River Vista is in a great location and continues to grow. I enjoy the activities along the beautiful downtown Arkansas river including the complimentary use of kayaks, bikes etc., at Boats and Bikes . RV promotes community with special events and fun, friendly, helpful staff.

It's generally been good. The community has great access to the Arkansas River, Riverfront Stadium and Century II. The monthly resident clubhouse get-togethers that started strong and petered out during the COVID lockdown craze are starting to make a comeback.

Met lots of friendly people in the apartment community. I really like my apartment and the space. But the unit was rented to me dirty and with some water damage that took months to repair after repeated requests from me. Security is becoming an issue and the management hasn't taken any action, such as installing more cameras. The dog park is great but there's an issue with pet owners not picking up after their dogs.

Since moving into River Vista I have found this community to be very welcoming to all its residents. It's a great place to settle in, have a nice view, and be able to get anywhere in town very quickly.

I was really looking forward to living here - but once the lease was signed - several things changed that were "part of the deal". Not a wise decision on my part I guess. I will be looking elsewhere..

The new management is rude, doesn't upkeep the premise, and the security is pitiful. Dog poop is everywhere. The knowledgeable staff that used to work here is now gone. Lots of work need so the done to improve.

I had to sign my lease remotely since I moved from out of state, so I asked them to provide details. After I signed my lease, I was informed by Cassie of a mistake and that my unit was a different floor plan and located by the loud elevator. When I moved in, the unit was still dirty, windows were covered in dust, the patio full of cobwebs, and the floors still not swept or mopped up. Cassie acknowledged how dirty it was, but didn’t do anything. Above me, lived a former problematic resident. He was loud and made many questionable comments to staff and residents. I made a dozen or so noise complaints and contacts with their security contractor. At first, they didn’t believe in the validity of my complaints. Shortly after, the neighbor left his sink running flooding his apartment and mine below him. He also had a fire and debris had fallen to my balcony. The sheet rock on my walls had become soaked and had standing water for on my floors. The weekend the flood took place, I had yet to be contacted by management to acknowledge the issue and apologize. Another resident also had their apartment flooded the same weekend. The resident ended up making threats to the staff and they then finally decided to take action against him. As for repairs to my unit, it took nearly 3 months for them to repair my sheet rock and paint my unit. It only got completed after numerous complaints and reminders to the regional manager and Vice President of Maxus Properties. They ended up offering me $500 for the 3 months of disrepair, but with legal strings attached. Before that resident above me was evicted, they had already re-leased that unit to a new resident. He was displaced until they finally got him evicted. They never even repaired or fully cleaned that unit after that resident got evicted. That is just an example of how they cut corners to make an extra dollar. They still hadn’t repaired it to date, and this was almost 5 months ago. This complex is located in a high crime area of Wichita. There have been vehicles stolen, personal property taken, a shooting a couple years ago, residents doors kicked in, and several break-ins. This area is also surrounded with homeless people. There are often people digging through the dumpsters as well. The gates are broken a large amount of time making us an easy target. We have expressed our concerns to the property manager, and they have yet to take an aggressive actions or major improvements to help mitigate the crime. The pool heater was broken for nearly four months. They don’t have professional pool maintenance contractors, so it’s often dirty as well. Overall, the lawns and landscaping are poorly manicured. There are many dead bushes, brown lawns, and lack of mulch causing us to drag in dirt and mud into the units. I had asked them to put more mulch in the landscaping around my unit since it was full of mud. They said they were working on it this summer and never did. I ended up buying my own mulch to put in their landscaping. The fountains have also been broken for a whole year now. The units all have a major lack of storage and closet space. They have now moved to a different market rate software, prices have now sky rocketed and leave zero respect or worth for current residents. Many residents are going to leave and they will have increased costs on turning over units. Their corporate greed is very strong now. The only thing keeping me from moving is some of the friendships with fellow residents. The sad thing is, when we all meet up all we do is talk about how this complex is going downhill and where we should move to next. I have lived in 3 major cities recently, all at high end apartment complexes, and this is hands down the worst experience. Overall, the staff is very friendly and tries to build a community through events and activities. Many of us have expressed our concerns with them on these issues, but they don’t seem to react or follow up. They need to focus on the basics of walking the property to see it’s aesthetic needs, identify maintenance issues, and to keep it clean and attractive. I work in operations, and it kills me to see how poorly they pay attention to the day to day needs. They also need to start taking care of their current residents concerns and needs in a professional and attentive manner. I would really recommend to any potential residents to check out 225 Sycamore across the street if they want a true luxury property that is well managed and takes care of their concerns in a timely manner. Lastly, make sure to watch your step. There is dog crap everywhere!

