Merrimack Landing Apt
One of reasons I appreciate Merrimack Landing the most is because they have dedicated office staff especially Amy Gutterman, she’s the Assistant officer manager and was my Leasing agent when I moved in about 5 yrs ago I recently made a mistake on the tenant site that would have caused me some financial distress. I emailed Amy and she got it all straightened out with a minimal amount of time. I would give her 10 stars because she’s ALWAYS willing to help.

I had a great experience. Ms. Amy is the best. if I ever move back to Norfolk I will differently be looking for Merrimack Landing. The duplex is very clean and it will make you feel right at home. Thank You Ms. Amy

Miss Amy is awesome. She helped me in getting my move out approved in my former apartment due to my apartment manager refusing to break my lease eventhough am military. She's made me feel safe in this place already.

Amy Gutterman is my leasing agent. I started my process 7 months ago. I was on the waiting list for a 1 bedroom duplex and I advised her where I wanted the location of my duplex and long and behold she found the prefect location for me . Once I paid the 100.00 it wasn’t long before Amy started emailing me about available units. I kept pushing back due to some health issues I was in the process of getting figured out so Amy was so very patient and kept me up to date with new Units available. Once I selected my move in date of 2022 the process went pretty fast. Amy kept in touch and let me know what I needed . She was very informative at the time I was signing my lease. She went way above and beyond to make sure my duplex was above perfect move in condition. She answered all my questions and even left me a welcome gift on my move in say. When I say professionalism and knowledge is the golden standard, she is it. I could not have done this process without her . She went above and beyond to make sure I understood everything on my lease and about the community. I look forward to being a resident here .

I just moved in today and through my whole move in process miss Amy in the rent office was so nice and helpful, she communicated everything to me and once move in day came everything was ready to go just as I expected . My unit was nice and clean and the ammenities were nice and kept together … miss Amy is very helpful she made my move in worth smiling and I am extremely excited to be a resident at Merrimack landing

I have lived here in Merrimack Landing, for over 20 years. It is easily accessible to the Norfolk Naval Station and to highway 64 (only one intersection light for both directions). It is also less than 2 miles to the Atlantic Ocean... one of Norfolk's beaches. I have found all staff members to be professional and attentive, and they have resolved any issues quickly and efficiently. The company keeps the grass and hedges neatly cut, and our streets clean. The community here is diverse and friendly when you open your heart to allow the reflection. If you're new to the area, this is a great place to save time and money, and to get to know your way around Norfolk and Hampton Roads.

Are you a fan of black mold? If so then you're going to love this place. If not then I would definitely look elsewhere. I lived in a couple of units over the years and each one had a lot of black mold, even the so called upgraded units. When those in the office were confronted about this, the attitude was that of a group of people who simply did not care. Ever since I moved out, I've noticed my breathing has improved a lot and I don't get sick as much. The carpet is also extremely cheap in the new units. You're better off buying a bunch of rugs and placing them on top of all the common areas. There is also a major roach problem as well. Don't expect to receive any of your security deposit back either. I read the reviews on this place years ago from those who also mentioned this. At the time I figured it must be from those who just didn't take care of the place. But they'll find reasons to keep it and charge you more. And be aware of the 60 day rule when you decide to move. If they ever tell you they'll work with you and try to find another tenant before then, don't believe it. Even if you move with at least 6 weeks to spare, they'll make sure nobody else moves in until that time is up. Is security important to you? Then add this to the list of reasons to not move here. Cars are constantly being broken into. Strangers hands lifting the mail plate on the doors of the apartments is a common thing too. Just go scan the NextDoor reviews on this. A few years ago now, there was a car jacking right in front of the office and the driver was assaulted. That's just one of the crimes that I happen to be aware of as I'm sure there are countless others. And speaking of cars, good luck with parking. Are you a fan of hearing noise all the time? The walls are as thin as they can be and you'll hear your neighbors conversations and can tell what they are watching on tv. You'll even know every time they are going up and down the stairs. With that being said, there are a few positives. The groundskeepers do a good job on making everything outside look clean. If someone is in the military, there is a base next to these apartments. Prices use to be the big selling point but looking at them now, that's clearly a thing of the past. If anyone from the Department of Health is reading this, these apartments are in a dire need of an inspection.

