Bad communication from the administrators. They said that I couldn't get a parking pass and a week later they were saying they would tow your vehicle if you didn't have a pass? They said they "lost" our lease and we almost got kicked out. My roommate had moved from a one bedroom one bathroom to a two bedroom two bath and they charged her rent for both apartments after she moved out and there was someone else there!! How do you mess that up? Just disappointing. They need to hire someone who knows what the hell they're doing. They are unorganized and need to get their crap together.

Honestly management has been frustrating to work with. Moving apartments within the community itself was a complex process that led to a lot of issues through the portal and with "missing" paper work.

Thank goodness Megan’s back!
Megan is the best property manager we have had in my 8 years here. The property went downhill when corporate placed her someplace else, the grounds looked horrible, trash overflowed and the doggie stations overflowed and there were no bags. This is a flagship property and should be treated as such. Now that Megan is back, and hired Joseph as another manager, our community now looks like the type of place we pay for. Megan and Joseph are never too busy to help and they follow up to make sure maintenance finished the job! Thank you for putting Megan back at AE, we appreciate all the work she has done in a short time back, we need her here full time with Joseph. Corporate office feel free to contact me if you would like additional information. So glad things are getting back to normal

Location is great, but that’s about it. Staff is constantly being replaced, garbage piles up, grounds are dirty, and community rules are not enforced. The pool was shut down by DHEC earlier this year. Don’t expect much from this community despite the exorbitant rent.

Do not move here. This place takes your money, the first year I lived there was great, ever since it was taken over from new management it has been awful. The staff changes all the time, they don't care to answer you, they find every possible way to charge you for something. Ever since I moved out they don't answer about giving my security deposit back and "lost" my information. They raised rent after me living there for 2 years and gave me no time to figure anything out. They care more about trash being piled up than anything else, and try and charge you for dumpsters not being emptied. They do nothing about noise complaints, parking is a nightmare, and the pool was never cleaned, I cleaned it myself 3 times just so I was able to enjoy myself in the expensive place that I'm paying for. DON'T DO IT.

I have been in property management for many years and have never seen such deplorable management of a beautiful property. If a tenant has to tell you the laws of housing and how to do your job explain to me how you qualified for this position. The electricity in half my apartment has a shortage in the outlets that they don't know how to fix, so my dishwasher doesn't work and it takes them weeks to fix anything if at all. They are also violating people's fair housing rights by erroneously adding hundreds of dollars in fees for service animals and changing my rent without notifying me as a result. Not to mention the fees and extra things you have to pay for that they don't tell you. 45 for water 50 for sewer 4 for pest control I have never seen and then there's the fee for trash. so I have to pay an extra 100 along with an account set up fee. Trust me there are many other places that are nicer and offer more amenities for the price. If you are going to charge like a luxury community at least have management that can handle it and maintenance and amenities like cable, water, sewer , trash included. 5000 forest and 42 magnolias are properties that were owned by the previous owners of Arcadias Edge and they are higher but offer so much more. The staff is knowledgeable and friendly. I will never rent here and I will make sure that Housing and any other authority knows of the Illegal things going on here.,

The only reason I give this place one-star (besides the fact that I have to) is that the apartments themselves are not the worst. However, they are cheaply made and there are cracks that allow in cockroaches. I had multiple occasions where my cabinet doors and/or light fixtures fell off the hinges. My toilet was broken, unable to flush, for 5 days before anyone came to fix it. To top this off, the management staff is horrendous. The apartment complex was bought out by West Shore during my last year's lease. This is when things went downhill, and quickly. Kelsey and Megan in the leasing office are extremely rude and do not treat their tenants with respect. I reached out to the office multiple times and never got a response. To pay as much as you do in rent, the least they could do is respond. Find somewhere else to live besides Arcadia's Edge - I promise you won't regret it.

