Excellent place live
The office staff here is very helpful. Whenever I do have a problem they are sure to fix it that day. My only complaint is that I have to park at the building across from me late at night. There is also a problem with the hallway light. It seems to go out all the time.

Love it!
I Just moved to Moundford Terrace last week and things couldn't be better. I came from an apartment complex across the street and I wish that I had moved out of there a long time ago. The layout of my new apartment is unique, but it was the nicest one out of all the other apartments I looked at around Decatur for the price. It is pretty quite here. I have a large patio and lots of storage. I would recommend it.

Not bad for an Apartment
I have always lived in houses so the whole apartment life takes so getting used to. Management seemed very nice when I moved in. I have only had a couple of problems come up. Maintenance is ok, I guess. I have had no problems yet. I really could live without the loud cars at night. Besides that it's cool.

Its not that bad...
Well, its not too bad considering the price. But the price is only good if you are able to move during a time when they have move in specials. We were able to catch a special that knocked off 35$ from the regular price for a 2 bedroom apartment.

Some of the cons:
♦Walls and ceilings are paper thin. We heard every move the neighbors above us made. I am sure they were able to hear us.
♦The plumbing is a little shotty, this may be due to its age. A lot of times while in the shower the water will jump from warm and cozy to Hot and Scalding for about 5 seconds. This only happens about 1 or 2 times during 1 out of 4 showers.
♦There seems to be a Pill Bug epidemic. We find about 5 Pill Bugs (Rollie polies) in the corners of the living room and bedrooms per week.
♦We had a problem just after the neighbors above us moved in, while the apartment was empty the maintenance people replaced the tub/shower and when the people above us moved the caulking around the shower leaked and ruined the ceiling in our shower. It took about 4 weeks for maintenance to replace the ceiling.
♦Cabinets are older than dirt.
♦New stove and fridge were not leveled properly during installation.
♦Not too much storage space.
♦Cable and Telephone outlets are in weird locations.
♦Seems that if you have a car that belongs in the Junk yard the management has no problems in letting you keep it in the parking lot with towels over the windows.
♦Parking lot has a few small to medium pot holes.
♦Sewer for our building has backed up 2 times in the past 2 months, each time soaking our bathroom floor and filling our tub with questionable fluids.
♦Trash dumpsters are often full and overflowing.

Pros:
♦They have the lawns mowed often.
♦The management is in the office usually an hour before they advertise being in the office.
♦Small apartment is easy and quick to cool down or heat.
♦New Stove and Fridge
♦Nice Large window in living room with sliding door to patio.
♦Convenient location.
♦Management is always friendly and usually sends maintenance out quickly.
♦Heater in Laundry room.
♦If you fulfill your first year's lease you dont have to pay for repainting of the apartment if you paint or there are spots that they need to repaint.

Stay Far Away from this complex
Management-Discriminates against single white people, caters to ------ in order to avoid lawsuits. When a white person complains about a black neighbor dealing drugs or being extremely noisy(loud bass booming music until 2 or 3 am), nothing gets done. They allow drug dealing and constantly noisy people to stay but kick out those white people who complain.
Other staff-Maintence staff couldn't a dime if it were right in front of them. Buildings have leaking windows(causing mold on carpets), leaking ceilings, scalding hot water(even when no hot water is being used)windows have ice build up on the inside due to poor insulation. Occupied apartments are supposed to be repainted every 3 years but they aren't.

This complex makes up policies as they go along and try to evict residents on the basis of policies that are not in the lease nor written anywhere. Staff comes in all the time w/out any notice and uses computers/phones in resident's apartments and management does nothing. No security whatsoever("courtesy officer" used to be here but no longer)This used to be a quiet, well kept complex but now they are more concerned with making money than keeping residents. Avoid this complex if you want a peaceful and well kept place to live. Be especially aware of Becky, the manager. She seems to think that she's all that and has no concept of what it takes to manage a business. If you are friends with people she doesn't like or her ex-boyfriends, she will make your life miserable.

Don't be in customer service if you don't like customers-LEANNE
I was absolutely appalled when I visited the leasing office at Mountford Terrace. I let the leasing consultant know I wanted a 2 bedroom within 2 weeks she told me she had a man coming in in about 5 minutes and even worst the manager was right there and let her say that-Dear you don't know if they are coming, I'm in front of your face now-I let her know I was catching a flight back home and wanted to find a place that evening. She asked if I could come back before 10:00am Okay yeah right your not even open at that time. Then had the nerve to give me an application. The worst I left she said a man was coming tell me why a woman came and she showed her an apartment.I just sat there. LEANNE dear stop being so prejudice I make $252,000 per year I was going to pay all year upfront. Sucks for you. Oh yeah another thing when someone has a bad experience they tell 10 or more people now everyone that looks on here will know. What goes around comes to bite you in the --- huh?

Do not move here, management dosen´t do its´ job
I am living here now, and I am sorry that we reccomended this place to a friend. I just read their review, and I too do not like this place. It saddened me when they told us what had happened. I am not going to reccomend this place to anyone anymore. I don´t have a problem with maintenance because I try to be nice and realize that I am not the only one living there. But, there is one maintenance person that dose not know his job, and it took three times before my problem got fixed, and that was because someone other that him fixed it.

