Renters Beware

Several units were converted to short term rentals (aka airbnbs) so you might end up with new neighbors every night like we did. No background checks, no community standards, just random folks that’ll make you wish you never signed a lease. If you intend to use your carpet, make sure to take your shoes off outside the apartment and wash your feet regularly- if they see any dirt in any room they’ll rip up the entire apartment and charge you for it. If you order anything online, expect to have to hunt it down when it arrives. Management will show off their Luxor package room, but you’ll notice that packages end up outside the front door, in the lobby, mailroom, upstairs on the floor, or in the wrong building completely- it happens hourly. With Airbnb guests wandering the halls, make sure to track it down quick. They claim to be a “luxury communityâ€� but there’s nothing luxurious about dead grass and shrubs, airbnbs, Motel 6 style fitness rooms, and nickel and diming tenants.

    Having lived here for years this property went from a top of the line community to one full of management and crime issues. Cars are regularly broken into in the garages and we have had two armed robberies in the last 6 months. Do yourself a favor and just find a better option elsewhere.

      Don't rent here. They care about taking your money and giving you nothing in return. I paid over $500 just to apply, they took a week to approve me, but by that point I had found another place. They refused to give me my $300 deposit back and my $175 move-in fee even though I did not sign a lease or move in! When I asked for my money, they threatened to send me a bill for first month's rent!!! All this with no lease and no move in. Don't give them your hard earned money - go somewhere else where they have nicer apartments and don't make their living off of ripping people off. Never again.

          I lived in Riverview for a year and would definitely not recommend it to anyone. It is not safe. Right before I left in fall 2013, a resident's car was stolen TWICE from right outside the buildings. All of his belongings were too. Also, anyone can enter the courtyard and therefore if you have a door to the courtyard, the public can easily get to this door. When I first moved to riverview, if you recommended a friend, you got $500 rental credit. They then changed this program, advertised it as a competitive "glorious" program, and now you have to recommend FIVE people to get your $500 credit. Way to twist what used to be a realistic initiative into a money-hungry scheme. They took all of our security deposit when we left. The law says "normal ware and tare" and we cleaned our place extensively before leaving, yet they took our entire deposit. They did the same thing to a friend of mine that lived here. This is the first time ever that I have not gotten a security deposit back, and it is pretty ironic considering their enormously high rental rates here. Pet rent here is ridiculous. They charge $40 per month per pet. Most other places we looked into were free, some were maybe $10 a month. The only staff that was nice here was the maintenance gentlemen and the woman who did maintenance as well. The office staff was always extremely rude when I came in the office, and would sit in their individual offices and just stare at you through the glass. It was really uncomfortable. The walls are really thin here. I could often hear my neighbor sneezing and her dog barking at random times during the night. It was miserable. If you have more than one car, you are out of luck during the winters. With the little space there is to park, even when the plows are out, you cannot find a spot. I got towed twice. During the summer, there were often days that you couldn't park anywhere because of street cleaning etc. It was really stressful.

            I absolutely loved living at Riverview at Upper Landing. I have lived in more apartments than I can count over the years, and it will go down in my life as my favorite place I have ever lived. Yes, it is expensive, and I am so grateful I could live there. In the time I was there: - I felt incredibly safe despite living alone and being on the ground floor - The area was very quiet, peaceful, people were neighborly and never rude - The staff-- from the office to the maintenance people to the cleaning crew-- were always very kind, friendly, accommodating, and caring. They were also really sweet to my dog. - Management hosted monthly gatherings in the common areas. They also care about the needs of others and do fundraisers and food drives. - Beautiful surroundings and paths; perfect location to be - Well-kept, well maintained - The shuttle to the airport! Oh my goodness, what a great amenity that was! - Dog park in front of the buildings Living there really was the best. I am beyond grateful of my experience there, and it is worth taking a look!

