Excellenty renta apartments
I have rented at Avalon for 6 years and have found the management to be responsive and customer-focused. Maintainance requests are often completed the same day or the next day. The grounds are well-maintained and snow removal is quick and thorough. The current site manager is especially responsive and knowledgeable.

Very disappointing !
Location of Crystal Hill was a key factor when moving in so during my 2 years of living there I had to put up with inconveniences one would not expect there. Parking-one space assigned,had to ask to have my parking space # repainted,most are not visible,space often taken by random visitors,space for guests not available,cars blocking others,parked in illegal spots etc. Smell in the building-from garbage storage downstairs-very unpleasant,intensified if air conditioning was not set to run at all times.Embarassing at very least while someone was visiting. Maintenance staff was very nice but we had serious issues with fixing water leaks and washer/dryer. At the end I was charged for removing furniture marks from carpet.

Not worth the price
I went to look at this place yesterday. I thought it would be nice with the price they charge in rent. Not the case. We looked at two apartments. One being the model which did not have any doors in the rooms to distract how small the rooms are. They have a garbage shoot which did not close all the way so it really smelled bad in the hallway. We saw their garages which people used for storage. I guess they don't have good storage units because management didn't even show us the storage area. Their excuse was they didn't know what happened to the key. On top of all this they charge you monthly fees for everything. You paid for the pool and fitness center even if you don't use them. You paid for garbage pick up and to have the property maintained. Doesn't your rent already supposed to cover these costs? Buy a house if you can pay what they charge in rent.

Noisy but not horrible
I haven't had a problem with maintenance here; my 2 issues have been resolved. Parking is a minor issue for me - I only have one car and it seems like several other tennants have 3 : my garage spot has been open but my assigned street spot is usually taken. Note that the garages for many/most are shared, not exclusive or attached to the town homes although they are right under someone's home (and that someone gets to hear the garage door and cars leaving/entering). The leasing office is somewhat sneaky. They charge a base rent but then you are forced to pay extras such as 50/mo per pet, 55/mo facilities like the rec room even if you don't use it/them and 20 for security (and the security requires you to have a land line phone which costs me another 40 /mo because I normally only use my cell). The heating/gas bills will be extensive, especially if you have a loft, because the place is not well insulated. During the colder days/months of last winter, I could not keep my place over 70. I am worried about Summer and A/C. Water pressure is horrible on the 2nd floor anyways - my shower is basically a trickle. And the water is not always hot. The real kicker is the noise. The carpeting is good but basically there's nothing I can do in my 2nd floor apt that cannot be heard below me. I've gotten complaints for draining my bathtub (drain noise), banging dishes on my counter, typing, cats wrestling and playing tag, me climbing the carpeted stairs to/from my loft, closing my refrigerator/cabinets, tossing/turning too much in my bed, etc.. None of these things should be audible. I use headphones to watch movies/TV. I would take my gf to a hotel if she didn't have a place available... I know that I'm making it seem worse than it is but I can't recommend this place unless.

Stay Away!
From when Crystal Hill opened it sounded too good to be true. They made it seem like a one of a kind apartment complex. Well I can tell you first hand it's nothing of the sort. I cannot believe that a complex fairly new could be in such poor shape after only 8 years! I agree with every other single review and warning you to STAY AWAY!!!!! For the amount of money you pay to live here there is not one luxury and makes you question where is all that money going from rent because not piece of it is going into the maintaining the property. The parking is horrendous. Good luck finding a free spot. When most people come to visit they have to park at the club house and walk over to your place, kids are everywhere skateboarding all around your cars, you pay an additional $600 a year for a gym that is in the worst possible working condition and use of the club room which I might add you still have to pay for if you want to use. The leasing office NEVER ever gets back to you. I have to pretty much stalk them to get any answers. You can leave them numerous messages and they won't get back to you. And when you need to report a problem trust me they won't do anything about it. The only plus is that I live in a townhouse style apartment and having a lot of living space which is nice. My AC has already broke twice and had water leaking through the ceiling, which I still don't believe it is fixed, so make sure you check for water damage in case you still want to live here. I constantly cut my feet from the nail boards in the carpeting going up our stairs that were poorly installed. They tell you it is quality carpet but I rate the quality as garbage. Just to prove to you how bad it is they had to lower the rent recently almost $350 on most places because so many people were leaving. Maybe if they actually got some decent management who gave a hoot and put some money and effort into this place it could be saved but I don't see that happening anytime soon. The neighborhood as well is not safe. They used to have a closed gate policy which I don't understand why they would get rid of but when Avalon took it over it is now open gate so anyone can get in. Wouldn't have minded if it was in a better area. My car was broken into after one month and my navigation was stolen. I called the leasing office about better security and they could have cared less. My husbands car was broken into two months later and again we let the office know and they never got back to us. I have been living here for only 6 months and I can't wait for my lease to be up and get out!

MOVE SOMEWHERE ELSE!! AWFUL
This place is awful. The maintenance people dont respond for days, even when they have the issue in question listed in their own policy book as an "emergency". The walls are paper thin, there is no parking for guests or a second car. You get to live within minutes of 3-4 trailer parks with every illegal in Rockland living and walking around Rt 202. They overcharge for everything, including the fitness center. The fitness center is another issue althogether, where about 15 kids from every apt complex in Pomona, Nyack and New City come to play basketball and workout in the fitness center, obviously free of charge, as every one of them comes in a car at about 8 pm and leaves he complex at 11 PM every night. The take up the equipment, walk around shirtless, the place looks like a YMCA in NYC! Seems the only morons paying the rec fee are those of us living here, who have no choice, yet most dont even use it. Management is aware and does nothing, I assume out of sheer fear of confrontation. Meantime, the kids then loiter in the parking lots afterward, doing God knows what.

THIS PLACE SUCKSSSSSSSSSSSSSSSSSSSSSSS
This place sucks. things never get done around here. i am talking about maintenance. they are all lazy as hell. AND AS FOR ROBERT WHO RUNS THE SHOW HE IS JUST A POOR EXCUSE FOR A BOSS. NEVER CAN GET THINGS RIGHT. AS FOR THE TENANTS. WELL SINCE THEY LOWERED THE RENT ITS JUST PEOPLE WITH NO CLASS, TRASH AND ------ PEOPLE. PEOPLE SMOKING WEED AND TRASHING A BEAUTIFUL COMMUNITY. ITS SUCH A SHAME. THERE IS NO NEED TO COMPLAIN BEAUSE MANAGEMENT CAN CARELESS . ALL THEY CARE ABOUT IS GETTING PEOPLE IN THE DOOR JUST TO RENT. SNOW- WELL GOOD LUCK . SNOW REMOVAL HERE STARTS AT 2:30AM SO GOOD LUCK WITH GETTING SLEEEP. NO MATTER WHAT TIME IT IS. SNOW GETS CLEANED UP AT NIGHT. GOOD LUCK GOING TO WORK WHEN IT SNOWS BECAUSE YOU WILL NEVER GET OUT. WHEN THEY HAD CURTIS DOING SNOW THINGS RAN SMOOTHLY. ALL IN ALL THIS PLACE IS A NIGHTMARE. P.S. THE PICTURES ARE FROM PEOPLE VANDALIZING THE PROPERTY ( WITH EGGS) DO TO THE TRASHY TENANTS THEY ACCEPT. ENOUGH SAID!!!!!!!!!!!!!!
