It's a Business --
I too have moved out of the Homecoming Eastvale Community. Would I recommend it to others? At one time I would, but now, I beg to differ. In a time when our economy has taken a downturn and employers are cutting back, I received a notification after 2 years that my lease will not be renewed because I was late 5 times in 24 months. Not, because they had to start eviction porcesses or not because when I was late and I did not pay the additional fees, but because I had been late 5 times. And the extraordinary aspect of this situation is that I was late during my first years lease and they not only renewed it, but offered me a lower rental rate if I stayed. For my last years lease, I had not been late and it seems to me that they would prefer that I be late; maybe to collect the extra $50 late fee and now that they aren't getting it, I have to go, which is fine. The kids that live on the property are bad and disrespectful(not all, but a large portion and it's usually the ones that aren't supervised); and there have been break-ins in homes and cars; so much so, that they have put camera's at the gates. There is no real security, no solutions have been provided on how to keep outsiders from coming in through the exit gates and using the grounds that are suppose to be for the residents only. Well, it does not matter because I believe that everything happens for a reason and it's just time to go. And I thank Homecoming Eastvale for giving me a notice to move, because if they hadn't I would not have explored the many other options that are available for me; and though I was not 100% happy where I was at, I had gotten comfortable with it's mediocrity and most likely would not have found my new home. So thank you Brett! And to all prospective renters, 'Renter Beware'. And don't expect to get all of your deposit back, even if you leave the place spotless! It's a business of taking all they can get, even when you leave!

Overall it it a good place to live. My problem is with the pests. I guess being across from an open field does not help. We have spiders, pincher bugs and silver fish up the wahoo. I do believe they are all about the money. Had a problem recently that was their fault but I got penalized.

I had made a appointment to bring my son and boyfriend to look at a certain floor plan but when we got there no one knew nothing about us being there or the floor plan being available to look at. The front office woman went to another room to ask the person we were to meet came back said she was with another client and she nothing so could not help us. Nice way of treating potential renters. We were prepared to put money down on a apt found the grounds very nice, but the office girls pushed us back to not rent here, very unprofessional. As the saying goes the right hand did not know the left hand.

I enjoy living at Homecoming...
I moved in on December of 08, and so far living here has been good... I consider Homecoming to be a great place to live... the best part for me is that they are pet friendly and they have doggy bag stations through out the premises... another great thing is that there wall insulation is really good because you can't hear a thing from the outside...Homecoming also has great events going on every month... there's yoga, resident yard sale, cooking classes, etc. The apartments are larger than others you see in the area and are much better updated than others...having a washer/dryer in the apartment has been great too... Another good feature is the large courtyard with direct access to the garage... Overall it's a nice place to call home... I'm not saying it's a perfect place, but then again what place is perfect? My negative feed back is minimal...the speed bumps are a bit annoying but it's part of keeping the community safe, the cow smell...you'll get use to it, having to get a parking permit when someone visits, and the windy days...mother nature! As far as all the negative feedback on moving out... I have no knowledge on that since I still live here...I hope it's not as bad as it sounds the day I decide to move... :-(

After I cleaned it like crazy, They took away all my deposit and demanding me for all the non-sense fee.(new carpet, clearning, painting ) after I move out.
I lived in different apartments before, Home Coming took away all my deposit and demanding me for the entire non-sense fee. (New carpet, cleaning, painting) after I move out. They charged me extra $1,000 after I moved out. ($120 for cleaning $760 for carpet replacement $110 for painting) I did deep clearing before I moved out--I spent all days using "Lime Away cleaner" to clean their apartment, wiped all the toilets, sinks, refrigerator and counter. Emptied all the cabinet / refrigerator and dumped all the trash when I moved out. My family and visitor NEVER wear shoes inside the apartment: My daughters are allergy to dirty carpet. Therefore, our carpet is very clean when I moved out. The walls had no nail hole/ dirty spot at all when I moved out. I am glad that I took pictures of this totally- cleaned apartment on the day I moved out. I am going to fight for my deposit back.

