PECAN GROVE IS MY HOME
I have called Pecan Grove home since April 2023 and I still call it home today. The entire staff has been remarkable delivering prompt, courteous and professional service coupled with care and concern. The overall atmosphere exemplifies a comfortable environment for both adults and children. The amenities provided both inside the apartment home and out is definitely ranked among the best. I highly recommend this property for all aspects of life because the quality of life that is experienced here at Pecan Grove is unmatched.

Really impactful
I am so thankful for Rebecca and Amanda! The love and dedication that they showed to me and my wife was second to none. How they treated us, even when we were not sure if we would be committing to Pecan Grove, speaks volumes. How you treat people matters, and you will never know how much it can make a difference in getting a new resident or not. People will always remember how you make them feel. Thank you to them and for all the staff! Working with them to get moved in has been a wonderful experience. Give them whatever you gotta give them to keep them because they bring something special to Pecan Grove.

Infestation and Flooding
INFESTED with roaches. When bringing it to management all she did was insinuate we were dirty by saying we probably have used furniture and dirty dishes (we had neither). After speaking with other residents we found out that we weren’t the only ones with this exact issue.

Terrible experience
Worst experience I have ever had. When I moved in there was a hole in the tub, the fridge stopped working, the water tank was discharging rusted water and then the air conditioner stopped working the last six months that I lived there. The cabinets were disintegrating when I moved and and that was never repaired. I was told alternatively that the rusted water was normal, to just run the water until it is clear for half a year before it finally failed. Management never upheld their end of the contract. I only lived here for one year thankfully. I am leaving this as a warning. All of the positive reviews about thia place are fake.

Don't rent here.
DO NOT LIVE HERE UNDER ANY CIRCUMSTANCES! Its not affordable, the pool is either always closed or full of people, and they do absolutely nothing about neighbors harrasing other neighbors. Nearly 1000 a month you end up paying after fees/if you are unable to pay the full rent on the 1st. Did I mention they trap you in a year lease as well? Rosewood is owned by the same company, maybe they are more efficient but I still wouldn't recommend it if it's anything like this one.

Don't live here
Nothing gets fixed. Holes in the floor board. Leaking ceilings. Mold in the vents. They cancel your autopay without notice so they can charge you an extra $50 even though you've never been late in rent in 13 months. They are also racist. If you're not white and you want to swim, expect the cops to be called by the office at least twice.

When we first moved to Pecan Grove, it wasn’t a bad place to live. In fact, it was one of the highest rated apartment complexes in Alexandria, which is why we chose it. During the three years we lived there, it went steadily downhill to the point of being absolutely terrible. First, there were multiple office staff changes, which led to constant changes in how things were done. Communication from the office staff was terrible. One time, they waited until after 5pm the day before to notify everyone that pest control was being done at 9am the next day, and that all people and pets needed to be out of the apartment, giving people virtually no chance to make arrangements. Once, they sent out daily emails about an upcoming event, which is fine except that the emails went on for weeks after the event was over. During the first months of COVID, the office shut down, and they stopped accepting packages for residents. Once the office opened back up, they never bothered to tell delivery people that they were open and accepting packages again. This went on for over a week. They were also terrible about communicating when and if the office was open. There were rules of the complex that went unenforced. Dogs were often not on leashes, and people did not pick up after their dogs. I saw people open the door to their apartment, let their dog run out, poop, and then run back in. There’s only one pet waste station on the whole property, and it was almost never stocked with bags. One guy has had the same broken down truck in the exact same parking space for like 2 years (As of last week, it was still there. It’s the white Dodge). One person wrecked her car, and the wrecked car stayed in the parking lot for a couple of months. Another vehicle that was clearly abandoned stayed in the parking lot for a very long time. So far, this may not sound too terrible, but it gets way worse. Our downstairs neighbor was a hoarder. It was very obvious to anyone who walked past her apartment. A quick peek inside revealed piles of garbage. I once went in there to help her with something, and I could barely take a step without stepping on trash of some kind. This situation persisted for quite some time, which resulted in a roach infestation that spilled over to our apartment. It started with a few, then it got worse. It got to the point where we were probably averaging seeing about 5 roaches a day in our apartment. We complained multiple times. Management would send pest control out, but it did no good since the hoard was still there. We spent our own money buying products to help control the roaches, but it didn’t do any good. We lived for about 6 months in a roach infested apartment before our lease was up and we moved out. In that time, we were stressed out, we lost sleep, and we had to throw away meals due to the roaches. We kept plates and utensils in ziplock bags to keep the roaches out of them. Management was fully aware of our situation, and they did not offer one concession of any kind to compensate us for our trouble. They didn’t offer us a break on the rent, nor did they offer a lease renewal at a lower rate. They didn’t offer to compensate us for the personal expense we incurred trying to deal with the roaches. They offered us absolutely nothing. A couple of months before our lease was up, the hoarder got evicted (I saw the notice on her door). The manager told me that she was going to get a “crew” to come in and clean out the apartment, but that “crew” wound up being the maintenance staff, who had to do it once they got caught up with their other work. It took weeks afterward for the hoard to finally get cleared out. By then, the damage was already done. (By the way, she got evicted during COVID, which gives an indication as to just how bad things were.) After we moved out, I kept waiting for the final move out statement. I honestly thought we would get some of our deposit back. We didn’t leave the apartment in pristine condition, but I would say that the way we left it was reasonable given the fact that we lived there for 3 years. Also, given what we went through, it seemed like the least they could do. After a while of hearing nothing, I emailed Pecan Grove. The response I got back was that WE OWED THEM $162, they had sent us a move out statement, and our account had been referred to a COLLECTION AGENCY! The move out statement was attached to the email. I checked the statement, and the address listed for us was incorrect. I can’t prove that the incorrect address was their mistake. It’s my word against theirs, but I will say this much. When I went to the office for the final time to turn in the keys and give our forwarding address, I distinctly remember there being confusion on the part of the office worker as to our post office box number. I told her that it was post office box 260. She replied with, “box 160?” I said, “no, 260.” The address listed on the move out statement was box 160. That’s my side of the story. I made an observation in the time we lived at Pecan Grove. Whenever I had an opportunity to speak to any staff members and they happened to mention where they live, none of them stated that they lived on the property. Several of them mentioned that they lived at the sister property, Rosewood. I lived in apartments for 20 years, and I always recall at least some staff living on the property. Draw your own conclusion about that. Mine is that even the people that work there don’t want to live there. In conclusion, if you're looking for an apartment in Alexandria, please take my story into consideration. Do yourself a favor and skip Pecan Grove.