I will first start by saying we have lived here for 2 years. The overall look of the apartments and clubhouse area are beautiful which is what attracted us in the first place. However the maintenance of the actual apartments is pitiful. You can't get ANYTHING done in less then 3 or 4 days and most of the time it's not even fixed properly the first time (and sometimes took three tries!). I had one instance where it could have easily been resolved in 48hrs but instead took FIVE WEEKS! The grounds are pretty well kept except right at the side gate. There is a woman who hangs out there and smokes cigarettes every day and drops them there... I don't think they've ever been picked up. People are "okay" at picking up after their dogs, but still watch where you step. The trash area also tends to get full really quickly. By the time trash service day comes the area is littered with junk. A word of advise to the complex: focus less on the straw beds and more on general maintenance and cleanliness... the straw doesn't need to be replaced every month. The clubhouse staff are nice and accommodating, but again I wish that would transfer over to the maintenance guy(s). The train that goes by isn't as bad as some other reviews make it out to be. I DO NOT like being so close to Decker and Two Notch... occasionally you get the sketchy passerby from that area walk through the complex but not too terribly often. In general with how much we pay in rent we expect more. I would recommend the complex to a friend, but with warning regarding the above mentioned. Pros: - Lovely complex in general - Updated appliances - Green-living - Nice office staff - Amenities are great - gym is great, love the pool and we use the bbq area frequently - Because of the energy efficiency of the utilities our monthly bills are a little lower than standard - Close to the Trenholm Plaza which is the BEST - Close to the highway Cons: - Crappy maintenance staff (it's BAD) - Too close to a bad area of town - Cigarette butts - Walls are pretty thin... but that's expected in an apartment - Dog poo (love dogs! not their poo) - Trash area too small for number of residents - Did I mention crappy maintenance staff?

Arcadia's Edge is the best apartment my husband and I have ever lived in. (for reference we have lived in 7 different apartment complexes across the United States.) Location is close to downtown, easy morning drive down to work on a number of four lane roads, and the complex is right around the corner from the I-20 ramp if you work in west Cola. It gives off a very secluded and private feel even though it is right off a main road (in fact I miss the turn all the time) Okay, so about the apartment itself: Upgraded stainless steel appliances and kitchen layout, would be a well sized kitchen in a house! Good layouts, high ceilings, extremely spacious closets and bathrooms. The other residents are very quiet and friendly. Excellent maintenance and upkeep of the property. The office staff are super relaxed, friendly and knowledgeable.

Been here three months and am completely satisfied. Called down about a clogged garbage disposal and they got right on it. Great location near groceries, malls, restaurants, and entertainment. If you like walking or biking, though, your options are limited. But Riverside Park and Sesquicentennial Park are within a 20-minute drive. Parking not a problem unless you insist on a personal space. Pool is clean and inviting; gym on a par with what you would find in a 4- or 5-star hotel. The apartment is clean with very good appliances. No problem with noise, but you can hear muted flushing and walking around if someone above wears high heels on the kitchen floor (the only uncarpeted area besides the bath). And though a laundry area is in the apartment, washer and dryer are not. Other residents are friendly if aloof at first; happy to return your greeting. I've enjoyed only good interaction with the friendly staff, particularly Berica.

This place looks beautiful when you pass by, but don't look too closely. Or maybe you should--as other reviewers have noted, there is dog poop everywhere (including sidewalks!) that never gets cleaned up unless you call repeatedly. There's trash/leaves in the breezeways and other places throughout the property, especially outside the compactor and recycling bin (which is overflowing most of the time-really attractive). Nothing ever seems to get done/fixed right the first time, despite continuing promises. My apartment wasn't even prepped properly when I moved in (dirty, poor paint job, damaged cabinets, broken sockets, lights out, etc.--yet I had to pay a $200 "refurbishment fee" when I signed the lease!). Also, this is the only time I've ever lived in a 2BR where I didn't get 2 complete set of keys (I did get 2 doorkeys, but only 1 mailbox key and remote). It's in a sketchy neighborhood, but only the driveways are gated--and people use the complex as a walkthrough from Two Notch (yeah). I haven't witnessed any crime here, but it is very dark at night. I've lived in 7 other apartments over my life and have never had the constant headaches and lack of resolution I've had here (even in places I've lived in for years--and I've only been here 6 months!). Moreover, whenever I have had rental issues in the past, I've gotten concessions, but not here. I'm looking for a house again, as the only reason to live in an apartment is for easy living, which this definitely is not. And it is WAY overpriced for what you get--poor layout/wasted space, poor construction, nonfunctional kitchen, incorrectly installed ventilated shelving so half of it is worthless. The office/maintenance people are nice, but they seem to be in way over their heads. Luckily, new apartments are going up all over Columbia, so do yourself a favor and look elsewhere.

