All the reviews you read are true i just currently moved out of ths place after 10 years and it does have mice and rats i just lost about 200 in food due to rats eating it, and maitience is horrible nothing ever gets fixed and they been through several managers and the current manger is horrible don't know how to manage hall ways are filthy never cleaned, light in hallways burned out smoke alarms in hall way don't work,they will take your money I moved March 2026 and they charge me for whole month of March and im not even living g there the rent was almost 1,600 for one bedroom with mold just a warning run as fast as you can from this place owned by slum lords

DONT RENT HERE!

I’ve lived here for over a year and let me tell you DO NOT RENT HERE. The maintenance sucks they will not complete your requests for weeks or months. I moved in last February I wish I didn’t sign that lease because when the apartment was given to me the carpet was covered in paint, the girl working here said the guys they hired did the job fast and left only came for the money so I had to live with it sadly it was all over the apartment carpet. Speaking of the carpet in the photos I saw when I asked to see the apartment before getting it they told me I couldn’t it was getting cleaned and worked on but that it looks exactly like the photo I trusted their word and let me tell you It was a big lie. The carpet is brown like dirt color, there was a chimney in the photo my apartment didn’t have one, the back porch has pain throw at the fence, mold in the restroom, the cabinets in the kitchen don’t close they stay open and lots of stains on kitchen counters. What tops it all off is there is mice EVERYWHERE! I’ve killed probably over 100 mice living here. You will find their ---- everywhere mostly in the kitchen. I don’t leave food out after cooking I always pick up and clean up and. When it’s time for bed at night you can hear trying to get into the cabinets or are running around inside the stove. You wake up and there’s mice ---- everywhere. Some neighbors kids kicked a soccer ball through our window and it broke. So I put a request in to see if they can get it fixed before winter because it’s my 1 year olds room and play room and it’s been over a month and still haven’t done anything to fix it and the neighbors kids do it to other neighbors too. There’s trash everywhere in the parking lot, never parking space after 4-5pm and bunch of drunks at night drinking and playing loud music and they tell you that they have a laundry facility don’t believe them sadly they don’t even work or just aren’t ever on so we spent so much money having to go to the laundry place across the street to spend even more money they should be making their rent cheaper since they can’t provide a laundry place either . Overall don’t rent here if you love messy neighbors, trash maintenance, mice in your stuff/food.

Move here at your OWN RISK. The place is infested with roaches, rats and dirt all over. The owner does not give a damn about cleanliness. The hallways are filthy and smelly. The parking is dirty with bottles, papers and all manner of Trash.The office staff smile and give promises but nothing happens. If something breaks down in your apt...Get ready for the run around from management. I see rats in my apt every other day. I had to invest in rat traps. Management does not allow a walkthrough at the beginning of the rental period so that they can take your deposit by telling you all the things you have damaged. They tell you that they have checked and everything is fine. People sit out in the parking lot drinking on weekends and throwing trash around......WHAT A DAMP OF A PLACE!!

The staff has been very helpful in getting into my own place. I am grateful for Ashli in the office that she was so on top of getting me into my apartment so quickly. Everyone has been very kind and it is a nice location where everything is around within a few blocks. Maintenance has come in for a couple things and in a timely manor.

This is the worse property to go live at . The owner doesn't care at all about the tentants Think 2twixw before applying for a unit . Rats mice roaches . Management team sucks . They pick and choose who lives there they let anyone live there and don't care at all . If you wanna get robbed with money then apply The owner will charge more than what it's worth They have changed management 3 times New management some girl named Ashley she's a ----- and enjoys making all the money Maintenance steals appliances and sales parts on the side . Not worth it !

I have been living in my apartment for about 4 years, and I can honestly say that the new management has been awesome!. The property manager and staff changed this property 150% better. I can not think of a better place to live. The service and attention in the leasing office is outstanding. I Highly recommend this property.

We just recently moved in to these apartments we were a little skeptical living here with all these horrible reviews. When I comfronted the property manager about this website she explained that she had only been there a year so far and that the past reviews were from a completely different staff. They now have a great maintained property and our apartment looks wonderful. We feel that we have found a place to call home.

Ive been living in these apartment for almost 2 years recently they have changed management and I can honestly say that the change in management has been a great thing. The new management is very nice and helpful, they also recently hired a new maintance guy and if you have a problem with something in your apartment they gp and fix as soon as they can. Right know i ca say its the best time to come move in to these apartments.

