it is a nice area for sure and easy to get to downtown areas. location is great for those who want to be Uptown, downtown area. proximity to Griggs park is great and everything is nice and clean in the area for the most part. just moved in 9/15 and reporting now on 10/8 that things are pretty good so far. acouple of bumps and flood and issues that need to be resolved correctly but overall pretty good.

Beautiful Property
The property and the neighborhood are really beautiful and well maintained. Plenty of restaurants and bars and a large park which make it really convenient. The staff is attentive and seems interested in helping when I need it. No real issues aside from a few work orders, but they were taken care of.

We love our townhome and the location is something you cannot beat. Leasing team and maintenance are amazing. We are in front of the park and the most important thing is super walkable and a beautiful neighborhood.

Don't live here.
Don't waste your time living here. Management is a joke, and the units are just as bad. The front office might respond to these reviews saying they're 'working on it,' but it's just for public show. It’s been a terrible experience with zero concern from the property manager. Hope you find a lease elsewhere. This place sucks.

I have been a resident here for about 4 years and I love living at Manchester State Thomas. The events are fun and the neighborhood is unbeatable. I love how friendly and accommodating the entire staff is. I really enjoy living here!!

Mtce is awful - air and heating constant issues due to old equipment. Unit needs renovating due to cracked tiles and peeled paint on bathroom counter. Had to move to smaller unit due to husbands death and timing only unit near me available but cracked tiles and horrible bathroom but told I had looked at (for 5 minutes) and advised to cover kitchen tiles with rug since no money in budget! That is no way to manage a complex nor client here for over 4 years. Love the area since close to my work but not the unit itself.

I’ve never lived somewhere with such a communication failure from the leasing office. I wouldn’t recommend living here to anyone. This has been a constant struggle since moving in and has been also said by multiple of my neighbors

I wish I could like this place. Great location but maintenance is so slow and never actually resolves the issue at hand long term. We have had issues with our dish washer since day 1. Its been over a year and still having issues. Wondering where all our money is going since it seems that pretty much most residents have some sort of issue or another.

The community/neighborhood is great to live in and very walkable The apartments are of decent size and there are many floor plans to choose from, however the apartments are older and have numerous issues with the cooling/AC units ( think of 100 plus and no AC or AC breakdowns and management taking their time to fix it) Management is not effective in fixing issues quickly or in a timely manner. Management is unresponsive most of the time if you try to contact them

Absolutely awful living conditions and lack of support from management. Maintenance is all extremely nice but they are spread so thin management has them working on hollidays. My apartment was consistently 40 degrees during the cold months, and is now above 80 during the warm months. The insulation in my apartment is so awful my bed might as well be in the middle of the highway from the noise it cause. Only positive is the location and close access to other activities as I would prefer to be anywhere other than my apartment.

If it weren’t for the neighborhood in the location of this apartment, we would not live here. We have only been here for four months, and the maintenance has already been a huge issue. You have to continually bug them to get them to come out to do simple fixes.

Overall, I love living in Manchester state Thomas. I love the look, feel and convenience of this area. It’s very walkable with restaurants and parks nearby. Safety is never an area of concern and everyone is so kind!

The location of this place is awesome. Literally, everything else is horrible. The HVAC is a complete disaster, the units are not able to service the square footage and consistently run to try to which means its reflective in your power bill. Additionally, these air conditioning units are prone to breaking every year requiring a full replacement. On top of that issue, the average wait time to get your service request addressed is around 5-6 weeks.

I could go on for days about how terribly this place is operated. Previous unit, they took 6 months to “fix” a flooring issue, that was never even fixed. Currently on month 4.5 of awaiting another leak to be fixed. They even went as far as marking the issue “resolved” even though they never even worked on it. As we moved into the new unit, we were welcomed with a shattered broken stove, and no blinds in our bedroom windows. Electricity bills get as high as $400 in winters and summers, a/c units never can keep temp when it’s hot out. They will probably respond to this with a “sorry about this, feel free to give us a call!” Obviously, giving a call does nothing. So live here if you want nothing to work or be fixed!

Review for health and safety of future tenants
Rent here if you love: - $450 electricity bill for 1000 sq ft flat - dealing with incompetent leasing and maintenance staff - AC units that do not work within the Dallas County minimum property standards - dealing with an unprofessional property manager Please do yourself a favor and believe all of the reviews regarding the HVAC units at the townhomes, brownstones and flats. They have a major issue which they do not wish to address. We advised them that our issue is so complicated that a HVAC company needs to be scheduled and they refused. Replaced our unit with used same size unit that has our apartment at 85 degrees at 8:40 pm. See attached photo that showcases the professionalism that the property manager exhibits. Told me not to contact her anymore regarding our issue. Extremely negligent company.

1. Location is good. Perhape one of the best neighbourhood in Dallas. 2. Maintenance /Service department is very poor and is very mismanaged. Service request are not resloved/attended for months. There is no SLA or accountability from management

Manchester State Thomas has been an excellent place to live the past few years. Even though we've had numerous external problems living on the sites east side, and some severe utility issues early on, the staff has been tremendous helping us through the unforeseen occurrences. Most of the site is truly a great place to live, and they are mostly quick to respond to maintenance crises.

Half the staff is awesome. Other half has been awful to work with. Maintenance issues take 5-8 weeks. Poor structurally as I can hear neighbors above walking and they complain when my music goes above 50%. Security Doors to get in the building have been un-operational since I have lived here allowing anyone to get in. They do cool events for the residence and that is mainly run by the awesome staff!!

Great place to live, the townhomes just need to be updated especially with gas heaters and better insulation and windows. The current townhome I live in is right next to a park and highway. The windows are single paned and it really shows, I am able to cover up the noise at night but not during the day. My electric bill is what really suffers.

DONT MOVE HERE. The townhomes are old and poorly taken care of. It took maintenance 6 months to come by and replace a water filter in the fridge. We thought he was here to fix the garage door which had not been working for over a month but nope. It was a request from 6 months ago. Go live somewhere else in Uptown.

I really enjoy living in the physical unit of our townhome. The townhomes are great for the price, space, and location. The issue is that the townhomes are old and are not insulated well. Electric bills are $500+ a month and AC units barely work in the summer (third floor reaching at least 84+ degrees in June, July, and August). The maintenance techs are nice and help when they can, but it seems like they are understaffed, and Greystar doesn't allow them to actually make changes (I clearly need a new HVAC on the third floor). While I love the space and will probably renew my lease, it is important to realize that there are definitely disadvantages to the townhome living!

My apartment was completely ruined by water damage and mold and never remediated. Management is unprofessional, and there are not enough maintenance workers for the insane amount of requests. This community is quickly going downhill.