Great location, nice fixtures. Maintenance is quick. Not cheap and sound travels more than you'd like through the walls. It's definitely a corporate-run place, so you pay a bunch of little fees. But overall, it's a nice place.

Since moving in this summer, River Vista has been a welcoming community and one of the nicest places I've ever lived. Everyone makes it an effort to get to know each other and the monthly events are always a highlight. The property is gorgeous, extremely well-maintained, and very safe. It is located in beautiful downtown Wichita with amazing River views and city views.

River Vista is a great place to live. It has the best view overlooking the river and is close to a lot of restaurants in Delano. The staff at River Vista is super friendly and all of the minor issues I've had were quickly handled by Ruben and the maintenance crew.

Everything has been great, especially the staff and amenities of the complex. But the WiFi is awful. It goes out all the time ans makes like difficult for so many things that should be so simple with no options to fix it

Community experience has been great. A lot of great people who are very welcoming and friendly. Management thrown events would be my only complaint, they do an occasional great event for the residents but most of the time they are bee lack luster.

I've lived here now for almost 1 year and I haven't had really anything bad to say other than that every now and then parking can be a pain. The neighbors that I've met have all been friendly and the staff have always been helpful with anything I've needed.

I moved here hoping to find a place I could call home. My apartment is perfect and balcony is large enough to create a relaxing area to enjoy the phenomenal view. Routine maintenance is timely and most important for me is the feeling of living in a safe and secure community. RIver Vista has definitely exceeded my expectations!

Staff is awesome. Love the apartment. Had a few issues with neighbors music and it was handled by staff and security. Not going to let one bad apple sway my review of this place. Beautiful views from our apartment of the river.

Great overall. However, not enough storage space, parking can be difficult and too many random people in the pool area during the summer.. this prevents actual residents from using the facilities. Lastly, the gym needs more weights/machines

The apartments are nice, a little overpriced. The office people from the previous company were more accommodating and kind that the current, but the current are nice enough (just not as personable). Maintenance is pretty on top of things, and the complex itself feels pretty safe

River Vista is a quality and affordable community to live in the Delano district. They have good apartments (although Im not a fan of the windows in the one bedroom apartments). I live in a 2 bedroom and havent had many maintenance issues overall (some fire alarms needed changed and some electrical issues but they were fixed expeditiously). The amenities are nice but the gym is lacking. While you do have the River to go on a run, Im surprised they didnt buy better quality treadmills/bikes/ellipticals to better compete with gyms in neighboring apartment complexes. The pool is great during the summer. Definitely a great way to relax on the weekend. Just be sure to get out before 4pm when the sun gets hidden by the building. The biggest complaints I have is: 1) They need a convex mirror near the entrance since it's a 2 way entrance/exit and there is a sharp curve. Many times I have seen cars almost get into accidents 2) There is no enforcement for dog owners to pick up after their pets. Dog feces is littered throughout the complex and usually builds up in the dog park 3) No EV parking in the garage is unfortunate 4) Not recycling is unfortunate as well. At least have a place to recycle boxes

Love living here on the riverbank. No place like it in Wichita. All (just a few required!) service requests responded to very promptly. Covered parking is close in. Walking to restaurants is a big plus. In middle of downtown activity without being in it! Watching WSU rowing team is a new pastime.

Friendly staff and very responsive to maintenance. The staff makes you feel welcomed and valued. The events they have for us and the extras that staff does for the residents is appreciated! Any issues that we have had have been resolved in a timely manner.

I have been unhappy recently. There used to be water and now a bending machine was placed. I have to walk under the rain or in the snow to get to my car because there is no bridge to the parking lot. The gym is very incomplete and small for the amount of people that live in this complex. There is a new building complex that is being built right across and the amenities looks incredibly better. River vista claims to be a luxury apartment complex and it is not.

My wife and I moved to River Vista just prior to the pandemic beginning. We have enjoyed our time here and would recommend this complex to anyone. Between the amenities, location, and staff and management, this is a place run with decency and integrity.

My only concern is that I wish an elevator was located closer to my apartment. Other than that I am very pleased with my home. The staff is very pleasant and helpful The noise from McLean Blvd is quite obnoxious.