But I do think it should be that when someone´s lock on their door is not working that is an emergency and should have been looked at right away, and not three weeks later. Shame on them! They better be glad nothing happened to that person and their family.

NICE PLACE TO LIVE!
MANAGEMENT VERY NICE. PROPERTY IS KEPT UP COMPARED TO WHAT I HAVE SEEN AROUND TOWN. I ONLY WAS LOOKING FOR ABOUT A MONTH BEFORE I MOVED IN. OTHER PROPERTIES SHOWED ME APARTMENTS THAT WERE NASTY TO SAY THE LEAST. THE APARTMENT I WAS SHOWN AT MOUNDFORD TERRACE WAS CLEAN. THE ONLY COMPLAINT I WOULD HAVE IS THE PARKING. THERE WAS NOT ALOT OF PARKING FOR MY BUILDING. MAINTENANCE RESPONED RIGHT AWAY TO REQUEST. THERE WERE ALSO UDATES DONE TO MY APARTMENT WHILE I WAS LIVING THERE. I NEVER HAD ANY PROBLEMS. I MOVED OUT BECAUSE I BOUGHT A HOUSE. IF I EVER NEED AN APARTMENT AGAIN I WOULD GO BACK.

ILife with insects in an ugly, poorly maintained apartment
I was not allowed to look at the exact townhouse that I rented until the day before I was scheduled to move in. Each time I tried to see it, I was told that they would not show it until it was completely ready. The management assured me that everything would be perfect before moving day. I never would have rented at Moundford if I had seen the actual rental unit first. I took it only because I had already made all arrangements to move from another city and vacated my apartment there. In the patio area of my townhouse, the light on the outside wall was left dangling by the wires and the fused cutoff for the AC was not mounted. The grass in the patio area, which is the tenants responsibility to cut, was nearly up to my knees the day I moved in. I immediately noticed a trail of ants going into the apartment through a crack in the brick mortar. Inside, there were spiders in every corner, indicating that there must be a large supply of small insects for spider food.
The maintenance staff here thinks that anything can be repaired by coating it with a gallon of paint. The tile in all 3 of my bathrooms and in the kitchen is PAINTED ivory like all of the walls and woodwork in the apartment. The paint was peeling from the tile in the master bathroom. Upon closer inspection, I realized that the bathtub had also been painted and was starting to peel. Every time I took a bath, there were paint chips floating in the water. The bathrooms had not been cleaned very well before I moved in. There was a thick film of soap in the painted tile soapdish. The second time that I used the garbage disposal, the sink in the downstairs bathroom overflowed with the water and chopped vegetables from the kitchen sink. I later found out that this was a common problem in the townhouses, yet no measures are taken to clear the lines before new tenants move in. The walls and ceilings were very poorly patched up over many years. The floor in the upstairs hallway had a huge soft spot that was probably caused by overflowing water from the nearby bathroom. Perhaps the same incident that caused the huge ugly hole in the living room ceiling that had been so haphazardly repaired that it drew my attention immediately on the first day. I waited for 2 weeks for someone to repair the lock on my back door. I could go on and on about the gross negligence at this high-priced slum, but I think that by this time, you get the picture.

Not a Nice Place to Live
The managent seems very nice but favoritism is a very big issue. Any and all older people who live there are allowed to break the rules and harrass the younger people that live there. I was given an letter threatining eviction because I complained about my neighbor harassing me. The maintiance will enter your apartment without warning. They will call but if you don´t answer or you are not home they will go in any way. I would not recomend this apartment to anyone trying to live in peace!

Cheap Comes at a High Price
Yes, Moundford has some of the least expensive apartments around but you get what you pay for. Security is a joke, there is NO security officer but rather a "courtesy" officer who is also employed full time elsewhere. Which means he will either never respond or he might respond 5 hours later. Anyone can come in the doors, there's no monitoring, camera's etc. As this is a fairly high crime area and they've had fires set in the laundry rooms, you would think that they would have better security but they don't. They now only spray for bugs every 2 months instead of every month, again due to their cheapness. If they took the money that they pay at least two of their incompetent maintainence staff and their part time office person(they have two full time people in the office, they don't need another part time person), they would be able to afford to have better security and better upkeep, especially considering that they raised the rent AND stopped including cable in the rent. They allow people to stomp around and blare music because if a tenant complains, they make you write up a complaint so they can keep track of how many times you complain, not to keep track of a bothersome tenant. Then they have the nerve to send notices telling residents to slow down in the parking lots while Becky, April, and the rest of the staff drive at least 15 miles over the posted speed limit. There have been several residents nearly get their cars hit by a member of the staff. Small wonder why the Decatur Police Department has referred to Moundford Terrace as Little Longview. Longview was the former low income housing project in Decatur that went to crap due to lack of anything from the staff.

Nice place to live
Very rarely did I hear my neighbors. The apartment was clean and well kept and repairs were made very quickly. When security was needed, they were right there. Both security and maintenance carried pagers so they could be notified in an emergency.