I moved to this complex a few months back and I was so excited about living here. Unfortunately I can not say that any more. The cockroaches, spiders and other bugs are out of control even with professional pest control and home remedies. The management isnt willing to take any responsiblity for the problem and refuse to work with me to either remedy the issue in my current apartment, or allow me to move. I have lived in multiple cities and multiple apartment complexes over the years and I can honestly say prior to this complex I have never disliked where I lived. I would seiously think twice about moving to this complex.

A picture says a thousand words. And I certainly hope the manager doesn't come on here with their hideous political "I'm sorry" response by saying "we are short staffed". I have lived here for three months and the pet stations constantly look like this! They make the entrance look great but the grounds are NOT taken care of. Can't wait to move out of this dump. Oh. And they charge extra for "premium views". A view they say looks over into their pond. I certainly don't call brown water a scenic view. Again, manager, please don't say something stupid like "our pumps were down" or "irrigation system was being worked on". SAVE IT! I have spoken to several residents and they have all agreed the property is DISGUSTING!

Don't be fooled by this place. It may look fancy and have nice amenities but don't waste your money. Cockroaches, dirty pool, dog poop everywhere. Management could care less. They need more maintenance staff as they obviously can't keep up. Don't be fooled and waste your money here. $600 dog deposit is laughable. Safety Is a joke. Nothing is gated. Backs on a parking lot and anyone can walk in. Again, Not worth it. If you address any issues with management they tell you they will help and work on it but it never changes and they forget as soon as you leave the main building.

The apartments are overall nice. If you're interested in staying briefly then I suggest this place. But the staff really not that friendly and tell u things just to get you out of their face. Elizabeth is really kind and maintenance hes the man. He should be working in the office instead of the dry personalities they have now.. But to pay the amount you pay to live here its really not worth the noise and cars being broken in to. They promised more security that never happened and my wife was followed in the gate that stays open. C onvient place to live but not worth the price u have to pay.

I can't say enough good things about this complex and my experience here over the past year. After looking at 4 different "luxury apartments" in town, this one blew me away. First off, the apartments are BEAUTIFUL and spacious. They are the best in Columbia...clean, brand new, great amenities and stylish accents. What apartments do you know of that have a tile back splash in the kitchen, granite counter tops and ceilings so high you feel like you're living in a house? The management staff is professional, kind, and very prompt with responding to any request. Barica, Elizabeth and Anna are professional, kind and very attentive to whatever you need. Barica was my first contact at Arcadia's Edge and did everything she could to make sure I was happy. I haven't had to contact maintainance for any major problems, and when I did need something, it was taking care of promptly. Raymond, you're the greatest! Overall, THE BEST apartment Ive had yet...

Arcadia's edge was a great place to live until you had to deal with management in any way. They pretend they are helping you and then you don't hear from them ever again. Any safety issues are not addressed. The security officer told me face to face that calling him is a waste of time if no crime is actually being committed! If you are looking for a quiet place to live look somewhere else! The office closes early on many occasions. No one picks up after their digs because the waste bins are not easy to get to and there are never bags to pick up after them even if you wanted to. The apartments are nice but small and not worth the money. I have no idea how this community is considered "green". Lastly, the pool is never cleaned bc it's "salt water."

