement. Huge stray pitt bulls roam the property. I could go on and on. DO NOT MOVE HERE!!!!!!!!

This apt complex is infested with roaches!!!! The management at this place is rude and don't care for their tenants. Maintenance is the only department that even tries to help. I kill 30 roaches per day in a clean apt., that's ridiculous. This entire complex should be shut down and all office staff should be demanded to take customer service classes.

For the price they're asking for rent is kinda steep being that these units are older and there's no comparison to the newer apartments that's more modern, reasonable and up to date styles. The staff here are always pleasant and polite. So I can't complain about that. They used to give out things whenever the leasee renews their lease. Examples I've recalled: (1)100.00 rent voucher, gift card. That's all I can remember. But other than that the community is very quiet for the most part.... So I'm anxious to see what the end results will be after the landscaping is done.....

I have lived on this property for years and I have seen this property do the opposite of what is expected. It has gone from good to great!!! The new office staff is very friendly and most of all the manager Shatori Floyd has been great. As we all do sometimes I have had some financial issues and she helps me out and even goes as far as to call and check on me. The maintenance staff is courteous and always prompt with my repairs. It feels like a family here and I am glad to call it home.

I've been living in my unit for a 2 1/2 yrs. My rent has increased almost $150 since my original move-in. ***FEES, FEES, and MORE FEES*** They nickle and dime you about "any" and "every" thing that they can think of. They lie about fees that "they" impose upon you and shift the blame off on other utility authorities (i.e. Clayton County Water Authority) who DOES NOT bill ANY of the units directly! They answer your questions indirectly and when you have enough common sense to dissect their indirect nonsense and ask direct questions, they accuse "you" of having an attitude and not understanding what they're trying to "explain" to you. The amenities are basically non-existent and it's definitely not worth the money that they keep increasing the rent to. I was being "lazy" by not wanting the hassle of moving (which is why I renewed my lease "again") but trust me it's something that I regret every single day and it will not happen again!!! The fees they charge are egregious and you have no control on when they'll increase or add-on some "transfer fee", "billing fee" (yes, they charge "you" to bill you... The cable bill is $51 (which you can get a total package for less) but because they're in cohorts with the cable company, you have no choice in the matter. I could go on and on about this scam of a rental property but I've given them too much of my energy as it is. I never-ever write reviews about anything but I'm doing so in an attempt to warn some unsuspecting renter, to keep them from living in the heck that I'm stuck in for the next six months. In essence: RENTER'S BEWARE and THINK DEEP BEFORE YOU LEAP!!!!

I moved in December 2014. Upon arrival, I was disappointed in the flooring. It looked really disgusting and creaked in the kitchen. Luckily, I mentioned this in the walk through and within two days they sent men to pull up the flooring and replace it with a nice wooden finished vinyl. As I discovered other issues like broken sockets, shower problems I put in a request and would get someone out within 24 hours. The price is decent for my two bedroom BUT the cable package included in the rent is a rip off as you almost end up paying more than if you had a full package especially for added features like internet, DVR, extra boxes, etc. In addition, I have ants. The complex sent an exterminator and they disappeared for about two weeks but now they are back. Popping up everywhere bathroom, hall, bedroom. I'm freaking out. With all that said, the only reason I won't renew is because of the ants. I can't deal. But, its in a great area...right off the highway and many restaurants and shopping close by. Plus it only takes 20 min to get downtown. I don't know how.my neighbors are because I live on the 3rd floor and don't hear anything usually. Guess that means their quiet...

Since I first moved in I've experienced nothing but problems. From the rude and inexperienced office staff who smoke in the office and lie to residents often with the exception of Ms. Nancy to the noise throughout the night. Living here has been a nightmare I've never felt so uncomfortable coming to place that feels like cheap hotel with cheap/mix-match appliances. It disgusts me to live here I don't even invite my family over because the place looks just that terrible and does not meet my standards, the model they show you is a drastic difference compared to what they offer you to live in. Do not move here no matter what, you'd be better off living out of your car.

The apartments are nice. However, all the unnecessary fees aren't. Their fees usually add an additional $60 or more to your rent. Before we moved in we were told that everything would be $880 and we even had a welcome letter stating this but when it came time to pay rent it went up to $960 or more a month due to the fees and the claimed the welcome letter we had was wrong and emailed us a new one. We recently just moved out and have received 4 different bills. The only thing they have charged us for correctly is the $16.02 for damaged blinds. The $185, $75, $92.58 have been additional fees for the months March- May which are the same fees we pay monthly I.e. administrative, water, sewer, stormwater, trash, pest, and some other fee I have been questioning. If I had a lawyer I definitely would take them to court. They are a rip off. I suggest all not to move there. We have found a 4 bedroom three bathroom 2 story house in a good Henry County school district for there price of rent! I would also like to give credit to Amber in the rent office. She is the sweetest person you will ever meet. The rest of them are fake and once they trick you to sign their lease will never own up to their mistakes.