This place is awful. I have been here for almost two years, and up until about a couple months ago I was living in an unrenovated unit. The renovated units are a pathetic excuse for the office to get more money out of you. My new unit still has cheap carpeting, gaps in the doors, weird electrical, a SMALLER water heater (runs out after 5 min). The walls are so thin I can hear my neighbors conversations. On top of that, I have no parking. There are 8 units with 2 spots. They will tow your vehicle if you park on the grass even when they tell you you can park in a certain area and it’s not even in the lease or parking signs. Not to mention the renovation workers are also parking on the grass with no penalty. Guess what their contract tow company charges $155 per tow and the office doesn’t even know that. They are screwing their residents and they don’t even know. I have to park so far away from my apartment and I’m paying more for less now. Maintenance sometimes responds fairly quickly, however they barely know what they’re doing. They text while driving their golf carts around almost have hit my car on numerous occasions. I was forced to move from my old unit due to a flood and they tried to make me pay extra rent moving into my new unit. This place is incredibly awful. Lots of turnover in the rental office including the manager who has been here less than me. They are rude on the phone they put you on hold while you’re still talking and they interrupt you. They say they will do something and then they don’t do it. Only thing keeping me here is my lease. I have never enjoyed living here. The only positives is not many bugs besides one ant infestation which I handled by myself. Every time I’m unfortunate to have to go to the office I leave frustrated and unhappy. Avoid this place. I hope to contact their corporate office soon.

I have lived here for almost two years and for the first time I have had my vehicle broken into and over $1500 was taken, as well as $400 in damage to my vehicle. This place has NO cameras and the management simply doesn't care about the people living here. I'm a single, military female and all they could say was "sorry." They we're absolutely no help whatsoever. Come to find out, I'm the FOURTH PERSON IN A WEEK for this to happen to just in my complex, yet they have failed to inform any of us. Super disappointed with how this company handled this. I'll be finding somewhere else to live.

This apartment complex is horrible. I had such a bad ant infestation, my infant had to sleep in his swing because ants were attracted to our linens. Besides the ants, we also encountered a German roach infestation. Roaches were in all areas of the kitchen, including our cabinets. Management did switch to Terminex last year, but as of now, have not been to the apt in 5 months. Oh, and let's not forget the parking issue. There is insufficient parking, so be ready to have either have your car towed or walk a long way to your car. Management that works in the office will tell you what you want to hear just to get you out of the office, and then tell you they never said it. Do not get taken advantage of by this apartment complex. There's a reason it's inexpensive. You get what you pay for.

I've lived here for over 2 1/2 years. Yes, there are bugs everywhere! Utility bills are sky high because there is zero insulation in the walls, including between neighbors and the water is billed on your rent statement and changes drastically from month to month. Maintenance is friendly, but if something needs to be fixed there is no telling when they will show up to fix it and the "fix" wont last very long and you'll have to call them out several times. Our refrigerator quit working several months back, i called at about 8:30 am so someone could come fix it and they came pretty quick, but by noon, it was still not running and then the worker told me she was going on her lunch break. By 3:00 pm, no one had come back to fix it so i called again and by 4:00 pm they finally brought in a working fridge, but by then all of our food was spoiled! Then, at the beginning of 2015 we were notified that extensive construction/upgrades were about to take place and we needed to relocate to a different unit or we could get out of our lease free of charge. We got our move out date, started packing and then we were told our move date had to be pushed back. We were also told that upgrades would take 30-60 days and then we would be able to move back into our original unit. We moved, kept most of our stuff in boxes because we were told 30-60 days. Here we are, 5 months later and NO WORK HAS EVEN BEEN STARTED! My husband got so fed up, we ended up finding a house to buy. When he went in and gave our 30 day move out notice he was told by office management that our lease termination fees would most likely be waived because we were part of the in house transfer program. A week later we finally heard back from management and were informed that we had to pay to break the lease because we were given the option to get out of the lease for free when we found out about the upcoming renovations. When we signed our current lease, we were under the impression that we would be back in our original unit no later than 60 days from the time we had to transfer. It isn't right.