Money hungry and greedy with returned deposit
I just recently moved out of the Homecomings after living there for 2 years. With all of the problems that we had when we first moved into the homecomings, I would have never thought that we would be charged for all of the things that were wrong because it was the same problems that we had moving in. On the first day of move in, they had to resend their crew to clean the house, clean the carpet, touch paint the walls and replace and clean some of the appliances. I always paid my rent on time and I made sure that when I moved out that the apartment was cleaned, all nails were patched and spot painted, the carpet was clean, so I didnt understand why I wasn't to my full desposit back. I did a walk through with Eric and they charged me for the carpet, to have their crew come in and clean, and they charged me be holding the keys for 3 days even though I had all my things out of the apartment on the 31st of Jan. And they tried to charge me for re-painting the apartment even though I was entitled to a free carpet cleaning and painting of the apartment after living there for 2 years. My deposit was $1930 when I moved in, but after they finished charging me for base rent, month-to-month fees, garage/parking fees, apt cleaning charges, carpet replacement fees, key charges, and paint charges, I only got $500 back. I called Toni the manager to complain about these charges, she decided not to charge for paint but I had to pay all the other fees. I liked the amentities that the homecoming had to offer, but the rent is high and if you decided to move out be aware of the mysterious charges that they are gonna charge you for moving out. Its almost like your being punished for moving out because they are gonna do everything in their power so that they do not have to give you your full deposit or any of your deposit back.

Lewis Properties is all about greed
If you value your money then this is not the place to live because the lewis Corporation also values you money and will take as much as they can get from you. Even when you fulfill you lease it will still cost you to move out. They will find everything they can to not only take your deposit but also charge you even more so you end up owing alot more.

Their lease is made to get you in the end. When I was moving out I noticed there were lots of others doing the same and getting carpets replaced among other things. We knew we would have to surrender our deposit but didnt think we would have to pay 1700.00 more because thats what they say there carpet is worth. They prorate the life of their carpet up to 5 years. I know 2 other people who have had the same type of problems. If you have kids,I would not recommend living there because things are bound to be destroyed and in the end you will have to pay out of pocket.

Great place to live!
My husband and I have lived here for about a year and a half. This is the best apartment community we have ever lived in. The grounds are well maintained, there's always parking, and the office staff is helpful and friendly. In these apartments there is no one living above you and nobody living below you, you only have neighbors on either side of you. We have never heard either of our neighbors, and they never hear us, so the walls are not paper thin. There are always free activities provided by the office staff, such as water aerobics, kick-boxing, yoga, continental breakfasts once a month, plus tons of children's activities. We even rented a room in the clubhouse for a party, and the office staff was more than happy to work with us. We love living here, it's like living in your own little "house" more than an apartment. There is even a great shopping complex with a Target, Best Buy, Kohl's, restaurants, movie theatre, and grocery stores just down the street. It's a prime location, and I would recommend this place to anybody!

I enjoy living here
I enjoy living at Homecoming. I've lived here for 1.5 years so far and love it. The grounds are well-maintained, the staff and freindly and attentive, the apartments (at least the one i'm in) is fairly new and well constructed. There are tons of amenities here (which i'm sad to say, i never take advantage of because i rarely have time). The neighbors around me are quiet and respectful. When i've had issues with appliances, the maintence staff took care of them right away (within the next day). The only thing the bothers me is that i live in the back, so I have to go through so many speed bumps!! Why must they put so many speed bumps so close together?? But overall, I would recommend this place.

I LOVE eastvale!
I have been living in apartments for about 2 years, and moved 3 times (not including to Homecoming). All have paled in comparison to Homecoming at Eastvale. I have no clue what people are complaining about. My work orders get finished in a matter of a day or two (and when you think about only a few guys having to service over 700 apartments, that some pretty good timing). I NEVER hear my neighbors unless someone slams a door overly hard or anything. I always have hot water. The townhouses are like little real houses. I almost have no desire to ever move, why would you?! All of the appliances are included, and if they break, i don't pay a dime to fix them. I love the 24 hr gym, so I can go really whenever I want (not to mention it saves me 35 bucks a month in membership fees to some crappy place I have to drive 15 minutes away to get to). I walk my dog all the time, and run into so many friendly people that will just chat with you while the dogs play. There's so much greenery, all tucked away within the pool area and tennis/basketball courts. Kids playing, people washing their cars. It's just like a normal residential neighborhood. I love it! Nothing ever exciting happens, which makes it nice and quiet. Plus they have fun little events like football games and pool tournaments in their clubhouse. I love everything about Homecoming at Eastvale. I wish people that had positive thoughts came on here more often to give people a better idea of what this place is really like! I hope this helps!

