It is nice and quiet. New Management is good about communicating news and events. Maintenance is quick and helpful. Old management was not very helpful or communicated well but this new management has been very good and more service friendly

      Maintenance has been very on top of things and the new management is making a lot of postive changes to the property. It is quiet and conveniently located to a lot of stores, the bus stop, and the grocery store.

        The apartment complex is affordable compared to other options in the area, which is definitely a positive. However, the property does not always feel very safe, especially at night. There have been some concerns that could be improved regarding security. On the other hand, the management and office staff are excellent ? they are professional, kind, and always willing to help residents when needed.

          These are the nicest apartments I have lived in, and the most affordable. The office staff has always been so nice. I have only had minor issues since moving in but maintenance has always addressed them the same day or next morning after putting in the work order.

            I've lived here for over three years and have no complaints. The only downside is that they now charge a fee to pay, which wasn't the case before. I understand that it's normal in many places, but it wasn't like that here, and it's not a big deal?$8 or $9 a month isn't much, but it adds up to $96-$108 a year. Even so, everything is great.

              AC issues

              Was really debating on writing this review wanted to see how long it would take them to fix the AC its been 7 days not including the day they came in to see what the issue was I just keep getting told they order the wrong part and the right one will be arriving this day the next day and the next day and so on its really frustrating I pay 1900$ a month for them not to get on it right away they did provide with a portable ac unit but it literally only cools one room during the day at night it keeps the place in a good temperature, Im on the 3rd floor i literally get direct sun light and heat waves Saturday and Sunday were almost 100 outside!! , I have never had this issue with any other apartment properties they have always fixed the issue within the 48 hours, when i first moved in I had a note from maintenance the AC wasnt working and they had to order a part I dont remember how long it took them because I still had a few days left at my previous apartment I just remember coming in days later and it was working, the boiler also started leaking making the switch flip and only getting cold water in cold weather it took them about 4 days to fix it, the apartment it is renovated and its beautiful but who ever they contracted were lazy and did the bare minimum at least for the unit Im wasnt my first option but couldnt really go anywhere since I just had surgery at the time and i couldnt drive far or walk for long periods of time this was something close and available.

                Do not move here!

                Do not move here if you don't like living with a leaking window for 10 months, black mold being exposed, a property manager that will not do right by you. Honestly, as an Active Military member who's still serving, I've been and lived in some pretty abysmal places, and though this place doesn't reach those levels of, it's sad to even have to compare Saratoga Ridge to those places. There's no exterminator that ever came when I requested it, even though there's nearly 40-50 (kid you not) pill bugs entering my dwelling. It had gotten so bad I had to get my own pet control stuff. I will say, the assistant manager is really nice, and she does and will try to take care of you, but she's limited in what she can do. The maintenance people are also responsive and very nice. Other than my window leaking for ten months, exposed black mold with there being a lot more very likely around the window.

                Great apartment complex. Never had any complaints about noise, trash, parking, etc. The staff and maintenance crews are quick to help you out and are always friendly. Whenever I had any questions or repairs, staff were always available to help out. The entire complex is gated and secured, and pool is always clean and open. The location has also been key - grocery stores, gyms, restaurants, and I-35 literally around the corner, yet the location is still quiet and low key. Had no regrets re-signing my lease.

                  This is truly a beautiful property, wonderful Heritage Oak Trees are the center-piece of the landscaping. But watch out! Two property owners here have illegally cut down trees, including the current property owner. The staff rotates often, as is typical with apartments, but they are always inept at their jobs. A roach infestation in our building took almost 3 months to have treated, and only by several residents demanding it in writing and threatening to go to the press. The pool area is often closed to residents, and work taking place on the property that causes inconveniences is rarely explained to residents. Parking spaces are very small and mostly for very compact cars. Good location, but the neighborhood around it is full of drugged-up homeless camps, and 5-0 is often around. The community is gated so it is typically very safe inside though. If you can ignore the lack of service provided by the community owners and their lack of concern for environmental issues, it's a great place to live.