I just moved in August 28, 2015. I'm highly disappointed in Merrimack Landing. They didn't say when I was reviewing the demo apartment that they have a roach problem. Really I've never had to deal with roaches and I won't start now. I will be breaking the lease and finding a place roach free!!!!!

WARNING: LIVE HERE AT YOUR OWN RISK!!! EXTREME HEALTH HAZARD!!! Update:Not only do we STILL have a horrible bug infestation of roaches brought over from our neighbors to the point where our ------ dirt cheap fridge isn't safe after we put in tons of requests to get it sprayed and we had to remind them to come to our house for mandatory sprayings, our carbon monoxide detector went off in the middle of the night. We've been living here less than a year and the fire department told us that the apartments haven't changed their detectors since 2002. AGAIN, DO NOT WASTE YOUR TIME LIVING HERE. IT'S A HELL HOLE.

My husband and i moved in october 2014..we were told that the place was pretty nice not much crime. At first we believed that it was quite not much noise at all..but all that changed on December 6th.....me, my sister and cousin was held up by a gun men demanding money...we were right in front of my duplex.....we were so scared.....we started praying and God protected us he ran away.....but now i am out of here because it is not safe...we called the police they came but they didnt find him...so now we are moving out of here this month December...

DO NOT LIVE HERE unless you want roaches,flies,cenipedes,spiders,earwigs in your clothes, bed and food!!! Yes food!! If you like electricity this place aint for you! theres literally 1 outlet in everyroom wtf? Unless you like base traffic up the yang during the day. I hope you like make shift showers made from plaster n ----en paint. O and a power washer on your body as you try to squeeze in the tiny make shift shower...i especially enjoyed the window IN MY SHOWER! Wtf? And who wouldnt want to live with toilet water always backing up into my house cause the pipes clog from dust!! Please spare youself from decorating to... Wouldnt want to have your apt look nice.. The. Walls r paper micheyte goodluck hanging ANYTHING. O And i loved the old out of date ac unit n electric box that was a good one but its just and ear shot away from ------ snotty lazy attitude dont give a FU*K ATTITUDE from the useless customer service n maintance. But what my favorite is they cant even do thier jobs right so youll be paying extra fees cause they dont ----. Unless your from 21st century... This place aint for you..paying rent ha . Money orders from walmart ..my new place which is cheaper and 10000 times better and up to date i pay online with an app from my iphone. Do you like clean clothes? Me too!! 50 extra bucks for washer n dryer... Lol yea fair price if the washers were clean and didnt make your clothes smell worst!! And if the dryer actually dryed stuff but i mean i like my clothes wet. Cause 115 minutes to dry a single load was reasonable. Plus building an apt complex unser an airstrip was a great idea!!!!!wwwhhhooobbbnnnaaaasssghg all day. And it asks me how many baths did i have? Options 1 or 2 well... Is there a .5 option? O and my favorite time was when my 1800 dollar dig got sick from the pesticide so i decided to take her to vet as they asked me what kind of pesticides they sprayed... So i called customer service and they basically said "duhhhhhh i dont know im -------- i hope your dog dies" god no help from them!!! O and neighbors hahahaha dont expect some cookies or fresh baked pie from the neighbors.. Cause they just straight ------ ratchet disgusting black thugs or trailer trash moms. O and I just love boiling my body as I shower due to unequal water temperature handles. .1 cm turn on my hot water and your pretty much boiling in the shower yet the cold water I had to crank it 200 rotations to get it to turn on. plus the mold on my shower caulking was legit...great decoration. I lived there for less then a year n mold was sporing like a zombie outbreak. Lets not forget about how I had to pretty much BREAK IN my apt everyday with the sticky doors that pretty take a kick from undertaker to open or how I couldn't lock or unlock my doors without having a sumo wrestler pull back on the handle to align the door and the lock... thanks for the cheap doors! o and I don't think they know but its the 21st century I don't know what place doesn't have dishwashers by now..don't judge me im not lazy I just didn't enjoy the 1.2 inches of counter space I was given to wash and dry my dishes so I had to set my drying rack on the floor....THANKS! that was thoughtful:)

