People who don't live in the complex continue to park in front of my building, so when I get home from work or grocery shopping I'm left walking across the parking lot. Constantly being told to pick up my dogs poop (which I have no problem doing), but property security doesn't even pick up his dogs poop.

While parking is available on a first-come, first-served basis and we do not have assigned parking, we recognize this can still create challenges at times.     I absolutely love living here! The community is well-maintained, peaceful, and truly feels like home. The maintenance team is incredible — they respond quickly, are always professional, and make sure everything is fixed properly the first time. You can tell they genuinely care about the residents. The front office staff is just as amazing. They’re friendly, helpful, and always willing to answer questions or assist with anything you need. It’s so refreshing to deal with a team that’s both organized and kind. I highly recommend this apartment complex to anyone looking for a comfortable place to live with top-tier service and staff!

      Maintenance is an issue. Don't come when they say they will with no courtesy call to let you know. Don't require people to keep trash picked up and trash containers not up by townhome. Require us to pay for pest control but they don't automatically schedule.

        Quiet place to live in. The new mamagers try to engage community members in different ways, but groundkeep such as trash, grass in backyard, and people with pets seem not to get rectified. The rent has increased tremendously over the past 4 years, but nonetheless, it is quiet and people respect the community as much as they can.

            Overall Heritage Hills is a nice quiet neighborhood. I've lived here since 2024 and will say it was a noticeable difference when WAK fully took over for a mixture of positive and negative reasons. Since the turnover it seems as if the maintenance crew turnover rate has been high and there are things that have went not resolved but marked as resolved. If you are a low maintenance person and willing to go with the flow this property is a good fit for you.

              The team here is not your standard leasing office team, they are truly AMAZING! I have lived here for a few years now and despite there being a few changes in staff since I moved in, I can truly say that the team that has been brought on this year is the best I have had during my many years of renting. Tera and Dylan in the office are so welcoming to everyone, they make you feel like you are part of a big family and not just a resident and have been very helpful in all of my interactions. The maintenance team is also very friendly and efficient any time I have submitted a work order. The apartments and community grounds are nice but it is truly the staff that sets this complex apart from others.

                I’ve lived here for 3 years and would definitely recommend to a friend. Great community and service! Helpful people who go the extra mile to keep everything safe and running smoothly. Maintenance is also amazing and can fix just about anything very quickly. Dylan at the front desk is also extremely helpful and kind!

                    I love it here!

                    Staff doesn't feel like staff, they make you feel like family! From day ONE Tera has been very helpful and friendly. When my mom comes to visit she's always asking bout Tera. Tera even going out of the scope to check in on neighborhood children as they get off the bus, Dylan came in later often doing the same. We will NOT be moving any time soon as the community is so peaceful and safe, and clean. Maintenance you won't need it, they check to make sure everything is in shape and working asking if you need anything to please let them know, and getting things fixed in a timely manner. Hands down 10 out of 10

                      This is basically your local area drug den. Thieves hide out here so cops are usually nearby. Good parking is limited and some cars never move. They have a maintenance team, however, they don't actually do any maintenance. They just close your ticket and leave you hanging.

                              This is a very quiet community, there's no drama here. The Rental/Agent team are super kind, understanding and very easy to talk to. The maintenance team here now, I've haven't had to have a work order yet to really need them, so I can speak from experience about them but I do ses one guy out all the time picking up around the community and keeping the grounds clean. I do enjoy living here, come Dec 2025 I would be five years....I do love it here.

                                    Management is very personable . apartment layout is nice, the area is quiet The downside is parking is not good, visitors parking should be enforced, dumpster pick up is between the hours of 2-4 am, this is a horrible noise to wake up to. Management claims there is nothing the can do about.

                                      Great place to live

                                      I have had a great time living at Aria it truly is a great home. Tera and Dylan in the office are very nice and welcoming, maintenance requests are completed in a timely manner and they host fun community events every months so neighbors can get together and connect with each other which really makes it feel like a community rather than just another complex. I foresee the Aria being my home for many years to come. Thank you to the aria team!

                                          The apartments are nice, the staff is pleasant and my energy bills are significantly less than other places I've lived in the past. Rent is a little high for the amenities and location, but that seems to be the case everywhere in Nashville? Maintenance can take a while at times you may have to make multiple requests. However, they will eventually get to you? They need way more parking? Some neighbors can be loud but again that can happen anywhere. I would give this place a B minus to a C+ grade.

                                            Very happy in my new home!

                                            I recently moved into the Aria and have had nothing short of a great experience! From Tera and Dylan in the office providing support and kindness, to the quickness of maintenance, I have zero complaints. The homes are beautiful and the pool and cleanliness of the community makes every day I come home feel like a vacation. With how the community is currently running, I can see myself staying here until I am ready to buy a house. Great people and great apartments

                                              A Decline in Quality and Accountability

                                              I've been living at Heritage Hills Townhomes since 2021. I once believed in this community, but over the years, it's become increasingly disappointing. To keep it straightforward: staff and management turnover has become constant. With each departure, responsibilities are dropped and communication gets worse. Things noticeably declined after Tiffany left around 2022 ish since then, it's been excuse after excuse, and no one sticks around long enough to actually follow through. Tony, the former maintenance tech, was outstanding --” professional, responsive, and reliable. But ever since he was pushed out, maintenance has fallen apart. I've had a bathtub issue with open work orders for nearly a year now, and it still hasn't been properly resolved. What I get now is poor-quality patchwork, missed appointments, and zero accountability. Ive tried to be patient and fair, but my tolerance is running thin. All I want is clear, timely communication --” not empty promises. If I skipped rent payments the way they skip repairs, Id be facing eviction notices immediately. The double standard is frustrating. The bigger problem seems to be too much red tape and a reliance on unqualified handymen, which leads to botched and unsafe repairs. Ive experienced incomplete jobs, ignored messages, and work orders that sit open for months with no resolution. At over $2,000 a month, this is unacceptable. Im currently compiling a second review with photos, screenshots, and timelines to support everything Ive said. I never expected things to decline like this, and its disheartening to see such a lack of care from a place I once trusted. Wouldnt you expect better?

                                                Beautiful Townhome

                                                I recently moved into my new townhome, and I cannot express enough how grateful I am for the assistance I received from Tera. When I found myself in a crisis, she stepped in to help me every step of the way. From filling out the application to touring the townhome, Tera was there to guide me and make the process so much easier. Tera's warmth and positivity made a significant difference in my experience. Even though I first visited back in April, the impression she left on me stayed with me. When I needed to reach out during my difficult time, she welcomed me back with open arms, reminding me that I wasn't alone in this journey. The townhome itself is beautiful and spotless, truly a place I’m proud to call home. The neighborhood is another highlight—it's quiet and serene, making it the perfect setting for a fresh start.                                                   The apartment is beautiful but walls are thin you can hear the noise from above you very clear. The hallways could be kept cleaner. Trash is not picked up nightly like as we were told during the weekdays.
