Scam you rent deposit

I moved out of this place on March 9, 2026, and was presented with a list of ridiculous charges, with no receipts to substantiate the alleged damages. I always took great care to keep the unit clean; however, the management has withheld my security deposit and is demanding that I pay additional fees. Rachel Pabst, the Community Manager, referred my case to her attorneys simply because I demanded the return of my deposit. Please stay away from this place�do not rent Apartment #75. You can hear noises inside the walls, as if there is an animal trapped within, and the entire unit reeks of mold and sewage odors that waft in from other floors through the ventilation system.

    Had to move due to health issues allergies.

    Do not rent from this apartment complex. I asked them to get me a wheelchair accessible apartment, but no they would not do that. I have severe allergies, and am allergic to mold. They kept trying to cover it up with paint I told them you can't get it out of the drywall you have to replace the drywall they would not do that. Rachel is terrible manager. Even if you hold up to your end of the deal. they do not have the best interest in there tenants, or do they even care!! They expect me to give them a 60 day notice in me still live in a black mold infested mold spores all over that apartment and expectme to live there for 60 more days I couldn't do it and I'm not paying it they want me to pay him two months my is up in May these people are leashes do not print from them. My son left a job that he worked for 14 years across the street from those apartmentshe could not drive I was out of town a lot up until I got sick with my back issues and then I had to have spine surgery I needed a wheelchair accessible apartment these people would not meet my needs so they still expect me to pay him two more months rent. Rachel is coldhearted she's in the middle of it shecan tell you it's the management upper management I'd try to tell her I wanted to the phone number for upper management she would not give to me I kind of did get a little loud with her and she hung up on me so that tells you right there she is snake. And the maintenance theme are terrible I told them the walls needed to be replaced new drywall you can't cover covering paint over black moldsports are still in the air and it showed that with my bad allergy problems I stay every time I went into that apartment I would break out I didn't spend a lot of time there because I worked over the road in the Music business with the music group so I was never there if I was there over two days I was breaking out again please people do not run from these people they are snakes. I have pictures to prove it.

    If you are part of the LGBT community or anything like that, they will treat you like ---- and they will try to make you leave. They’re very homophobic. They will make your life a living hell living here and they do not fix anything.

      Over-priced and incompetent management

      5 yrs here and they have yet to grasp that one dumpster for 300+ units isn't ideal. They are currently blaming Rumpke being short-staffed for this even though it's been going on since 2017. Mgmt is incompetent at best, and now they have raised the rent $300/month on renewals due to a "market adjustment." Do yourself a favor, skip applying here as the "market rates" they've adjusted to are for equally priced but much nicer and newer apartment

      I lived here just over a week and have complained about the neighbors on the second floor running and jumping at all times of the day and night. Complain twice so for and not a thing have been done. Only good thing is the complex is close to everything

        Do yourself a favor and rent anywhere but this place!! They let mold grow in my apartment for two years and did nothing about it. My window leaked in the bedroom and it ruined my dresser and window coverings. The want to try and hold my deposit for spots on the carpet but don't want to do anything about my damaged personal items. Maintenance would come in to my apartment to do routine maintenance and left keys hanging in my door for hours before I came home to report it. This place is the WORST place I have ever rented, please make sure you know what you are getting into before renting from this company. Oh and the upper management is a joke. Her name is Kim Fantaci and will not return any of my calls or emails concerning this.

          Do NOT rent from here! There is so much mold, ------ ways of fixing things and the management is a nightmare! Amber is very rude, doesn't let you talk and rushes u away. She is very unprofessional! Maintenance walked into my apartment twice without notifying me. They tryed charging us $125 for a water bill when it was that their pipe was leaking not in my apartment! It is just a nightmare place to live. I can't wait until my lease is up to move out! Do yourself a favor and stay far away from this place.

