The manager is extremely rude and is discriminatory against students who English is not their first language. I would be incredibly embarrassed to send my child to live here again in the future. They are obsessed with charging additional fees- noise complaints based off of no solid reason, electricity overcharges without proof, etc. The community is also unsafe... Car break ins, etc. PLEASE find somewhere else to send your children!

THIS IS A TERRIBLE COMPLEX. I am a freshman currently living here and I want to kill myself every day. Management is horrible. The staff is rude. The apartments are DISGUSTING. Don't be fooled. The apartment they show you WILL NOT be the one you love in. There is mold every where and a terrible smell when you use the washing machine. They will charge your bill at random for no reason. They won't tell you when you have a package. Do NOT live here.

If I had the choice to give this property negative stars I would have, however since that is not an option, I have given it the least amount of stars possible because of the following reasons. 1) Let us begin with our move in day. The entire apartment could only be described as FILTHY. The floors were missing tiles while also having a nice shade of brown that can only come from months of neglect. The fans, oh the fans, had at least half and inch of dirt, dust, and decay resting upon their blades- one of the fans didn't even work. Walking into the bathrooms, the foulness only got worse. What should have been clean upon our arrival was instead covered in mold and mildew that required at least thirty minutes of scrubbing to remove. (Please take note that we were not allowed to move in to our apartment until August 15th when the previous owner's lease ended the 31st in order to "ready the apartment for our arrival") 2) Shortly thereafter, our good friend and neighbors experienced a flood in their apartment. Management was unhelpful and did not respond to the emergency maintenance call for approximately five hours. And if this wasn't bad enough, management did not take care of the problem of the flood until three days later, causing our friend and her roommate to become ill from the mold and mildew that was circulating in her apartment. Although this flood did not affect our apartment personally, it is a bleak foreshadowing of how management would handle any such emergency. 3) Maintenance requests are not responded to in timely manner- if at all. As stated previously, our broken tiles in the kitchen (which was supposed to be fixed upon arrival) has yet to have been attended to. Various appliances have broken: the air conditioning (twice), the leaking toilet, the unbalanced hot water heater, the door that doesn't latch, and last (even though we know this won't be the last) the garbage disposal. The garbage disposal took four scathing work orders and a visit to the office to get someone to fix the cauldron of swirling food vomit that was our sink. This is an unnecessary amount of effort for us to have to go through in order for them to fix the apartment that should not be breaking in the first place. 4) General clientele of this apartment can only be described as sketchy. If I were a parent, I would not feel safe with my vulnerable college aged daughter (or son) living here. Please realize that this apartment is not exclusively college students, as many known drug dealers and other unsafe people also call this apartment complex home. This can be attested to by the number of police cars that patrol the complex nightly. 5) Finally, they have stared to renovate our apartments for the next fall while we are still living them. This would not be a problem if this were done over break or at a time where many of the tenants were gone. However, they chose the middle of the semester while we are preparing for school, going to work, going to sports practices, and otherwise living our very busy lives to completely renovate. Tenants are given the choice of being cooped up in their rooms for hours despite previous commitments or finding somewhere else to go. Both of which are extremely inconvenient for everyone involved. We hope the poor souls that choose to live here next year enjoy the new renovations that we suffered through, I'm sure they'll more than make up for the lack of a safe environment, inability to respond to maintenance requests, and the overall disgusting nature of the Campus Way apartment complex.

We have had multiple bug problems. The exterminator always came two weeks after we wrote a note to the office and the bug problem has yet to completely been fixed. The workers at the office either seem to know very little about the complex itself or are extremely lazy and rude. When there is a problem they pass it off and do not act immediately to try and fix it. They also charge for fines very easily. I would not recommend to college students.

I moved from California to go to school here and wasn't familiar with the area at all. I chose to move to campus way because it seemed like the best option for me at the time. For all the people considering moving here I would not recommend it. I was very lucky in the fact that one of my roommates is now my best friend but through the "roommate matching" (which they don't do) we have had some very awful roommates. One had her boyfriend living with us, which we complained to management about but they did nothing. Also he would break into my room and steal my money. Then once she moved out cause her lease was up they brought in another girl who was a smoker when we said specifically we do not want to live with smokers. Also they charge you $25 per trash bag if you leave it on your patio even for 15 mins. There are always overages for electricity. The roaches here are disgusting. If you put in a work order it takes days/months/years to get it done. Then they will break something else and not fix it, all while stealing your food and alcohol.They have people come through your apartment without your knowledge all the time. Honestly if you are considering this place due to the low price I would find somewhere else because at the end of the day the fees this place tries to up charge you with will bring your rent roughly the same as those way nicer apartments you were also considering. I wish someone had told me this before moving here.

