Just got a UPSP Letter from MLGW letting tenants know that MLGW is severing all ties with Ridgeway Commons! As of Dec 5 power will be cut off. RWC Townhomes LLC is not paying their water or electric bills for outdoor lighting. If you want to spend the winter without lights and or heat do not move here! This letter states that certain individual residences in the complex may be affected. This is illegal and grounds to break your lease. If you do already live here you need to seek legal counsel.There is also a possibility that water will be cut off as well.

Not gated with no security watching for crime. Cars stolen broken into and property not secure with fences falling down. Drugs sold in parking lot even in day time yet the office did not want to hear about it. Some dangerous people were living and hanging around there, had to move elsewhere.

Dangerous, unkept and very old. New management Lennox Companies is not tenant friendly. If you like living with drug dealers c'mon over. Most of the elect outlets don't work and the others spark if you plug something into them. There has not been a groundskeeper here since August 2018. The yard is filled with tree limbs and garbage. Units are over 50 years old with ancient stoves and refrigerators that eat up electric bill.

I love my apartment and all the space along with the large patio area because I have 5 grand kids, I have never had a problem with the manager or getting anything fixed when I have a problem they jump right on it, sometimes people play there music loud when they are coming home but do not be sitting in the car with the music blasting, hell when I come home my music is loud but I turn it off as soon as I pull up I love hearing music it don't bother me at all, it's always quiet at night kids make be out talking loud until maybe 10:30 to 11 sometimes but no fighting or acting crazy just cuss a lot but all teens talk like that just about, not my child, not my problem what comes out of their mouth, and yes I smell weed sometimes in the air but never see anyone outside selling any, the only problem I have is my nasty ------- neighbor and their funky --- garbage can that they have a serious problem keeping the ------------ clean! I get so sick and tired of that --------! i wish the manager would just take all the mother----ing can away and just put 1 big mother----ing can out there but then I guess ------- garbage would be all on the ------- ground and ----! I wish my ------- neighbors would just move the ---- out! I wish I was the manager because they would be getting the ---- out or keeping that mother----ing can clean

Come at your own risk. The community is not gated, therefore there have been issues with break-ins. One happened to the apartment next to me. When you ask the office about these incidents, they deny it and pretend like they don't know of any robberies but then a week later post statements on your gates about frequent robberies in the area. And this is with security riding around supposedly monitoring. Parking is an issue as well. Some tenants have 5 - 6 residents in one apartment and every last one of them own a vehicle, therefore they take up their parks and the parks in front of other apartments as well. The complex should have assigned parking spaces for residents. The units are big and spacious, but old. The plumbing is outdated and you have rust coming into your bath water. I read a post about drug dealers living on property, I believe this statement to be true due to a constant foul odor like someone is cooking meth next door to me keeps seeping through the walls just about every other weekend. This is the same unit that was broken in to as well. They have recently changed management and this new staff is not as courteous and sincere as the staff before them. Needless to say, I will not be renewing my lease due to safety concerns. Other than that, I really didn't have any problems with my apartment.

I would not recommend these apartments to anyone. There are many other apartments in the area that offer better rates and more space. My neighbor informed me that his car and apartment has been burglarized. The staff was not helpful to my neighbor nor have they been accommodating to me. Safety is a major concern of mine and after speaking with a local police officer I am convienced this is not an area for me to live. The bugs are bad in my apartment. The first day I moved into my apartment the flies were horrible. I would have packed up and left day one but management is money hungry and held me to the lease even after one day. I have issues with my sink and washer/dryer. My recommendation for anyone considering moving into this complex is to see the actual unit your moving into before your move in date. Also talk with your potential neighbors. Do not make the same mistake I did. I will be moving out soon!!!!

I moved here back in May 2013. I was a little skeptical because of the 0% rating on here. I have to say that I am very impressed with the office staff and maintenance here. Every major issue that I have had (water leak from the tap for the washing machine, water coming in from the window when it rains, etc.) they have resolved within a 24 hour time frame. Maintenance even went so far as to clean up the water that was coming in my window and flooding my kitchen when he came to fix the issue (drain holes were too small in the screen). I did have roaches and spiders when I first moved in, however between them spraying and me spraying myself, I no longer have them. This is an older community. You can tell this by the cabinets in my bathroom. However, they have updated the counter tops and the lighting fixtures throughout the townhouse so it looks nice. I have a 2 bedroom, 2 bath townhouse and it is very spacious. There are 2 closets in each room. The living room is really big. I honestly love the floor plan. Regarding safety, I am a single female and I live here alone. I feel safe here. There was a car jacking at one of the locations here right after I moved in and they notified everyone the next day with a letter. My only real problem is with my neighbor and I can't hold that against the property. I would recommend them.

