Living in the Parkwild Projects
Okay, first of all to those writing the good reviews who are you trying to fool?! This place sucks. I have lived here two years (about a year and a half with new management). In that time my apartment has had fleas, flooding, serious noise pollution and mice. The one that takes the cake though is extreme black mold covering top to ground, corner to corner in my furnice closet and the ceiling of my bedroom closet. This extreme health hazard took two months to get taken care of only after I took pictures and threatened to send a copy of them to the health department.Not to mention the only two staff members with a damn brain (Maintenance) telling her how bad it was. Dana's other great idea was to have the most worthless police officer live out here. Police Chief Wiggum from The Simpsons would be a step up from this guy! Yeah, they should have to pay me to live here!

the whole picture
What many people commenting here aren t considering is how big of a chunk Parkwild was for Dial Mgmt. The complex was in serious decline for at least five years, due not to Carole but the owner, who I understand inherited the property from his rich father and lived in California somewhere. In the year since Dial took over, there have been improvements, but you can t do it all overnight. The pool takes longer to open because it s up to code now. That wasn t the case in previous years. Kitchen counter tops have to wait until the infrastructure is repaired. Dana is one person. I don t think I ve had longer than a ten minute conversation with her when three other people didn t beep in. Tom and Jamie don t stop working from the time they get here til the time they leave. And to be fair, people who have been waiting four years for upgrades (like me) are probably higher on the list than people who ve been waiting six months. Or the people who start screaming and yelling about the problems before their U-Haul is even unloaded. I saw a friend the other day who was told by her property manager that she is #25 on the list to get her air conditioner repaired. Number 25. She won t have air until August. Mine was up and running the same day I called. You have to consider the whole picture. I still can t, in good conscience, recommend Parkwild again until I see what the next year holds. But if you are considering it, I would come look for myself, and not rely solely on the comments here. Oh, P.S. For those who suggest that anyone writing positive comments is an undercover operative for the management, please.

New Managment SUCKS!
I used to live at Parkwild even after the new management took over. I will say that Dana Cornish is very unorganized and has no idea what she is doing. She is very inexperienced for a property this big and this old. She should manage a complex with only 30 units. The best thing Dial properties ever did was keep the maintanence guys. They are prompt and very timily on all jobs. Where as Dana seems more like "we will get to it when we get to it". I think that instead of firing Carole they should have used her to train Dana. Carole was always on top of things and cared about the tenants. She had cook outs for them and pool parties, she also took care of the kids before school, feeding them breakfast. My over all view is that Carole made a difference in the place and it was alot more laid back.

Complex needs help.
I moved in June 2009, I originally dealt with the previous manager Carol. She seemed nice but was foreclosed on and fired the same week I moved in. This made things difficult as far as correlating with the new management. The new management instructed me that the AC needed to be replaced which was nice because I hadn't moved in yet. Unfortunatly I was not notified that the carpet needed to be replaced until the day I had the Uhaul loaded and ready to go! As far as looks the complex is very outdated, my apartment specifically, no major complaints. Minor mold issues, at first there was a bad bug problem that I had to take care of due to impatience. (At the time, repair funds needed approval from bank due to foreclosure) Hallways stink from other apartments, mainly due to pets. I don't have a garage, so parking is extremely difficult due to the lack of rules regulating guest parking. I have never had any issues with the maintenance guys Tom and Jamie, they are very nice and polite, at least to me, and have fixed any problem I have reported. They did fix the parking lot last fall, but you can't tell because it's just as bad in some places and worse in others. Dana the new manager is a nice enough person and very respectful, but in my opinion, bit off more than she could chew at this complex for her experience level in management. It can be hard to get ahold of her sometimes because she does not always come into the office, for example, 2 months in a row I had to give the maintenance guys my rent checks. The plumbing in my building has border line to be a nightmare with future plans of digging out the main line pipe for repair, but again, any problems I had were fixed within a day or to. If you get second floor or higher apartment and have kids, check your balcony BEFORE letting them play, mine is rotting out and falling apart. Overall, if I'm inside my apartment I'm reasonably happy, but the drive through the lot I sometimes wonder what the hell!