I'll be honest, the property manager Casey doesn't really care, but ask for Twynate and she'll give you a totally different experience. I don't even bother asking for Casey... Twynate takes care of all her residents!!! The apartment itself is great, in my opinion... It's affordable, the property is well kept, and it's gated. The gate brakes sometimes, but it's better than other places I've lived in... at least it doesn't make it easy for people to piggy-back at the gate. But seriously, take my advice on Twynate... don't bother getting frustrated trying to deal with Casey.

I paid a application deposit of $35, apartment holding deposit of $100 and the security deposit of $300. After reviewing the lease agreement (in which I had to request to view it) days later I decided not to get the apartment. They refused to give me the security deposit. Now I know that the $135 was nonrefundable but the security deposit is refundable. SO BEFORE YOU GIVE THE MARQUIS ANY MONEY YOU BETTER READ THE DOCUMENTS WHICH ARE MISLEADING VERY CARFULLY.

------!!! ------!!! ------!!! If you are not already in this complex.. PLEASE DO NOT GO!! The leasing manager and EVERYONE in the leasing office are very rude, very unprofessional, and BIG LIARS!! My daughter moved there 2 weeks ago and already her side view mirror on her car has been broken off and they are trying to accuse her of tearing the door up that was done by someone else that was FIGHTING in the bldg and the police was called, so they should have access to the report but instead they wanna accuse the innocent new residence thinking it will be easier to get money from them. BUT NOT SO!!! And they refuse to give the number to the corporate office to any of the residence when they ask for it for any reason. The property is nasty and unattended. The breezeway is always covered with teens smoking weed, drinking, gambling and anything else they are NOT supposed to be doing. I WOULD NEVER REFER ANYONE TO THIS COMPLEX FOR ANY REASON!! IT IS ABSOLUTELY RIDICULOUS!!! I do not live in this comples and I never would, but I frequent there, to my daughter's apartment and every single time its the same thing. NASTY, GUYS STANDING OUTSIDE WITH SHIRTS OFF DRINKING BEER, THE PLAYGROUND FOR THE KIDS IS ALL TORN UP NO SWINGS FOR THEM TO PLAY ON!! ITS TERRIBLE!!

UPON MOVE IN EVERY THING SEEM NICE. THE OFFICE STAFF WAS NICE, THE AREA SEEMED PRETTY NICE. THE APARTMENT WAS SMALL, BUT IT WAS A RUSHED TO MOVE THERE FOR MY FAMILY. IT SEEMED LIKE THE NICE PLACE TO LIVE. ONLY ABOUT 2 MONTHS IN TO US LIVING THERE. OUR NEIGHBORS UPSTAIRS HAD 4 KIDS AND THE WERE ALWAYS BUMPING AND RUNNING. I COMPLAINED SO MANY TIME THAT I STARED TO GET STRESS. FINALLY I COULD NOT TAKE IT ANYMORE I WAS READY TO GET OUT OF THERE. THANK GOD!!!!! THEY FINALLY MOVED. NEXT THEY CHARGED FOR EVERY THING THERE TRASH, WATER, SEWER, PEST CONTROL, FEE FOR HAVING WATER ON AND SEWER.ALSO YOUNG ADULTS WERE ALWAYS HANGING OUT IN THE BREEZEWAY, ALL TIME OF DAY AND NIGHT. WE COMPLAINED ABOUT THAT NOTHING WAS DONE. IT DOES NOT STOP HERE. THIS IS THE TOPPER ON THE CAKE. FINALLY IT WAS TIME FOR US TO LEAVE CAUSE I COULD NOT TAKE IT ANYMORE. CLEANED THE APT. AND DID WHAT WE WAS SUPPOSED TO DO. AT THE END OF MOVE OUT WE THOUGHT WE WERE GOING TO GET A DEPOSIT BACK, BOY WERE WE HOODED WINK!!!! Roaches, Vandalism, Noise, ------, Trashy.....
When we first moved it here it was okay but, not bad. The gym's equipment is old, and over half of the machines are broken. The pool stays dirty, and the pool furniture was really rusty and old (although, I've heard they are getting new furniture soon). There is no cop on site, and our car has been vandalized and hit a few times. We've had to file police reports and its been a hassle with our insurance company. Parking is alright, first come first serve. I've never had a problem with no finding a spot even with two cars. The car wash doesn't work, you'll put your money in it but it won't turn on. If you live on the terrace level, your cell phone will not get service. I haven't had a decent phone call since being here a year. This place has some SERIOUS roaches. If its one thing I hate, ITS ROACHES. I do not like living with roaches in my apartment. Even their "bug spray" won't tackle the problem. The neighbors above us are really really noisy. They're always running around and screaming and playing and this goes on all night. I've complained and of course, nothing is done. It seems since the summer has come, there are a group of guys who are very disrespectful towards women. They stand in the walk way smoking and drinking and as i walked by one of them started speaking to like I was a piece of trash. I am a mother and a woman of class and that really offended me. I don't know if he was a resident or not but he was clearly someone who has no manners. The location is good, you're close to the mall but the mall is really dead and probably won't be running for long. There is only one maintenance man who seems to care about his job. I don't know his name but he always goes above and beyond. They're usually late answering our requests but, when he comes he always asks if there is anything else that he needs to service. He's very friendly and very pleasant all the time. The office staff is okay, but they lose things easily. One girl was really nice but it seems that she left within these past few months. Every time she saw me she would ask how my son was doing. Also, we got charged for having a grill on our patio but, in the lease it said nothing about not being able to have a grill. The gate is always broken, the laundry room is okay but the machines are crappy and if they take your money then you just have to deal with it. I can't wait to leave this place next month. If this is what Bell Partners has to offer, I don't want to EVER deal with them anymore. I wish I could have done more research when moving here. We had emergency orders from the military to come here and we were looking online at places and this was the only place we could get into at such short notice.