Nice sized apartment and good price. Usually managed by 1-2 people with minimum maintenance staff. Had to leave because of maintenance issues not being taken care of. Kind staff, but they usually appeared overwhelmed.

I have been living in my apartment for a year. The walls a falling apart. My dishwasher has not worked from the time I moved in. The dishwasher has moldy water sitting in it. If you report a problem to maintenance they look at the problem and then don't return to fix the problem. The parking lots are always dark. They don't change the light bulbs in the parking lots. My truck has been broken into twice. Every weekend since I moved in my neighbors throw party's. the walls are so thin you can hear the music and people talking. Management will not do anything about it. There are always beer boxes and empty beer cans and bottles all over the property. This is not a good community to live in.

Big, but...

For the price, the aparments are HUGE I haven't found another place in olathe that is as big for the price it was. However, the maintence is terrible they told me several times they were going to fix something and never did. Now I owe them money for them not doing there job. and they switch managment ALL the time. I lived there for a year a and a half and they had at least 4 different managers. I moved out a few months ago and they have already went threw 2 managers. they are very unprofessional and seem only to remember something when it comes to there needs not the tenants. Plus, the "laundry" rooms were in a dirty creepy basement which consisted of 2 washers 2 dryers and peoples storage, the only time i did laundry there I found somebody taking my clothes out and putting them on the floor. The first summer I lived there the pool opened a month late and got so dirty within the first 2 weeks from kids swimming in there clothes and diapers the had to close it down for another 2 weeks! The next summer I didnt even bother checking out the pool. Terrible place with NO parking, but big.

it gotten more worse now

at first the new management started out good....but now its gotten more worse than before...u report a maintence problem it takes about a week to fix, if they fix it....if dont fix it....u are out of luck cause they wont try all to come by....u lose hot water once or twice a month....u get 2 gas bill every month cause they messed up on their end.... its not worth the 650.00 a month....dont move here if u can avoid it....

Not to bad

My boyfriend and I moved in about a month ago. We really like it here. Our apt was really clean when we moved in. The walls are kinda thin but not too bad. Our neighbors underneath us have trash all over their patio its kinds gross but there is no smell lol. Our apartment is huge probably the largest apt we have ever lived in. My electric bill is really cheap for the month of Sept running air at 65 was only $52.00. We like it here...could be worse!

Me personally I love living here at first I didn't like living here when Amy was the manager but now there is a new manager and new maintenance man and there both awesome. They fix all the problems we have and a timely matter and they fix them right not half way. And the new manager we have is very nice to she don't get into problems like Amy did so I like her and the way she handles things around here good job to her and all the hard she does.

Much better than it used to be

The management has recently changed and I think there will be a big change. Already I've noticed that the repairs to my apartment happen a lot quicker and the maintenance guy seems like he knows what he's doing. The office also seems a lot friendlier and more business like.

Amy is awesome

I first met Amy in June of 2008 when I had first moved here to Olathe. After I had been rejected from at least four or five other apartments due to my credit she was willing to let me have a co-signer so that I could move in and not have to live in the motel that I was living in at the time. I am very greatful that she went out of her way to help me have a home. I have now lived in governors court for eight months and I love it here. I have never had a manager of a place that treats their tenants with respect and actually cares like Amy does. My favorite part about this apartment is that I am given my privacy and when ever anything is needed she gets right on it to make sure that it will be fixed. I think that you would be crazy not to rent from governors court. I also believe that the other people on here that have been saying these bad things below for no aparent reason should get a life. If you think about we could have a mean manager in control of the apartments. Just lay off of her.

I live in governer's court and been living here for almost a year me in my family in I haven't had any problems since I have been here that haven't been solved in a timely matter. Any problems we have had Amy came are since some one else to fix it right away. Like my mouse problem I had she didn't stop calling the pest control until they came in fixed it in was there evertime she called. She even came to look around my apartment to make sure there where no more mouse around are anywhere. I like my apartment and I like amy I think she is very nice in good at what she do so if you go by what people think in not move in these apartments then you are missing out on a great opportunity to me a great person in also have a great apartment manager.And believe half of what you see in believe no of what you hear you because if you go by others then you will forever be be lead wrong. And these are not things I have heard these are things I have witness with my own two eyes.

