Slumlord scumbags
The other reviews are right, they lie, they threaten everyone with no cause, they play the victim. They make up crazy high charges for their ------ apartments. Avoid at all costs, it’s a travesty they haven’t been shut down. Andrew their little leader is probably the worst person you’ll ever meet. Treats everyone like the scum he is.

Run away fast and far
Run run as fast as you can, check and double check and video and picture everything. You WILL be sent a move out bill being charged way above market value for said repairs. $1500 for 11 unfilled nail holes from pin nails, on top of a seperate charge to paint the same nail hole you just paid $1500 for. Carpet cleaning costs are 3x market value and normal wear doesn’t matter. Even if you have a service animal you will be charged. All with zero factual evidence on their part minus “we had to fix itâ€�. Crazy your move in sheet and move out sheet will disappear and no one can find them but you can send a bill for a made up condition the apartment was left in. Or better yet your garage while being paid for can just be rented to another tenant with your belongings inside of it. My favorite is over $200 to replace every door handle that was missing from the apartment. What the hell would I do with a bunch of door handles? Or am I just some one to charge so your crappy upgrade is free. Leaking pipes moldy drywall and not a shred of honesty or integrity. If you don’t fit the desired “demographicâ€� things will be inflated and mislead to either sway you away or get you to sign a lease. If too many things “breakâ€� you will be ignored or charged for it “being your faultâ€�

DO NOT RENT FROM HERE! Was a giant nightmare living here!
BE CAREFUL, THIS COMPANY DELETES ANY NEGATIVE REVIEWS ON GOOGLE! I lived in Apartment 84 and had nothing but troubles while living there. We always had sewage constantly backing up into our bathtub, toilet, and laundry room. Sometimes our toilet would completely drain, and we would be unable to use our only bathroom for extended amounts of time. This seemed to happen about every other month. They never could find the issue so they would always snake the lines until the issue temporarily resolved itself. We had three floods total while living here. Two where we had water pouring out from our light fixtures and ceiling like a giant waterfall. The very last flood contained raw sewage which filled up our light fixture in the living room and poured out onto the carpet. In the lease they claim if there is flooding, especially with hazardous waste, they would replace the dry wall which never happened. The only thing they did was clean the carpets and painted over random water marks on the ceiling. Our apartment was constantly humid. If we didn’t have our dehumidifier running constantly, the humidity would be at 74% or higher, even in the wintertime when we shouldn’t even have a humidity issue. They rarely ever put down salt in the winter. Just so you know, if you have a young child or baby and you slip and fall due to Kabredlo’s laziness and cheapness they are not responsible for any of your injuries. Andrew constantly gas lights residents and acts like you’re the only one with issues and everything is your fault. If you talk to other residents, they seem to almost all have the same issues. Maintenance here is a joke. Half the time Brian can’t fix anything correctly. For instance, we put a ticket in for lack of water pressure. Brian told us that our lack of water pressure was due to us being on the very bottom floor which doesn’t make any sense when we have the main water line inside of our apartment. We also caught him on our camera standing on our couch with his tennis shoes on fixing a small hole in the ceiling with our blue toothpaste. The water constantly goes from burning hot to freezing cold in split seconds without any warning. We tried putting in numerous tickets about this issue but they refused to do anything about it saying we were making it up and no one else has had that issue. Since they refused to do anything about our water temp, we lost our hot water and only had ice cold water. When we called emergency line, they had a hard time getting a hold of maintenance. Eventually, Brian showed up for a couple of minutes unplugged the water heater tank and left saying he hadn’t eaten all day and would be back later. He never showed back up that night. They ended up putting a fuse inside the tank which blew again the next day. We were out of warm water for numerous days. Our water from our sink backed up into our dishwasher which ended up flooding all over our floor. They say they’re a drug free complex, yet you smell weed everywhere in the complex and they do nothing about this issue. They also have a really bad flea issue at this apartment complex. All three of our dogs got fleas from this place even though they were on Frontline. We brought this up to Andrew who said you’ll have flea issues with any place that has wildlife. That’s a lie. I have lived out in the country before with a lot of wildlife around and not once did my dogs ever get fleas. DO NOT RENT FROM HERE! They only care about new tenants since they can make commission off new people. Once you sign that lease, they no longer care about you!!!