DO NOT MOVE HERE! I lived here for a year and a half and hated it. Yes the rent is cheap but both the maintenance and management sucks. There is all sorts of bugs including ROACHES! Bigger than my thumb. There is mold in the bathrooms. Absolutely no storage space whatsoever. The walls are paper thin you can hear everything your neighbor says and doors. The floors are disgusting to where you never want to walk around barefoot. When you move out all they do it spray cheap paint over everything. They painted over the hair that the previous people left on the window sill in the bathroom and paint its just coming off the walls in every room. The AC units in all the apartments are so loud that you either have to listen to your tv with the volume maxed out our put the subtitles on. And my ac had went out 3 times in one week with the temp being 90 outside. And maintenance kept saying it was fixed bc they are to cheap to replace it.it's not a place you want to live. And I know that all of the apartments were like mine bc I've had friends that lived here to.

I've had the misfortune of living here a little over a year, and I cannot wait to leave. The maintenance staff are quite lazy, and really don't care if things are up to par. My AC unit quit over 21 times last summer. Over 21. I stopped counting because it made me so furious. They ended up replacing the machine, and yet conveniently, here it is, summer again, and it stopped working. Turns out, fusebox is rusted beyond reason and is beginning to affect the functionality of its equipment. Its 91 in my apartment. Three calls later I get a call back from "24 hour maintenance" telling me they'll come by tomorrow. When I go to the office, they're rude and don't appear to care whatsoever. The condition of the apartment is shoddy at best, unless of course you do like black mold and asbestos under the tile and the lovely lead paint. Parking is not convenient at all, there are not enough spaces for everyone to park. Personnel that maintain the grounds do not do a good job what so ever. They trim the grass twice a week, and yet somehow the grass is always about 5 inches long, not to mention they have a penchent for hanging out on the lawn directly in front of your window. Overall I would not recommend this place to anyone, friend or otherwise.

I've been living here for quite some time and I have to say, I am done with this place. It definitely does remind you that you're beside the base (you can hear the jets/helos and reveille/taps). At first look, it's fine. It looks quaint, and that model they show you is very misleading. When you finally get to look at the apartment you're being leased, you are disappointed. I was by far disappointed because mine looked very decrepit for something that was supposedly remodeled at one time. From the start there were many maintenance problems, as if nothing was fixed from the last tenants. There is a bug/spider/bee problem. I've been told we are not allowed to spray outside out of respect to nature. I literally walk into a spiderweb on a daily basis outside my kitchen door. When I first moved in the doors were still wet with paint, which peels off anyway. There must be a million layers of paint there to 'hide' the lead paint from long ago, which I did not find out until the day I signed the lease. The floors are a multicolored cheap tile, and the molding along the bottom of the walls appears to have been removed once upon a time. The windows are very old and hard to open (and keep open). They recommend opening the window to your tub to air out, but this was impossible for me. The tub itself is very unattractive, cracked, peeling, chipped. The caulking along the sides is crude and molds easily. You constantly have to bleach the place, and if you get the bleach on the paint, the paint will peel off, thus you have to repaint. The flooring of my bathroom has been coming up for some time, and it floods underneath every day from the bad plumbling and leakage. It 'floods' out into the hallway, smelling of sewage. The mold is visible through the cheap flooring. I've complained about this, and maintenance simply blamed it on the shower spray, and made no comment about the mold that I showed them. Everything is cheaply made inside the apartment. The closet doors fall apart easily, and I've had to block one closet due to the door just randomly opening of its own accord. I've had another closet door fall on me when I opened it one day. Not to mention, this place is not safe for children. If you want carpet, you better supply it yourself. There are roaches and spiders, amongst other insects, and there is an AC system in the wall that is extremely loud so it drowns out noises in your own apartment. The vent can pose a problem with kids who are curious. Blinds are old and break easily, as well as the light fixtures right beside the doors. The cabinets in the kitchen are VERY old and worn, and you will get spiderwebs inside your cabinets from the AC unit. There isn't enough space for anything, thus very cramped living. The only good thing about my kitchen is the large utility sink (considering no dishwasher). If you get a washer/dryer system, they take out a cabinet, and your kitchen becomes even more cramped. Washer/dryer that is leased is also very small, and still manages to be pricey by the time your rent bill arrives, since water is added to it accordingly by Merrimack. There is a mail slot in the living room door, which is very unsafe in my opinion, and outdated to say the least. Your kids will play with it, I promise. Bugs also come through there. All in all, I would recommend to stay far away from it, unless you are okay with 1 star living for a short time. Remember, the rent does not stay the same per month because the office adds many things to it, such as the water bill, so you may end up paying far more than it's worth, especially if you have a family. Don't bring your kids there! Bugs, AC problems, and allergies from the mold, keep in mind.