            Let's start off with ----- she was awesome great person great manger!!!! Unfortunately they switched Mangers to ----- she's very rude you grit your teeth talking to her every time Maintence was Ok I moved in went a year with broke laundry doors but I made them work both bathrooms had mold on ceiling maintence took care of it At the end of living in the crossings my year was about up so I resigned my lease with ----- as I loved the place I was living never had a problem every thing was great. never had any complaints about them they never had any about me I stayed to myself New mangers came along maintence techs were new but I still stayed to myself after 1 year and 2 months I missed rent for the first time after getting layed off at my job I called let her know I would be a little late I went and took a temp job to make my rent I was working 3rd shift job waiting on my first check to get the rent to the complex as I am sleeping one morning I hear a knocking I did not answer the door as I was resting for work that following night (I did not no it was the manger) until THEY WALKED INTO MY HOME SCARING ME OUT OF A DEAD SLEEP they made the excuse that they was checking to see if I still lived there 1.i called allowing them to kno that I was getting rent but undergoing a hard situation 2.the maintence tech was in my home 2 weeks before changing the air filter talked to him and also told him I was staying and what was going on 3.my truck was parked outside and all my belongings was inside the home therefor they should have never made it past my door step. After I told them to please leave they do I get out of bed and they never locked my home that I had locked when I was sleeping so at this point I told them I was leaving and refused to pay the rent as I did not feel safe in the apt that I was sleeping in I was told to turn my keys in to avoid having a evection notice there for they gave me 2 days to turn in my keys and get out so I did I got every thing I could and put all my stuff in storage I begged for another day to clean and pick up every thing and they refused to allow me and now are trying to charge me for cleaning and more I tryed to call and speak to ----- and she is now saying since I don't have any thing in writing it don't matter.

              I have lived at the Crossings for several years and absolutely love my home,sold my house and retired and love my neighbors as well I have felt very safe here and close to Kroger and the library which are my favorite places to visit weekly, the maint team and staff are always answering kindly and fixing my request as fast as they can. My complaints: trash compactor was overflown a few times recently but they seemed to fix the issue, wish i had a dumpster closer to walking distance from my unit however as long as it isn't overflown i find it making it look more pleasant with out dumpsters all over and i could use the exercise. The pool needs some updating as tiles have been falling off the last two years.

                I absolutely love living here. The maintenance does a great job at fixing any issues you have and keeping the property nice and clean. The management is awesome and are willing to help you and answer any questions you have. Great place!

                  The most recent review says there was a very noticeable management change. Very noticeable management change in that they do NOTHING but sit and gab all day with little willingness to actually help their residents with anything. They don't communicate repair needs efficiently to their maintenance staff (because they are the only ones who get the requests in the online rent servicer, maintenance doesn't have access to any of that or even resident information to contact a resident directly when dealing with repairs). The women who were "very noticeable" management change even go as far as to insult and accuse residents in front of others in the office. They have terrible customer service and are extremely disrespectful. Also, the buildings are old and falling apart. Appliances are ancient and unless they die won't be replaced even though they don't work properly. The windows have frost & ice on the inside during the winter and the screens fit improperly and let bugs in during the summer. When things break the maintenance crew tries to fix things but again with such poor communication from the office often have a hard time doing correctly. Parking (as mentioned in other reviews) is insane and always an issue. People are clearly not held to their lease agreements (which state residents are permitted only 1 vehicle directly in front of the building and all additional vehicles including visitors must park in overflow parking). Management does nothing to correct issues presented to them by residents. They just give lip service and then blow them off. The rating on 1/16/16 sounds like it came from the office staff and their canned description of the apartments.

                    I love calling this my home, well maintained apartments. The new staff is friendly and go out of their way to help you, much improvement here. The rent is reasonable when compared to other apartments in the area and the layout I have is the two bedroom/two full bath, huge, washer and dryer connections which I don't think most apartments have.

                      Never visited the property prior to move in but the leasing agent Jennifer made sure I had all the info I needed to know after applying, she even went out of her way to snap pictures of the unit I'd be moving to. She followed up with me until move in and once it came time to sign the lease and grab the keys everything about the setting was just as I pictured, no surprises. Maint. Was quick to fix my move in request and being new to this area it's a awesome location and community ! I love it here!!