Be Aware
Don't expect to have any snow removal outside of the office's normal operational hours of 8 a.m. to 5 p.m. Monday through Friday. During the ice storm last December most businesses were putting down salt on their sidewalks and driveways but they did absolutely nothing at Parkwild. When I got home at 4:30 the sidewalks were getting pretty slick and I had a hard time getting to my apartment. They didn't put any salt down and both the property manager and maintenance left at their normal time of 5 o'clock without putting any salt down. There were a lot of cars that couldn't make it up the hill to park so they had to park in the grass by the front office. Last night/early morning we had a blizzard. There was a lot of ice and snow covering the ground. Again, no one came to plow or put salt down before I left for work at 7 a.m. Before I left, I saw a young lady trying to carry her baby to their car. I saw her slip a couple of time but she luckily made it without falling. One of these days someone is going to get hurt and the company will be held responsible with their lack of work and caring.

Don’t move here
Everyday becoming hell I’ve only been here for 8 days than out of no where the city knocks on my door about a sink hole that’s been here for 1 year than Andrew the manager says he knew nothing about while there was a piece of plywood covering it look it up on the news 3 weeks later I’m back in now having leaking problems from kitchen sink to the downstairs apartment so no one in the building can use there kitchen sink now I’m seeing leaking above my a/c unit keeps getting worse living here

Snow removal is joke
Apparently plowing (half --- at best) once yesterday is good enough. Hope no one needs to get out of their garage.. Living here in winter requires a good shovel, because you will get plowed into your parking spiace and have to dig yourself out.

Extremely disappointed upon moving out to get a gouging bill for close to $1000 for normal things that they are supposed to do anyway to prep the apartment for the next door. The bill was also accompinied by a treatening letter, payment dir in 14 days or sibject to wage garnishement, why? Feels as being purposefully over billed, extremely unreasonable billing. After two years of not missing or bwing lat on a single rent payment and keeping my apartment clean. Not to mention the disrespect at several occasions of the property manager. I would not recommand this place. Feels dishonest and was unrpofessional at sevral occasions.

I've been a resident of Parkwild apartments since 2006. I've seen managers come and go here. But Andrew Maxley has always addressed any problems that may arise especially those regarding maintenance. He is knowledgeable and a very competent manager. Also very hard working at maintaining the appearance of the property.

Strongly recommend not living here , wouldn’t even tell my worst enemy to rent here . Property managers very incompetent and unprofessional , and overall unreliable . Don’t get me started on how thin these walls are . I can hear almost everything that goes on around me . Also ventilation ? Forget about it . I get my neighbors dirty cigarette air . BEWARE .

I recently moved out of a 1 bedroom apt. The apartment itself was ok, there was a water stain on the ceiling above my bed from the beginning that only got worse until water started leaking onto the bed and ruined my bedspread, the last 3 months I lived there it was growing black mold and never delt with. The security light leading to my apt which was in the back down a incline never worked consistently making coming home in the dark and in the winter time with ice on the sidewalk scary. Lastly I was told not to worry about filling nail holes or the paint when I moved out that it was part of normal turn over getting the apt ready for re-rental and then they deducted $187.50 for filling nail holes and painting. What a rip off.

My experience here wasn't a complete disaster until I received the final statement. Then I started thinking about everything from my year here. The Manager always seems like he has something more important to do than help you. Maintenance takes forever to come fix things. Don't expect you deposit back. They will nickel and dime every part of it. Parking is a nightmare. Your lucky if get to park in front or even close to your door. If I ever move back I will not go back here.

I've lived here over a year and I am happy with my apartment. I have brand new appliances that I have never had issues with. Energy bill is fair in the summer and winter. Management is available in the office during the day most of the time. When family and friends come to visit they are think the apartment is great for Council Bluffs. Beautiful surroundings and 10 minutes from downtown Omaha. Area is safe and I have never had noise issues.

