    THE TRUTH

    A sad thing, but the truth is actually being spoken in all of the reviews. Some are good and some are bad, you are entitled to your opinion. My opinion, sad to say, is negative towards the complex... not the office staff, but the apartments and the way they are structured. Parking for 1 bedroom apartments is ridiculous! I don't know how many door dings I have got from living here the past 6 months. My neighbor underneath me constantly has his stereo on which rattles the pictures on the walls in my apt. I have called the security on-site with minimal done with the noise level. I do like that the dumpster is far from me, but it is overflowing at least twice a week (not a big deal, and can be dealt with). I've almost been hit 3 times in the past 2 months from other tenants speeding through the complex like it's a normal street or something. The laundry places are kept up to speed and I have never had a problem when I've needed to use them for a comforter, since I have stackables in my apt. All in all, I wouldn't recommend these to my friends or if I was asked how I feel about them. I have been working with an apartment locator for 2 weeks, and have found me much better deals for my money. Now it's just the next 6 months of anticipation to handle.

      TURN AWAY AND RUN FOR YOUR LIFE

      I have been living here for a couple of months and already I hate it. A year ago when I lived in student housing during college, I had to put up with constant parties and everyone around me getting high. But thats nothing compared to this place. Everything people have been saying about Canyon Hills is the absolute truth! Here is a list of all the things that suck at Canyon Hills:<br>1. Absolutely NO insulation. I know what time my upstairs neighbor gets up and goes to bed because the walls/ceiling are so thin.<br>2. Parking is a joke. On the side that I live the spaces are too tight for even a compact car. I have had to enter my car from the passenger side several times just to get out of my parking space. People get so desperate for a park that they literaly park 6" away from you. Tight squeeze huh?<br>3. Bums are ALLWAYS outside the residence. I guess I should have expected that one since its south Austin and this apartment is across the street from one of the busiest bus stops in Austin.<br>4. The Maintinance is below par. They never return your calls and if and when they do they treat you like your an idiot because you cant fix it yourself. Hello Im not the one who graduated from HVAC academy!!<br>5. Carpet looks nice for the first 2 weeks. Stains re-apear like crazy. Its really gross.<br>6. Tenants are trashy. If the people who live around me arent buisy geting high they are fighting in the middle of the hallway at 1 in the morning! WTF?? Also I have 3 drug dealers in my building. THREE!!!<br><br>I got suckered into a year lease. Dont let that happen to you!!!!!!!!!!!

          Bluffshire is better!

          My first 3 months living at this complex was okay, but after that it was downhill. I had ants in my apartment along with cockroaches and other bugs.... that wasn't pleasant. Due to my lease not being up and my husband and I not wanting to break it, we had to bring our newborn home to this hell hole. Some people may enjoy living in these apartments, while others whom are entiled to their opinion may not. I began paying over $700 for less than 700 square feet. When I told the complex that I would be moving out, they told me that if I stayed in my apt. then they would lower my rent to $600. Even at that rate, I couldn't stay here with my baby. I moved across the street to Bluffshire, because I couldn't stand it any longer and life has improved. The area of course is not the best, but the complex is much nicer and roomier. I had the worst time when I moved out with my bills and apartment (which was in new condition), that I never received my deposit back. I am not writing a review to be harsh or negative about the apartment, but I wouln't recommend these to anyone. I have read the past reviews and like other people have commented, the 5 star reviews are coming from the management. This is known because who else would be on here sayiing to come to the office and talk to me about it? No one in there right state of mind would even care so much to comment on every single review.

            Love it a lot and count your blessings!!

            This is such a nice place. They just renovated the area which was kind of a hassle for awhile but it is all turning out nicely as we speak! I have lived here for three years. The staff is great. If you are a calm person who realizes that these are apartments and not concierge, posh, luxury condos that are for celebrities, then Canyon Hills is for you!! This is Canyon Hills, NOT BEVERLY HILLS! My favorite thing the staff has done is always be there seven days a week and also when they went out certain mornings and gave us bags of goodies on our way to work. No complex here in Austin has ever done that for me. Thank you, Canyon Hills. Give it a try or look around if you are in the area and have time or need a place to go. I am sorry it gets so many bad reviews. But for every bad review, there will always be a good one lurking beneath it. Bless you all!

              Save your money

              Just want to write a few things to let people who think that they are interested in these apartments know what they are getting into. The management is unprofessional, unkind, and always looking to make themselves look better. The maintenence is lazy and they take a week to fix a problem unless it's an emergency, then within the month it breaks again. The tenants who live in the complex are very trashy and seem to have their families over everyday, which makes parking for the residents a problem. Yes, the gate has been a problem, but there are two and always a way in and out. Homeless people live in the woods behind the apartments and I actually had APD out to the complex at 1am because they were breaking into people's vehicles. If you are a female, don't go out at dark by yourself because you never know the type of people in the neighborhood. These are way over priced so save your money and go to Falcon Ridge or somewhere worth it.