I've lived here for 2 years and the staff is friendly and helpful some how they down played a issue that may be mold. I have black stuff coming out the vents with a aweful scent coming out too in my childrens room. They refuse to get someone to check for mold...HIDING SOMETHING by just cleanig vents and fixing the air has not worked the smell is still here, so are the black particals. I'm paying for a 2 bedroom only able to use 1 SUCKS...Definetly not getting my monies worth is BS. The airbquality has made me and my 2 kids sick with asthma, allergies, colds, chronic sinus promblems, numerous hospital visits before I realized black stuff was coming out the vents. The air is unsafe in my unit if its mold, the whole unit is at danger but they fail to get a professional out. Excellent at covering up a promblem.

Roach Motel
I moved into this apartment about a year ago. The roaches are very bad in the kitchen. I have used foggers and they have came to spray several times and the roaches still don't go away. The parking is awful. Some tenents have several cars and take up most of the parking. No parking for visitors. If the visitors park in the parking lot the tenents have no where to park. The walls are paper thin. You hear and smell everything. Staff very friendly when signing your lease but very rude after that.

In need of a make over
I moved into Ridgeway Commons in February and been miserable every since. I can't get rid of these damn roaches and knats in my kitchen. I complain almost every week and they still won't go away. My utility bill is higher in this 2 bedroom than it was in my 3 bedroom house. I can't wait to get the hell out of here. I'm looking now.

Do not move here if you have any sense.
Camel crickets are very bad here and huge bugs. If you like a high utility bill come on. The manager Jamie don't care about the residents she only want her check.

Nightmare!
I've never been more upset or unimpressed with a complex like this or its extrememly unprofessional and rude management staff. I'm going to include some pictures with this to show my complaint and let it speak for itself rather than type it all. I'd be here all day!

Manager on property is great!!!!
You need to go by and see Angela. She is one of the nicest ladies I have ever met. Joanne, her assistant, is great too! Scot should win maintenance man of the year. He cam into a very bad situation because of the previous manager and maintenance guys. He is working hard for a living and making good sound decisions. If the property owners would increase the budget for repairs and maintenance, the apartments would be great. Yes, I have had a leak, but it was fixed. Yes my air went out once, fixed in 2 hours, and the wood they used for the new patio fences is treated wood. I have had only one roach in 2 years and I think he just wondered in looking for a place to cool off in this heat. The biggest problem is the parents not watching their kids at the pool and outside in the parking lot. Pets are allowed and no animals like pit bulls are allowed. Security checks the parking lot frequently and the pool area quiets down by 10:00 thanks to security locking the gates and making people go home. It has truly turned around in the complex with an exception to some of the renters, but management is doing the best they can with what money they can spend. Thank you Angela, Joanne, and Scot.

I just moved in about four weeks ago and just now looked up this web site to see how this complex has effected some people.I have been treated like a VIP by the Office staff and would recomend the space as well as the location to anyone.My waterheater just started leaking last night and i called the office at 10pm at 10:15pm the Manager called back to send Maintenance to see what the problem was.No one not even a Manager can forsee what kind of problem will show up next,it does help to maybe call back or even show up at the office to get the help we need.Everywhere else are problems regarding staff,maintenance or neighbor unless you buy your own home or pay a hole lot more than what these apartments charge us.My nextdoor neighbors have not even said hello to me or tried to make me feel welcome as there new neighbor ,oh well its there loss because i like to be a good neighbor but i know not everyone is thinking like me.So sometimes before we complain it might help to sit back for a minute and think what can we do to make it a better place for all of us!!!!!!!

Ridgeway Commons is so outdated. The apt is so old-- The utility bill is extremely high and the maintenance sucks. They leave notes claiming that they came and fixed things-- They never touched them. The plumbing is outdated. I have to flush my toilet 4 or 5 times to get the tissue to go down all the way. There are leaks everywhere. Maintenance doesn't even paint the ceiling the same color white. Who wants a 2 toned ceiling? not for $700 a month. They put up these ugly patio fences with untreated wood. Disgusting!!! Can't wait to move-- Somewhere more up to date-- Where the toilet flushes on 1 try,where my plumbing doesn't leak and somewhere that has a fitness center, business center and a playground. They have no ammenities whatsoever. Apt is so old. Never remodeled. The stairs and the floors squeak upstairs.

