The community needs some work once complete it will once again be a spectacular place to live. The club house is beautiful but the indoor basketball court needs supervision. The pool and barbecue area is beautiful but rules need to be enforced but a management employee not the teenage life guard.

Very friendly very pet friendly and the snow removal was extraordinary. Lobby cleanliness and hallways are great requiring a minimum's of 200 characters is a bit much for this questionnaire. You will chase me away from answering next time

Great experience
After Just touring the Henry I have to say Management was so friendly and professional! Kayla made me feel very comfortable as if we had been friends forever! I just had the overall feeling that I was safe and taken care of in their hands which is incredibly important. Iād give them a 10/10 :)

This property is in severe decline. They are unsafe and dirty. These pictures do not represent the condition of the property. They will charge you an additional recreation fee for substandard facility.The new management company Lincoln Properties has allowed the local manager to run this into the ground. I advise you to look at safer, cleaner communities elsewhere.

The ladies in the leasing office were extremely helpful and accommodating. The view from my balcony is fantastic and the private garage is perfect for me. I am looking forward to my new apartment here at The Henry. Thank you!

Everything is great. The area is checked everyday for any garbage and maintenance is very quick and good at their jobs. Almost everyone is very nice and friendly.

Victoria in managment office has made our 3rd year renewal a good transition, she is wonderful. We are fortunate to have opportunities in the community. The only concern we have is occasional noise issues with loud vehicles/bikes at odd hours and the need for reserved parking. But Overall our experience as tenants has been a favorable one!

The staff can be very rude at times. I was told I couldn't be helped because she was eating her lunch, I was just getting a package. Then she got aggravated because the lady not on lunch was on the phone and told me to knock on the door anyways.

I've been living at The Henry since the summer. Shortly after I moved in, the management company changed and there's been a few upsets, but mostly smooth. However, there are a few key things that I'm less than pleased with and I don't think the value of the experience is worth the price. The community has been undergoing upgrades. However, a large number of guest parking spaces near the clubhouse have been taken up with construction supplies the entire time I've lived here. There have been a few other projects that have been unattended as well - walkways missing many tiles, lighting along a main path that is out. Fixing these problems have been slow. I live in one of the renovated units and while the renovations look nice overall, there have been signs of carelessness that have emerged since I've lived here. There are areas where the paint fell on the carpeting and was not cleaned up while wet so the carpet is stiff and uncomfortable to walk on. There are places where the laminate flooring doesn't lay smooth or has buckled. The closets contain seemingly fancy wire rod/shelving systems that weren't installed with any consideration about how people actually use closets. There's no place for hanging long things like dresses. The upper racks are far too tall for anyone of a shorter stature to use (I'm 5' 2", not super short), and the height of the upper rack is so close to the ceiling that you also can't use the top shelf for any storage (there's about 6 inches of clearance). Also, the kitchen remodel did not include a garbage disposal - relatively cheap to add and would have been very useful. Much more useful than granite-like countertops or steel appliances. Finally, the new management company (since Sept) is very nice, but they are constantly posting notices that they will enter for inspections (like every other week). The notices always appear when I arrive home from work to find that they will be entering the next day. This is very short notice and the few times I've asked that they defer the entry for some reason (if I manage to get the notice before they close the office for the day), they have disregarded my wishes and entered anyway. Further, the previous management company *always* left a note when they entered your apartment so you knew why they had entered and also that they had entered. This management company does not do that. So I really never know when or if they have entered. I know that they always could enter without telling me, but for the times they say they will enter, I would like to know that they have been there.

have been living at The Henry for 6 mths so far and it has been a pleasant experience. Administration staff professional and responsive to resident needs. Repairs, although sometimes slow are good and efficient. I feel safe and my children rely enjoyed the sumer at the pool. The community is clean and mostly quiet. The people at nice. In terms of cost I believe that it is comparable and locally the best rental.

I would to say it is a very nice place to live.Quiet at times, cars drive a bit to fast especially when kids are going to and from the bus stop. Maintenance is ok, the new maintenance man is very nice and professional he really knows his job it is about time.Hope he stays, Can't really say that about the other two. The ladies in the office very nice also.

I've been living in Avalon Crystal Hill for almost 3 years. There's been a true transformation of this place! The current management shook things a lot and finally got all things I complained about for years under control. After years of non-action, they finally tow parking violators and closely monitor club house to make sure only residents use amenities. The pool season has been so enjoyable for the first time in years, basketball courts not crowed constantly, and now I don't have to worry about someone's parking in my parking spot when I get home from work. The only thing is my neighbors are noisy, but I understand it's apartment living. I just wish they were a little more considerate. The ladies in the leasing office always have a smile on their faces and are pleasure to deal with. Thanks a lot and keep up great work!