I would never refer anybody to live here...
I work in the industry and for me to come to an apartment community where their management company prides themselves in customer satisfaction, I was utterly disgusted by the management here on site. This was the absolute worst experience ever. The manager was unreliable and the staff was incompetent and blatently rude. We were led to believe that we were getting a new apartment and two days prior to us moving in they put us in something totally different which was absolutely dirty. We were there for less than two months and we got a bill a couple of weeks ago from them stating that we owed them $800.00. If you ever decide you want to rent, PLEASE DONT RENT HERE. Save the stress and dissapointment for something worth it in which they are absolutely NOT!!!!!!!!!!!!!!!!!!

Very happy with Homecoming
I moved here from out of state in June 2007. I made a trip out here to look at apartments and visited about six places. I felt the safest and most positive about Homecoming at Eastvale and even though it was a little more expensive and a little further from my new job than I wanted, I decided to come here. I figured I could move in a year after I knew the area better. My apartment has no common walls with any other apartments. It's in a building that is actually the garages for adjacent buildings. There are only two units in this building and we aren't connected in any way. Although I do hear garages going up and down, it's not as though it's going on constantly, and it's not very loud. The only time I hear my neighbors is when they pull into their garages with their radios up too loud, but that's for only a few seconds before they turn off their cars. The gates don't necessarily keep out anyone who is determined to get in. The common practice seems to be that someone without a remote to the gate just pulls up to it and then when a resident with a remote comes, they can't get in unless they open the gate and let the other car in too. But other than having gates with guards, I don't know that there's anything that could be done about it. There are a lot of dairy farms around and if you're outside sometimes you really can smell them. However, I've never even noticed the smell when I'm inside and I usually have my windows open. When I first got here I was surprised that a number of flies had gotten in despite the screens. I guess the flies come from the dairy farms and they slip in any time you have your door or balcony door open. It wasn't horrible but it was surprising. A good fly swatter took care of it. They seem to take very good care of the place. There are maintenance people all over the place in their little golf carts. They pick up garbage at the door twice a week which really helps me because I have trouble walking. I've had only one maintenance request and it did take an awfully long time to fix it but I think that's because the Santa Ana winds did a lot of damage (including blowing one of my screens away) and it just took time for them to get to everyone. (And I learned not to leave my windows open for the weekend while I go to Vegas during certain times of the year. Holy Crap! And I thought West Texas was windy!) The UPS guy, who the apartment complex has no control over I guess, can be a pain. He almost never leaves a note that he's left a package at the office so you just sort of have to guess. If someone sends you a surprise you might not know it for months if you don't go to get some other package. Sometimes he tosses the packages up on the balcony, which would be fine if he would just leave a post-it note on the door like UPS guys everywhere else. I had an envelope with a $330 concert ticket lying out there for days simply because I didn't look out on the balcony. I'm just lucky the winds didn't kick up while it was out there. There do see to be a lot of dogs around but they're always on leashes. I don't know whether their owners are cleaning up after them because I don't go out in the park-like areas. I have two cats and one of them is very upset about an outdoor kitty who comes around to taunt her from time to time. That's the only cat I've seen outside. The kitchens are really nice. The stove is to die for. If I buy a house, I hope to buy one like it. I've never had any trouble with any of the appliances. However, I do think the air conditioning and heat don't seem to get back to the master bedroom for some reason. It'll be cool in the living room and warm back there with no air coming out the vent. I'll probably report that before it gets hot again. The balcony is very large so if you have an outdoor furniture set, it'll probably fit with no problem. To sum up, I've really liked it here. I might move when my lease is up but only because the bursting of the housing bubble has made it possible to rent a nice single family house closer to where I work for the same or less than I pay for rent here. I won't be leaving here for another apartment. There's just too many risks with apartments. Here I know I've got a great apartment with no common walls in a quiet community where I feel safe and where the staff is always friendly.

COME LIVE IN A KENNEL!!
Too many dogs owned by irresponsible and discourteous neighbors. They're allowed to bark throughout the day. The breed and weight restrictions for dogs are NOT enforced. I have complained twice to management about the noise without any response. If you chose to live at Homecoming, don't expect a peaceful day at home and watch your small children! The amenities are beautiful - gym, tennis court, and swimming pools. They're so beautiful that even non-residents enjoy using them. A gate that divides the parking lot from the pool area has been broken for over 2 months, allowing easy access for intruders. I have witnessed non-residents walking down the driveway, through the broken gate and knock on the gym door for access - actual residents have a keyfob. If you don't mind noisy dogs and paying for non-residents to use private amenities, this place is great.