I would strongly urge everyone not to rent here!!!!!!
I have lived here three years and I have had to use an umbrella to use the bathroom when it rains!!! I live on the garden level!!!!! I constantly complain and it is never fixed. I am now living in mold. Maintenace tells me I have one of the better apartments!!!!! The complex across from me is condemned and just recently a pipe broke and my second bedroom has holes in it fromm top to bottom with them repairing pipes and is covered by plastic board for 4 days of promises they will fix it. My dishwasher has moldy stale rotten eggs smell from the washer upstairs draining into it and urine stains on the ceiling from a leaky toilet. I put in a work order for a broken screen door that won't latch last week and they have yet to get to it. I am definetley moving but not before I notify the Health dept. The whole complex is under Dial property Mngmt now, after it was foreclosed on last year.

It worked for the time, but I wouldn't recommend it.
I lived in Parkwild for a little over a year and this was my first ever renting experence. It looks really funky from the outside, but the inside of my apartment was ok. Basically, the grounds were... outdated and cheap looking. The parking lots weren't lighted very well and neither was the garage areas. There also wasn't a key or a code to get into your building, which made me feel uneasy, and at the time, I was 18. The whole time I lived there, were were horriable, tire gashing potholes very close to the clubhouse that should have been taken care of. I had a garage, way over priced ($50 bucks for a manual), but if I wouldn't have had one, there definitely would have been nowhere to park. The fixtures and windows were very very outdated. I had my screen door replaced, and when I came home from work, there was mud (presuming from someones shoes) on my coffee table and my tv was left on. I told the property manager, Carol, about it and she took a very sharp tone with me stating that she was at the office before maintenance left and when they came back and it was only 30 minutes. I just didn't fight it. When I moved in, I was told that the carpet was cleaned, but I was vacuuming up drywall for months. There was a TON of bugs even after I got my apartment sprayed three times. The bedroom didn't have any installed lighting which I thought was very strange, but I asked Carol if I could get a light put in and she did me one better and had maintenance install a fan for me. Also, when it rained or when snow was melting, I could hear a lot of dripping in my furnace closet. I reported it several times but it persisted and was never fixed while I lived there. It was nice that it was in the woods, on the outskirts of town and a nice amount of wildlife would come up on my porch, like raccoons, squirrels, and birds, and I saw a few deer out in the trees a few times. I'm not sure on the exact number of square footage of my place (I'm going to guess 780-800), but it was very spacious and for my first place, I was happy. Generally, my rent was very overpriced, and including the garage, it was steep. I pay under 600 at my apartment now with an remote controlled garage combined and it's way nicer and safer. It was ok at the time but unless they make some major repairs, give the place a huge face lift including more street lights and building locks, I wouldn't recommend a friend or family to the place.

i strongly agree not a good place
I use to be a tenant 2002-2004, and i had nothing but problems with carol and i agree she is a horrible person, it started with my son stepping on glass(with shoes on) outside my door i had asked her several times to clean it up because my child was the 4th one to step on glass,he had to get stiches like the other kids, her reply was he shouldnt be playing out there and there was a desinated playground (full of cockaburrs)and he wasnt playing,so i called health department and they made her pick up the glass and put yellow tape around the area. It was on after that she messed with me over and over, wouldnt answer my calls when water main broke but had another renter call and she answered the phone, would be very rude and spiteful,she was charging some people more for garages while others got them cheap or for free, the final straw for me which almost cost her, her job, my 2 kids and I was sick with influenza flu she had called the police and cps that my baby was screaming and crying and I was unresponsive, so we got woke up with her letting them in, and making false accusations, they came in and seen that we were all asleep and i made sure and showed them the hospital discharge papers from that night before, the police and cps cleared my name from any wrong doing on her part and she got introuble with the owners of parkwild, I think she is a miserable old lady that has alot of hate in her heart and after all her years has never learned what dignity and respect means and the judge made the best decision for that place, i wish i could shake his hand.. thank you for reading Angel Johnson