Why Campus Way sucks: ~We had a robbery in our building. Come to find out the guy who was robbed was a pot dealer who's friends were screwing him over. ~We had a maintenance issue that took four months of frequently filing work orders, repeatedly going in to the front office, and even a call from the manger who asked why I kept filling out work orders online. ~I've heard gunshots once before, and we reported five gun shots this evening.

There has been black mold in our apartment the entire duration of our lease and management paints over the issue instead of fixing it. It keeps returning and we have had respiratory issues all year. DO NOT LIVE HERE WHATEVER YOU DO!!!!! The picture of the mold is an at home mold test we purchased to prove it was mold.

Good staff. good maintenance. Close to campus. Came with washer/dryer and furniture. Cheap maybe the cheapest large complex in Tuscaloosa. I am however somewhat concerned for my safety at times. I'm not sure if I should be worried or annoyed when the panic buttons go off every night. Overall a decent place to live if you're on a budget or looking to live close to campus. I can tell that they're trying to make this place better with the new flooring that they have offered but I'm not sure that I could live here again. The roommate matching was totally wrong so I'd never do that again. Everyone cringes when I say that I live at Campus Way but it's really not that bad. If you are looking for a cheap place to live this is a good option. Otherwise, there are many other options in Tuscaloosa to consider.

For starters, Campus Way did not clean my apartment at all prior to moving in, causing me and my roommate to have to clean it ourselves (it was disgusting). On top of having to clean the apartment, I also found out that almost every window leaked when it rained, including the one in my bedroom. I placed towels on the windowsills and they stayed there until I moved out this July because maintenance never fixed them, despite the numerous phone calls and work orders I placed. Along with the leaky windows, I also had a fire ant infestation, a large amount of mold growing under one of my leaking sinks, and a broken AC unit for several months before maintenance ever showed up. Staff and management were also a nightmare. The staff was often rude and seemed like the last thing they wanted to do was be helpful. The manager (Leslie Kynard) was extremely rude to both me and my roommate. She was condescending and unprofessional via email and in person and she threatened to fine us for things our neighbors were responsible for (i.e. trash, cigarettes). Overall, Campus Way was a horrible experience and I employ anyone who is interested in living there to RUN THE OPPOSITE DIRECTION AND NEVER LOOK BACK.

The staff is excellent! Maintaience always comes that day you say you have a problem. If anything is wrong they fix it for you no charge. Yes former staff(before it was campus way was HORRIBLE) but now this new staff has taken over a few years back it has been great. Can't beat the location and the staff is just great-if they don't have they answer and they always will find. They even called me to let me know the information I wanted. I would say Definitley live here! I'm graduating and am going to miss it!

When I toured campus way it looked like a great and cheap place to live. I felt that I would get my moneys worth, but I DID NOT!! The day that I moved in, the carpets were disgusting, the bathroom was never cleaned, and there were stains in the carpet. If you saw the model, it looks nothing like the real thing. The place is a dump. My bathroom tiles are not glued down, and so keep coming off the floor, there is mold behind the toilet, and the bathroom cabinets were never cleaned, so dont bother using them. Everything is breaking in this apartment, and falling apart. They have been around for about 20 years, and they need some serious renovations. Paint is peeling off the wall, and the place consistently stinks. I have heard of people previously living here that have been robbed at gun point, and management didnt even care. This place I feel is unsafe as being a girl. I hate it here and did NOT sign a lease with them again. If I could live under a bridge I would. The only good thing about this place is maintenance will come out the next day and fix what you need fixed, but expect in a month of putting in the same work order. I have put in the same work order 12 times in the 8 months I have lived here. They make it seem it is fixed, but will eventually break again. I HATE this place and if you can find something else, do it. This place is not worth a penny.

Campus Way was a great place to stay for me! I lived there Senior year and had a blast! The staff is friendly and they always make sure your taken care of. Its so close to campus I would walk to and from home and campus. I stayed in a four bedroom and had great roommates. The computer lab was great when I had a last minute assignment due. This place is great for students.

I absolutely LOVE campus way! I'm definitely renewing to stay again. Ive made a lot of new friends since I moved here and the staff is HILARIOUS! I would highly suggest living here. You won't regret it!