Love homecomings
I just resigned my lease for another year. . . . I love this place. I am a single woman with another female as a roommate and I feel safe and secure in the enviroment that is provided. I would recommend this place to everyone and I do. I have friends that live here as do and it was actually recommended to me in the first place. Homecoming at Eastvale is an all around grade A with me. I do not haev one thign negative to say about them. The service with managers and people associated with Homecomings are always inviting and engaging whenever I need somethign or jsut have a question. The site is very accessable and surrounded by many good stores. Once my year is up again I plan to resign for a third time.

Great Place To Live! School District is horrible!
What a great place to live! The residents are friendly, office staff is on top of everything (Kelly is very understanding)and the maintenance department answers calls immediately.(Shaun stays on top of his guys and the vendors). I was sad to have to leave, however with 2 small children, the school my children had to attend was awful. Not only was it about 20 minutes away in Riverside, but the curriculum is sub-standard at best. I couldn't get help in 4 months of complaining to them, so I had to leave my wonderful community at Homecomings There is a school down the street but Corona/Norco SD closed the boundries because of Swan Lake Mobile Home Park. They are building a new school right across the street for the 08/09 school year, but I couldn't wait that long. If you have small children and can afford private school, Homecoming at Eastvale is a wonderful place to live!! I would move back in a heartbeat if my children were older!!

Been very pleased so far....
I've lived here for almost 6 months now and So far, I'm very pleased. The grounds are kept up very nicely, management is helpful when needed, maintenance responds quickly and fixes issues adequately. Great amenities here for the price.<br><br>Before moving here, I read the reviews and was concerned about parking. So for only an additional $50 a month, I purchased an additional garage, and I'm very pleased that I did. Now, parking is a non-issue for me. <br><br>The management staff and build quality of the units are 10x better than the last apartment I was at in Corona, and for practically the same price (for a 2 bedroom). I've been very pleased so far.

So far so good
We moved here the end of June. So far the only rpblem that we have had is there is a horrible spider problem. On the upside of that, if you call, they will have your apartment sprayed. As far as the dirt is concerned, with all of the homes and building going up, what do you expect?<br><br>We love it here. It is family friendly, and there is actually grass and playgrounds for the kids.

Rude Management
There is a new manager in the office and she is stuck-up,rude and it took her 2 weeks to call me back after I left 4 messages with the staff members. She dosent show her face to the renters, and when you finally get a hold of her, She talks down to you, REMEMBER I pay to live here<br>LEWIS CORP....what were you thinking hiring her

Can't wait ti leave!!
The smell is horrible..."The Mira Loma Aroma" it smells like sh** all the time and its so dirty your car wont last a day after you wash it.<br><br>The water is highly contaminated so if you have children or even yourself do not drink the water, not even if you filter it. There are high levels of Nitrate. We all got a letter saying that boiling will make it worse...from all the old dairy farms! My wife and I where sick all the time for the first 3 months we lived here until we finally stopped drinking the water!<br><br>The parking does suck, not everyone use there garage for there cars so they park outside and its sux finding a spot in the evening.<br><br>The walls are so thin for a new place. You can hear everything going on with your neighbors and the doors being slammed all day and night kills me.<br><br>The staff is good but maintenance is slow. Lots of kids riding around so be careful. Dont get a place near the back by the small pool , too many white trash and bad sh** going on back there.<br>

2 years in Homecoming
I have lived here for 2 years with few problems. I guess the biggest issue is that you get one parking permit to park your second car outside and there is not always spaces near your apt. There were several times the first year that I couldn't find any parking within the complex for my car if I was out late on a Friday or Saturday. This has gotten better over this past year. I can also hear the neighbors thru the walls at times and hear the freeway. The layout and design are nice and there are fwe college students, etc...Most people are professionals and great people. The office doesn't hesitate to kick people out if there are problems. There are a lot of animals here and well lit paths. Often people are out walking their dogs, etc.. I have been here two years and find it nicer than most apts, but you pay for that as it is more expensive for being in the Inland Empire.

