Horrible Management. From the refrigerator to the dryer then to rodents. Yes rodents, rats to be specific. I wouldn't recommend these apartments to my worst enemies. Say your money and pay the extra $20 or $30 and rent somewhere else.

The apartments are pretty old and run-down- the pictures on the website make it look a lot nicer than it actually is. The rent is low, but you get what you pay for. I told them my dryer was broken multiple times and they said it's fine (I have to run it 4 times to actually dry the clothes- I would call that broken). The bathroom fixtures drip constantly and I asked them to fix it but they said that's as good as they can do and water turns the tub and sink green. The light outside my door went out pretty often (they must use really cheap light bulbs) and it would not be fixed until I called and told them to fix it. The walls are thin- I heard my neighbors fight a lot. A stranger banged on my door at 3 am and kept yelling to let me in (and I'm on the third floor) so it isn't as safe as I thought. I called the 24 hour security and it took them over 20 minutes to arrive, and after 15 minutes the stranger banging on my door gave up. Quick tip- they require 60 days advance notice to move and if you are late they charge you 2 MONTHS RENT as a re-letting fee.

I have lived at Pecan Grove for almost a year, and I have enjoyed my apartment very much. Glenn and Candace are top notch Apartment Managers, and their Maintenance Personnel are some of the best I've ever seen. Pecan Grove is a quiet, peaceful place to live - I've not had to complain even once about noise. The two minor maintenance issues were handled the day I called them in, before I got home from work. The complex is clean and very well maintained, and they are doing quite a few capital repairs this summer, which tells you that ownership is committed to the property long term. Glenn and Candace have made me feel very much at home during my tenure, and are super, friendly folks to deal with. I would give Pecan Grove five stars, and would highly recommend it to anyone looking for a place to live. The only reason I am moving is for a new job...I just hope my next apartment complex is run half as well as Pecan Grove....I will miss you all!!

Moving in tomorrow and I am so excited. Candace is super helpful and such a joy to work with and talk too. The apartments are clean, well maintained and in a good part of town. The prices are extremely reasonable and to anyone arguing that clearly hasn't looked into the other options in the area in the same price range. As a whole I am very pleased with these apartments and the staffing.

I have been living here since 2008. Have no complaints about anything. Management is really friendly and they try to work with you and help you out when they can. Jody and Trevor are always so professional and they work really hard around here. The up-keep on these apartments is great. I can't see me living any where else, me and my boys love it here.

I have been living here almost a year now. The complex is nice and I feel safe here. Any maintenance issues that have arose have been handled promptly and most efficentally by the staff and management. The grounds are well kept and clean and the pool area is very nice. High marks go out to the management staff of Glen and Candice and to my maintenance staff of Jody and Trevor. I appreciate you all. I plan on being a resident here for a long time to come. I recommend this complex to anyone wanting a nice, quiet, care-free place to call home .

Wow I noticed that Pecan Grove has remodeled their front office. How nice! If only they remodeled the actual home people have to live in! See pictures below. Our bathroom door has a super non private vent. This makes it highly uncomfortable and extremely unprivate. Also, take a look at that hole over my tub. What even is that? Aren't the water stains nice in the ceiling? I've lived here for years and have never even had my carpets cleaned. I've lived in other apartments that will offer incentives such as that to encourage renters to stay. Not Pecan Grove. They put up unnecessary green flags that make the place look like a parking lot and remodel their office so their employees have a beautiful place to work. They do not care about their renters or the conditions in which they live.

Reading these reviews, I wasn't the least bit shocked. Generally negative opinions is all a site like this will gather. The review written on 05/22 sure did hit the nail on the head. All anyone has to do is call or visit the property to see that the complaining reviewers had an intent to destroy on their minds. I've lived at Pecan Grove for 3 years now, the 1st year, nothing out of the ordinary, the last two years, GREAT! Yes it is an older property, but easily out weighed by the staffs genuine work ethic and experience, to serve their Residents. Definetly check out Pecan Grove if you are looking for a new apartment.

Don't be fooled by the website
The good: Low rent, decent floor plans, pretty quiet. The bad: Pool is closed on Sunday, pool is TINY!, they require renter's insurance, they require 60 days notice to vacate or will charge you the deposit plus 2 month's rent, the property is old and run down looking compared to the images on the wed site (those pictures must have been doctored). Explore the alternatives before you move here.

