What the heck is going on

Can’t complain about the apartment or community itself because it’s nice. But what the heck is going on in that office? The turnover rate is wild- been here for almost 2 years and seen a bunch of new faces and no one seems to last. Just found out that Kelly is gone? Not sure if she left or was gotten rid of but either way yikes. She was one of the best things to happen here. Always friendly and willing to help. Sad stuff. Hopefully they can get a solid team.

Overall it is a good location however many tenants either can't read or feel they are the exception to the rule and park in handicapped parking when they are not handicapped and several put their trash out on Friday night when trash pickup doesn't occur on Friday or Saturday so their trash sits outside their door for 2 days and management has been notified and they don't enforce their own policies.

My experience has been ok. While I love where I live, I do think they are a bit overpriced. Parking is horrible and the constant change in office stay isn't good. The fact that I have to put 200 minimum is ridiculous!

The apartments look nice from the outside but are not well built as you hear any outside noises as well as neighbors. The property stays clean for the most part. There is no way to get out of your lease once signed so keep in mind you can't break it for any reason. Some of the staff is helpful but it typically comes with attitude attached which detours from people wanting to ask for help.

Horrible management

Awful management - rude and condescending interactions made this a frustrating experience. The property manager does not appear qualified to handle resident concerns professionally. I would not recommend wasting your time here, as there are far better apartment options available in Greenville.

I really want to love this apartment community because it has a beautiful resort-style atmosphere. The pool area and the community clubhouse are great, and I especially appreciate the coffee machine offering free coffee. Unfortunately, the machine's grounds container is often full on weekends and doesn't get emptied, which means it's unusable during times when many residents would like to enjoy it. The game room with the billiard table and other amenities is also very nice, and I genuinely enjoy spending time in these spaces. However, the biggest disappointment is the opening hours. Both the clubhouse and the game room close every day at 6 PM, which means that most residents who work regular hours can't use these amenities at all during the week. Additinally, there have already been several mornings where the community areas were still locked even after the official opening time (5am). Keeping these amenities open at least until 10 pm would make a huge difference and allow residents to truly enjoy the community.

Pros: The apartments themselves are beautiful. I love the layout and the finishes. Location is a 10/10 for me. I love how it feels like a neighborhood and not just an apartment on the side of the road. Pool and clubhouse facilities are better than average. Cons: Dog poop and trash everywhere (rules for valet trash are not strictly enforced so there is always trash in the halls). Maintenance has been hit or miss. They are quick to fix something that is simple, but if it is anything needing extra attention it is difficult to get something resolved. I've had many issues with noisy neighbors and office has not been able to do anything to resolve. Smells like weed all the time and lots of cigarette smokers/cigarette butts everywhere for being considered a non-smoking community.

Great Place to live

Evolve has been a wonderful decision. We enjoy all the amenities and how dog friendly the community is. It has been very quiet and safe. The park, gym, and other things are great. The parking is also never a problem so that’s a plus.

Check out this apartment community

I was in such of an apartment. A friend took me here because they were brand new. He said take a look and you will like it. I was greeted by two lovely ladies Jessica and Kelli who were very polite and showed me around to the apartments around. I immediately fell in love with the apartment and the community, and I rented on the spot. I would recommend it. Brandon, Carlos, and Sean are very friendly and I am excited to see the capability of the maintenance team. I also used the game room and shot pool and its very nice. I also love that my apartment has a shower instead of tub in my one bedroom.

Amazing

I absolutely love living here! The atmosphere is great and it’s so convenient to everything — close to Mauldin High, Costco, and all my favorite places. The floor plans are spacious and well-designed, and the amenities are amazing (I especially love the Starbucks coffee bar!). The grounds are always well-kept, and the office staff are super friendly and helpful. Overall, it’s been a wonderful place to call home!

The Best Place to Be in Greenville

I absolutely love this property and enjoy my home here. So pet friendly and the complex has so many unique amenities. Dog wash station, large dog park, beautiful pool area, Just wonderful. I feel safe here and enjoy everything about this wonderful place.

My fur baby and I LOVE this homestead!

Great place and great people !

Great first experience in SC!

Long story short, my husband and I were being moved from New England to SC for his job. We needed an apartment quickly so he wasn't in a hotel room for long. After apartment hunting for 2 days (I flew down for a long weekend) looking at 12+ apartment complexes we were exhausted. Then just before we called it quits I remembered Evolve. I said to my husband that we might as well just look to make sure we cover all our bases. And here we are! The staff are welcoming and helpful. The residents are very friendly. I've made some great friends here. We enjoy the pool and bbq area often. The events the staff put on are fun and entertaining. The location is perfect for us. Distance to work and the city and fun activities. Walking distance to Bridgeway is a great perk! Especially with the new soccer stadium going in over there. We do not have school age kids anymore but the Mauldin High School is right behind us. Frankie's Fun Park and restaurants and shopping on and near Woodfuff Rd is so close. We really enjoy Evolve!

Fantastic complex run by caring staff!!

[Incentivized Review] FANTASTIC complex and staff! We moved my grandparents here and the staff did so so much to help us through the process and find the best apartment for them. Bilal (apologies if misspelled) Kelli and Jessica were the dream team for sure! You can tell they genuinely care about their residents and complex. Grounds are spotless, amenities are well maintained and the neighborhood itself is lovely and tucked away. The apartments themselves are also super duper well maintained which is so hard to find these days!
