The community was clean and very well kept. Each floor plan was pretty and spacious and honestly would live in any of the floor plans if it weren't for our HUGE couch. But even with our giant couch we were able to find multiple floor plans where it would fit and that's amazing. Jaylan definitely topped our experience off she was absolutely amazing and I felt like she went above and beyond for me and my boyfriend which made us feel so comfortable and confident in our decision!

I felt like overall it could use some maintenance updates and some ventilation in the hallways. Many areas smelled like cigarettes and felt dirty. I loved the gym and thought it was nice, but it seemed like the air-conditioning was out which made it feel kind of stuffy. The leasing team was very nice!

The concierge staff are very friendly and well-intentioned. Frequent community events and recently upgraded the pool furniture, which is all very nice. Unfortunately, the building is falling apart... The elevator broke and took a while to be replaced. And then broke again a week later. Fire alarm was persistently going off for a couple months. Our neighbor's AC broke in the middle of summer. Plus, when we moved into our apartment, it was dirty - hardwood was very dirty even after mopping it... Floors were clearly not vacuumed before we moved in. Undried paint and sticky residue on cabinets and drawers. Doors don't close properly. And the clothes dryer gave off a lot of heat...

We're truly glad those aspects have stood out. We also want to acknowledge and sincerely apologize for the concerns you raised. We had the opportunity to speak with you earlier and regret that your home was not up to our usual standards upon move-in. As discussed, we ve offered to have our housekeeping team return to perform an additional deep clean to address the issues more thoroughly. Your comfort and satisfaction are important to us, and we appreciate the chance to make it right. In regard to the building-wide concerns like the elevator and fire alarm we understand how disruptive these issues have been. The main lobby elevator is currently out of service due to its belt counter reaching its safety threshold sooner than expected. Schindler has scheduled the necessary belt replacement for Tuesday, July 1st. Meanwhile, the repeated fire alarm activations were traced to a faulty heat sensor on the 5th floor, which has since been replaced. As you noted, the building is entering that phase of new construction where some systems begin to show early wear. We're actively managing through these developments as quickly and efficiently as possible to minimize the impact on residents. Thank you again for bringing these matters to our attention and for speaking with us directly. We re committed to addressing them thoroughly and continuing to improve your living experience.

started out well until all the new construction and remodeling. the new paint on the floors has been poorly executed. also the fact that the elevators are always breaking and the alarms going off constantly is uncalled for. the upkeep of systems is poorly maintained and needs to be seen as a priority.

Please know that we take your concerns seriously. While we ve been working hard to address some long-standing infrastructure challenges and invest in upgrades around the community, we understand that the disruptions especially from the fire alarms have understandably overshadowed those efforts. That s not the experience we want you to have, and we are sorry we haven t lived up to expectations. We ve shared the issue with your door with our construction team and hope to have it corrected soon. Regarding the fire alarms, the repeated activations earlier this year were caused by sprinkler system pressure issues, which were resolved in April. The most recent alarm in May was in response to an actual fire-related emergency. We also want to reassure you that repairing the lobby elevator remains a top priority. We re in close contact with Schindler Elevator, but unfortunately, the necessary parts are being sourced from out of state and they re unable to provide an ETA at this time. We will keep you and the rest of the community updated as soon as we receive a confirmed timeline. We appreciate your candid feedback and hope we have the opportunity to turn things around for you as we continue to enhance Griffis Oak Lawn.

This community feels incredibly safe and any issues with the facilities or apartments is quickly fixed. I've had minimal issues with packages being delivered and rarely hear of anything being stolen from the mailroom or doors. Security is great- haven't had any issues. Will most likely renew my lease!

This is a great complex with beautiful homes, it feels modern and trendy but not sterile or pretentious. Lots of different floor plans to chose from and really cool community spaces to hangout. The location is great right off DNT but tucked away in a nice neighborhood, great for walks.

I really like living here. The location is unbeatable and the amenities are great. I love that the lobby is always clean. I do miss the previous coffee machine, the new one needs to be inspected. The coffee is nowhere near as good as it was before and that's a bummer. For reference, try making any of the lattes or cappuccinos and see how it tastes like water and foam with a hint of bitter coffee. The previous machine made the perfect specialty drinks and I miss that very much.

My experience hasn't been great. Many packages lost by staff need after they have confirmed receipt of said packages. They were very nonchalant about them losing the packages. I was told "this is a courtesy, we don't have to receive your packages." Also, things are always breaking/not working. Elevators. Gate. The walls are extremely thin. You can CLEARLY hear your neighbors entire conversation. For the amount of money I am paying, I definitely expect better.

Essence is a good community to live at. The security is good, so I've always felt safe here, which is my number one priority when looking for a place to call home! The amenities are nice, the fitness center is really nice, and the pool is great even though it does get closed sometimes for maintenance. The parking garage is large enough I never have to worry about finding a spot to park.

Overall disappointed in my experience at the apartment this far. The apartments themselves are decent and updated which makes sense as this is the newest community in the area. With that being said, we are paying a premium for a newer community but the amenities are anything but that. Maintenence lacks an overall sense of urgency when it comes to fixing issues within the property. I've sent several emails regarding fobbed doors not closing properly or latching which is cause for safety concern. Additionally, our pool has been dirty and filled with algae for the past 2 months. I will say I'm not surprised as I've never seen anyone cleaning the pool. Emails go unanswered when bringing things to their attention. I likely won't be renewing my lease as I can get a better experience for the same price elsewhere.

I love living here! The amenities are amazing and the staff is great. The only concerning thing is all of the break ins that have been happening in the parking garage. They did hire a security guard to walk the grounds at night so hopefully that gets things under control.

The high-end finishes are unlike any you'll find in comparable luxury apartments in Dallas! Stained concrete floors, gorgeous backsplash and beautiful counters in kitchen and bathroom. Tall ceilings make the units feel so spacious.
