Maintenance request turn around time is horrible, trying to get through to the office on the phone sucks, pest company isn't ever good, Roaches in my kitchen the last 6 months is horrible and office does nothing even when I keep calling and have mice.

The community is very nice and comfortable. I wish they would be more frequent pest controls for the roaches and bugs around, as well as a strict enforcement of drugs control most especially cannabis.

It was a rough start. My front door lock did not lock, the AC did not work correctly, there was no hot water, and no air filter in place. All of these things were fixed within the first 24 hours. A few weeks later when it rained, I discovered 3 leaks in my roof by the fireplace and water coming in through the living room window. It took about 7 months, but they finally came out and repaired my roof. A couple of weeks later it rained and, unfortunately, I discovered there is still a small leak by the fireplace. I hear rain dripping in my fireplace. I believe the fireplace needs to be inspected. I went by the office and put in a work order. I really like my apartment and management has been great at addressing my issues. However, if the leak problem is not resolved, I will not be renewing my lease.

Fix our ---- when we put in work orders next time don't bait and switch your residents your staff is horrible and I can't wait to go to the clerk of the courts to report the problems correctly and be compensated on the overage on our lease of 1500 for the year. You all as a whole have been extremely underhanded dishonest and I explore you all to hire a whole new staff here

These are the worst apartments I have ever lived in . They do not fix anything. We have a huge crack in our bedroom, air conditioner doesn't work, have roaches, and our ceiling is falling down. DONT MOVE IN

From my moving day I was already disappointed I chose to rent here. My apartment was so dirty when they gave me the keys and so many things didn't work. The other issue is the imposing spectrum cable package on us for 45$. When asking for maintenance they don't show up until a couple weeks after. The admin at the office never really have an answer for you.

The community was pleasant and apartment staff and apartment manager were very nice. The community is clean and well maintained. The maintenance staff is excellent. I enjoyed living here and I would recommend the community to other people looking for an apartment.

I have not had the best experience as far as getting things fixed in an appropriate timely manner, the grounds are pretty dirty, It's just hard to get anything done around here like I have had a leak in the ceiling since I moved here and it looks horrendous and nobody has fixed it

Very bad experience; the apartment was not ready not clean, roaches were over all the apartment, many plumbing issues, the manager was acting as it is normal and didn't even a knowledge any of the issues.

My experience has been TERRIBLE! I have had roof leak since day 1 (aug2023) that is still not fixed, because of that, mold is growing in my storage closet but still nothing has been done. Even with how clean I keep my apartment, roaches are everywhere. I think there is a crack somewhere in the wall, bees and all kinds of flying bugs fly in as they wish. Cats everywhere, my son is scared of them so automatically this means a huge inconvenience whenever we exit and enter the apartment.

Hate almost everything about this complex. I have witnessed the apartment staff be very rude and condescending to residents due to their lack of efficiency. Air conditioners broken in apartments but front office staff is air conditioned and then have the audacity to have an attitude with someone asking when their unit will be fixed.

The apartments are beautiful. They're in a very nice, safe, and green area. However, management does an extremely poor job at taking care of residents. We have been having issues with the AC since we moved in, and they keep refusing to actually check the unit. They are kind in person, but they do a terrible job actually tending for the property.

Overall just a fine apartment to stay in given the rent. But at times you will struggle to get the maintenance work done. Very delayed. And too many issues with ACs accross the Units. Some people waiting on ACs to be fixed for 3-4 days or even more. Gym and pools can be unoperational at anytime during the year and for long duration.

Terrible. Management is unresponsive. They rarely return calls. Maintenance is good once they start. The management team has terrible phone etiquette The grounds are worse than they were a year ago. People don't pick up after their dogs

Good communication and responsiveness. I feel like the property is a good value for what I'm receiving (quality, location, price). Areas of improvement may include the operation of the gate and construction on site. Outside of this, I have no other feedback.

Am OK with the complex I lived here 2011to 2016 and moved backin 2019 but one thing for sure is we need Cameras in the mail box. Almost every month someone breaks into the mailbox. I signed up with UPS to see incoming mail only to get to the mailbox when it's open. Outside lighting also needs to be improved.

We love the Estates at Las Colinas. Great location and great atmosphere. We have been living in this community since April 2nd, 2020. We have not had any major issues or concerns with the complex. We LOVE IT!!!

Sometimes things that need to be repaired at the apt take too long. Also Sometimes yo also get temporary repairs. Rules and regulations are my strongly enforced. Sometimes you hear loud music at some of the apartment buildings.

The office staff is very much approachable and cooperative. They explained me the process while Moving in and also helped resolve my issue of reserved parking. Recently they hired a maintenance manager to have better and faster issue resolution

Moved in 2016, changed apartment 2019 - nothing was changed up to date. Requested to change apartment was told to pay $500 because it would be considered as if I did break my lease. Previous owner "stole" $1135 deposit paid in 2016 when I initially moved in. So when I moved apt they took my deposit of $1035 and just put $200 towards my deposit. The other amount was put towards cleaning the apartment I had moved out of. Rental is raised every year without development within the apartment. Water chargers are very high- we have like 4 different types of water chargers. No stable ownership- have had upto 6 different owners now since 2016

High turnover in the office, customer service is not a priority. Extremely difficult to get any maintenance completed. Abandoned cars, pools closed the 2nd one has never been open. Stolen mail constantly, security gates NEVER are closed, just propped open. Pay for valet trash however it never gets picked up and they try to change a fee for leaving trash bin outside despite Valet Trash never picking up. Fire alarms going off randomly, kids vandalizing apparently with the support of mgmt. Pay for reserved parking and still have others park in or block your reserved spot. Mgmt doesn't have any car towed, poorly run complex. It could be good but they just don't care. Avoid.

Truthfully my experience has not been the best?.. I've complained about the UNSANITARY gym equipment. Majority of the machines don't work, and or rusted. This is a health problem! We pay for amenities such as the gym, and it's absolutely horrendous. Not to mention the management changes that's happened in just the time that I've been here. The quality of the apartments are bare minimum, and very cheaply made. Cracks on everything, things easily broken, etc. My only positive note is how quiet it is and peaceful.

My overall experience is a good one. I think the office staff are friendly and helpful. The community portal to pay rent and submit work requests is easy to use. A few minor things I would ask to be worked on are keeping the parking lot and hallways more clean, better enforcing pool hours and quiet hours, and more consistent notifications when work orders are completed and repairs are made