You reserve the right to know the following before pre-leasing an apartment with Bell Partners:The agreement to move into an apartment that has not yet been vacated is contingent upon the present occupant fulfilling their obligation to their notice to vacate the unit that you have paid to pre-lease.So think twice before you hand your money to hold a unit that is not already empty. Should that tenant walk into their office even three days before they are scheduled to move out and you to move in, they will re-lease the unit to that occupant regardless of whether there are no more apartments that size for you to transfer to. They will not accomodate you with a larger unit at the same price, and a refund of your money due to the inconvenience on THEIR part will take up to 30 days. There are three or four women in that office that do not communicate with each other, and fight over your sale like savages. They are so pre-occupied with who spoke to you first, that no one has stopped to realize that they are leasing the same units to different people. I cant speak about the units themselves or the neighborhood because I never actually moved in, all I can say for sure is that since Marilyn left, there is no communication,and they are unorganized and unprofessional.

Good apartments!
I dont know why all of these other people are complaining. I lived there a year and i am moving back there next month. I only had a few maintenance issues, and they were resolved quickly. The apartments are nice and have pest control come through twice a month. There is a gate but someone keeps breaking the wood gate that prevents more than one car from entering. Other than that, i have had no issues and have no complaints!

Management Friendly BUT....
Well We have had many maintenance issues since we moved in. From lots of Plumbing issues to outlet covers breaking left and right to crappy repairs from past employee's. One of my biggest Beefs was after we singed the lease we had to wait a week to move in only because they rented us apartment we where not allowed to see because its was not ready then. where rushed with the walk in before move in only to find problems latter that where not from us. But here is the kicker there where Roaches in our apartment before we moved in and where never told... or taken care of we found out from the pest control man who showed up at our door a week later we are now stuck in the lease with the roaches we pay 899.00 to live with them i guess then. that was October its now June 2010 and there still here the bug man comes every week. The office staff is good i just dont like to maintenance men well 2 out of the 3 of them I dont. they act like they dont know what there doing. the one that dose and dose a great job in the green truck should be the one in charge and is very friendly and answers questions . But if you have a repair be ready to wait along time for it to be fixed and oh expect to be called a lier and talked down to if Greg helps you he has talked down to me because i am a woman for the last time and yes i complained. They never followed up with Clayton county police after the rapes here in FEB. that where all over the news for days you call the courtesy officer he tells you to call 911 ( by the way he a cop)even if its not an emergency who knows if as of today we even have one. The Gates Stay Broken,and sometimes there stuck open. I think the new manager is great but needs to retrain Greg in customer service and people skills even maintenance men are Representatives of the management team and I hate that he makes them look bad. I try not to complain or rock the boat but enough is enough ill be happy when the army moves up from GA.