                Talk to me, Anonymous one!!

                First of all, learn to write proper sentences before you start complaining about this place. I have a pretty good idea that I know who is writing all of this negative bull, and I have worked here as well as lived here and the negative comments are coming from an ex-employee who has severe problems in life. I challenge any of you who question this negativity to come to this office and take it up with the manager and she will sit down with you and explain everything, even though she does not have to. I am sick of reading all of this horrible, exaggerated feedback when there is no excuse for it. Give Canyon Hills a try!! Anyone who is anyone knows that managers and maintenance servicepersons that choose to live on site get their apartment for free or with a discount, and they should get one to have to put up with residents that write mean things all of the time behind their back!! The gates become broken because RESIDENTS and USUALLY the resident's visitors HIT THE GATE AND DRIVE OFF because they are TOO lazy to wait on it to fully open!!! And for the thousandth time, GATES do not guarantee safety!! Gates are there to protect and deter, but things can happen whether there is a gate involved or not, so stop depending on some iron to do anything! It is unrealistic as it is unbelievable. I am sick of seeing this property get bad feedback, I want to find out who is doing this so email me if you know anything about this and I am going to take care of it, once and for all! This is a great complex, so try it and enjoy life for one second, because it is too short to fill it with such garbage!!! GET A LIFE!!!! Find a job or get with someone else to torment someone new, because this is ridiculous!! My name is Nicole and I want to know who is behind this! I am serious!! I will offer a reward!!                   They suck!

                  These apts are a total nightmare! My car was broken into twice while living in the apts for 2 years.... AND THAT'S WHILE I HAD COVERED PARKING TOO!!! The office could have cared less since nothing ever happened to their personal property. They say they are good priced, but how would they know.. they all have discounts and the manager and head of maintenance lives there for free right by the pool. The noise level is horrible, the parking is absolutely out of the question and the type of people that live in the complex are low class. I would never recommend these apts. to anyone, even if I had never met them!

                    Dead Loss

                    This complex is sloppily run. My main concerns are as follows. The front gates are more often open than closed so there is no security. The swimming pool is regularly locked in the mornings although the managers congregate there til all hours and the noise level is dreadful. Residents who are NOT disabled regularly park in disabled spots through pure laziness. Parking in general is a nightmare. Every weekend the complex is littered with beer bottle (some broken). The noise level is terrible and when complaints are made the managers shrug and say call the police. The dumpsters are not emptied often enough with the result that garbage is strewn around the complex. All in all wew regret ever coming here and cannot wait until out lease is finished.

                      I was always helped, maintainance was speedy, property was very decent and I have yet to find property in Texas that compares. I am in a rut in houston and use CH as a frame of reference for quality living.

                        Never again!

                        Obviously the previous comments that were written all contain the same things over and over so it could only mean one thing... they were written by the staff! Not one other person felt good about this place where they were living! Everyone I spoke to complained about parking... the staff says pay for covered parking... then you do that and it is forever away from your apt or they don't have any close that are available. They go on and on about the trees and all, but if you go out of your complex you are surrounded by low class people and it is totally not a safe neighborhood to be walking around in.. especially at night! Then the talk about the gates to the complex and the security.. the stupid gates are constantly broken and left open so why would you feel safe? I never permit my children to go out of the apt. at night which are 14 years old and 12 years old due to the fact that I worry someone will stop and try to pick them up. The office people, especially Judy and Heather favor the tenants and talk trash about them to other tenants. I was a witness to this! The quiet time at the pool is 10pm, but when the management throws parties at the pool... they make and exception for themselves to be drunk and loud until the are ready the go inside. Your carpet is clean when you move in, but after a few months the stains slowly start the surface and the apts. are too cheap to replace the carpet. My tiles in my kitchen would stick to my feet and come up off the floor, I had ants all of the time, and the management never does anything about neighbors blasting and thumping their radios whenever they please. They act very nice to your face and when you move out... they are -------! I wouldn't recommend these apts. to anyone. Just ask tenants for yourself before you move in and they will tell you some of the same things!

                          Great so far

                          We recently moved in here at Canyon Hills and I have to say that so far it’s been great. Don’t let the other reviews discourage you. The staff is great! Let’s just put it this way, the day that we moved in there was a misunderstanding on our move in date and they weren’t expecting us for another 3 days. The last occupants of our apartment had just moved out the night before. Instead of this becoming a huge catastrophe, they altered our lease to the day that we were there and pulled every maintance worker together and had our apartment ready to move in by 6:00 that afternoon. If that’s not service I don’t know what is. The staff is very helpful with everything actually. They allowed me to fax my resumes to different job prospects throughout Austin from the office whenever I needed to for free no questions asked, and actually offered me suggestions for jobs. I will admit that parking is a pain in some places if you don’t have a little car, but it’s not that bad. My only complaint so far is that our dumpster is about 100 yards from our apartment, but who wants to smell the trash in the morning anyway?