                    My experience here so far has been amazing! I was moving from Europe so was a little nervous but it couldn't have been easier. First and foremost, Valerie is amazing -- so personable, very sweet, very energetic. She's been easy to contact throughout the process, and always remained so helpful and seemed genuinely interested in me moving here. I love my apartment, it was left in great condition by the previous tenants (a few very small aesthetic 'damages' that I don't mind at all, but that's it.) When we had a problem with the toilet, Darla was here in 15 minutes. There were a couple of issues with the apartment (bathroom door couldn't lock, outside door was bolted shut) and literally the day after I filed a complaint, Darla let herself in and sorted the issues out for me. I haven't had any contact with the rest of the staff because I've been working all day, but my Mum (who helped me move in) couldn't speak highly enough of everyone, and strongly encouraged me to go and meet them too. Overall, I couldn't be happier with my experience here -- so far, I would strongly recommend it to anyone looking to rent as I'm in love with my apartment, and very happy with the choice I made!

                      Upon moving into an apartment I do read the reviews and find it helpful, so I've decided to write a review and hopefully I can help others. I've lived here for a year and would probably stay if I didn't need a bigger apartment. The year that I've lived here has been pretty good over all. The moving process was easy. Once I saw my apartment I wasn't to happy about the carpet conditions, some areas where stained and coming up. I asked the apartment to come fix it but It would have been a hassle to remove all my furniture to get the carpet fixed. I've also had the a/c not cool in two different occasions but it was fixed promptly within a day. One of my least favorite things is the parking, the spots are small and compact and sometimes the other residents park wrong which makes it difficult. This apartment complex is quite, has a nice little gym, and I enjoyed the pool area. My apartment was a great size for the price and a bonus that it came with washer and dryer plus the cable included. I loved that they do a lot electronically by sending emails and that your able to pay your rent online,and most importantly no bugs!!

                        I've lived here for 3 years now and when Landmark Residential took over management of the property, there was an immediate increase in the quality of life around here. The staff is always very friendly and helpful, they've made wonderful improvements to the community, and they sincerely respond promptly to and concerns you may voice. They've added the greatest little pet areas and oh how they have re-vamped the pool! Rent is affordable and the space you are renting is much larger than most places in Austin, especially for such a reasonable price! ***** Update 3/2/15***** I put in a Maintenance request on Saturday night and first thing Monday morning, John came by to fix my garbage disposal. I had put in several requests since moving here under different management, and always had recurring issues. Turns out the disposal had been so neglected previously, John had to not only remove it, but he had to take a circular saw to it to replace it with a new one. He clearly takes a lot of pride in his work. He showed much concern for the condition to which it had been previously neglected, and was committed to delivering a quality repair. I'm lucky to live in a complex where the employees have so much pride and drive to provide a comfortable living environment.

                            I have lived here for about six months. I wanted to get a feel for the place before submitting a review. My move-in went so smoothly. I love that everything is done via computer and I didn't have to constantly run over there to take care of stuff. I absolutely love my apartment, it couldn't be more perfect. My last apartment was a nightmare. I feel like the staff here truly care if I am happy in my here. They have re-established my faith in management staff.

                              This is the best place I've ever lived the staff (valerie, kelly, and Lyndsay) are wonderful and the maintenance staff is so nice! And get things taken care of very quickly. The pool and spa are always very clean and always fun taking the family too. The landscaping is beautiful and I feel very at home here! Oh and there is an awesome dog park too! And the clubhouse is beautiful!

                                Do not move in here. Just like any apartment complex they present a lovely facade but once you move in the nightmare begins. Cockroaches all over the place, a family of raccoons have set up camp around the dumpsters and it looks like the complex is more keen on kicking their renters out than they are of solving that problem. Don't let your registration or inspection go out or else you'll get towed. Hope you don't have a large car because the parking spaces seem to be designed for smart cars when you can find parking. There are plenty of covered spots that nobody will ever use that are taking up all the parking. Be sure to read your lease very thoroughly because they have clauses like 'no visiting pets' in there and trust me they are watching every resident like a hawk and will charge you no questions asked. The staff is friendly but definitely not your friend. I can not wait to leave this place. P. S. The first week I moved in my car got broken into. Probably because the gates are always broken so really anyone can come through.

                                  I have lived her for 5 years and as there have been issues in the past, the current management and maintenance crew are clearly outstanding. I would recommend this complex to anyone and everyone. My apt is right above the pool and I am happy to state that it is always clean and the area is kept in very good shape, this has not always been the case with previous owners and management. We love Darla she takes very good care of us and always has and this woman needs a raise. Keep up the great work everyone!