I've lived here almost a year and recommend it whenever I can. Ms. Latisha is great and the maintenance is quick! The pool isn't as big as I thought it would be, but it is always clean and sparkling. I do hear my upstairs neighbors walking, but it isn't enough to be a real bother.

I've been living in these apartment for 1 year now and I enjoy the view from my apartment and the staff is very Ms. Leticia and Ms. Belinda are the greatest as well as the Maintenance Crew. The best I've ever known. However, I've only lived in an apartment where someone live over me once in my lifetime and the tenants that live above me walk all night long and all day long. I work at night and I'm extremely considerate of those living above, below and around me as to no stomp and slam thing around. It's absolutely insane how these tenants stomp around their bedroom which is right above my bedroom, 2am til sunrise and then they start getting ready for work and stomp most of the early morning hours until 7:45 am. I get about 3 hours sleep every single night. I'm outraged at the fact that I just can't get any rest in my nice, cozy apartment. There is no relief. There should be rules against people constantly stomping about all night long, well into the wee hours of the night til dawn. IT'S INSANE AND I CAN'T TAKE IT!!!!!!! I SHOULD NOT HAVE TO BE SUBJECT TO THIS EVERY NIGHT. With that being said, it is a nice place to live. If you and stand climbing stairs, move to the third level. You'll be a happy camper. The area is safe and quite. The grounds are outstanding. Very clean and very well kept. Maintenance issues are taking care of almost immediately. The Clubhouse and office are very modern and nicely furnished and decorative, warm and inviting. I give two thumbs up to the staff and how they genuinely care about the comfort of the tenants.

Mrs. Latisha and Belinda in the office are amazing. Bud is by far the best. For the longest time he would stop every morning and fix my a/c because it would freeze up and I didn't even know. He then came up and explained to me how to keep this from happening! I was keeping the fan blowing all the time, now I keep it on auto and never have a problem!

The office staff member currently is very fake. I've been in the clubhouse using the computer and overheard her speaking tenant's business out loud and cursing up a storm about a member of the management company. I was shocked!!!!

I recently moved in to Pecan Grove. I was a bit skeptical after reading the reviews on this site. However, after a visit to the office and a tour of the property I decided to make Pecan Grove my home while here in Louisiana. The office Staff is very friendly every time I have been in to see them. There is a lot of paper work and a 60 day notice is required rather than the standard 30, which is going to be a little more difficult for me since I never know when my job will move me. The property is very clean, I see maintenance staff picking up daily and the yard people come every week. The buildings exterior do have an older more worn appearance, but on the interior it is more up to date. I have had to have the maintenance staff over to fix a door that came off the track, and they were there the same day which was nice. It is older, but clean and friendly. I would recommend them to friends.

This is a courtesy email to let you know how ------ of an apartment you own and\or manage. Please continue reading. Please. First things first. We did not even get the chance to view the apartment before renting. Otherwise i would have never rented it. Lesson learned. I will have you know the pictures reallllyyyy play up the quality of this apartment. It's honestly the biggest dump I've ever lived in. The subfloor is unstable and needs to be replaced. The toilet is not level and shakes every time you sit on it. The bathtub is cracked in multiple places and is impossible to clean. Not to mention the air-conditioning sucks and only gets one room cold. PS. We had someone come out and look at it and they said it was just because we were on an upper level and heat rises. Recommendations- get some better insulation. We could hear people walking up and down the stairs outside and even our neighbors TV and shower through the walls. The knob on the washing machine is broken yet it still worked by the grace god. The clothes never got cleaned and the appliances are so old that they hardly work. Parking sucks. There are entirely too few parking spots for the amount of renters. Furthermore the rent amount is entirely too high for such a dump. It's not worth a penny. Don't even get me started on how much money we had to pay because we didn't know about the 60 day WRITTEN notice to move out. The only letters we ever received were telling us if we wanted to stay to notify the office. I'm sorry buy when a lease is up its up. Thanks for thoroughly ------- us over though, I greatly appreciate that. On top of everything, your cleaning fees are bull ----. Really! It's as if you want the prior resident to have the apartment professionally cleaned and ready for the next tenant so you don't have to deal with it. You own rental property -------s, its part of the job! What's the point of even clean the apartment when you are required to shampoo the carpets to get that part of your deposit back. It's absolutely outlandish! I will be reporting you to the better business bureau and I will never refer a soul to this place. You people do ------ business, and my family and I are personally offended and feel as though we have been taken advantage of. At the time of move out, we contacted upper management, which are RUDE and unhelpful. Have a Merry Christmas as you rob many other renters of their hard earned money and a nice place to live. I hope u are living the high life with all the money you draw out of the economy in such a sleazy way. PS. Maybe you should hire people who are better at explaining the contract and have some work done on the 1000 year old buildings you "up sale".
