The property manager and asst property manger are messy childish so very unprofessional they lie cheat steal time talk about other employees in the front office out in the open in front of the MA’s the property manager hated the maintenance supervisor with a passion and all he ever did was come to work gave his best effort to satisfy the customer and he single handily raised the overall maintenance score of property from a 2.2 to a 4.5 or higher where it has stayed for the last 4 years the property is in big trouble when it comes to maintaining the place and I would advise people to find somewhere better to live during there stay here in Tuscaloosa

Living in my apartment complex has been a very pleasant experience. It is in a quiet area, we have access to buses through the University of Alabama and the Tuscaloosa Trolley, and there is plenty to do.

My work order was taken care of immediately and in a properly manner. The office was quick to notify the maintenance staff to fix my issue. The staff is very helpful and nice. If i were to have any other issues or concerns I know that it will be solved.

Every maintenance request has been completed in a timely manner and correctly the first time. I am extremely grateful for the entire staff at the Preserve and especially the maintenance staff. Couldn't recommend more.

Not worth your time and energy
I tried to sign up the lease with Preserve. Before filling in the application I asked the staff to show me the actual unit, he said its not ready so I saw the 2 bedroom model unit. I called them next day so that they could show me the actual unit but they kept telling me we can not show you the actual unit I tried few times during the week so that I could see the actual unit, somehow they came up with every excuse not to show the actual unit.Why would I sign the lease with an apartment that does not show you the actual unit before you sign the lease. Big NO . Will never lease there.

The staff is very professional and the complex ground are well kept, very quite and peaceful and maintance are very good and fixing any problems that need to be solved? I would recommend this complex to anyone looking to move ..

First year here. Its been nice so far. I've not had a problem that haven been resolved. I've enjoyed my stay here. The only thing I dobt like is living upstairs. Its a lot when you have groceries or a lot of books.

Good I have really enjoyed li inc here so far just some noisy neighbors but nothing that is at the apartment fault by any mean! The only think I would change it cleaning up the stair wells some they are pretty messy

My experience has been pretty great so far. Move in day was very easy and everyone is so helpful. They planned an entire weeks worth of event to help everyone transition into moving in and getting used to living in an apartment.

I have really enjoyed it so far. The apartment was really clean when I moved in compared to other apartments that I have lived in in the past. The appliances look brand new and it is a very quiet complex, which I enjoy. The only negative I have experienced so far is that I have a leaky faucet which I have communicated to the Preserve for about a week and it still has yet to be fixed.

Great community. Quiet, gated, and friendly staff! Maintenance service is resolved within 1-2 days. Even though this is a gated community, we still have security actively patrolling the grounds. Amenities are great.

So far so good. The only issue I had is the broken window in my apartment. Other than that it's clean, the property is well taken care of. And the staff that I have talked to are very respectful and kind.

The preserve has served as a place for more than just a residency but a community that welcomes everyone and has great apartments that even when stuff breaks their maintenance team is right on it. Extra letters for word requirement ??

Best College Apartment Complex
I have lived her for the past year and a half now. I have nothing but good things to say about this property. Everything that is usually wrong with college apartments, is not wrong here. When I moved into my apartment, everything was scrubbed down even down to the baseboards. It was basically like I was walking into a brand new apartment. Last summer, I would lay out at the pool with friends, and it wasn't crowded and definitely on the quieter side. I've never had any issues with noise; I've found that majority of my neighbors keep to themselves. I've found that there are a lot of places around the property to be able to hang out outside my apartment with friends, whether that be the firepit, dog park, pool, tennis courts, or even the study rooms. I've had issues with apartment complexes before and I have never experienced anything close to what I experienced there. The office and maintenance staff are friendly and everything is handled efficiently. I definitely will live here whilst in college.

Living here is absolutely not worth the cost. The office people are fine, but the maintenance staff are rude, and there is constant, noisy "construction" despite nothing being repaired. The appliances fall apart one at a time, and the "amenities" seem to break every other week, both of which take a while to fix. The gym lock broke August 5th and was not repaired until December 5th. The south gate has been broken October, and has yet to be fixed halfway through December. They threaten fines for things such as being too loud or not cleaning up after your dog defecates, yet they have yet to actually enact either of those policies. The entire property is one big example of the "landlord special," and it is absolutely not worth the cost.