A bought lesson
I moved into the apartment approximatly 6 months ago. This experience has taught me a valuable lesson. The is one of worst experience I have in my life. Moving into the apartment the managers give you a list to write down everything that is wrong with the apartment. How about my list was exactly 2 pages long. First, the apartment has not been kept up at all. There are no amendenties. They are very filty (carpet, old mini blinds that have never been replaced, etc). No one cleared or inspected the apartment before I moved in! Worst paint job in the world (look like a crackhead painted my apartment. I could tell that there were big holes in the walls that have been sealed up. Termites problems -- have damaged the windows and doors. The restroom are so outdated -- there is no where to put you person items except on the counter top. I can go on and on and on!!! The only good thing is after consulting with some of my neighbors, I feel like that my apartment is a pen house compared to the complaints that they have. <br><br>I wish that I had ready some of the rating before I made my decision. A very value lesson learned. Can not wait until my least is up. I definitely know now what to look for and what not to look for.

Very Very Inconsiderate
Please don't move over here. I've been here for 2months and i am breaking my lease. I have experience Big rats when i walk out the door. Prejudice neighbors. The apartment manager is only concern about the resident who have been there for many years. the short time i've been there it has been break ins, robberies, and a car ran into my front porch and tore down the gate and it has not been replaced. Please don't waste your money or time. Complaints about parking spaces that are not assigned, it's just crazy

It's a Rat Hole!
After watching this place literally fall apart for over 7 years, I finally got out!<br>There are big rats running all around outside even in the daytime.<br>The management could care less!<br><br>The buildings are falling apart, the entrance doors are so rotten a kid could knock them down.<br><br>The crime is worse than ever, you are not safe, your car is not safe,and your belongings are not safe.<br><br>The apartments are broken into on a regular basis and the cars are vandalized.<br><br>Drugs are everywhere, and the people living there are scummy.<br><br>If you have a maintaince problem I hope you know how to fix it because the management will not do a thing!<br><br>Did I mention the gigantic rats?<br><br><br>

Better off Dead
Six years ago when I moved into Ridgeway Commons it was fantastic. Management was great, maintenance was great, everything was great. That lasted one to two years at best. The great management team moved on and they hired a crack dealer and part time stripper to run the place who immediately began populating the complex with her crack head friends. Well the police finally busted her (witnessed it about 4 a.m. one morning when 20 DEA agents, FBI agents and MPD arrived on the property). After more management changes the complex continues to go downhill. My washer has been broke for over a year now. My air conditioner works sometimes. My vehicle has been damaged by vandils. Beer bottles have been thrown and broke on my patio. Management gives no notification of lease renewals just hikes your rent. Maintenance is none existant. Management never answers the phone. The overall appearance of the property has deteriated. Forgot to mention my shower has been broke for 6 months now (yes I pray for rain to be able to bathe). We do however have gangs on site now (not sure if they are on payroll) to provide crime, terror and occasional security against other thugs who might challenge their territory. I guess I always wondered what it might be like to live in the projects. I know now.......

On the plus side, this is a very convenient location: shopping next door, schools for all grades within a couple of blocks (or less), close to interstate access. The apartment itself wasn´t bad - not great, but not bad. Most maintence issues were handled reasonably promptly. The soundproofing between apartments seems to be good; we never heard the neighbors. <br> <br>On the down side, the management has changed since we moved in and I feel that the customer service has gone downhill. In particular, they failed to give adequate legal notice of rent increases; last year, tenants were given exactly 2 days to decide whether to sign a 12 month lease with about a 10% increase or go month to month for considerably more. Leases were backdated (at least ours was) to make it look like they had complied with the law (although I kept the original notice just in case I ever had to prove what they´d done). Also, there have been several reports of break-ins in the last year or so; the neighborhood seems to be in a decline. It was a very nice area 15 years ago or so, but that is changing. <br> <br>I am checking the would not recommend box, but it might be okay for some people or for short term. Just make sure you document everything when dealing with the management and lock your doors. <br>

Never Again
I lived in Ridgeway Commons for 6 months and thought it was a great place til I went to change apartments. They told me I could have the apartment by a certain day and when I went to confirm they informed me that the other people hadn´t moved out and I couldn´t have my deposit back. I had to have somewhere to live, but they were absolutely no help. The management is going downhill fast. They come across as nice people, but have no clue how to run an apartment complex. It is in a good location, but the management is a pain to deal with and they are not prompt about fixing problems around the apartment such as air conditioning and front door locks.

Dangerous!!!
Don´t move here whatever you do. The crime here is out of control, robberies, car thefts and juvenille deliquents not to mention the DRUG PROBLEMS. <br>The management does not care and they refuse to hire on premise Security!

Great Living Close to Everywhere
I have been living in the apartments at Ridgeway Commons for a little over a year now. As a student at the University of Memphis I find that it´s a great location being only about a 15-20 minute driver from campus. It is also about 5-10 minutes from all the stores located on Winchester/Riverdale area including Best Buy, Wal-Mart, and the Malco Majestic Theatre.