                        We've lived there for over a year and couldn't wait to move out. When we first moved in we had no problems until 2 months later, the new neighbors above us started making a lot of noises that disrupted our sleep at night. They were an obnoxious bunch but the real problems were the thin floors that resonated everything down to our unit. Our ceilings creaked everywhere (all the time, especially the master bedroom), heard the dog (or whatever it was) running back and forth (all the time), heard the kid running (all the time), and heard their voices almost clearly (most of the time). After complaining to the office numerous times about the neighbors (vengeful neighbors I might add) and the creaking sounds coming from the ceiling (for over 9 months), they finally sent someone down to check out the problem. Did they fix it? Barely, unfortunately. We still had to suffer the creaks and the other sounds (voices, music, doing the deed, etc.) until we finally moved out. When the tiles started to fall apart in the bathtub, the maintenance guy band-aid fixed it by placing an "enclosure" as remedy. They placed this "enclosure" over rotting tiles which had molds on them. Not a pretty picture. Lastly, if you leave stains on the carpet, be prepared to pay a hefty fine $$$ after you move out. I couldn't believe how money-hungry this place is. They will charge you for EVERYTHING. The office manager isn't very friendly either. Be prepared to feel like you're being yelled at.

                            This place is awful. I mean drive right past it. Drug dealers, screaming children, a young girl almost getting raped at the pool. It's not safe or clean, your pets will get fleas, and there's ants no matter what you do. the electric is not up to code, if your neighbors smoke it will stink up you apartment. The air vents look to have never been cleaned. If you ask your neighbors/ children to quite down they verbally assault you and management does nothing to solve any problems unless you call the police repeatedly or threaten to report them to the health department. Our cars have been damaged by the parking lots which have deep ruts in the parking spaces. Birds and squirrels can get in the garages. The stairs are rotting and there's no lighting outside to walk pets at night. If you must rent here read the entire lease before you sign it, they changed our terms with out telling us and rushed us through the lease signing.

                              Siding coming off in spots. OLD apartments, photos are taken when new. Check fine print in TERMS AND AGREEMENT before you sign the lease. The complex buys their water from Boone County Municipal Water Company and are not regulated. They can charge whatever they want. The complex charges $25 per month per pet (okay) Now they are threatening to charge $100 per month, and they want other residents to turn in neighbors that don't pick up after their dog. I agree, you must pick up after your dog, and the complex has adequate cans and provides the bags. Really, neighbors turning in neighbors. This complex is not friendly to handicapped people (they do provide a handicapped parking spot in front of your building), they do not replace worn treads on steps, lighting at the parking lot in front of the building (all other buildings in the complex has a light by steps) or a shower grab bar. The dining room area had a bare light bulb in a recessed can light fixture. Not applicable to a "luxury" apartment.I was able to install (certified electrician) a chandelier, and will purchase and install the shower grab bar(s) using a licensed certified contractor per their wishes

                                DONT MOVE HERE!!!! The management is horrible. My husband and I have lived here for almost two years. At first, I thought it was a really nice complex, but for the past 11 months we have had serious problems with the upstairs neighbors. They are extremely loud and rude. The guy has threatened my husband several times and their delinquent children are always causing problems. They have broken many of the apartment rules but the manager continues to do nothing. We have had to call the police a few times but even that has changed nothing. The manager tells us she will talk to our neighbors or send them a note. We believe she is only telling us that so we will stop complaining. She even told us she started the eviction process but that seemed to be a lie too. The only relief we have in sight is the end of their lease in a couple weeks. Besides the bad management the apartments are dumpy. Things are falling apart inside and out, cigarette butts and dog poop are all over the place. It's gross. Find somewhere else to live.

                                  I moved to Florence to attend UC law school but I wanted something in Kentucky and away from a lot of traffic. I loved the apartment when I first moved in but now we have a major spider problem. The maintence workers have inspected my apartment and on more than one occasion left the door unlocked (on one occassion open) when no one was home. When I complained to Stephanie the office manager, she brushed it off and said she'd mention it to maintence. Moreover, I come home to at least 1 note per week on the door saying I owe a fee of some kind and when I go to ask about it, the system is messed up and the message is an error. This has been the case for the last month or so. The best part is I have contacted corporate and left multiple voicemails and have yet to hear from them. I would never recommend this apartment complex. Additionally, parking use to be great but now all the maintence workers park in our spots and we have to park at the end of the parking lot instead of the spots in front of our door. The apartments are beautiful but the staff is terrible.