You can't find a better apt rental that's closer to a home than this!
You can't find a better apartment place to rent that's the closest to feeling like a home than Homecoming at Eastvale. I admit when we first moved here in 2005 it seemed a little bit unorganized (for example: the parking situation was out of hand, their front gate was broken for more than a wk when they have a maintenance team and the directory was broken a few times on and off), but being here for over a yr i have noticed great improvement w/ this place. I've read reviews from people who lived here before and they complained about parking and staff. I believe they have fixed most of the problems that probably occured when this place first "opened". They enforce that all guests have passes now after 5 and that has improved the parking situation tremendously. I have seen that they have went through a bit of receptionists for the clubhouse, but this is a very big community, so i'm sure it can be overwhelming. The staff overall is very friendly. They have awesome events planned for people of all ages here i.e. cooking classes, halloween show, easter breakfast. They have free dvd rentals up front-a lot of them being new releases! Even though you pay a little bit more in rent, all the little perks they offer make up for it if you take advantage of it. They have an awesome clubhouse-it's huge! It has a library, theatre, billiards room, business ctr. You can even rent out rooms for parties! They have bbq areas all throughout the complex. The grounds are well maintained . I hear somebody mowing or see somebody cleaning the grounds everyday. <br>Some drawbacks would be that yes, you can hear your neighbors every now and then and you can hear when they turn on the shower/bath initially, but what do you expect w/ a townhouse? or anything stuck together like that? Yes, people can come in if they follow somebody in, but what do you expect? Most apt complexes are like that everywhere. The gate just can't close right away after every single car entered.I guess a guardsman/gatekeeper type thing would be the only other way to control that. <br>They just put up a sign for a proposed K-8 school site right across the street, so i'm looking forward to that.<br>For the most part, people living here are very friendly. Just like anywhere else, you can't really pick n choose your neighbors, some people will be rude others are nice. If you don't like kids, don't move here b/c this is a very kid friendly place. They even have a kids club twice-three times a wk.<br>Our lease it up soon, and i can't seem to find any other rental area that even compares to this one except for maybe Homecoming at Terra Vista, which i hear the only difference is a putting green and mountain view, but it is a little bit pricier to live out in Rancho Cucamonga. The<br>Mira Loma/Eastvale area is growing quickly, though! They have the Target/Vons-whole Eastvale Gateway (which is also affliated w/ Lewis corp) almost fully completed. They put up the sign for "The Resort" (also made by lewis corp) across the street which will be homes for sales w/ the same perks as these homecoming rentals.They are breaking grounds for the Marketplace to the right of Eastvale Gateway, and they already started the project to make another freeway exit off the 15 to help w/ traffic congestion over here.<br>We have a 2 bd, 2.5 bath. We picked this one for the ample size for the price. The only drawback to this one (the arcadia) is that the garage takes up most of the downstairs, which makes the living room/kitchen area look small, and there is no coat closet. But the master bedroom is huge! I can fit a king sized bed in there and still have plenty of room! Their walk-in closets are great w/ their built in shelving, also. I love the .5 bathroom downstairs. It makes it convenient for guests unlike many townhouses in apt complexes in which you have to go upstairs to use the bathroom.<br>So for you people that had bad experiences in the past, i think the staff has worked on most of those grievances that occured in the past, maybe if you stuck it out, you could see that. I highly recommend this place for a rental area!

You've got to be a horrible tenant to not LOVE this place!
We have lived here for a year and just signed another year lease. The staff bends over backwards to help you. Repairs are taken care of immediately. Parking is great and they DO enforce the parking rules every night! There is an awesome super-clean gym, 2 beautiful pools & spas, the grounds and buildings are gorgeous. The security is great. We have NO complaints and will not move out until we purchase a home sometime next year.

We loved living there!
Of all the apartment complexes we've lived at, that was the best place we lived in. We totally lucked out with awesome neighbors, and we never had to make any serious complaints other than parking. We now live down in Aliso Viejo, though it's beautiful down here, we felt like we sacraficed good people for the scenery. We miss Homecoming a lot. If only there was a community simular down where we are. We still often talk about how nice we had it when we lived in Homecoming. For those who didn't like living there, I'm sorry to hear that. Because we loved it there and didn't realize how good we had ot until we lost it.

Sexual Offenders live here
Theres a few registered sexual offenders residing in this "renters paradise." Also, since the walls are so thin, don't be surprised if you can hear all the horrible things those sexual offenders are doing next door to you.<br><br>My neighbors also had thousands of dollars worth of tools stolen out of their own locked garage here. <br><br>Just skip homecoming for your own good. Remember it make look great, but compare it to all the crap its around. Swan Lake (which houses even more sexual offenders) will be your closest neighbors if you live here. And don't be fooled by the "gated" entrance. All people do is sit and wait for you to pull up and they just follow you in.