                                    I just moved in 3 months ago & i love this place! Management is friendly and reliable, community is quiet and gated.. Pool and elsewhere is always clean. Paying rent and sending in a maintenance request online is available along with emailing any question or issue and staff responds right away. Speaking of maintenance, they have a 24/7 phone number and people in case of emergencies! The only issue I would have is the parking; it's okay any day during the day but gets full weekends and especially after 7pm. If I go out on Sunday and come back at 10pm for example, I know I will have to park far from my complex. Other than that, it is a great place to live at in South Austin.

                                        The full name of this property is Colonial Village at Canyon Hills Apartments, if you have had any issues finding it on this website.. I am not only writing this as a angry resident but I am writing this as someone who has been in the leasing industry for 6 years. I guess It was my mistake for clearly not doing my homework as thorough as I should have when choosing the right home. Once I first walked into the office there was a gentleman, in his mid 20s, who was in no way professional. When describing the property he would talked to me more like his "buddy" dropping the occasional curse word here and there. He took me and my girlfriend to the model, which by the way he expressed "This is exactly what you will get", I can't believe I fell for that one. We moved in in July. When we picked up our keys, The GM, a blonde woman who I cannot remember her name, said our unit was all ready and that it looks like something she would totally move into. We were excited to see what we were coming into. As soon as we walked in, we noticed one wall covered in little holes, apparently the previous resident had a dartboard. The AC vents, light switches, and outlets for plugs were YELLOW, dark yellow. There were nats everywhere. The painters did a half assed job covering up spots. There was a large hole in the wall by the fridge that looked like someone attempted to patch up with this weird clay material that the second we put any pressure on it, it collapsed. Pictures of our unit: http://www.flickr.com/photos/91254192@N06/ When We first complained they sent cleaners who did absolutely nothing and they had the audacity to ask me "Is that all". I just wanted to respond with "You Tell Me!" They are the cleaners, they are the contractor that this community pays for and they don't know if they are done or not. Unbelievable. Ironically they were the same contractor that we fired at the community I worked at but I won't list their names because this isn't about them... There was claw marks and holes everywhere that were simply just painted over and were left with cracks in the wall and cracked paint. Doors were coming off hidges, the doors couldn't even close properly. Dead insects everywhere. We have four different areas where there is cracked cabinets and counters. The shower head and sink was orange. Rusted orange. To where even the water looks discolored. It is the properties job to walk after the contractors so when the GM is telling me that the unit is perfect and ready for move in, that blows my mind. The "gated community" is pretty pointless considering the gate rarely closes. Also, I was definitely concerned about safety so one of the first things I noticed was right beside the office is a gated door. I visited the property 3 times before moving in and always noticed that door wide open. When i asked them about it they mentioned, that maintenance was working on it and it is usually closed after business hours... That was in July. Go take a look now and you will clearly see an open access to this "gated community". I submit maintenance requests that take weeks to get done. Then I am just left a little piece of paper on my counter with scribbling on it. No idea what has been done. My toilet has flooded 5 times since July. I have not thrown anything inside. Sometimes for no reason in the middle of the night too. Its impossible to get a hold of someone in the front office. One time I was so frustrated with our toilet problem I called three times in a row. A woman answered, I remember her in the past because she had been rude on several occasions, answered the phone very irritated and before I can express my concern she cut me off and was very rude in saying that next time I needed to leave a message instead of call multiple times in a row. Which is Hilarious because when I have called about my nat problem, I had to leave a message and never got anyone. Speaking of my nat problem, when I finally was able to speak with someone, who happened to be the same woman, (a brunette haired woman, scowling face, by the way, if you ever see her, Id suggest staying away), she said "Well are you sure its nats or fruit flies", I asked if It made a difference and she turned around and said "If its fruit flies, then that's just because of the season", like that was it. Like that was all I could do and nothing else could be done. I have put together a link of every photo I have taken from that property. I know the process of turning an apartment complex, and preparing units to move in. I also know the key to being a successful apartment community is acquiring a high renewal retention rate. These people in no way know what they are doing and I am just baffled by how long they have been able to get away with such a poor service. I know how most apartment communities work here in Austin. Usually they will say something will get done and then it doesn't. Thats what happens. Apartment communities work on selling you on the property and then once you move in they don't care and work on trying to get more people into the community. This is an example of one. In fact, I wasn't even going to try my luck in the front office, instead I went above and beyond them and spoke with their corporate team, his name is Peter in fact, I wont list his last name, but I still very well have the email I have sent him expressing our issues. Peter introduced himself as the regional manager for that property. He even asked if he could come by my unit to see the issues. He agreed, He showed deep concern and said "No this isn't acceptable" and said he will do his best to make all issues go away. Even gave us a discount on the first months rent. My girlfriend and I were beginning that things will turn around and actually get done. After that visit though, I had one person come in and repaint the wall where the previous resident had a dartboard. That was it. Never heard from anyone or saw anyone again. Don't believe me still? Take a look at the photos. I'll be working on posting these on other Apartment rating and review websites as well, to educate... So you dont make the same mistake I did. I am on Apartment Ratings quite frequently, reviewing what is said about my community that I am employed at as well as others. I often see reviews that are not necessary or that are minor. I understand that usually it is easier to write negative comments on a review site than it is to write positive comments. But I advise everyone to listen to my warnings about this place. One person I will give credit for is one of the maintenance guys. Actually, There apparently are about 2 or 3 of them. But One gentleman, who is a chubbier, shorter, male. He is very quiet. But I see him running around the property constantly. Working hard and even offered to help my mount my TV mount to my wall. Which I paid him for because he didn't have to do this. He is always saying hello, offering his services, and just because. He is probably the only person I can truly appreciate a property such as this. I could go on and continue this... probably write a whole 5 page essay on this if I havent yet. But look at the photos or even other reviews... http://www.flickr.com/photos/91254192@N06/ Alot of the photos may be the same item but taken from a different angle. One thing I have learned working in Housing, is be detailed. Take evidence of everything for situations such as this... I'd advise you all to do the same. Oh, and one of the finals straws I had with this place was when they charged us for our water bill this month for double the amount. Normally its $50-ish. This month it was over $100. This place is recommended by only 13% for a reason. All I want now is to get out of my lease... My lease isnt up until June, its December now and I am just counting down the days. Its miserable here.

