Highly disappointing. I was without a dryer for 4 weeks, my first 3 months renting. My water line was tampered with and I have been charged $147 for water as another unit is hooked up to the apartment I rented. I have been without hot water for days. I was without water for days. Maintenance will be scheduled and they don’t show up. And one maintenance man became overly attentive wanting me to publish his “murder book.” I called and reported a huge petrified rat at eye level near the entrance into the building. It took 4 days for it to be removed. I do not know if the water issues were completely resolved as I am away having major surgery.

I haven't had a great experience with this community. The location is the only thing really going for it since there's a lot of things around. The leasing team is slow to respond to requests and questions.

You can hear your neighbors have sex, fight, watch tv, walk anywhere, vacuum, and their dog bark the walls are so thin. The staff took the pool away and leave it as a mosquito breeding grounds. You have to pay for the trash service which comes at random if even at all. They raise the rent every year a ridiculous amount especially if you only need a couple months or so to get out. Maintenance guys are good. The only reason to rent from here is location to everything else around, nothing to do with riviera.

Overall great experience living here! Been living here for almost 3 years and haven’t had any real issues. The staff is awesome and are quick to resolve any minor issues. Would definitely recommend this place to anyone.

Outstanding staff, outstanding location: Walking neighborhood with beautiful lakes, dog walking trails, the beach in ~1mile away, shopping, 17 North & South right down the street, restaurants & shopping...GREAT people. Hey occasionally there's a glitch but the staff is always right ontop of it. YOU'LL LOVE IT HERE!!!

Everyone is so friendly. It’s a great place to live! Had a recent maintenance need and it the Friday after Thanksgiving. They didn’t leave me waiting until Monday, they got someone from another complex to come and help. I appreciated this so much!

Riviera at Fleaside would be a good marketing term. That’s the one I use when talking about the community to friends and acquaintances. The place is filthy. The fire alarms went off one night, but only on the lower floors. My daughter and her young children above never heard it. We had to go back up and get them. The open pool is usually filthy. The other pool that was supposed to be converted to something useful by this fall remains a cesspool. There is black slime in the plumbing. Pet hair lines the hallways. The staff are smarmy and snarky. The elevator has broken several times.

The grounds are beautiful and everything is kept very clean. I love the size of my 3 bedroom. It makes it very comfortable working from home. The only thing different from other places I lived in is the refrigerator and dishwasher are pretty old and beat up. The fixtures are not very good quality but I am happy here. The staff is fantastic!

This is the worst experience and living conditions I have ever experienced in my entire life, yet the most expensive accommodations I have ever had to pay for. The maintenance staff is horrible, the management is rude and unprofessional, and instead of trying to solve problems, they ignore them and give excuses.

Leasing office staff absolutely terrible. There is no communication, they do not respond to emails, they will put fees on your account hoping you don’t notice, and they say they’ll look into things, but never contact you back.

I had a wifi issue that ended up needing a pretty complicated solution. It took over a month ( I had no wifi for that whole time ) to get it fixed. I received A LOT of attitude and basically a "we can't directly fix it so that's your problem" energy from the staff here. When in reality, I needed their permission and knowledge of the building to get the issue resolved through xfinity.

Unfortunately this apartment complex seemed pretty amazing at first but has gone downhill since. I have not felt safe on many occasions. The grounds have been let go and no longer maintained like they once were. I had once experience with a staff member who was extremely condescending and rude with zero sympathy for my situation. I wish it was better, it’s a bummer because the location is perfect, the grounds outside of the complex are great and i love my apartment. But because of all of the issues i mentioned I can’t give this place a high rating.

I love the location. Close to stores, restaurants and bars and plenty of outdoor space. I’m embarrassed to bring people by though because there’s always trash in the hallways or parking lot. People just leave couches and other furniture in the hallway or outside on the property.

Overall very satisfied with my experience living in the Riviera Community. Very quiet and within walking distance of Target, Harris Teeter, and a number of great restaurants.! Leasing staff great! Not all residents on board with cleaning up after dogs. This is the only downside.

Obstructive construction that lasts months with zero offer of any sort of compensation or rent reduction and zero care for residents discomfort. Outside of my apartment is unattended dog poop that gathers for weeks before something is done about it.

We have had a wonderful experience living at the Riviera. The overall community is peaceful, quiet and private. It feels safe enough that if you leave your home for a short amount of time and somehow forget to lock your door, you are not immediately panicked. Great amenities. Steps away from everything you need (grocery, shops, restaurants, etc.). Very comforting.

Awful experience! Love the area but community has poor management and lack of working appliances. Would not recommend this community. Management does not address issues and it is nice to be near the beach but I will look for a better community with updated features and appliances.

Overall, the community is an excellent place to live. There is a ton of stuff to do right in the neighborhood. However, since I moved in, I think that management has slowly cared less about the tenants and more about profits. I found out I pay the same amount in rent in my 650 sq ft apartment as my neighbor who has almost double the square footage. I am not sure why I wasnt offered that price.