Don't know what you've got 'til it's gone
For those interested enough to check back, Parkwild has gone into foreclosure and a new management team has been brought in. This has been my home for ten years, and I am heartsick by some of the comments I see here, particularly those reagarding Carole. That woman ran this place for a decade with whatever few bucks the owner (who lived in San Diego) threw her way, and she did it beautifully. She was an unofficial Mom to the adults, and in ways was an official Mom to the kids, who would go to the clubhouse every morning for breakfast. I suppose she could have run the place like a cut-throat business woman, but she chose not to. She chose to run it like a Mom. As far as the bugs and the floods and the cats and so on, we live in the forest. May I suggest the sterility of west Omaha if you don't like centipedes. And the road problem actually just started two years ago, after the bad winters. As far as Tom and the maintenance staff, when people call down because the light bulb in their bathroom burned out, it's not hard to see why they're overworked and can't get to everything right away. Crappy tenants don't last long, and the tenants that do last plant flowers in the gardens, build swingsets for the kids, and clean up the trash left by the crappy tenants after they've been evicted. I respectfully agree with an earlier post; most of the complainers here are probably not only people who complain where ever they are, but probably brought a few problems of their own to the table. I can't recommend Parkwild now, because I have no idea who these new people are. But for those of us who lived here when we did were blessed. Blessed. I will probably move, because this is too much change for me. But I wish the best for Parkwild.

I Love My Apartment
This place has been my home for many years and I love it. I know many people have wrote some very negative things on here. But the truth is that the majority of them are mad and need someone to blame because they couldn't pay their rent. I am here to say that these people need to shut and take responsibility for their own actions and you know who you are. I have never had any problems with anyone in the office if I needed something fix it got done. All I can say is come up and check it out.

Nice manager - lenient on rent - but lacking quality
I live at Parkwild and honestly I like it. Despite other reviews, to me the manager Carole has always been very honest and understanding. There are hardly ANY months that we make our rent on the due date, and we have never gotten any kind of "eviction notice" or anything of the sort. But there are MUCH better apartments out there. A)THE ROAD IS HORRIFIC!! The drive leading through the apartments is absolutely terrible. There are potholes that could easily take off your muffler if you're not careful. And it has been this way, steadily getting worse, the entire 7 months I have lived here so far. B)The maintenance leaves plenty to be desired. It takes days before the problem is addressed, they never work on weekends, and unless it's life-threatening no plan to have it fixed. When we moved in the apartment had plenty still needing to be fixed, but that was our own fault for needing the apartment ASAP and not being able to wait the month or so for them to fix it all up. But since then we've had quite a few things that need fixed - such as, there is a hole in our kitchen wall. Now we were informed it would be fixed, and she was kind enough to tell us it wouldn't be taken from our deposit (we'll find out I suppose)... but that was 5 months ago and it's still there!!! C)Parking is terrible. There are just too many cars for the space. I'm barely able to find a place in the vacinity of my complex each day. D)The appearence is just shabby. E)If you can't stand bugs, this is NOT the place for you. In the wet season (spring-summerish) there are centipedes EVERYWHERE!!! Literally. They get in to anything. At one point the pool was infested with them. And when we first moved in our apartment had a problem with Silverfish. Little bugs that thrive in a moist environment. And now there are flies coming down the chimney. >.< But other than that, I would say that Parkwild is alright. I would actually like living here if they would take the time to fix the road

Good Place!!!!!!!!
Carol is wonderful and she really cares abaout the people that live here. She cares about the kids that live too. She feeds them breakfast in the mornings and a after school snack too. She looks out for everyone and i am so glad that we moved here. Thanks Carol.

ABSOLUTELY HORRID
This has got to be the worst apartment rentals in Council Bluffs. The rent is ridiculous! We found a 3 bedroom house for $30 less per month than what I was paying for a small crappy 1 bedroom apartment. The maintenance is AWFUL!! They take forever to get to you then they usually have forgotten to bring what they need, and have to leave, only to come back HOURS, sometimes DAYS later, once again usually without what they need. The manager of the place, Carol, wilo stab you in the back the second she has a chance. They even have a convicted sex offender living there!

