The hills have eyes
Prospective renters should be extremely cautious before considering this property. There are serious and ongoing concerns about the condition and maintenance of this complex. Multiple issues have been documented over time involving basic habitability and safety standards. Residents have dealt with problems that should never exist in properly maintained housing. There have been repeated safety incidents, including fires within the complex, which raises major concerns about building safety and oversight. In addition, there have been serious maintenance failures involving the roof, where water has pooled on the structure and ultimately caused flooding in lower-level units. Situations like that indicate long-standing structural and maintenance problems that appear to go unresolved. Beyond that, various healthy homes and habitability concerns have been reported, suggesting that these problems are not isolated incidents but part of a broader pattern of inadequate property upkeep. Housing providers have a responsibility to maintain safe, livable conditions for their residents. Based on what has occurred here, it is difficult to feel confident that those responsibilities are being consistently met. Anyone considering signing a lease here should thoroughly inspect the property, ask detailed questions about maintenance history, and carefully review inspection records before making a decision. Such as but not limited to: spray paint in the utility closet and all over the circuit breaker(causes major safety issues with the panel) but it’s a key indicator that they had to spray paint over all the black mold growing on/in the furnace and on the Sheetrock; if you do make the mistake of signing the lease & are also even unluckier to be on the top floor—> LOOK AT THE NEIGHBORING BUILDINGS ROOF<—- they all have STANDING water that pools because of the roof SAGGING due to lack of upkeep and [cost]. These buildings have a front fascia spackle and pitched roof ‘effect’. This undoubtedly was to hide this issue because the FLAT roof is dilapidated. So much so that the water actually travels down walls between the units and will FLOOD the entire bottom floor units. Cockroaches are the majority resident here. Not people. Not only was I ALWAYS sick, my neighbor across the hall having autoimmune disorder gets so sick she has told me she can’t get out of her bed. There’s been two fires at this complex, 2018 & 2021. The most recent required LADDER rescue to safely evacuate the SEVEN people and displaced all four top unit apartment residents for months while multiple FAILED fire inspections happened and then eventually the passing inspection(covid) went thru. I’ve spoke to the KCFD Fire Marshal Directly and the reason these toxic units haven’t had an inspection since then, is because after the pandemic the KCFD became so far behind that businesses’ inspections moved to once every FIVE years. So since this fire that could’ve been fatal, they’ve not had one(check my source on compasskc permit data website. In the search criteria enter this complex’s address) Google sycamore hills. That’s what this place was called before they ‘dropped the tree’ and just lazily left it ‘the hills’. THOSE reviews are accurate. The one review 5 star ratings they have on websites are purchased from companies who will boost reviews. Don’t fall for it. The only thing between u and deadly mold and an unsanitary soggy bug fest… is maybe some new paint. Oh and Tammy thinks she’s an alpha dog. She’s just a dog. Wooooff

My experience been nothing but outstanding.
I been living here for three years and have had nothing but a great experience thus far. Maintenance team is outstanding . Office reply to text messages in a timely manner. They are very friendly and professional. They host holiday parties and giveaways is a plus. Yes I have had things to break malfunction but was repaired quickly , if a part had to be ordered or a delay they offered me to use the office or demo unit. One thing I do wish I had done in the beginning of my lease and that was getting a balcony unit . Lol other than that everything been great.

Maintenance
Phil is amazing!! He does the best he can to address maintenance request in a timely manner. He is fantastic at his job and you can tell that he cares. For years I fussed about the lighting on the property at night due to the visibility. And all along, I seen Phil going around to buildings changing the lightbulbs on every building to a brighter quality light. It looks way better than it was. In addition, my building missed a quarterly pest inspection this year and I ran into a big spider web that formed on my patio. Bless Phil’s heart. I submitted a maintenance request to have them spray my apartment to remove the huge spider that was taking over my patio and Phil came over with a broom to knock it down. I don’t have any bug spray and I wasn’t aware that maintenance wasn’t allowed to treat/ spray our units. Instead of blowing off and closing my request, he ensure to find a way to assist me

Great experience for 4 years!
I have been at The Hills KC for about 4 years. My experience with the front office has been exceptional. They answer all of my questions quickly and professionally. They make me feel special, and they are able to keep a good sense of humor in the process. My wife & I recently bought a house in the local area, so I will be moving. Nice place.
Lived here about 6 months and it’s been great so far. Maintenance is always fast and reliable. All employees have been friendly and helpful. They do fun things for the apartment community and are very involved with the people who live there. Highly recommend it here.

Maintenance perfectly my request in a timely manner!
He was very friendly and professional. He worked quickly and answered other questions involving the apartment. Maintenance themselves were quick to get out and assist the following day after inputting my request.