                            Great place...

                            I lived at this complex back in '02 and am seriously thinking about moving back. I'm not sure if all the negative feedback is from someone who has no life and has to let it out on these folks at Canyon Hills. I was compelled to write a review so that people that are considering living at the complex, will give the place a chance and experience for yourself the beauty of the surroundings as well as the friendly staff. I'm almost sure Judy and Anna were there in the office when I lived there in a spacious and very affordable 2 bedroom apartment. They went out of their way to make sure any packages I recieved from FEDEX or UPS at the office were well taken care of until i could pick them up (sometimes a couple of days) and forwarded all maintenance requests as soon as I called them in to maintenance. Parking was sometimes a drag, however, it wasn't something you wouldn't experience at any other complex. Pay a little extra for parking if you want to guarantee a space. The staff has been there a while and that alone should speak for itself. <br>To the disgruntled reviewers>> Get a life ....look into your medical beniefits and seek counseling.....

                                I want to start by saying that some of the previous rating sound like they are coming from a disgruntled employee or someone just truly lacking class, like an ex employees hooker wifes. Its obvious by the way they write they have some personal grudge against the staff, but as a real resident I want to share my feelings on this property. <br>The management team is and has always been attentive to any problems I have had. Ive found the staff to be friendly and courteous in all situations. The landscaping around the property is beautiful and continues to improve as the complex is getting freshly painted. The property has huge, beautiful oaks and a pool that is always blue. The kids/ wading pool is perfect for my kids and the hot tub is refreshing also. I love the fact the apartments are gated which gives me a sense of security. <br>I have lived here for going on 3 years and am going to miss the sense of community and the activities that this complex does for their residents. I am going to miss living here.<br>I would highly recommend living here or just stopping by to meet the staff and see the grounds!!<br>

                                    DON'T DO IT!!!

                                    Living in these apartments are a total nightmare! As you have read in other reviews... the management is rude and could care less about tenant's problems. The good reviews had to have been written by office staff, because there is no way any of the tenants actually feel this way about them. They write good things about the apts. to make themselves look good. There was a maintenance guy that lived there when I did, and quit and moved out of the apts. b/c of the office staff and the unethical events that took place. And speaking of smoking pot... it's true that the manager in the office does! She will deny it, but does it with the other guy that is head of maintenance. You can complain and complain about problems, they will say that it will be taken care of, but it never is. I constantly had people thumping their music 24 hrs a day, doing lines of coke on their balconies at 4am (being extremly LOUD), and other tenants screaming and fighting constantly. When the staff was notified of such events.... they still continued. We called APD a few times, but it took 2 hours for them to get out there, and by that time it was done with or I was gone. There are thugs that come to visit their ------ --- friends in the complex and take up tenant parking, so there's never parking for us. You have to park on the other side of the complex, and never park near your apt. They talk dirty to you and the talk ---- when you try to tell them to shut up. You car either gets keyed or door dings from childish people that get off on messing with other people's cars. If this isn't enough for you.... I don't know what it will take. OH YA--- the tiles in the kitchen come off the floor, the layouts are horrible, there's not enough storage space, and stains surface after 2 months of living there. NOT RECOMMENDED!

                                        Very Good Place To Live! Recommended -

                                        To Potential Renters/Existing Renters & Other Interested Parties: My wife & I have lived here almost 4 yrs now at the apt complex. We find the office staff (Judy/Heather/Anna)to be very accomodating, professional, and respectful to all guests/visitors/residents. <br> If ever we need to submit a work order/maintenance request, the work order is usually done within a couple days at most. The service/maintenance staff (Josh/Leon)are always there to help with any other matters, too. <br> And this apt complex staff/personnel periodically provides pool parties, welcome-aboard resident festivities, DVD movies at the apt office, plus other amenities, including Veteran's Day observances (which I greatly appreciate since I served in both the USMC enlisted active duty & US Naval Reserve officer corps).<br> We feel very safe, comfortable, and secure at Canyon Hills & recommend this community to anybody looking for a nice place to live in Austin!                                           Some of the other reviewers are obviously pretty stupid people: <br><br>Whoever said CH was overpriced obviously hasn't checked apartment prices in Austin. Prices are extremely reasonable for the size you get, the layouts are top notch. No it's not a prime location, but it's right off I35 and barely 10-15 minutes from downtown and good jobs and malls. If you're complaining about this not being a prime location you're an idiot for renting here. Sorry, it's the truth.<br><br>About the parking, only a handful of areas in the complex have bad parking. It's only the larger buildings with three stories where all the cheapy apartments are that have parking problems. You never have to walk more than an extra 20 or 30 feet though, some people are just seriously stupid and lazy. It doesn't cost that much for a covered reserved spot. <br><br>About the staff, sorry to those who don't like dealing with real people and would rather to talk to a fake robot of a person. The staff is extremely personable and always willing to do whatever they can to help. They can't always do something immediately about certain things, because they do have laws and regulations to obey, and they respect people's privacy. (The maintanance staff is extremely knowledgable, fast-responding, courteous, and constantly keeping up the property.)<br><br>Oh yeah, and if people are smoking pot or being loud after quiet hours, grow a pair and CALL THE COPS! Unless you are doing something you shouldn't be doing anyway, there's no reason why you can't call the cops if if you need to. <br><br>The grounds themselves are beautiful, for the most part. Once in a while somebody will do something stupid like throw trash where it doesn't belong, but it gets cleaned up pretty fast. There seem to be a lot of college kids who do stupid things, but it's to be expected.<br><br>On one hand I wish the overall prices would go up, to help weed out the stupid people who don't have respect for the complex or just sit back on their butts with nothing better to do than complain about something as trivial as parking. Get a life, folks.