Beaware of the 2 month cancellation policy. I lost an apartment I fell in love with due to this policy which must be given by a form filled out in the office. The regional manager John Davis concurred with the property manager Iesha. Apartments are very small. Anywhere is bigger.

I've been reading the past reviews and I'm quite surprised at them honestly. My fiance and I moved in about 4 months ago. When we first came to the apartment facilities, we were apprehensive at first because of the reviews. I can honestly say after looking at the apartments, we highly recommend it. We recently had our smoke alarm go off and called our apartment complex and within minutes we got a call from maintenance to ask what the problem was and try to resolve it. They were very responsive even with it being very late at the time. I saw that the last post also said that the parking was bad. Yes we do have a slight parking problem but it isn't major. Most people park on the street close to their house so backing out can be a pain occasionally but not horrible, as to no spots available, we've never had a problem. The billing however i do agree with, the rent does vary from month to month depending on the water usage but as long as you don't plan on filling up any pools anytime soon it's not gonna be that much of a difference. I personally love living here and the neighbors are great to us. On another note, management does have young women working there and yes they do like to joke with one another but they're more friendly and concerned about you, then them being unprofessional, i've never left without a smile on my face and my problem resolved. The pet policy is also very reasonable but the breed restrictions are just like all the other apartments, however you can have big dogs here so I'm thankful for that seeing as how I have a good sized boxer. We plan on renewing our lease and go into a 2 bedroom townhome or duplex, both of which are 691 a month. Townhome has more square footage so we'll be going there more than likely, and from all the other residents i've talked to the townhomes are very nice too. I hope that this will help with your decision and give you more incite into this apartment complex :)

I m a current resident at Merrimack Landing and have been here for 9 months. There are both pros and cons to living here and I ll try to be brief. Pros: The rent is reasonable (albeit not consistent) and the neighborhood is fairly peaceful. You are invoiced monthly for rent however this amount varies because they calculate water usage (you never actually see the HRUBS bill) and add that to your monthly rent. So, for a 2 bedroom townhouse the $674 rent can actually range from $715-$750 for two people. The water usage includes a few fees that seem to simply be a thrifty way to inflate the rent. This makes a difference and wasn t explained when I signed the lease. When I asked about water, I was simply told that HRUBS bill s us . They are not willing to share a copy of that statement of usage with the tenant so you just have to take their word for your usage. If aircraft noise bothers you, then this isn t the place for you. It goes on just about around the clock and the jet noise rattles the windows and everything else in the apartment but it s something I ve gotten used to and isn t so bad after a while. The kitchens are a very good size and they have washer and dryer hookups although my apt (like several others) does not have a dryer vent so you actually have to open the kitchen window when you dry clothes and hang the exhaust hose out. It s inconvenient but it beats having to go to the laundromat. Cons: Management and maintenance. The rental office is run by a group of what look to be right out of high school girls who have the attention to detail and professionalism of such. Before moving here, I read some reviews and saw a few complaints about management. They seemed a bit over the top and because sometimes it s difficult to weed out the actual truth from what seems like a frustrated and/or upset tenant I took it as probably isolated events. I should have paid attention. I m limited with space here and will have to skip a lot of details. In April (rainy season) I noticed that my ceiling was leaking around the roof access opening. I called and made a request for maintenance to come out and look at it. Fast forward 3 months, dozens of phone calls, letters and emails from me to management, someone from the rental office returned my call and told me that the maintenance supervisor forgot . At this point, I had to put 3 buckets and line the hallway with towels and sheets every time it rained. They finally fixed 3 months later it but it was an exhausting fight. Even letters sent to Lawson Mgt were ignored. Another time, the faucet in the bathroom stripped and I was unable to use my hot water. I immediately called maintenance. They came 3 days later to fix it. I routinely receive notices from management advising me that I am in violation of some rule that doesn t apply to me like the apartment satellite dish policy (which I do not and have not had). Two weeks ago, I received a notice after work that maintenance would be at my apartment the next day to replace the kitchen cabinets and that I needed to have everything removed from the cabinets and anything blocking them. Spent all night cleaning the cabinets out and took the next day off work. No one ever showed up. After an email and 5 phone calls, management finally answered 6 days later saying simply oh, it was a mistake . The common answer to any complaint has been oh, I have to check with maintenance and I will call you back . That call never comes. Most recently, I received a notice stating that maintenance would be at my apt. on Friday to install a Carbon Monoxide detector. I woke up this morning (Wednesday) with maintenance in my apt. I jumped out of bed and told him that they weren t supposed to be here until Friday to which he replied we changed the date . My subsequent call to the rental office was just as frustrating to which the only response I received was that they were sorry (a first) and that the date on the letter was ..wait for it a mistake . Parking is a huge problem. They do not have assigned spaces so you can look forward to parking up to a block or more away from your apartment at times. In short, the rental price was a huge factor in my selection of this apartment but with the added fees , the rent is actually the same as other apts in the area. These are just a few of the issues that I've had and if space were permitted, I could go on.