This is a long story, so bear with me. I absolutely affirm that everything below is true and have multiple people who can back me up on this. I lived at Campus Way for two years. When I moved in, the condition of the apartment was not good. The carpets had not been cleaned, the bathroom was dirty, and the dishwasher did not work. The dishwasher continued to be a problem for the entire time I lived there as maintenance never fixed it. For the first few months, things weren't perfect but were decent enough for me to renew my lease in November to avoid the hassle of moving the next year. Over Christmas break, several apartments were entered with a master key and had things stolen, including one of my neighbors. At the end of the first year, they got new management and by that point the complex had turned into a total dump. There was trash everywhere outside, the paint was peeling off the exterior walls, half of the workout equipment didn't work, and the pool was disgusting. My neighbors across the breezeway had their back door kicked in and their apartment robbed in the middle of the day. Someone threw a beer bottle off a balcony which hit and broke the windshield of my car in the parking lot outside my building. The new management was extremely rude and accused me of not paying my rent to the point of entering my apartment and serving an eviction notice several times, even though my bank statement showed that the checks had posted. My roommate managed to get out of her lease and I ended up living alone after March, which somehow didn't stop me from getting utility overages even though I didn't even stay at my apartment half the time because I had begun to feel uncomfortable there alone. After the tornado in April 2011, I went home for a few weeks. When I came back, they had moved a new roommate in without notifying me at all and the roommate had been living there for a couple of weeks. I was expecting to get a new roommate at some point since I was only paying for one of the two bedrooms, so that part didn't bother me, but it would have been nice to know someone was moving in considering the fact that I had expensive personal belongings in the kitchen and living room which she was using. Not only did I come home to some random person living in my apartment and using my stuff, they had also changed the lock on my bedroom door without notifying me, and I ended up having to stay elsewhere for almost a week because they were unable to come up with the key to my bedroom. When I finally gained access to my room, there was clear evidence that someone had been in there without my knowledge or permission. One of my dresser drawers (which happened to be my underwear drawer) was open and someone had used my toilet and neither flushed it nor put down the toilet seat. I'm a woman, so obviously I hadn't lifted the seat for any reason. At the end of the first year's lease term, this roommate moved out and they began to make preparations for a new roommate to move in in August. For two weeks, maintenance and contractors would enter my apartment at any time without even knocking on the door. One morning at 7 AM, they actually had the decency to knock for once before using their key to open the door. I had the chain lock on the door because, being a female living by myself, it made me feel safer. Clearly, this should have been an indicator that there was someone in the apartment. Rather than waiting for me to get to the door and let them inside, they busted through the chain lock and entered my apartment. They never ended up fixing it, so my new roommate and I had to rely on the deadbolt lock (which was loose) to protect us. In the fall of the second year, my roommate and I both started noticing we had breathing difficulties. When we opened the air conditioner cover to change the air filter (maintenance only changes it once every 6 months. supposedly.), we discovered that there was algae, mold, and whatever other wildlife you can think of growing inside it. Despite repeated calls to maintenance to clean it out and repeated incidences of our air conditioner not working, they never did. Peace and quiet was out of the question living there. Our neighbors were drug dealers and our apartment constantly smelled like marijuana because of them. They stayed up until all hours of the night (sometimes until 5 AM or later) having loud parties and would congregate outside our front door to smoke. Despite repeated complaints to management, nothing was ever done. By the winter of the second year I lived there, I no longer felt safe AT ALL living there. Multiple cars in the complex were broken into. Someone was robbed at gunpoint in the parking lot outside my building. One night, my roommate and I heard what we believe were gunshots outside our building, and other neighbors can corroborate this. Another night, the police knocked on our door with a picture of a guy they were looking for in the complex. The icing on the cake was one weekend when I was gone when my roommate found a gun in the bushes next to our patio. Yes, you read that right. A gun. In the bushes. Next to our patio. When she called management to inform them of this, they told her to PICK IT UP AND BRING IT TO THE OFFICE! Of course, she's not an idiot and called the police to deal with it instead. You can't make this stuff up. By the Spring of the second year, I carried a can of pepper spray with me every time I walked to or from my car in the dark. The breezeway lighting didn't work, so I always felt like I was going to be attacked going into my apartment, and being on the ground floor meant that I was constantly afraid someone could just break into my window and help themselves to my apartment. I've never counted down the days as impatiently as I did to the day my lease was up. I was so anxious to get out of there that I moved out several days early, only coming back to drop off my keys and sign papers. Living at Campus Way was the worst decision I have ever made and I'm so glad I don't have to spend my last year of college living there. They say you get what you pay for, but even with the comparatively low rent they charge, it's not worth it. I hear they have new management yet again, so maybe they will improve some, but I would NEVER wish that place on anyone. If you're thinking about signing a lease here, please do yourself a favor and reconsider.