HORRIBLE PLACE
I am sorry but I just have to say something. It appears that Carol got a hold of this website and tried to write a review to make the place sound better. It is a pit, they don't care who is living in the apartments and let me say there are NO rules. I lived there for a short while and was so disgusted with the bugs and constant police cars I left. As a hardworking college student paying $700.00 for a POS apartment wasn't working. There was a sewage leak in my building. The people below my apartment were constantly smoking pot and the smell would come upstairs. I was scared to go to my car at night, the train tracks were SOOOOO loud in the middle of the night, managers are unprofessional people who lie. Truly a ------ experience!!! OH and please see a picture of raw sewage filling up my light fixture, and raining in my closet!

A great place to live!!!!
We live at Parkwild, and have been here since summer of 2007 and do plan to stay a long, long time.... Carol, the Manager is a fabulous person, if there are bad comments about her, they are probably low lifes that can't follow a rule... She works with people, but absolutely does not put up with any crap from anyone.... That is the way it should be, maybe if you look here ask her how many long time tenants she has, probably more than most complexes.... The grounds are fabulous... The maintenance guys are top notch...

Not TERRIBLE, worth the money, and I love the view!
I really love Parkwild. My family (2 adults, 2 kids, 2 cats, 2 dogs, 4 ferrets) are all settled VERY well. The pet policy is kind of weird. The manager would like to meet all incoming dogs and cats, and ther eis a leash law and specified poo area. Other than that, it's a small $200 pet deposit and you're home free. The area around the apartments is REALLY gorgeous, all wooded, nice and secluded, and relatively quiet. The only drawback is the trainyard across 8th st if you're in the front 2-3 buildings. Parking is a hassle, as they HAVE a "Parking Permit Required" rule, but it's never enforced.

Do NOT pay cash!
Everything that they say about Carol and maintainence is true! Dont pay cash...... She pockets your money so her and her butt buddy can buy new vehicles! She leaves your apartment listed as vacant so the owner doesnt catch her pocketing your money!!!

Carol is an evil little back-stabbing troll that should have retired YEARS ago to back under her bridge where she belongs. The day you go to look at apartments and the first month or so you live there, she's your best friend to your face. She's all sweet and innocent until you turn your back on her. Then she turns into a bigger gossiper than any daytime soap opera. I could tell you things about current and previous tenants that even their families shouldn't know. ALSO, THERE IS A REGISTERED SEX OFFENDER LIVING IN THE 1908 BUILDING!!!! STAY AWAY!! Maintenance is impossible to get around there. Our apartment flooded twice in 3 days. The second time was on a Friday and no one bothered to show up until Monday afternoon, even though I called Carol, and Tom, and Fred, and Ed. No one thought that it was important, even though I had 4 inches of water in my kitchen, and my dining room. I had to rent a steam cleaner to suck up the water, and wasn't reimbursed for it. I was actually told that had I not been impatient, they would've cleaned it up. Is 3 days of 4 inches of water in your home being impatient?!?! I didn't think so. The place is trash. And if you move in there, change your locks. The maintenance people are not required to go through a background check. When we were moving out, she called and asked why she couldn't get in our apartment. Why did she want in there? To let the guys ran-sack it and take what they wanted? Probably. There is no safety guards around the giant cliffs, anyone could fall to their death. I could go on and on forever. It's horrible, unsafe, and there isn't a appliance in any apartment that's reliable.

AWFUL!!!
Nothing ever gets fixed! Garage doors never lock and fall on your head! They trap and kill cats!! Each renter has a different set of rules depending if Carol likes you or not. The maintainence men (one of them) drinks in the apts and will visit teenagers when parents are at work!!!!!!!!!!!! She has her favorites and they get all the attention. The parking is awful due to all night parties everywhere. People that are not handicapped hogging all the handicap parking spots. Vehicles vandalized nightly (ck with CB police). Its filthy, has bugs and children screaming all day long by your door because the parents there shove the kids out for you to watch!

Dont bother
You will pay far to high if rent, which will get raised everytime your lease is up. Everything is poorly u[kept, and the manager will due little in the way getting anything done. She is nice to your face but will shhot you down if she gets a chance and does not take anything you say seriously. i was almost attacked in my own doorway and she blew it off as poor nieghbors.Had to stay awhile, due to tight budget but regret it everyday. and they raised the laundry room cost, to 1.25 per both wash and dry! Surrond by thick woods, large cliffs, not safe for younger kids. The playground was built by an out of jail tenant to pay rent, its just 2 by 4s badly put together, with to places where there are straight drops from abut 14 feet up, my child almost fell off cause there is no railing there. Lots of spiders! Ants! and other bugs...they told me that if I want my screens fixed and help with the bugs I should just call a pro which would cost about 100.00 because it wasnt there problem.

