OK apartment
I lived here for a year. It was pretty clean and felt safe. I liked that it was pet friendly. Was annoying because I am not a smoker but could smell cig smoke form the people who lived above me. Can also be a bit noisy, but not too bad for an apartment.

Go somewhere else
The management to begin with was great to work with same as the maintenance. 2 changes later gotta love a churn policy. Changes in lease policies without 1 month 1 day notice per fair housing, a lack of privacy and professionalism by management and even restricting visitors without due cause, as well as retailiation for neighbor complaints. Laundry facilities on each floor (though one washer while a tenant had standing grey water in it for 3 months while waiting on a part) however pricey for the small size of the out dated equipment. Could hear the downstairs neighbors constantly closing cupboard doors and the floors and cupboard doors would vibrate when the neighbors played music (at over 600 feet away) False advertising in the entry way showing free water, sewer, garbage when this added on top of the rent (along with the billing company fee) There aren't enough garages for one per apartment and there is additional storage facilities that are not monitored (5 closets per floor) as well as a posting had to be put up for the usage to be claimed (when there is a monthly charge for them) Move in/Move out access is difficult to manage as the back entrances have the wider stairs yet no ease of access to the doors where you often have to carry items more than 100 feet from vehicle to door unless you want to go in the front access where the stairs are difficult to navigate. They changed the water/sewer/garbage policy from included to charge Jan 2011 under the guise of conservation, yet the garbages were always full (removal only once per week) and black chunks, a funny taste, and odor from the water, and having to flush the commode more than once for it to flush completely. The management would disclose private information, and when requesting privacy on your lease to not include your name on the door buzzer it would be that way for about a month but then when they updated it with a new name the privacy request would also disappear. Any notices were posted on the tenants doors for all to read no matter what the nature of the information. Managment would also discuss private information in the apartment halls and office with an open door policy (whether it be financial, medical, or personal opinions) A black film in the window sills would always reappear and no emergency contingency information available in case of inclement weather (this includes in case of tornadoes) A shooting outside one of the buildings on christmas day as well as over the summer 2010 thefts from vehicles (they hired security patrol which then was stopped within 3 months time) People would prop open security doors and even in a security building could find an occasional flyer hung on your door from people walking through. All in all I would consider the complex sub-par and the managment even worse.

Rent somewhere else
I rented a 1 bedroom apartment in this complex for about 1 year approximately 10 years ago. I rented a unit on the 2nd floor of a 3-floor building. My sleep was often disturbed by noise from the units around me, including high heeled shoes loudly clunking on the kitchen floor in the unit above me early in the morning; loud weeping from the next-door neighbor in the apartment adjacent to mine; and (worst of all) loud moaning and bed-bumping during what could only have been love-making from the apartment upstairs. It was possible to hear every movement just as though the neighbors were in MY unit. I did like the intercom security-controlled entrance although I often wondered why the locked doors were glass (easily broken). This was one of the most miserable places I've ever lived, due to the paper-thin walls.

Be cautious...
I can pinpoint at least one review here written by management... yes, though this apartment complex is close to a few things (mostly stores), rent is unbelievably high (going up to $700 for a one bedroom) and management will absolutely refuse to fix anything until you go into the office with a note (make sure you keep a copy AND make it known to them that you did so) and be almost rude to them. parking sucks, can hardly ever find a spot at 11 after work. Also, the security doors at the front of the buildings break alot and people come in unwelcome. the only way to get rid of them is to call the cops. walls falling apart in hallways, they ripped out the carpet in the hallways too and left it like that for a few months before replacing the carpet. it looked trashy and i was embarrassed to bring my friends to my apartment because of it. Again, management does not seem to care about these issue. laundry is far too expensive, about $5 just for one load washed/dried and thats if the dryer is working that day. stopped doing laundry here and started going to the laundromat because at least they will refund my money if a machine doesnt work. When my lease is up, I'm out. Renter beware... not worth the price.

I strongly recommend this place!
Here is a great place to live. I live in a 2 bd apartment and it's extremely spacious - there are 2 walk-in-closets. The location is very convenient - it's close to Hy-vee, Target, Wal-mart and Sam's Club. There is a bus line right in front of the building. I never had ANY problem in this place (I live here since 2006)... the residents are polite, the building is ALWAYS clean and they've done many improvements in this place.

Apartment rent is a bit high, The size of livingroom and kitchen is alright common size of most apts. The bedrooms are bigger than most and they have walk-in closets too! For the most part it a quiet place. The two major problems are no one is ever at the office if you need anything or need to talk to them they are never in the office either. The second problem is parking they have permit stickers for people that live there but don't inforce it, so many times you are left to park in the street even if you do have a permit. I feel since they don't have a pool,gym.etc they should lower their rent prices. And btw they ahve no outdoor balconys either.

Costly
These apartments are quiet, cleaned every weekend, and spacious. You get a decent size for bedrooms and kitchen and bedrooms...the things we didnt like: 1. There's no parking at night! 90% of the time you won't find a spot after 9pm 2. It's EXPENSIVE!!! starting at 635 for a single bedroom...you're paying alot and getting little back. There's no gym, pool, common room, w/d in unit, no central air... 3. They've shut off the water a few times, or the boiler keeps breaking so when you wake up and there's no water...good luck! It's one of the better apartments in town here but i don't think it's worth how much they charge you.

I remember this apartment fondly
I lived at Summit Square almost a decade ago but I still recall it as one of the best apartments I ever leased. My one bedroom was above the office with the laundry just around the corner. The hallways were well maintained and parking was always available. The few maintenance issues I had were handled promptly and correctly, the first time. (Thank goodness for on-calls!). I remember the area as being nice, big soccer fields across the street, grocery stores close by, gas station close... I currently work in the apartment industry in Iowa and I know that a lot of reviews seem fake (like management wrote them) but I really am a previous resident and highly reccommend Summit Square to my residents that move to the Rochester area for various reasons (usually a job at Mayo, what else).

could do better, could do a lot worse
i was there for just over a year. they went through four different managers and two management companies. the first three managers were fantastic! kept decent office hours - until 6 pm, limited hours on the weekend (this is a *service* industry, after all) and at least left a note on the office door if they were unavailable. when the new comapny took over, the new staff were rarely there, never on weekend. for the first two weeks the office was almost always closed, and the manager would be there if she 'felt like it'. good luck getting in touch with them outside of 'banker's hours'. too bad most of the people living there work at Mayo and don't get home until after 5 pm, well after their closing time. <br>and if you need a reference from them... better get it before you pay your next rent check, my bank's been trying to get hold of them for 3 months now (no exageration!)<br><br>on the bright side, the building is well built and maintained, rooms are large, for the money. plenty of parking with optional garages (highly recommend, otherwise you'll be scraping the windshield for a long time). it's right on the bus line and across the street from a playing field. <br>