Save your money, time, and energy and avoid moving here. Despite multiple chances, I am thoroughly dissatisfied with this property. As I write this at 7 PM, my apartment is 81 degrees, even with the thermostat set to 70, four fans, and a dehumidifier. Maintenance has been unhelpful, claiming everything is fine, yet the temperature never drops below 74, even at night. Working late nights, I find it extremely challenging to sleep comfortably in such heat, especially considering it is 78 degrees by 9 AM. Additionally, my repeated pest control requests have been marked complete without any actual service or contact. If you enjoy carpenter ants, regular ants, the occasional wasp (I've had four in my bedroom due to window cracks), centipedes, spiders, silverfish, and roaches, then this is the place for you! Despite keeping my apartment spotless—vacuuming and mopping everyday, keeping everything off the floor, and storing food securely—I still have to deal with these pests on my own. As a student working over 50 hours a week, the last thing I need is to play exterminator every two weeks. Whether it's due to dirty neighbors or other factors, it's become unbearable. If you're drawn by the king beds, ensure you have backup bedding. It took three months after my scheduled move-in date to receive the correct size bed. Making a king mattress topper and bedding work on a full bed is extremely difficult. Another reason I chose this property was the pool, but as of July 2nd, it appears it hasn't been cleaned since April. The water is filled with dead bugs and leaves, and infested with ants. The pool water is arguably above 90 degrees, making it unusable during the day. The only time it’s bearable is after dark, when the water is warmer than the air on an 85-degree night. I understand were in a heat wave, but the pool also has not been filled up in months and its nearly a foot below the marked line. When I signed in February, I requested to be placed on the early move-in list. I had to inquire 4 times before getting an answer, which came after August 1st (less than 14 days before my lease started), stating that they were cleaning the units and didn’t know yet. I finally received an answer only five days before my lease started, saying I could move in early for a fee exceeding $600. This "cleaning" claim was particularly frustrating considering the state of my apartment upon move-in was so poor that I delayed moving in by three days to clean every square inch. The floors had black, sticky gunk in every other crack, the blinds and baseboards looked untouched, every window sill was covered in black grime and dead bugs, my roommate's closet walls had animal urine on them, the ceiling fan and air vents had a quarter inch of dust, there was molding food under the fridge door (visible when opened, so clearly the fridge was never cleaned), and the previous tenant’s clothes were in the dresser drawers and behind the washer and dryer. These are my major issues, but I've also experienced numerous minor inconveniences, including my gate call number only working about half the time (forcing me to walk to the gate to let visitors in), never receiving a bedroom door key despite asking twice, my bedroom door not closing properly due to a crooked frame, a broken fridge, malfunctioning toilets, rude encounters with property staff (except for the front desk staff), fire alarms falling out of the wall, and a dog park that can't be used despite a $300 pet fee and $30/month pet rent. In conclusion, this property has been a significant disappointment. I renewed my lease to avoid the stress of moving and lease gaps, but I would much rather deal with that than live here another year. I could continue with my grievances, but I believe this is enough to make it a place I cannot recommend. I wanted to love this place so much and haven’t expressed anything negative for 11 months, but it is beyond inconveniencing and dirty anymore. Look elsewhere for a more comfortable and well-managed living environment.

Maintenance is awesome here, they work very fast to help fix the problem. My problems are usually fix within that day of submitting issues but usually done within hours ! They also are very helpful at answering questions

Really good apartment for the price. Close to campus and kept clean. The staff working here are always helpful. Lots of events and outdoors areas to host party's or just go swimming. This is one of the few apartment complexes that offer 2 people rooms at a solid price here in Tuscaloosa.

I just moved in to this apartment, and I am feeling very very comfortable so far. It is a nice community and events are always being offered by the staff. I feel safe and happy here and am appreciative to the staff for their help in making me feel comfortable at the Preserve.

Do NOT RENT HERE!!!!! Very mismanaged property. Very dirty, mold, unprofessional, crooked!!! The do not complete maintenance requests in a timely manner if at all. If you ask to see your utility bill they don't provide a legitimate copy for you.