              I lived in this apartment for two years, in 2011-2013. The staff was extremely friendly both in my apartment decision process and in the weeks up to moving in. Everything changed when I moved in. The staff often seemed snarky when I would come in the office to get my packages, often waiting in line behind others because only one office worker was dealing with packages, while three others sat in their offices. The cleaning staff were the only friendly workers here. Parking. Each apartment comes with one small, tight underground parking spot. If you have a second vehicle, consider yourself out of luck during the winter when winter plow routes often prohibit parking anywhere around the building. We had to end up buying additional parking downtown St. Paul which was a major hassle. Pets. The apartment allows pets at $40 per pet per month. On top of a separate $300 pet deposit. Most other apartments I looked at had either no pet rent fee, the highest was $10 per month. Coffee. The apartment has free coffee in the lobby everyday, but make sure you don't count on this if you want it before 10 AM. The lobby cafe doors were rarely open during the time that most working professionals leave for work. Cheap Appliances. Our stove and dishwasher were great looking, until we wanted to use them. The dishwasher often broke even after multiple maintenance appointments. I don't think management could've bought cheaper appliances for each unit. Security Deposit. Minnesota law allows a landlord to withhold from a security deposit only the amount necessry for unpaid rent, damages to the rental unit beyond ordinary wear and tear, or other money owed to the landlord under an agreement. Upon our moveout, Riverview drew a line down every cleaning item on the checkout list, with a "$25/hour" cleaning fee next to the line, and just like that, our security deposit was gone. We had a professional staff come in before we moved out to clean, and not only was this not good enough, but apparently under the law, our "damages" were beyond ordinary wear and tear. Don't expect to get a cent of your large security deposit back. Rent. Rent here is ridiculous and shoots up every year. Sure, location is great but for what you get (or lackthereof, above) the rent is absolutely NOT worth it. I could go on and on and on about this place, but you get the point. Don't rent from here, it will be a complete waste of your money and all of your expectations will not be met.

                I have lived here for 3 years and have zero complaints - seriously! Maintenance responds quickly and I hardly hear my neighbors. Heated underground garage, bike racks in the garage, within walking distance of bars, restaurants, coffee shops, a gym, the Xcel Center and the Science Museum. Right on the Mississippi River - beautiful!! Access to bike trails. One or two in the leasing office aren't the most friendly but the majority of them are. I feel safe and comfortable here and truly love living here!

                  I moved in mid June with my roommate. We looked at many places before deciding on Riverview. I can assure you that we have never been happier in an apartment. The staff is very friendly and always goes above and beyond to assist us. The street parking can at times be limited but we would highly recommend living here!

                      Great location. Nice people.

                      The location is very close to downtown Saint Paul. It's a very peaceful location if you have a riverside apartment. Great paths along the river. Very peaceful. The apartment complex is pretty quiet and tenants keep to themselves. Saint Paul Police nab parking violators on a nightly basis! Outside parking is a bit of a challenge at times. A couple nice "tenant appreciation events" per year.

                        Worst Apartment with very high rent

                        This is the worst apartment building I ever lived. Please explore other options for better housing. It just looks nice from outside, but it is managed very poorly.

                            Great Luxury Living!

                            Our apartment is beautiful. It is right on the Mississippi River across from Harriet Island.The equivalent condo would cost $600,000 to have this type of view. The management and staff is great! I would highly recommend Riverview at Upper Landing!