                                        My lease is up soon and I'm finally moving to a house. I have had a great experience living here! I paid to have a reserved spot so never had a problem with parking! I kept my apartment very clean and took care of my apartment like it was something I owned myself so I never really had any maintenance problems. Anytime I came into the office, the staff was nice. I would definitely recommend this place it's so affordable and NICE looking compared to other apartments at that price point.

                                          this placed sucks a lot a problems with animals rest is expensive now and parking is hard to find a spot the manager Jennifer is rude they lie to me a lot a times i am moving from here,i only have 2 months left i cant wait move i have a horrible he experience also they towing truck took my car for expire inspection sticker with out giving me notes or anything and cost me 270 to get it out the person at the office sam say that he dont know what to do the was no manager anymore waiting for a new one and 2 hours after she was there the same manager i ask why they lie to me she didnt say nothing and told me to leave the office or they will call the police

                                            Living at Colonial Village Canyon Hills has been a complete nightmare. The service is horrendous. My a/c has broken 4 times in the past year, and I went for a month and a half with no a/c because the maintenance people couldn't get around to fixing it. The parking spots are entirely too small, even for a compact car. The area is dangerous and the complex is not well-lit. Three words: not. worth. it.

                                              This apartment community is great. I know we are in the process of changing management companies/names so I hope our great experience continues as we go into the future. We really enjoyed working with the front desk during leasing and for everyday problems. The maintenance is reported and dealt with on a reasonable time basis. And we have NO problem with parking whatsoever...I guess if you think it's that bad buy a reserved spot, it's not that pricey. We live right off the courtyard area and it's wonderful for our dog, there is a pet station and everything. All apartments are going to have normal wear and tear from years of different people living in them. In my book as long as it's clean, the people are respectful, and I feel safe...then it's a great apartment complex for the South Austin area. If you want luxury you need to go look across the street at the new ones, however I'm sure the price will follow. Hope this helps :)