                                            I smell ---

                                            Thank you guys for writing this. I went to this complex last week and no one really helped me, I think they are getting bought out, because I heard stuff like that and I would never live there. The office smelled like --- and I saw dogs everywhere, and since I am allergic, it was a nightmare for me. Then I got home and checked this site out. Thanks because I will never live in this unmemorable hell hole, good luck to the innocent that actually moved there, it is gross.

                                              BAD PEOPLE

                                              Yeah everything that is negative on this site is also unfortunately true. It is a shame but the whole office acts like they like you to get the lease but once you are there, you are a number, you are invisible, and they get bonuses when they hike your rent. They will hike your rent yearly, and it is at least twenty if not thirty or forty dollars per MONTH!!! Then, they act like they are doing you a favor for the price hike!! It is b.s.!!! They all do have potty mouths, yes, they throw parties and only invite their friends. The leasing agent needs to retire because she is thoughtless and rude and always talking about her family to strangers!!! And they are very unprofessional and care more about getting bought out than the residents!! There are animals and animal droppings everywhere!! They started painting my apartment exterior on a Sunday, before ten in the morning, without giving me a FREAKING NOTICE in writing of any kind so there I was scared to death because some guy was looking right in my window!! The apartments are pretty but wayyyyyyy overpriced, get a home rather than rent if you can. They are not good people, and the gates ARE always broken, the trash is filled all the time, people drive like fifty miles per hour through the parking lot, and I think most of the staff needs to be fired. Save yourself. Do not move here.

                                                Overpriced, Noisy, Parking Sucks

                                                The parking lot always has break-ins, there's never any parking, and you car gets vandalized and the management could care less. People are low class and are always thumping there music, and constantly honking to pick up people. You pay too much for what the complex offers, and the managers are rude, two-faced, and stuck-up. They treat you nice when you come to rent the apt. but after you live there for a little bit, they are rude. They lower your rent to get you to stay, and there's always animal poop all over to step in. Guys in the complex that don't even live there stare down all the girls and yell harrassing comments to them. Falcon Ridge is way better for your money. The gates are always broke and there's always trash all over. Then when you move out, they take forever to get you the $275 deposit and charge you for water that you don't even use. My water bill went from $22 a month to $50 over 2 month period. Don't sign your lease here!

                                                  ABSOLUTELY HORRIBLE!! MANAGEMENT TEAM IS VERY UNPROFESSIONAL AND UNTRUSTWORTHY.

                                                  I have lived here for almost a year and let me tell you, the lead maintenance is a fat lazy pig. Every time I go to the office for maintenance he is on the phone or computer playing games. I never see him on property working. Every time I have a problem in my apt the assistant maintenance always takes care of it.The assistant maintenance I see every day cleaning the property and running all over the property to do work for all of us tenents. This place is falling apart because of the office staff. The manager has no idea how to run a property. How did she become a manager she is a lier. I have a list about 6 pages long of problems I have had DO NOT MAKE THE MISTAKE I DID. DO NOT MOVE HERE!! The manager is always drunk at the pool with her click the lead maintenance and Assistant manager. This staff is so unprofessional. Every word that comes out of the assistant managers mouth is foul. This is unattractive when you hear a young lady say the f_ck and sh_t after everything she says.Her mouth is so foul. I would watch from my apartment as this staff would be at the pool wee hour of the night drunk cursing with loud music I could not sleep. the assistant would bring her young baby to these events with alcohol, loud music and ciggaretts. THIS PROPERTY IS DRAMA AND OVER PRICED FOR THE SERVICE YOU GET.