Worst place to live in Kansas.

My apt. bathroom has been without a ceiling for 3 weeks!!! Amy the property manager is good at telling you she'll get it fixed and doesn't follow through with her promises. Make sure that someone is home if you have maintenance issues. After they tore down the ceiling becasue of leaks I had video games and my ipod stolen. Parking sucks and trash is everywhere on the lawns.

TENANTS BEWARE!!!!!!!!

You do not want to rent from this place. The Manager Amy is HORRIBLE, RUDE, and is a LIAR!!! She does not lift a finger to help anyone. She pretends to help while stabbing you in the back. She will try to evict you for whatever reason she can come up with if you get on her bad side. She did my friends DIRTY. When she has a job opening she tells all of us that she refuses to hire Tenants when all the Governer's Court staff are TENANTS to include HER! My apartment has spiders, roaches, fleas, and MICE! When you bring these problems to her attention she just says that Corporate refuses to do anything about it and that we should buy mouse traps. I gots 3 children and this is unacceptable. Good luck getting repairs completed because it aint going to happen takes forever. The property is always dirty, filthy, and the carpets throughout the halls are always horrible and smell bad.

NO NO NO!!!!!!!

Cockroaches everywhere. Seriously. At night they crawl the sidewalks. I never knew a cockroach could fly until Governors Court. There is a HUGE maintenance problem. There are holes in the floor near the walls that have a nice view of the moldy basement. My apartment stinks like sewer, that's probably what the water is in the basement. My fireplace is a great hiding spot for spiders who have made homes inside the bricks. They occasionally come out to watch tv. My bathroom sink refuses to drain no matter how much drain-o I pour down it. When I take a shower, I have to use a screw driver to turn the water off because the screws back out when I turn the handle. My leaky kitchen faucet makes great beats, sometimes it fades out the banging music from my neighbors. My loving neighbors share my laundry facility, in the wet basement, yea, you know, the neighbors across the street in a different apartment complex. Sometimes they take my wet laundry out and throw it on the half broken table down there. They also like to open the dryers mid-cycle so my clothes gather the musky smell of the basement aka. Laundry Room and didn't dry after I put in almost $2.00. Once I found a spider the size of a half dollar in there. When it gets cooler outside, there are spiders everywhere down there, but for now, there is at least one spider in my apt every day, they come out in the bathroom to get a drink of water when I am sitting on the toilet...around my feet.Nothing has been fixed here since I moved here, 3 years ago, except the leaking dishwasher that saturated my carpet in the hall, leaking through the wall,in October of last year, and mildew seeped through the wall onto my video cabinet and ruined it,and they had to cut the wall open and repair half of the wall from mildew that of which we all breathed into our lungs, and was finally fixed in march of this year, and to this day, they still haven't replaced the trim at the bottom near the carpet and the dry wall is now cracking, but after they moved the dishwasher out to find the leak, they didn't secure it back in place, so it fell out of the wall several times when it was loaded, then they secured it after being called,again, but still no trim at the bottom of my wall. My patio blinds are old and have cracked, so numerous pieces have broken loose causing me to have a big open space where anyone can look into my apartment, my wooden fireplace mantel is not attached to the fireplace and fell when touched,causing the anywhere from 6 to 8 ft long 3-4 inch chunk of wood to drop breaking a lamp and other things near the fireplace, missing hitting my little girl's head and body, luckily. To top it off, the new manager (third or fourth manager, can't keep track) is extremely rude and lies. Now my lease is up and they won't let me out of a new one. Good thing for lawyers.

Dont rent here

I have lived here for two years. It was fine until it was sold this year. The new manager, Chandra is awfull! I asked to have have two things repaired, a screen and a slideing door screen. It has been three weeks with no repairs, when I called Chandra informed me "We are repairing the vacant units to ready for renting and will take take of your repairs later in the month." I then recieved a letter on my door, it was a letter to quit the apartment or get rid of my dog! I dont have any pets!!! When I told her of this she told me I did have pets, when i took her to my apartment and showed her, she said "oh I guess I was wrong" I have never been late on my rent in 2 1/2 years and have never had any problems until they took over. All my neighbor0s have moved and now I know why. I will be leaveing here in June!