Don't waste your money, the place is horrible.
I lived there for 9 months and my apartment flooded twice. The ceiling and carpet ended up molding and because it took maintence so long to come Silverfish(gross & disgusting bugs with lots of legs)infested the place. Then shortly after that large wolf spiders appeared daily and I got bit. Not only that there was dog poop everywhere and parking was horrible. Usually I would have to park a building away and walk. (Not a easy trip with groceries)The manager Carol was notified about all above and did nothing. She did offer to give back my security deposit but, she never was in the office or returned any messages when I tried to get it. This place was not worth the money or the trouble. It was the worst place I have ever lived.

Lots of good and a little bad...
First of all; Carol was WONDERFUL. The maintenence guys were nothing short of incredible and punctual. If I EVER had a problem, they fixed it IMMEDIATELY. Carol was nothing but kind and understanding from day one. Her demeanor didn't change at all from the day we moved in and if we ever had a complaint, she was there to listen. We had to break our lease when we moved out, and she was also very understanding of that and didn't try to rob us or make us pay additional fees. The male manager was incredibly polite too - very conversational :) I'll aggree with the other posted comment about the carpet not exactly being perfect and things like that, but for the space you get and the price you pay; awesome. THEE only negative remarks I have to say about the complex is the NOISE. My god. Loud music from car stereos, and nsulting vulgar obscenities being yelled at by 12 year old gang bangers, to be blunt, and on the average, at least once on a weekly basis. So loud you could hear it from indoors. I don't know if those kids are still there, but jesus christ they drove me insane. Still though, if you can get past the noise coming from the outside, this place is definately worth giving a second look.

I like living here. Parking can be a situation, but the management is very willing to work with you about it. For the most part it's a nice quiet place and I haven't had any major maintenance problems. The minor ones I've had have been fixed within 24 hours. The pool is great and most of the tenants are too. Carole is a sweet woman that will work with you if need be and seems to be very genuine. The apartments are older, but seem to be well maintained and I have a wonderful view.

you get what you're paying for
I am about 2 months away from signing a lease on my 7th year at Parkwild. One thing I'll say about our community is that it's diverse, with people of all ages and stages of life. Referring to the property manager as an "old hag" (she is a lovely lady in her early 50s, btw) gives some idea of the maturity level of former residents.<br><br>Aside from the occasional crappy neighbor (and our landlady is on the stricter side, so the "bad apples" tend to come and go quickly), the only problems I have encountered have to do with the age of the complex, which is some thirty years. If you expect the AC to keep the apartment 68 degrees on a 95 degree day, or dishes to come out of the dishwasher spotless without a pre-soak, or the carpet and paint to be pristine, or nothing to ever break down, you won't be happy here. It is true that the staff can be sometimes dismissive, but I also have an idea of how many complaints they get in a day. Once, I gave my plants on the deck too much water, and it dripped to the deck below. My downstairs neighbor actually called maintenence to come and "fix it". Worse, she called the emergency number after hours and the guy had to come from home. So it goes to show ya.<br><br>If, on the other hand, you like a mostly quiet and happy community with lovely apartments, spectacular views and beautiful grounds, this could be your dream home. Unless you can afford a $1500/month condo on the riverfront, I would recommend Parkwild.

this place is crap the mandager is a rotton hag she´s all sweet and nice when you first move in and then when anything happens your screwed. she a horrible person i wouldnt even recommend this place to my worst enemy!! the maintnance guys are theives i was moving out and when i went to get some more things out of my apartment many expensive thing were stollen and the only one who can get in are the maintnance and managers so how obviouse is that!! i hate that place it horrable to live in. if you have kids do not move there they do not tollerate kids crying or making anykind of noise. you will be evicted for that. so my advice is look for someplace else this place will leave you robbed and screwed. thank you