This place is horrible. They are making attempts to "fix" the place. Overall, the staff is rude and the facilities are below average. My first year here was decent. It has been down hill ever since. Maintenance is slow. I often have to get my BF to fix things around the apartment. Do not waste your money!! Besides the location, Campus Way is not a good place to call home during your college years.

not worth it
If your broke and dont have any better place to go....find somewhere else because this place sucks! Tiles broken, dryer doesnt work, dishwasher doesnt work, a/c doesnt work and there is a forest of mold in my bathroom! The management could care less!

Sure the rates are low, but so is the quality of service. The management is very slow to get anything done. We had a leak the first week of school. They fixed the leak, but never came back and tucked the carpet in or anything. Pay a little more for somewhere else, it's definitely well worth it. Parking is more than sufficient, they have enough spaces for everyone. On a nightly basis, there was ALWAYS extremely loud music playing. Staff was retardedly slow. Anytime I had a package in the mail, first they didn't notify me like they are supposed to, second once I knew via the internet that I had a package, I would make a trip to the office... No one knew anything about my package. Four days later they finally find it, but only because I was persistent enough to bother them everyday. Management tried to repaint the buildings during the spring, but the whole place isn't that nice looking. There's was a broken concrete step on the stairs going up to my building when we moved in back in August. They finally screwed in a two by four to cover the hole sometime around April. Honestly, the best things I'll say about this place is that the parking spaces were plentiful, the rent was cheap (for Tuscaloosa anyway), and one time this summer my mom accidentally sent my money order to my address rather than the front office. Through my roommate I found out. After two days of hassling with them, they finally dismissed the late charges. But it was a hassle.

Horrible, DONT live here!
I live on the 2nd floor and I hear EVERY footstep above me. I have to turn on a fan on high power just to be able to sleep every night. The new managment sucks. They say things and give out fliers about, for example, recauking the tubs, but HAVE YET TO BE DONE. Dont even bother calling the front office. They dont want to help.

Awesome
I lived there. My roommates put a bar stool thru the ceiling,and threw a chair thru a window. One also put a butcher knife thru my bedroom door several times. There was a vacant apt next to ours and my roomie took a ---- in a dresser drawer. I also frequently did donuts in the courtyard w/ other peoples cars (a perk of being the DD) Wow I miss college!

Horrible
This place is ridiculous. Our dryer broke and was reported a month before anything was done. New mngt doesn't have maint. on staff. The place is bad. Our ceiling had a water leak that wasn't fixed. It is bad. Do not consider it at all.

DO NOT LIVE HERE
I have lived here for almost 4 years now and I cant get out fast enough. The new management is rude and ignorant. Seeing as how in the past 6 months there has been around 4 property managers, no one ever knows what the hell is going on. They painted the buildings, but all it did was disguise the problems. The buildings are old, and falling apart. The stairs shake when you walk up and down them, all the appiances dont work half the time, and the air conditioners and water heaters are so old they cause the electiric bill to be through the roof. The maint. men, now that we have them, are creppy!!! They walked into my apt. while I was changing and didnt even bother to leave, turn around, ANYTHING, they just stood there!!! Furniture is included in rent, but like everything else it is old and falling apart. The top to our living room table, if you want to call it that, it was more like a piece of plywood on metal legs, is falling off. My dresser wobbles everytime I open a drawer, and I have to put pressure on the top of it to even pull out the drawer so it doesnt fall over!? Basically, this place was probably nice 10-15 years ago. NOT ANYMORE! Facilitys are crappy, staff is rude and rent is WAY WAY to high for what you get. Spend a little more and live somewhere else. You couldnt pay me to live here anymore

If you want to fix everything yourself...
Great location, pool and volleyball sand court is nice...overall nice place. EXCEPT the management is horrible!!! They never fix anything, they don't return your calls, they LIE, LIE, LIE!!! The girls they have working in the front office are extremely rude, and if they don't know an answer, they will more than likely just make something up. I don't recommend this place unless you feel like fixing everything for yourself.