Unsafe for kids
Apt management allows juvenile delinquents to run its playgrounds. Playgrounds set up for under 12 kids are overrun with teenagers from other neighborhoods. It is a dangerous place for kids. Security is a joke.

By far the best staff I've encountered
I've lived at a few different properties and the bills is by far the best. My apartment is nice, the office staff is very friendly, and have the best maintenance team! On call shows up right away if you have a problem and are friendly and easy to deal with, unlike a few other places I've rented from. I would definitely recommend checking into this place if you're looking for a new place!!

Great Apartment, Price Point, and Staff
Finally leaving a review because I just had a really good experience with maintenance. My AC stopped working so I sent in a work request that night. The next day, Travis (Maintenance) came down and got the AC running again. I'm normally really nervous about people being inside my apartment, but he was really nice and we chatted about chickens and cats while he fixed the AC. My cat loved him which is a plus! The day after there was another problem with the cooling for the whole building (a completely separate issue), and both Travis and Phill, were right on top of it. Very efficient and informative, and told us what could be causing the issue and what they are doing to fix it. The area is really nice, and the staff is always working on keeping up with amenities. They offer flex pay, which splits rent into two equal parts across the month, which is ideal when you have inconveniently scheduled paydays. The Amazon drop box is super reliable, and there are reminders for whenever your package is delivered. There are sometimes dog droppings on the lawn, but after they started reinforcing the rules, I haven't seen near as many. Neighbors keep to themselves and are generally pretty respectful. The one thing I've seen often is the high price in the reviews. The apartments are spacious with big windows. The two bed two bath I have has a balcony, in unit washer and dryer, garbage disposal, and dishwasher. Pretty much everything I need. My old apartment in mid Kansas city was almost the same price, except it had none of those, was 600 Sq feet, and had holes in the walls. So, keep that in mind if you really feel these units aren't worth the money.

This Place Rocks
There is nothing like the staff at The Hills. The office staffs always responds quickly and makes sure all of your questions are answered. The maintenance staff is top-notch! Not only do they get things fixed quickly but they are friendly and considerate. They always wave to you when you see them. Travis always makes sure that they are coming to fix things at times that work best for my sleep schedule because I work nights. Phill is super friendly and helpful. He never stops until it's fixed and fixed right. And my favorite part is that every member of maintenance has played fetch with my dog Teddy while handling these tasks. They are good with my fur babies and that's important to me. I love this place!

I love living here! I’ve lived here for two years and have never had any issue that wasn’t taken care of within a proper amount of time! The maintenance guys are super friendly, especially Phil and Travis! They are always willing to check out whatever concern you have and they always get the job done right! The management Is friendly and understanding as well!

Great community and staff
Friendly, helpful, and genuinely cares. The staff at the Hills are very responsive, fair minded, and courteous. The maintenance staff is superb. We have found a great home at the Hills for our family, and hope you enjoy your atay as much as we have!

I really enjoy living here.
I've been here about 5 years. I moved from a one bedroom into a two bedroom. It's a nice area, the property is well kept, management team is awesome and there's a great maintenance staff. I highly recommend this complex.

Safe, quiet, affordable!
Darcy, Travis, Phil, and Trey are awesome! My Father and I have lived here 7 years with no major issues. The staff is quick to do any necessary repairs and is always friendly. They stay on top of spraying consistently, so you don’t have to worry about bugs. The grounds are always kept clean and they make sure to not let a bunch of trash pile up.

I had a great tour this afternoon with Amelia she was very friendly and knowledgeable. The model apartment was very nice and I enjoyed the fact they had a keyless entry option on the doors so you won't be locked out. I appreciated her taking the time to show me around the complex!

While the outside was beautifully kept, it was not the same for the unit. It was not as nice as advertised nor is the pricing worth it. What was worse was that the management team was very unprofessional, rude and tricky. I had issues with my unit that were being dodged and ignored. Please don't waste your time and money like I did here!