I have rented with Avalon for the last 2 years. Very minor complaints and most of them resolved with a quick visit to the main office (with the current office staff) or an online maintenance request. People complaining about parking are idiots or park illegally. Everyone is assigned a parking space. If you have more than 1 vehicle you have to pay for additional parking. If you have visitors they have to get a parking permit and park in visitor spots. If you park in someone else's spot they can have you towed. If you were a resident before towing was enforced you were notified. I had like 12 notices slid under my door before the towing was actually enforced. Can't blame management if you can't read. Before the towing was enforced, parking was a nighmare. People would let their visitors park in assigned spots. I've had someone park in my driveway before, which would piss you off if you paid $104.19 a month for a garage. So the way I see it, parking problem resolved. If you get towed, it's because you don't belong there. The issue I have, that the staff can't really help with is the marijuana smoking that goes on. I can't speak for all buildings, but I live in bldg 9 and sometimes the hallways and staircases reek of marijuana. People do speed through the parking lot as well, nothing management can do about that unless the town police get involved, which is not gonna happen. There's also the issue of someone stealing packages that get left at the front door or in front of people's apartment doors. I know it happens in bldg 9, as I have personally had a package stolen but I can't speak for the other bldg's. Management can't do anything about that either because supposedly nobody knows who the scumbag is. Management has offered to accept packages in the office. You just have to inform the sender to include the C/O address of the office. Once I added the C/O main office address, I have no issues with packages. The community has gotten much better, with the new girls in the office and security actually doing their rounds and kicking freeloaders out of our basketball courts and pool area. I haven't seen a broken emergency exit sign in a while which tells me security just might actually be doing their job. Overall, It's not a bad community at all. People with ridiculous complaint's probably don't even live here. Particularly the person complaining about getting towed every day. You're a liar or a freeloader. Either way, you're full of crap. The only reason we're moving is because we have recently expanded our family and are buying a house. If not we would have upgraded to a townhouse as soon as one becomes available.

Wow, soooo disapointed. We are living here temporarily while our home in Suffern is being renovated after damage caused by Sandy. We are very respectful rule abiding people. In fact I checked several times regarding the parking policy which was never made clear to us. Last night, even with a parking pass, our car was towed. I was told we could park anywhere in our lot and it turns out that was not the case. The Avalon Management is clearly in cahoots with Erich's Towing in West Haverstraw. Now we have to shell out $250 in cash to this towing company. To further substantiate how respectful we are of (what we perceived to be) the rules of parking here, we checked on the protocol for having guests over for Father's Day on Sunday. Very angry and regardless of how our house progress goes, we will not extend here. Beware future renters. This place is very deceptive.

This place is ABSOLUTELY HORRIBLE!!!!!!! THEY TOW CARS EVEN IN PARKING SPOTS. I have lived here going on 3 years. The turnover rate for management is constant. The change policies with ever turn. What was true today will change tomorrow with added fees. Example, we were sold on the fact we could use clubhouse for occasions for free, next manAger now charges 350.00 to rent. Next, pets allowed, small fee, now 500.00,! Next, was visitor parking on second level and clubhouse, now NO visitor parking anywhere and don't even try or else ur guest vehicle will be towed. Staff is truly unprofessional and the so called night guard at the clubhouse at --- is useless. They will let any body walk on by without a second gLance, not safe at all, and forget about complaining to management for noisy neighbors or marijuana smells in hallways and apartments around, they will tell you to call police. Save ur money and buy a house!

Me and my family started living here since 7 months and prior to this I had visited many rental places. I found out that this is and will be an excellent place for any family to live. It is like a family atmosphere, a safe and caring atmosphere, clean and well maintained, It will not be necessary to see the area once you have been to the office. As they say sometimes a book can be judged by it's cover, the way the office staff's take care of you on your first visit, the positive approach, you would not think of moving out of this community. Everything thing over here is taken care of, A very homely clean and beautiful atmosphere. Each and every resident is an excellent human being,they all have great respects for each other. hat's off also to the maintenance and cleaning staff, they are there at your doorsteps at a glance. I am very thankful to this community for letting me a space. Thanks Cara, Steve and the entire office team for your excellent effort. keep going!!! god bless you all!!!

I've lived here at Avalon at Crystal Hill for over 15months and have found that the apartment is great in structure with amenities that support upscale living. The maintenance team is fabulous, in terms of professionalism and timeliness of response/repair. The community is well maintained and my only peeve is guest parking which is centralized and too far from my building. It is also consistently full of cars and never empty...which means there is not enough parking. We are not leaving Avalon only relocating to another Avalon for a better commute to work and closer to friends and relatives. I recommend Avalon to everyone.

Love it here! I live in the townhouse rental, which has an open concept. It's quite and my neighbors are great. Maintenance Crew are great, they resolve anything, the same day. I never had any problem with parking. Amenities are great! I have a dog and we enjoy the nice walks in this community!

loud and inconveinent list of complaints.
People are constantly speeding through the complex, even my dog got hit by a car and the person didn't even stop to see if my dog was ok (she was). There is never any parking for guests, there are people constantly making noise from children screaming to someone riding a 4 wheeler all day right next to the complex. I am constantly woken up by people laughing like baboons at 2am outside my window! I am woken up by landscapers that come way too early and I never get a good nights rest from the mix of noise. Car alarms are always going off as well with the owners nowhere to be found. You would think it would be quiet here but it isn't. When I leave my house early for work I get hit by sprinklers so if you choose to live here, get dressed in your car. Every time I try to get my pool pass the person in the office is always at lunch or leaving when the sign clearly says they were supposed to return already. There are no garbage cans on premise for dog owners to discard dog waste but they get mad when people discard it in the sewer; well where else are we supposed to put it...in our house? That's how you get an infestation of bugs! Overall I am not happy with this complex nor will I suggest it to anyone. I suggest the owners reading this and doing something about the problems if they don't want everyone moving out

Excellenty renta apartments
I have rented at Avalon for 6 years and have found the management to be responsive and customer-focused. Maintainance requests are often completed the same day or the next day. The grounds are well-maintained and snow removal is quick and thorough. The current site manager is especially responsive and knowledgeable.
