It started out great: pleasant staff, timely repairs, well-maintained grounds, friendly and quiet neighbors. Then they started firing staff and things went to hell. Kids screaming and running around everywhere in the parking lots at dusk hitting balls at cars. No dog poo bags so feces was everywhere, even after several requests to refill them. Huge rent hikes without any justification or interior upgrades. New hires that were rude or unhelpful. Ignoring repeated maintenance requests (my AC unit has broken every spring and fall since I've lived here). Harassment at the pool from overzealous staff. Claiming not being able to afford my promised annual carpet cleaning then spending oodles on exterior paint and fancy door locks I neither wanted nor asked for. The invasive millipedes I find everywhere. I just can't anymore. This will be my last year at this complex as I plan on moving closer to work, but I would have found a job closer to home had the complex not burned me so badly with last year's insane rent hike. At this point, they've given me no incentive to stay.

The Waterford community made us feel right at home the minute we stepped into the leasing office. Charnise was kind, respectful to our needs and very helpful answering all of our questions (we had many). Would highly recommend this community to anyone looking for a great place to live with friendly and helpful staff.

I had a very good experience touring this community. Charnise was very helpful and knowledgeable about the apartments and surrounding area. She was nice enough to show us an unfurnished apartment when we were questioning whether the living space suited for our needs (sometimes the furnished apartments make things look smaller than they are). The community was very clean and well kept. Ample parking and nice amenities.

I just visited this community once, one problem I have seen is parking, and neighbors using very loud cars. It didn't feel like the cleaning was done recently. Kinda felt like they just want people to rent this place.

I recently moved to MAA900 and was extremely disappointed to discover that many of the tenants smoke weed despite this going against the lease agreement . The smell of marijuana is pervasive throughout my building, and it has made my living experience extremely unpleasant. Not only is the constant smell of weed unpleasant, it also makes me feel unsafe. I have reported the problem multiple times but management does the bare minimum to get to the bottom of it. Additionally, the smoke often drifts into my apartment and it has made it difficult for me to breathe comfortably in my own home. Overall, I would not recommend this apartment complex to anyone due to the rampant marijuana use and the lack of action taken by management to address the issue.

Overall great experience. Very conveniently located in the middle of Cary with access to the greenway. It's kinda hidden away from view so ends up being very quite community that is very family oriented.

This community is fine. We have not had any issues with neighbors and the office staff and maintenance staff are nice. The location is good?right across the street from the grocery store, so you can walk if you'd like.

I love it here! The pool is great! And all the trees look great! Though a couple of updates to my place would be great but I know that would also cause the rent to go up. It's a very cute quite area too!

I moved in October 31,2022 and so far I am very pleased. There are some pending maintenance issues that I anticipate being resolved. The community is quiet and clean. The community is pet friendly and the staff has been receptive to issues I bring to their attention.

I consider these Waterford Forest Apartments my home. The office staff is outstanding and the maintenance team is very sufficient. The office is always cordial and is pleasant to deal with them. As far as the complex, maintenance men are quickly accommodating.

The rent has gone up from $725.00-$1,425.00. That has been difficult for me because I live alone. I am very happy we have Emily here and the maintenance staff is responsible and professional. All my bad experiences have been resolved because of Ashton, our previous property manager and now Emily. I have the best apartment NOW, because of Ashton. Emily has shown so much care and has been very understanding of my concerns. She responds VERY QUICKLY. I hope she NEVER leaves. I have been through 4 property managers and the last 2 are the reason I am STILL here.

The community is overpriced for what it offers. I honestly like my apartment but you can get a nicer one for about $200 less a month on the other side of cary. The gym is just okay - although the TV has no remote. The racquetball room is cool but the knob to turn the lights on/off is broken. The pool is nice. So is the volleyball court. It's a nice community to walk around but there is always some sort of trash on the ground. Would be nice if they hired someone as a groundskeeper. There is no recycling which is extremely lame in 2022. The people at the front desk are nice. Maintenance is fast now.

Deteriorating

Waterford has been steadily deteriorating in the past 3 years. Now there is a new management (again) and unfortunately nothing seems to have changed. The blatant lack of communication by management is mind blowing. The property manager barely responds to emails and never calls back despite leaving numerous messages. Pests are at an all time high - roaches, water bugs etc. Maintenance is subpar and the appliances are old and outdated. Grounds are ok

From 2012-16 it was a terrific place to live starting in 16 the maint staff started deteriorating they haven't kept anybody good & steady in here & not a fan of the massive rent increase in 2021......

I moved into Waterford apartments recently. I applied online and then took a tour. The agent was very helpful in showing me the different options available and answering all my questions. The application process was straight forward. The apartment complex has a number of amenities and is situated in a convenient location.

So far, I am enjoying the community. The apartments are clean and the neighbors are not noisy. I like the community is pet friendly and has many pet waste bags and trash bins to help keep the lawns clean. It seems management takes care of the community and I look forward to living here for the next year.

Cockroaches or insects are keep on coming in ground floor apt. Exhaustive fans are making so much noise but Leasing office team saif they dont have anything to change. We are not able to bare the sound. Please change

Appliances are out of date and odd smells come from the carpets. I was instructed if the smell is not overwhelming there's not much the management can do. Pet friendly community as there are no restrictions. Proximity and access to stores is superb. With all that said if you are not hindered by having a breed of dog that is not accepted at apartments I would suggest other complexes