Oooooo I couldn't wait to move to write this review! Buckle in folks and enjoy! So I'm already ticked off because a package that was delivered there after I moved out is "missing" just to get a backdrop of my current mood but it fits because I have felt this way since I moved in back in December of 2018. First to be fair the ladies in the front office, awesome! Love Darcy and her counterpart. The manager? More on that piece of work later.... anyways. Other pros. The pools was decent and the dog park. Now for the show, and just to be clear I will separate each issue by department. Maintenance - good luck with that. The guys are awesome and my dogs liked them which is rare. Now the apartment work done isn't the issue here. The problems come when the weather gets bad. The hill NEVER gets salted during or before bad weather and neither does the sidewalk/stairs. Not a problem if you don't have a job that starts early, say by 2pm if you're lucky. Taking a dog out during that weather? Watch out because you might just break an ankle. I've personally slid down the hill by the office and by my old apartment with my car in PARK multiple times. I have great brakes too. Replaced them myself. Other than that they did handle any other issues fairly quickly outside of lightbulbs in the halls. Quality - for the amount of money charged I should not be able to hear my neighbors weekly sex sessions multiple rooms away. I mean I could set a watch to the bang sessions. Thin walls, check. Also the toilet in the "extra" bedroom was "efficiency" which means it never flushed completely because it never had enough water to do so. Switched to single ply and still had the same issue. Plus the shower doors where for smaller people. I had to turn sideways and it still was a tight squeeze to get in just to have another bathroom I.e charge you more. Quite sure it's a code violation somewhere. Parking - another way to get money. All and I repeat all of the parking spots close to our door outside of the ones in the back up the dangerously icy in winter / water stairs were rented out to people in other buildings. $25 a month or more. Other than that the parking lot was ALWAYS full to capacity. But even with this inconvenience and a supposed security patrol, cars got broken into quite often. Like on the regular. I tried to park near the office as to get close to the security camera but before I moved out there was an email sent out about all the break ins, they are currently that bad. You'd think with the added parking pass that means you're safe right.... nope. I never paid for it but someone who did that since moved out had their car broken into a few times. Policy - non refundable pet deposit which is fine but people did NOT pick up pet waste at ALL. I mean it got really bad in the summer with a constant crap smell. Dog park was the same. Pay rent by day five or get charged close to 200 bucks by removing "concession" fees. Deal with pet rent on top of this. One thing said by one person in the office is usually wrong. You have to get it in writing or out of the manager. Management - now ladies and gents. It's time. Let me tell you about the manager of this place. You know her by her blond hair and horrid personality. Why does she get her own paragraph you ask? Some people don't have social skills. This is fair. She is just a very unpleasant person. I've greeted her a few times (I try to stay away from that energy tbh) and she legit looked at me like I smelled horrible EVERY time. Then after ignoring the smile and the friendliness, said nothing and pretended like I didn't exist. When I moved in I was told that as long as I stayed on location the pet fee would travel with me. I wanted to stay for simplicity's sake, for a few months while I looked for a new place. When I brought it up she looked at me with disgust (per usual) and told me I needed to pay security, pet fee, application fee (mind you, I lived there) plus other fees. Then she dismissed me like I didn't have the money. Nah bruh. I just won't be spending here. It's not worth whatever deal. RUN!

Nice, quiet place and is close to everything. The staff is always keeping everything up to date and works hard to stay on top of things. They also have regular activities for residents to participate in. Me and my family love living here.

Our little family has lived at The Hills for 2 years and really enjoyed it! The location is great. The maintenance crew is always super friendly and timely to get things done when needed. And the front office staff is awesome- shoutout to Darcy! We love it here!

My husband, my dog, and I are currently leasing our second year with The Hills, and we love it! We love the property's convenience to highway 169 and other local places, as well as the amazing staff. Darcy and Tammy are the best!!! They always go above and beyond to take care of us, and it doesn't go unnoticed! The maintenance staff is also great. Our dog loves them all, and they take care of our maintenance requests as quickly as possible, regardless the size of the request. Overall, we would highly recommend leasing with The Hills! It has been the perfect place for us to get comfortable living in KC!

My husband and I are going on year three of living at The Hills. We love the amenities and how pet-friendly the apartments are. The gym and pool are well-taken care of, and our dog loves the fenced-in dog play area. Darcy in the main office is incredible and the most helpful person. Maintenance always fulfills requests quickly, and I truly don't have anything bad to say. We love living here.

This is my first time renting an apartment of my own with My husband and I must say it has been great so far. We are past our 6 months and normally when Apartments are bad, it'll show around this time. I had seen my fair share of bad appartments while still living with my mother, even in the northland, but The Hills is great. The office staff are AMAZING and whenever we had a problem they where there ASAP. Even when I got frustrated with them, they never got nasty back. The Apartments are clean outside, well maintained, no lingering weirdos, Nice and quiet. They also host events at the clubhouse which is something I never experienced while living in an appointment. Lovely place overall.

Great location! Great staff, and pet friendly!! I have lived here for about 3 months now. Maintenance requests are answered and handled in record time, and the online portal is very continent! Love the gym, pool and movie theater!

I have lived here over a year and have loved it the whole time. If I need anything they are a phone call away. One time my furnace was sparking and smoked up my apartment and they left an event to come and replace the blower and then called to check on me the next day.

We really like this apartment complex. It is extremely dog friendly, which was great for us. The maintenance staff is also very prompt and friendly. We feel safe and also enjoy the location. We would recommend renting here.