                              DON'T LIVE HERE

                              While the apartments "look" nice, they are actually cheaply made. Walls constantly flake off, there is no parking-especially in summer or during the constant events at the XCEL. (And good luck during a snow emergency, you will be ticketed and towed and there is no where within a mile to park). Also, they will smile to your face while they screw you over. When I moved in, I told them that I had asthma and needed the carpets replaced because the previous tenant was a smoker. When I arrived with my truck, nothing had been done. I brought them in and had them smell the odor (which was very strong and gave me headaches), they claimed I had never asked and since they "cleaned" the stained carpet that they didn't have to do anything else. My first day here, someone stole my cell phone and raked up hundreds of dollars in apps downloaded within hours. Break-ins are frequent in garages. People let everyone into the building, just a few months ago a homeless person kept coming in and actually pooped in the stairwell. I know because I saw the aftermath, but the building NEVER notifies anyone of these things. More than once the fire department is called in the middle of the night, I had a neighbor whose boyfriend pounded down everyone's door at 3 am on a Wednesday before pulling the fire alarm. I lived there three years, always paid on time and was a great tenant. You'd think with all the crap that $900 a month for a dinky little place and no storage was enough, no. Each year, they raised rent over $50 a month. When I finally had enough, I found a friend who was willing to take over the lease/start a new one with them. This friend wanted it "as is", no painting, cleaning by them whatsoever. The apartment manager was all for having them move in, but only if we paid a $1000 "turnover" fee. I asked them what exactly this turnover fee was for, since clearly it wasn't for cleaning, advertising, etc. and my friends were paying a higher deposit and application fee than I did. They never answered, but informed me that if I chose to move into a different apartment in the building not only would they waive the fee but they would also get me a referral bonus. Needless to say, my friends moved elsewhere. When I moved out, they charged me $50 for "carpet stains" that were present when I moved in and had complained about. They claimed they couldn't find my form from when I moved in listing the damage so I was responsible. They also charged me for utilities and trash for AFTER I moved out. I had painted a very light color and was told that it could easily be covered in one coat by the person checking me out, which meant I wouldn't be charged. But then they charged me $360 for paint alone. Oh, and when they first called to tell me about all these charges that were above my original deposit, saying that if I didn't pay them $306.17 in ten days that they were sending the bill to collections. Completely unreasonable and malicious, avoid this place at all costs.

                                Enjoyed our stay

                                My husband & I needed a short-term lease. We have been here for 8 months. The office staff is so friendly and helpful. We had an issue with our water filter and it was resolved right away. It is very quiet here, we never hear anyone. Everything seems to be clean and well maintained. The street out front could be plowed better. It is a great location with quick access to Grand Ave & downtown St. Paul. We enjoyed walking by the river. Rent is a little expensive.

                                    Management here is beyond horrid. I've had great land lords and awful ones- and the management here is awful. I have tried alerting the manager to a few problems and all she can seem to do is act like they dont exist or do nothing. ------ IS HORRIBLE. Worst Manager ever

                                        NEVER LIVE HERE

                                        NEVER LIVE RENT FOR STUARTCO. The apartments themselves are pretty nice and they are in a nice location along the River, with that said, the managment here is TERRIBLE. The property manager is pretty much a thief. I lived here for almost 2 years and never had any complaints against me, paid rent on time every month and over all was a great tennat. When our lease was coming up, instead of giving up a courtesy call for our 60 day waiting period, they decided they needed to slip a piece of paper under or door to warn us that we had to let them know if we were extended our lease, living month to month or moving out. We never saw the sheet of paper, because it was slipped under our rug that was right next to the door, when we found it and returned it a few days after the deadline, they charged us an extra month rent. I had 10 conversations with the property manager, who said she couldn't help me out. I finally coaxed a deal with her because she wouldn't agree to anything else. Needless to say, I later found out that we got ripped off and when I asked her about it (this was a month after we moved out) she acknowledged that we legally didn't have to pay anything, but that was the deal we agreeded upon. NEVER LIVE HERE. ------ THE PROPERTY MANAGER IS TERRIBLE.

                                          Great place

                                          We have been living here for a few months now. The management is very friendly. Most of the time they are up on things around the community and when they aren't (wipes in the workout room or gas for the outdoor grills) they are quick to reply to an email or phone call. Clarifications below: Parking is great inside. If its night time and you arrive past eight and live in the 400 building you may have to drive around a little bit - but compared to Grand Ave or Downtown apartments this is a gem. You get one space included and the other is usually less than a block / building a way AT MOST. The noise is minimal - we occasionally hear our neighbor above us if they are dancing or something but that happens are decent hours and very infrequently - I am sure if we complained the management would take care of it. Grounds are beautiful - I mean this place always looks spectacular. I always feel safe and so does my girlfriend - the grounds are well lit, the building is INCREDIBLY well lit and inviting and security is great. Construction - biggest downside. To be fair, for now it is great. 10 years... people will find out. There is no real problem now but you can sense when a building was put up quickly and this one was - noise problem for us has been minimal not sure about other residents. Our dining room floor slopes just a wee bit and I am sure over years it might get worse. Maintenance is great, very quick to address concerns. We have only had two and the first time it was fixed but then broke again and the guy apologize profusely and saved the day soon after. I have lived in FIVE apartment buildings in varying cities in Minnesota. This is by far the best apartment complex I have lived in. If the price was a little lower I would stay forever - or at least 10 years.

