As you would expect a pet friendly community can have noisy pets at times. That's not too bad. The grounds are well maintained and are attractive but the same care isn't put into the buildings. The breezeways in the apartment buildings themselves still have construction stains, debris, wasp nests, cobwebs, wet trash stains, and are never cleaned.

It has been pretty good so far, however the main gate has not been working and it makes it very inconvenient to get in and out of the apartment complex. Also a few doors to the amenities don't work so you have to find another way to get in and out which also makes that very inconvenient. I think the hallways could be kept cleaner by a cleaning service. To add to that, I live next to the trash shute, which the people emptying the shoot like to come early around 6-8am on a Saturday, or late at night on week nights which disrupts my sleep which is very annoying.

Overall, it's a beautiful community and Jennifer the Manager is very helpful and swift on responding to concerns and matters. The noise level and community rules could be enforced better. Community email on enforcing taking in trash cans but not the safety of no glass in the pool area which is very unsafe for children, the loud music and noise in pool area until as late as 3am police being called to quiet the noise. Gates broken for months. Hallways dirty from trash being spilled and liquids.

Brea is a beautiful complex . I just feel the upkeep could be better surrounding the trash especially. It would keep down the fruit flies. The dumpsters outside and trash room smells consistently. I know from experience living other places that it can addressed and mitigated. When i first leased here the smell was minimal, maybe because it wasn't at the capacity that it is now. Maybe it's me ,but being previous military for so long ,I know that cleanliness standards at an apartment complex or living community speak volumes.

Rea is the only helpful employee I have encountered. I'm dumbfounded at the lack of care or concern by the rest. You don't have to be maintenance person to understand that electricity and water do not mix, we are all taught that I'm elementary school. I really hope nobody else will have to deal with this situation, and if they do, I really hope they receive better help and attention.

The only complaint I have is the Indian Community is taking over. They are probably about 85% of the community. The issue with them is: they are very rude and they allow their doors to be open when cooking and the spices are so strong that it literally makes my stomach upset. I realize there is nothing that can be done about that. Just counting down the days until our house is build.

Have only lived here 3 months. I will have more of an input at a later date. Maintenance should be able to call and schedule for those families that work from home. This would help ensure we are prepared for their arrival.

We are not happy at all. The unit is pretty but that's it . It has only been a week, February 2024 The lady in the phone was great and welcoming and explained some of the property. The coffee bar is not available after leasing office closes there is only one hangout or lounge space our experience while short was kids running around and jumping on everything parents did nothing. The property is quiet, but our place train runs through their at my window twice a day,was never told.As of Sunday no peace due to someone moved on with lousy kid behavior running stumps and jumping all day,which we are not paying for. The struggle with bringing in bags , luggage, shopping is horrible. It's far to door and a task at best, we get lost constantly. A lot of things we left out of the design portions of the conversation which was done online because it was a relocation . I want to be happy here but I am not!

Brea has been a wonderful place to live. The amenities are clean and amazing, apartments quiet, and the staff is very friendly and helpful. I love the free resident coffee and hanging at the cyber cafe!

A nightmare, in the ------ for luxury prices!

Edit: run the other way! There is endless crime because of how their gates work and there is no security on site. There are car break ins - you can hear everything your neighbors are doing. You’ll never sleep and look at all the reviews before signing. There are also scorpions and bugs and floods that you’ll have to deal with. Worst apartment in Frisco. The new manager of this location has zero empathy and compassion for tenants. Rae and Jonathan are the only good people left that work here.

I hate my experience here since the new owners took over in April. I paid extra for the beautiful lighting that has not been on for 5 months. It’s not worth the money we pay to live here. I’ve checked out other places after this place went down quickly and there are some new place that are much nicer and cheaper in price like the Links. So many residents are not satisfied with this place. Some have moved out and others like myself are still here complaining about it until we make our next move.

The management of Greystar has tanked the property and they will tell you all the time that you are not a priority and it shows. It is sad to be at a community where poo covers the ground and rent is screwed up all the time. Nothing is ever taken care of.

The move in experience was incredible. Rea helped me out when I was only apartment hunting, she told me about all the great deals so I went ahead and did it. I got approved the same day and for a huge credit to move in. It was and had been one of the best experiences I’ve ever had moving into an apartment. Everything was incredibly clean and the quality of the apartment is impressive for the price I’m paying. I’ve signed my lease 4 months in advance so I was very well informed before moving in.