I have lived here since June and have no complaints.The apartments are nice and the people are friendly. Parking is a little tight sometimes but that is expected when the complex is almost full! The location is perfect to downtown, interstates and shopping. I would recommend this complex to all who require more than just an "apartment look" I do feel safe when I get home late at night and I have never heard anyone say anything about cars being broken into. It is very hard to stop someone tailgating to gain access to the complex other than stopping and allowing the gate to close behind you. While nothing is perfect, I am glad I moved here and would do it again!!

I would not recommend this place! Very unprofessional and the rent is very overpriced for what you get! There is absolutely no safety. Cars are being broken into, people are being followed in the gate and late night there are people having sex in the pool area. Not kid friendly at all!

I moved in, this year and I love the apartment and the community! Everything is new and very well maintained. The staff are very welcoming and accommodating. I feel comfortable approaching them about concerns and requests and never feel like a burden. Maintenance is always quick to respond and seems very knowledgeable about the task at hand. It is very quiet inside and out and has the most beautiful, serene lake with a trail to various areas in the community. My husband and I love walking around the community and I always feel safe when I'm at home. I would recommend Arcadia's Edge to anyone looking for an apartment. They continue to go above and beyond and it hasn't gone unnoticed.

Where to begin: Insulation is HORRIBLE!!! The 2nd bedroom was freezing or ridiculously hot. Called several times about it and nothing was done. Air Conditioning is the worst and it was always super hot and the A/C ALWAYS FROZE within a couple of hours even thou I kept it at 78 degrees. We were happy if it was at least 80 in our apartment in the summer. It was so bad that my kid and spouse slept on the floor of the living room because the a/c had the hallway entry air was redirected with a floor fan. Nothing like waking up soaking in sweat everyday. Maintenance NEVER FIXED THINGs, running toilet for the whole duration of our lease. Called several times and I finally gave up. NOISY!!! you can hear dogs, kids, people talking outside, and can hear the neighbors TV's and conversations in the bathroom. OH AND THEY DONT TELL YOU THE TRAIN IS SUPER LOUD AND YOU CAN FEEL IT ON THE FLOOR EVEN IF YOU LIVE ON THE 3rd floor. THE largest apartment has 9 ft ceilings so you don't feel the air coming from the vents it at alllllllllll. not kid friendly, I would see older kids playing in the street area all the time- no playground. I frankly don't care for the crappy lily pond that was ruined from construction. BREAK INS in the cars- no security cameras, never once saw the courtesy cop patrolling area. only a matter of time when the apartments start getting broken into. NO PARKING! always fighting with parking, moving trucks always blocking spots- people are constantly moving in and out at one time. SAVE YOUR MONEY AND GO ElSE WHERE!!! SERIOUSLY OVERPRICED!

Sure the grounds are nice and the apartments are pretty, but I've been renting here for a year and have been very unhappy. Firstly, there's a family with two small children living upstairs. The children run, stomp, bang, and drag things all the time. I also hear them crying and the mother shouting. Before I rented, I asked about noise insulation and they said that we wouldn't hear our neighbors as the complex is double beamed. Do not believe that. You can hear your upstairs neighbors and if you have loud ones, it will sound like someone is constantly banging above your head all the time. You can hear their washer, when they play loud music, and if they're heavy footed. I have complained to the office many times but the neighbors continue to be noisy. It is also overpriced, and I received a contract renewal notice with even higher rent than I am already paying. Though the staff is friendly, it borders unprofessional. We also had some car break-ins recently. I can't wait to move out.

Arcadia's Edge is the consummate apartment living experience. The premises are well-maintained and the apartments are beautiful and modern. There is ample parking and lighting and garages are available for an extra fee. The staff are super-friendly, professional, and accommodating; it is always a pleasure interacting with them. Arcadia's Edge is located close to Decker Blvd, but the culture is categorically that of Forest Acres. If I had one complaint, it would be regarding the dumpster. Many times it is overrun with trash and I believe a quick remedy would be twice a week, instead of weekly, pickup. Otherwise, Arcadia's Edge is a very classy and comfortable place to live.