Apartment Ratings is a site (usually) giving tenants that have damaged their units a place to vent - knowing they are in the wrong. Unfortunately the designers of this sited did not take into consideration that USUALLY those breaking their leases or have damaged their unit or have been evicted from a property will SCREAM the loudest in an attempt to destroy the reputation of a complex. Pecan Grove apartments is a wonderful property. I had a friend living there for nearly 18 months before being transfered New Orleans. Everytime I visited the staff was very attentive to maintaining workorders in a timely fashion. My only suggestion (since the property is older) is to hire one more full time maintenance tech and possibly even a parttimer tech. Jody and Brian cover two properties daily and treat ALL tenants with respect and dignity. Glenn, Candace and Ms. Sharon are fun when it is time to be fun, but all business when it comes to business. WAM has a great team at Peacan Grove and Rosewood Apartments. WAM and staff members keep up the great work. D. Bonnecaze

The best apartments for the money in Alexandria
I moved here two weeks ago and checked out at least 10 different properties around Alexandria/ Pineville area. Candise was very helpful with showing me the apartment and telling me about things around the area. Any question I had she had the answer quickly. The manager was very helpful as well in the 100s of questions I had. Met the two maintenance guys at an event hosted my the complex. They were very nice and had volunteered there time to cook burgers for all the residents attending the function at the pool. I thought this was very nice of them and they offered their services anytime I had a problem. Apartments are very nice looking and roomy for the money. Parking is the only down side I have noticed. Where I park at is fine but on some of the sides they could use more parking. Pool is very clean and always open to residents and the same for the well lit tennis court. I jog the complex and swim in the pool daily and have nothing to complain about. The quiet atmosphere mixed with the small wildlife of the area makes this place perfect for anyone. The complex is located less than 5 miles from anything you would need. Again, no complaints other than parking, best value in the area by far and a wonderful staff including Candise who seems to have every answer and explained all the rules and regs very well.

It was fine...until the very end...
Don't get me wrong, for me, this was a great place to live. The only complaint I had for the first 11 months was that the neighbor next door was a HEAVY smoker and I could literally smell the smoke in my apartment every day. My clothes would smell like smoke. People would ask me, "you smoke?" It was that bad. Other than that, no problems at all. Nice and quiet for 11 months. Then, someone moved upstairs and it all went to hell. The floor boards in this place must be made out of wood that is weak as hell. They were very heavy footed and their footsteps would rattle my windows. They also had about 5 little dogs that never shutup. It ruined my entire renting experience. There is no noise insulation here. I was so glad it happened on the last month of my lease. I was just about to renew...thank God I didn't. I qualified for reduced rent. I got a little bump in pay and my rent was set to jump up to the regular price which is about 600 a month for a 1 bedroom. I would not have paid that even without the loud upstairs neighbors. The apartments are nice, but not worth that much. The appliances are old, but worked fine. I will miss having a washer and drier inside my apartment, though. Guess it's back to laundry-mats now. It's a nice place to live if you get a quiet unit, but I feel that unless you qualify for the lower rent rate, it is not worth the price. Maybe the more upscale models are...with the fireplace and everything. I had a basic 1 bedroom with no studio. The bare minimum.

Old building, maintanence issues, greedy managment.
Don't expect to get you're deposit back, they will do anything they can to keep it. They didn't bother to do a walk through before we moved in and we had to harass them to do a walk through when we moved out. Additionally, they were still cleaning the apartment and shampooing the carpets the day we moved in, even though we had put our deposit down over a month ago. Closet doors were off they're hinges, shelves were broken in the fridge and the AC repeatedly went out. Still the complex was close to highways and in a decent neighborhood and the grounds were decent. Biggest complaint is how greedy they were, you are required to get personal liability insurance through a company they have a deal with and they charge you a 200 "cleaning fee" that comes out of your deposit (400) - regardless of whether you clean the apartment or not. But if you don't clean and take out all trash, and I mean anything, they will charge you trash fees. And they conveniently couldn't find the records of processing our return when we called them almost three months after we moved out. Also you have to give notice 60 days before you move out, we were 4 days late and they made us pay for an extra week. Overall they place was okay, but the management experience was pretty crappy. New manager and maintenance people seem nice, but the company's policies are greedy greedy greedy. Also 800 NON-refundable pet deposit, which old manager conveniently forgot to tell us was non-refundable, still it is in the fine print on the lease, so my fault for not reading more thoroughly. Place is not bad for the money though, just hope you have better luck with management than we did. We weren't bad renters either, quiet, destroyed nothing, paid rent on time, what more can you ask for?

