I had a difficult time with the leasing office regarding maintenance and concerns. They call or email that same day and don't show up or show up earlier than you are expecting. Overall so so apt. Have also had some pest issues while keeping the apartment clean.

Please make the gate at the front door and put camera in some spot. My car recently got broke in and my package at the front door got stolen. The pool has stranger who not resident using it. I felt like it not safe place to live

Overall good experience with location and size of apartment. Being older buildings, electric and water bills are quite high compared to new efficient buildings but I knew that moving in. Valet trash can be inconsistent. The manager Brooke is by far the best apartment manager I've ever had and actually takes any concerns I have seriously and works hard to remedy them. Walking distance to some trails which is nice.

One of the very best things about living at High Oaks is the staff. All of the staff, including those who work in the office and in maintenance. They are consistently pleasant and helpful. This is a safe and quiet place to live and shopping is readily accessible and other amenities are easily available.. High Oaks is peaceful and safe. Thank you!

Experience at this community has been pleasant so far for the most part. Maintenance requests are handled fairly promptly. Although since I live in a unit with carpet, I ask that maintenance people wear shoe coverings. I don't think that part of the request gets fulfilled. At the moment, my gripes are with the extra fees. They added an extra 25 dollar fee per month for this new thermostat and electric door lock. They're both convenient, but would've been nice if the current tenant had a choice in installation that way they could avoid that extra expense. Also the concierge trash fee is insane. 25 dollars for someone to take your trash? The dumpster is literally less than 100 feet away from my apartment, I always take the trash out myself and haven't used this concierge option. Lastly, I'd say they should get someone to clean/tidy up the exteriors of these buildings. My building has debris, dirt and dust and cobwebs down the hallways and on the walls and grounds. There's also a haphazardly sawed into entrance into the attic in between my unit and the unit across from me. It's very unsightly. Least they could do is either repair… See More>

I really enjoy the community. Although sometimes maintenance doesn't do what is asked, I have had no complaints. The community is quiet and very well kept up. Kids are heard all around and it's just safe overall.

Older facility subject to increased levels of maintenance and occasional unannounced infrastructure interruptions. Strategic location for employment commute. Secure enough for retirees. Ample parking for compact cars only. Sheltered parking limited. Good level of commercial support services nearby. Priced at a premium. Recreational amenities in disrepair or limited.

I love living here most of the time. The only complaints are the unnecessary fees and high rent increases over the past few years. It was a lot less expensive to live here when I moved in which is why I chose this complex.

Situated in a great location? close to shops and freeways, as well as beautiful parks. The buildings, however, are run down and need of repair. There are many cracks in the foundations/walls, which means, no matter how much insecticide is sprayed, spiders and other insects will get in (especially if you are on the 1st floor). The windows are so thin, there is essentially no insulation from the heat or cold. The latex paint, which is crudely sprayed over EVERYTHING, comes off in chunks. Instead of repairing/maintaining the buildings, management installed "smart" keyless locks and thermostats, and then added another monthly package to the bill. The "smart" system is pretty good when it works, but there are many bugs with the software. Any power outage renders the app useless for a while. There are so many required monthly fees for services, with no option to opt out of them (i.e. entertainment package, smart locks and trash valet). You have to pay them each month, regardless of whether you use the service or not, or how good the service is. The trash valet service only picks up my trash a fraction of the time. Great location, friendly staff, hardworking maintenance staff, overall happy living here. The added charges that we keep getting are becoming increasingly frustrating - like the cable that I do not even use. I am paying double the cable bill, because I already used/have a contract and bundle with AT&T. I also lived at my current apartment for years before the new requirement for another cable provider was added to our monthly charges.

The new door locks are worse than flawed. My low battery email came an hour AFTER I left for work. when I came home, I could not enter my apt. Battery tricks by maintenance failed. Had to ladder up to my balcony - thankfully door was unlocked. Took 45 min standing in sub-freezing weather to get in. Never got a "vocal" alert prior to all this. At least two maitenance people have since told me these failures are happening ALOT !!! I must say I resent being alerted (LATE) and being advised to replace batteries - which would require me to leave my apt unlocked while I journeyed to the store. I also must point out that the batteries were functional for less than 6 months. (They were changed shortly after the install when I was also locked out w/o any kind of warning or notice. Not happy or impressed w/ a system that your people have told me has a high fail rate.

These apartments are old and overpriced. When something is fixed it is done so poorly. The fixed item breaks again. I think if they want to charge more they should update. My cabinets are falling apart. They are cheap and old.

Price is way too high, and being charged for new things i dont want or use all the time is unsettling. I'm an optician and will have to move out this year because I'll never be able to afford at this price. 80 a month for a lock that needs batteries and wireless unit that makes a horrible screeching sound that keeps me up all night doesn't help either.

I'm the entire time I've been with northland communities it's been nothing but hell and problems, I have been experiencing roaches, crummy building conditions, terrible maintenance requests times, I got ----ed over at another location and had to transfer my lease to a different location that again ----ed me over for the pricing of the lease I am currently in which is absurd to think I have to fork out almost half my monthly income to some ---- hole of a community. ---- Austin and ---- the northland communities nothing but problems.