The manager Chris is such a unskillrd person in the was of dealing with people,.This guys so uptight he's squezzed himself to 7 ft tall and so puckered is he that his --- has disappeared.Picture o twisted popscicle stick with a receding hairline.He doesn't know how to smile or keep records.You better get a dated reciept from him,even for change for a dollar get one.And zero personality,I've got a better response from the chic on my GPS.If you like uptight and white,and someone that will never stand up for you or the conversation you had 20 min ago with him.This is the guy you don't invite to the party.And if you have a complaint about another tennant you can rest assured that he will do nothing about it.And he got him a slutty little phone girl that's in he apt more than in the office.I wondered why he's always going into this bldg for 45 min or so.It's her building,so put 2 2 together.No wonder he's always in there.I was going to give him rent and I saw him go into her bldg so I figured I'd catch him oon the way out.After 45 min I got tired of waiting,dsoesn't take a genius to figure that one out.Next year when my lease is up I'm moving for sure

I was still at Parkwild when the place was bought out, but left in 2010. After eleven years, my apartment was literally falling down around me (broken down applicances, leaking ceilings with eventually mold, carpet in desperate need of cleaning if not replacement, clouded up windows that couldn't be washed, screens so torn up they weren't screens anymore, an air conditioner that only worked when it was cool outside, a furnace that only worked when it was warm outside, frozen water pipes in the laundry room kept barely alive by a constantly running space heater (around fifteen fire code violations, I believe), a deck held together by three nails, squirrel nests in the cable boxes, mice from all the construction, a neighbor that moved out after only three months but left behind his pet cockroaches for the rest of us, I could go on. The only thing that was still good was the paint...because I did it myself), but the new management would just shrug and said they couldn't repair anything until "renovations" started on my building. It became real clear real fast that what they really wanted was the leased tenants out of there so they could "renovate" and raise the rent. Sure enough, six months after I left the rent went from an average $550 a month to an average $800 a month. Yet, I still see these reviews popping up saying there are still all the same problems. It's heartbreaking, because once you're outside Parkwild is far and away the most beautiful complex in CB. But until these people finally get their act together, you have no cause or reason to be paying the kind of rent they charge now for a place that isn't much better than it was five years ago. Scan, select, discard and move on.

I hope you will not be in a hurry to get anything fixed by maintenance. It will literally take MONTHS. Think something should get done in one phone call? Ha! Be prepared to call multiple times, heck when your calls get ignored you might have to go into the office. You better hope that someone is in the office, even that is a long shot. Parking? Be prepared to walk. Electric bill? Through the roof in winter, apartments are poorly insulated. Snow removal? Minimum at best. It's a beautiful place to live, and that's the only perk. If you like living at a pretty place, and hope that you don't need any maintenance done, this will be the place for you.

I was still living at Parkwild when the place was bought out and "renovations" began, but I left in 2010. After eleven years, my apartment was literally falling down around me (leaking and then moldy ceilings, broken down appliances, deck door hanging off it's hinges, deck itelf held together by a couple of nails, an air conditioner that had to be charged with freon five times a summer, water pipes that froze in the winter, double paned windows irreversibly clouded, filthy carpet that needed professional cleaning, mice courtesy of the construction, cockroaches courtesy of a downstairs neighbor, I could go on), but the new management would just sort of shrug and say they couldn't get to my problems until "renovations" started on my building. It became real clear real fast that what they really wanted was to get rid of the current residents so they could "renovate" and raise the rent. Sure enough, shortly after I left, rent went from average $550 a month to average $750 a month. Since that time, I've been seeing these reviews pop up saying that, even post-"renovation", the place is still fraught with problems. The same kinds of problems I had. It breaks my heart, because outside of the buildings Parkwild is the most beautiful complex in CB. I was really hoping it would succeed. But until these people get their act together, you have no cause or reason to be paying the rent they charge now for a place that isn't much better than it was five years ago. If you can afford Parkwild rent, you can afford a much, much better apartment. Keep looking and you'll find it.