Great place,bird sancturary
I recently visited Pecan Grove apartments and i have to tell you this place is totally under rated, it is so peaceful and quiet you can hear the birds all day long, its well off the hwy so you dont get all of that traffic noise and smog, i was most impressed with the staff, Candise had great knowledge of the complex and was able to assist me with all the info i needed and was very professional, i am happy i visited first instead of looking at the rating. Liked it pretty good
i just visited pecan grove a couple of weeks ago for the first time. glad i didn't see the ratings on this site first or i probably wouldn't have gone. but i didn't think there were any problems that i noticed right off. the lady who talked to me on the phone and at the office, which i think was the same person, was really nice and gave me alot of info. before i even got to go view the apts. the only negitive review that i agree with is that they do need to update some things. but the apt that i saw was clean, smelled nice, and everything was kept up with as far as i could see. looked like they had repainted the entire apt after the last people left. also, alot of places offer a pool, but not many that offer a tennis court, so i liked that. if i get the job i'm waiting for, i will be moving to pecan grove.

Improvement
I looked at these apartments about a year ago and they really didn't leave me with any sort of impression. BUT I recently viewed an apartment again just to have more options and it was a pleasantly better experience. The apartment was presented in a friendlier and all around better manner and not only that but the apartment looked very clean and ready for the next resident. They also offer more space than any other apartments I have looked at, which is important because I do have a family. The appliances do look out-dated but they seemed very well maintained as well as clean. From other ratings I can see that management changes often, but the leasing lady at the front desk was great to deal with and extremely nice. She made me feel very comfortable and answered all my questions warmly. I didn't talk to the manager very much but he was friendly when he said hello. Also, during my viewing of the apartment I got to meet the maintenance guy, also a pretty nice guy!

DO NOT RENT AT PECAN GROVE.
There seems to be a new manager way too often. carpet, appliances, countertops, cabinets, etc. are very old and needs updating (Should have been updated YEARS ago). "They" (MGMT) tells us that there is security on site, but I never see security. When there is a disturbance I usually just call the police rather than apartment security because almost every time it goes to voicemail. The Apartments are very old, which it honestly seems like we have to call for maintenance every other week with a list of problems. Parking is TERRIBLE, not enough spaces for even 1-2 cars per household, so there are multiple occasions where it feels as if you are hiking back to your apartment, sometimes in the rain. over the past few summers I have stopped going to the pool, because of the smell which makes me believe lack of cleaning and lack of chlorine checking. The pool is usually filthy and full of trash (no trash cans near the pool area). There is also an inadequate number of dumpsters, which are only on one side of the apartment complex which is in a circle/oval/curving type drive through. Basically, I really hate these apartments and cannot wait till my lease is up. I would not and never have recommended Pecan Grove to family, friends, or strangers. The pricing is cheaper than most, but is TOO much for what you get and have to endure while living here.

Over rated!
Managment changes yearly! Rent increases yearly! Appliances are VERY old and outdated! Cracks in everything, counter tops put back together look like with wood glue and looks like its been done SEVERAL times instead of replacing countertops. Not worth the money at all! They say you can have satelite but they charge you $500 NON REFUNDABLE charge to put the dish on your apartment! Thats almost as much as a years cable bill!!! Its a 200% rent charge to break your lease. The Cost of Everything is just ridiculous!

Not woth the price!
Pecan Grove Apartmens are extreamly overpriced for what they offer. The buildings are old. Foundation is shifting, wall structure is unsafe, maintenance takes more than a week on just about everything. I lived in F building from 2004 to Nov. 2006 when I moved to C building. Closer to pool and bigger place. Still hear the neighbors walking above like they are coming through the ceiling. Appliances make more noise than the ones made in the 1980's when they work. Maintenance comes for emergencies. But otherwise management doesn't get them the requests or they just don't do anything about them. Management is unprofessional. They change management staff yearly if they last that long! For the price of the place, you can do better! Though Pecan Grove believes that if they paint the outside and make it look nice it's worth the price. Cosmetic upkeep isn't going to keep people paying more and more rent each year. PLUS, they raise the rent EVERY YEAR! NO EXCEPTIONS! Even when the managers quote you a price, they still change it!