                                            Fabulous!!

                                            I lived at this location for over a year. If I could have purchased my apartment I would have!! The building was always immaculate, the neighbors were friendly and considerate. I enjoyed living on the riverfront and spend alot of time outside sunning and running. In the winter I used the workout room often. The staff were always interested in keeping the equipment and TV's in good working order. The "turn-key" lifestyle was SO nice! As a busy professional it was amazing to have dry cleaning and air port shuttles so available, not to mention the staff signing for shipments and even delivering them to my unit upon my request! Of course there were occasions of noise in the courtyard, crime and noisy neighbors - you get that no matter where you live. The staff at Riverview handled every situation promptly & professionally. If I were in a renter situation right now, Riverview at Upper Landing would be my only choice.

                                              On its surface everything looks fine, that is until you are kept awake at night by loud drunks in the courtyard that amplifies everything, barking dogs, and have your sense of security shattered by the occassional break-in.

                                                Nice, and you pay for the location

                                                Though billed as a more luxury rental, the construction quality is not of the highest grade. They went with the minimum venting required so interior apt spaces, like bathrooms, don't have direct heat or AC vents. Other finish details like cheap, exposed rubber coated shelving and a mere contractors first coat of paint don't live up to the promise of executive living - or the prices they command for the apartments. The riverside location is a treat. It's fun to be able to walk to restaurants, the Science Museum, Ordway, Xcel and the Library. Event's at the Xcel Energy Center can slow down traffic, so know your alternate routes. There are plenty of bike trails nearby. Fourth of July fireworks over the island; rowing crews in the morning; wildlife up river and waking to find a barge out your window are all some of the pleasures of living at the Upper Landing. With the exception of the lead property manager, I found the staff to be personable, professional and upbeat. The most challenging issue I encountered was with a recurring LOUD, whining, squealing noise from the garage venting system that could literally be heard a half-block away and happened every /- 5 minutes. After asking for relief and repair over several days, it wasn't until I mentioned that other tenants and neighborhood residents were mentioning it, was any action finally taken. Having joined the ranks of the laid off, and not being able to negotiate another year at the same rate, I elected to look elsewhere. Only then did I truly realize how high the rent was compared to other in-town properties, and especially to those in the first-ring suburbs. You have to truly want that in-city riverside location. This website is not allowing me to select the property pet comments, but they are allowed. Most residents are good about picking up after their dogs and I never experienced canine noise issues. Stuart Properties were fair and timely in returning my deposit funds.

                                                  Luxury is not to be used with this apartment complex

                                                  Parking: Someone parked in my space for two weeks before the office finally resolved the issue. Noise: Poor insulation in walls and hallways, you can hear people walking down the hallway. Grounds: Inconsiderate pet owners let their animal relieve itself wherever, hallways, stairs, sidewalk right outside the door...not to mention that they don't even attempt to clean up after. Safety: Nice low income housing right next to you....can't beat that when you are overpaying for your apartment, while they are underpaying on their apartment....you can only guess what type of people live there. Construction: Poor construction, I had 5 different leaks this past spring with water leaking all over my desk, carpet, couch. Windows are cheap and don't have any sound insulation. Maintenance: If you have a problem, a CHEAP fix is used to fix the problem rather than fixing it the right way. Staff: I often find myself interrupting the staffs personal conversations to pay my rent, ask a question, etc. They make it feel like you should have waited until they were done before talking to them. Overall: Highly OVERRATED, too much money for what you get.