                                    YOU CANT POLISH A TURD!

                                    If you want to hear EVERYTHING your neighbors do like flush the toilet,run the vacuum,and FIGHT then this is the place for you. The place looks great from the out side but thats about it. The office staff has changed since we moved in but they are on top of things as far as maintenance I will give them that. Parking is a NIGHTMARE on the weekends especially in the summer when the pool opens. And the pool HA what a joke, they have card keys to get in but that doesnt stop people from having tons of visitors who sit and smoke and drink as if there in there own backyard. Theres only one playground so the kids play in the hall ways and run up and down the steps and when you approach the parents to ask them to make there kids stop they are rude and ask you what to do with them? The snow is removed in a timely manner in the winter but be warned you car will pay the price with salt thrown on it because there to lazy to get out of there cart to do the sidewalks right. I cant wait to get out of the crap hole.

                                      I lived here for one year and was very unhappy with the complex. When I first moved in I was pleased with management and then the office began to change. Over the year I met 4 new office staff. My apartment had a foul smell to it and asked that they come see where it was coming from and little was done to fix the situation. Multiple times I complained and was disappointed in there lack of help. My neighbors were extremely loud and when I told the office staff they shrugged it off like they did not care. The deck area of my apartment was green and not sturdy when I moved in and was assured by the gentleman in the apartment that would be fixed and was not. I parking was a nightmare to say the least everyone in my building held parties every weekend which made it so we had to walk a long way to our apartment every Friday and Saturday night. I babysit my nieces on a regular basis and was unable to take them to the pool because the teenagers would always be doing inappropriate things in the pool and using very foul language.I lived here for a year and would not recommend this place to anyone looking for an apartment there are nicer places in Burlington to live.

                                        I moved here bc of a divorce and I lived here many years ago and really liked it then. I hate it now, this place has gone downhill big time. My bottom floor apartment has a major spider issue. The maintenance people have recently been replaced but it's too late. All of the work that they previously did was all just cover up work - they never really fixed anything the right way so things are literally falling apart now, it is terrible. Drees makes cookie cutter homes and cuts corners and they cut corners big time on these apartments, there is hardly any insulation, showers weren't built right. In the winter there is frost on the inside of my windows. There is supposed to be a car port that we can wash our cars but they won't turn the water on. Some of the staff are friendly but the ones that's aren't are rude and nasty. Oh, and I had my car egged and my window too. Don't waste your time or money, go somewhere else

                                          Extremely noisy

                                          I've lived here for 5 months and first 2 weeks were heaven. Neighbor upstairs started running washing machine around 2:30a.m. and vibration/noise always woke me up. Now I hear constant banging on walls and running from kids in next building. Sounds like a very rowdy day care. I've started looking for another place to live, because of the noise sleeping seems like it's optional here. I often sweep breezeway because staff doesn't and outdoor lighting is hanging by two screws instead of 4. It's starting to look run down.

                                            dont do it - SO noisy and I cant wait to leave!!

                                            First off - the apartments are very nice for the price. The layout is great and there's lots of windows/light. The open kitchen/living room layout is fantastic. I can hear everything my upstairs neighbor does and it's SO loud. He's not - the apartments are just really really crappy when it comes to soundproofing. Someone else said peaceful - what?! I can hear the conversations of people sitting on their porches 2 apartments down. Anytime someone is in the hallways, I hear everything from their footsteps to their conversations. But yeah, I always know exactly what area of the apt my upstairs neighbor is in because you can hear every footstep someone takes. Very, very noisy and if I had known that I would have NEVER ever considered moving here because it's very annoying and there's nothing you can do about it. Parking is not awesome - I have to park pretty far down if I come home past 8 or so in the evening. Grounds are wonderful - this is still Oakbrook so you can always count on it looking nice. But with all the partiers around here, outside my doors has been littered with cigarette butts. I get to hear drunken screaming at 2:00 in the morning at least once a week. Oh and they also have big lovely garden tubs. Don't get too excited, you don't get enough hot water to utilize this and with a shower you don't get more than 5-8 minutes of hot/warm water before it turns into an arctic freeze! I called about this and apparently my hot water heater is "fine". Heh. Dont move here. There are better options in the area.