Not all bad/Not the greatest
The apartment I have is a 3bdr, 1 small 2 decent sized. The living rooms could be bigger. The kitchen is spacious enough. The rent is fair but it would be nice to have water/sewer included. My biggest issue is with the rapid rate at which mold accumulates on the windows and in the bathroom. There's no ventilation so it comes fast & you have to stay on it with bleach water or lysol. The closets are spacious, the maintenance is so so, and the office staff is nice. It's good for renters on a budget but use your water sparingly because the water hikes up the rent bill.

Never Again
My husband and I were sort of rushed picking apartments out since we had to move here quickly for military. The staff is very unfriendly and rude, you would think that since they take your money they could show you a little courtesy. There were bugs in the apartment, the walls were covered with at least 20 layers of paint which consisted of lead!! They painted over the door hinges and the termite damage on the walls and the staff tried to unclog our neighbors bathtub through OUR shower drain!! In doing so there was 2 inches of brown water and dirt in the tub that they just left!! They said that we would have to wait two days for an outside company!!! I do not recommend this at all, sometimes you get the luck of the draw but it looks like for the most part everyone has the same opinion.

I've lived here for almost a year now and this is what has happened to me so far: 1. Had to simultaneously move my dish from one location to another since the management team can't seem to make up their minds as to what is the proper spot for them (cost me right around $300 worth of relocation and technical assist fees). 2. Had my car broken in to with broken windows which resulted in stolen properties (i.e. ipods, gps, etc.) 3. The maintenance people that work there mistakenly took both of my dishes thinking that it was the neigbor tenants of whom moved out that day. They have no desire in reimbursing me for my dishes nor would they replace them since apparently "they're gone". The management team here clearly does not care for the well-being of the tenants. I'm not being biased. But now I have clearly learned my lesson. Hopefully, no one else has to learn it the hard way just like I did.

cheap rent but once you move out you are gonna pay for it, trust me
Not a good neighborhood, drug dealers lived next door and openly sold drugs. Lead based paint on the walls that melts in the summertime. It is extremely ------ and white trash populated. Came home from the movies one night and there was a group of 20 teenagers with baseball bats and crowbars looking for someone, it was scary. There was a damned squirrel living in out ventillation system. Stove had a gasleak. Unit is very small and does not look anything like the one the sho you. Office staff is extremely rude, ------, and all around horrible. The list goes on. The place was harmful to my health and that of my unborn baby so I moved out in the middle of my lease and had 2 leases going. After my lease ended, I got a bill for $392 for "new blinds" and "cleaning". Only I already replaced the blinds and no matter how much you clean, that place will always be a ---- hole. They never sent me this bill, jusr sent it straight to a lawyer. Probably just ruined my good credit. Bottomline: times are hard and cheap rent is tempting but don't do it! Unless you are a bottomfeeder of society, then you will feel right at home!