I was hoping the reviews I read on line about Parkwild were incorrect, but I was wrong. I had an appointment set to look at one of the units. Chris told me it would work better if we had it at 3:30. This didn't really work for me because I had to close down my shop to do it at that time, but I wanted to be accommodating. Much to my surprise he didn't even show. The doors to the office were locked. Even though I call twice, was early to the appointment, I never even got a phone call saying he would be late. All I got was his answering machine. It is almost an hour since our appointment and I still have not heard back or received an apology. Don't waste your time on this place.

I live at Parkwild Apts,and they've done alot of remodeling,new A/c and heating. Bigger new decks and mare accessable stairways off them.We go through managers like crazy but Cris(don't know how he spells it?)has been hear awhile and is probably stay'n. He's Co. man all the way.I don't think he has much of a life,he's here all the time 7 days a week.We call him ProRate Cris,cause if u move in on the 28th and yor lease stars on the 1st he'll charge you to the hour.It's not a hotel.The owner Mike or Steve(whatever)have had to lower prices to get people in.They think it's Lincoln or Omaha rates.Owner from Lincoln,has spent a ton it'll just take longer to make it back but he will to.Just keep it reasonable and keep the 18 year old 6 people in 1 apt out.This place is peaceful & you'd want it to stay that way.

I have lived in this complex for one year now.....In that time we have gone thru at least four managers. None of them seem to know what they are doing. They never answer their phone or respond back to your calls. They have lost my rent check twice and even tried to evict me. MAKE COPIES OF EVERYTHING and get RECIEPTS. The apartments are quickly and very cheaply put together. Paint rubs off the walls, pipes bursting, place is falling apart. When it comes to repairs, you may have to wait 3-4 months or I have even waited a year. Make sure you fill out your move in sheet and put cheap appliances on there. The appliances and fixtures are very cheap and always needing repairs which never gets done. I have had two pipes burst and do a lot of water damage in the year I have been here. Mice seem to take over your apartment in the winter. There are Large holes in the walls behind the sinks which lets in cold air and rodents. I will warn you....be ready to pay for high heating bills and AC bills because there is no insulation in these apartments. Its very cold in the winter and my heater runs non stop to keep warm. The Air Conditioners are to small to keep your place cool on warm days. The apartments are located in a beautiful setting with lots of wildlife, but watch out for all the Dog Scat all over the place. You can pretty much hear everything the next door neighbor is doing at all times. They are remodeling a lot of the apartments here very cheaply so there is always construction sounds filling up your place. Management seems to care about getting their apartments all remodeled before they will come and fix any problems you have. Their contractors that do their work leave the place a mess. They don't pick up after themselves. Watch the parking lot for nails. I have documented and taken pictures of nails laying all around their work areas... They can pay for my flat tires..... They finally after a year replaced the two year out dated fire extinguishers.....I even took pictures in case of a fire. If you want to live out in the woods, have a nice view, then this is the place for you, however, get receipts for everything you do and pay. Keep a diary of things broken and how long it took them to fix, I even take photos. Send your requests to them certified return receipt or they will tell you that they didn't know anything was wrong. This management is very MONEY HUNGRY so be ready to pay HIGH RENT and lots of silly fines if it is late. This could be a great place to live if they just cared about their tenants and cleaned up after themselves. However, the grounds do look really nice, I will give them a compliment on that......I usually don't take the time to fill out these reviews but I wanted to save some of you some heartache.....Trust me, take the time to look around and ask questions before you sign a LEASE here......

Lived her for 8 months have gone through 3 managers all worse than the next. People allow there dogs to poop infront of your patio and the manager knocked on my door and basically intimidated my girlfriend accusing her of not picking up our dogs waste. First off we are about the only people who do pick up the feces. So apparently I have to guard my patio against neighbors allowing their pets to poop everywhere. He threatened that he would charge us 250 dollars. He is damn lucky I didn't answer the door. Dont ever live in this place my car was also vandalized and cost me 350 dollars to fix and when I called management they never responded to atleast five messages.2 weeks later they put a flyer on the door saying peoples cars had been vandalized and we need to park in well lit places. I was parked infront of my complex for ****** sake. They are to busy updating the office instead of renovating the complex. Newest manager is a ---- dont even bother living here

