There have been some security issues over the years but some improvements have been implemented, however access control is nonexistent for the most part. The current maintenance is reliable and active and the front office is very much improved and accessible.

Great location and community! The staff is welcoming and nice. Haven't had any major issues since living here, and a couple of maintenance requests have been promptly resolved. Perfect place for a college student, young professional, or small family. Easy access to Mopac and Downtown makes it very accessible - brand new HEB, CVS, Pool Burger, Tumble22, Maudie's, and Town Lake are all within walking distance. Would recommend!

the only value is location everything is very dated the structural integrity of the building and units leaves much to be desired electrical wiring is problematic plumbing is problematic painting of the units is substandard the list can go on the bottom line is way over priced given the lack of quality and attention to detail. units need a significant amount of work.

The Boulevard at Town Lake is an exceptional place to live. The managerial staff and the maintenance staff are efficient, competent, and professional. The complex is especially well-located. Access to schools is very easy. With the hike and bike trail so near-by, as well as other recreational activities, one has easy access to many opportunities for exercise. Restaurants and shopping are also easily accessed.

Good location that balances a quieter community with easy access to downtown nightlife and the river trail system. While the buildings are outdated and the community doesn't support Electric Vehicle charging, it's a happy medium for someone that wants proximity to downtown Austin.

I appreciate the convenient location. Thee staff is friendly but not always prompt in communicating or responding to messages. I can hear my upstairs neighbor walking loudly across the floor in the early morning and afternoon through late evening. Security gates are often left open at night.

My current apartment has noise issues with an outside water spigot on the bedroom wall and VERY poor sound insulation from the apartment above. Plus the occasional palmetto bug, but my friend tells me that those are virtually unavoidable in this part of the country in such high-density living situations. I've seen about 5 or 6 in 2.5 years and they were all HUGE, so I know they're not breeding in here but getting in either thru the plumbing, vents, or outdoors. Plus I don't like how dark the living room is; I knew it was like that when I moved in but didn't think I would find it as annoying as I do. The noise issues, however, came as a nasty surprise after I was all moved in and I discovered that I'm the ONLY person who renewed their lease even once in 6 years so I don't think it is a matter of me being too picky. I'm moving to Dallas in 2 months, imo Austin is over-rated and DEFINITELY over priced!

Great location and easy to get around. Pool and gym are nice. Dog friendly, but a little lax on residents not picking up after their pets so some areas not very clean. No dumpster nearby to dispose of things that the trash valet doesn't pick up.

My experience here has been excellent except for the recent issue regarding an apartment where drugs and firearms were being sold. While the current issue seems to have been controlled, my concern is regarding what is being done to assure that such an issue does not happen again. I am not certain whether or not I would recommend this location to a friend.

It's well maintained, feels safe and like home, and maintenance and office staff are SO friendly, helpful and kind. I always get taken care of with a smile and friendly conversation. I have smelly water coming into my washing machine and shower and they have not been able to fix it yet after many many months. Also the management office does not oversee the behaviors of the residence by that I mean trash is left out at different peoples houses all day long all weekend long people drink beer and wine and cocktails in the pool with out of glass containers and no one does anything about it

We had the most incredible help from the staff executing our lease and moving in. They were very friendly and easy to work with, which is of the utmost priority under our current circumstances with the pandemic. I couldnt recommend this place more as the location, amenities, staff, and overall apartments are incredible. Check in with them to see about their specials and learn more if youre even remotely curious. The front office team is the best!!

I have nothing to add other than the staff up front was absent when i went in for a package last week. Other than that I have enjoyed my experience here. The back gate is always giving people problems. Very happy you fixed the loud clanky sound of the gate opening and closing. There is still a loud ringing if it gets stuck. The garbage and recycling should be taken care of more often. Both are overflowing by the end of the week. For $30 a month we should have better services. Thanks for your time.