I lived here 12 years ago and the place was nice. We just moved back to Parkwild Apartments on August 1, 2012. The place has been totally redone. Beautiful apartments inside and out. Decks are all new and spacious. The landscaping is green. They recently laid new sod down and the place looks so nice. You are surrounded by the beauty of nature. The roads into here have been completely redone and only have one bump....(a speed bump, to keep us all safe.) Management here has also been amazing. I have never received such a great welcome to our new home. For all the posts that were negitive and on here before, well I am telling you, get out here and check these apartments out....You will be impressed...Living here 12 years ago I felt like a Prince, now I feel and Live like a KING....Thank you Parkwild Team for all your hard work and dedication, making this a beautiful and safe place to live............Dave Lechner

Stay away!
My boyfriend and I moved in August 2011. It has been the worst place ever. I knew they were under construction, but I thought they would actually work to get things done. No not the case at all. For the longest time they had two guys doing all the work. We moved from one apartment to another because of horrible water problems in the first one. It wasn't a remodeled unit, and they still haven't remodeled it. I don't think they can fix the problem of water leaking in through the ground unless they dig up around the foundation walls. Will they do that? They didn't when we lived in it. Greg and Jamie partially remodeled another unit that we moved into. It was better than the first with great carpet and tile floor. But still had old cabinets (that we not cleaned and had food crumbs still in it). Both apartments were never cleaned properly before we moved in. Dana never answered my calls, but always answered my boyfriends emails. And now there is a new property manager. I'd say he's worse than Dana. No one ever seems to care about the issues we have dealt with living at this place. It's absolutely ridiculous. It was raining not too long ago and rain started pouring in through the trim at the top. The construction workers hadn't caulked it for one thing. There still isn't any siding on it. I know we won't see it by the time we leave this place. I will be so happy to move out of here. We have had nothing but water issues in both apartments. And now bugs, mainly centipedes. They've sprayed it a couple times, but clearly the construction on the place is crappy since they are still getting in and coming up out of the carpet. My advice stay the heck away from here. No one is ever in the office, even with the new manager. They never return calls if you leave a message.

parkwild apartments
i have lived here for a couple years and have delt with two different property managers, and i have seen so many changes. since the new manager has taken over things have really changed, i finally feel like my opinion is respected. i would recommend these apartments, i havent had any problems and the customer service is great.

It's not as bad as everyone makes it out to be.
I have lived here at Parkwild with my boyfriend for almost 8 months now. We moved in here in March 2010. I have read a lot of the older reviews and I just want to try and clarify some things and give my own opinion. The complex is back in the woods up on a hill. It is our first place together and we are very happy here. I will admit it isn't anything fabulous, but that should be expected from a place so old. Rent isn't bad for the quality you get. Now, in a lot of the reviews people were really complaining about maintenance. Sure, thing's don't always get fixed right away, but the maintenance guys here are always on call and always working. There are 100 apartments, and only 2 of them. Seriously people. They aren't miracle workers. I never considered it before, but I guess it might not be the best place for kids because there are a lot of steep hills and they could probably get hurt. I would really recommend this place to young adults who are just getting out on their own or people who don't have kids. Also, if you have something against animals this is NOT the place for you. There are a lot of dogs and believe it or not, dogs bark. lol It's not that bad though. Its to be expected from a pet friendly complex. Parking is fine and I have never been able to hear my neighbors yelling or being loud or anything. The grounds are beautiful and walkways kept clean. It's as safe as it can be for being up on a hillside. Some of the older building are falling apart, but they are kept vacant so no one gets hurt. I'm sure eventually they will have to be torn down. Now our manager Dana is a younger lady. I really don't talk to her much except when I go to pay rent. My boyfriend is close friends with the maintenance guys and I know they think she's pretty ditsy. Sometimes I think this big complex is a little too much for her to handle alone. Whenever I go to her office she is always on the phone, helping people, working on paperwork. If I was in her shoes I'd be scatter brained too. She always has a lot on her plate, so if u need something fixed you may need to remind her a few times, but it's not too bad. Long story short I am very happy here. I have friends here, and it's a great first home. We have a wonderful view and it's a relaxing place. I can see myself here for a while.
