Nice and well managed
I have lived in Adobe Hills since it was converted to condos. It is a VERY PLEASANT experience. It has a team of very good cleaning crew and gardeners. When the building needs repair, the maintenace places tapes to mark the places needed repair (but they certainly need to be more puncture about their schedule.) The parking is safe as far as I know. There are many luxury cars in the community and I didn't hear any complain. It is possible that the residents from the other side of the street may have different point of views, but please remember the layout over there is older and more crowded, the landscaping is a bit shady too. (Buildings with odd numbers were built in late 80s; the Adobe Hills has pair numbers and were built in early 90s). In the begining there were noticeble amount of affordable housing residents; as time goes by I think the whole community becomes classier every season and I can not tell which units are which anymore. It's understandable that people do behave well once the environment is nice. There used to be complains about the plumbing in the buiildings, but earlier this year each unit spent around $240 special assessment to up-date the pipes so this issue has been taken cared of.

Future Crime at Mission Wells / Montemerano
In repsonse to the previous poster: <br> <br>It is my opinion that unless security is greatly improved at MW - Montemerano -, there will be little change in the amount of crime after conversion to condominiums. A certain percentage of the condos (probably at least 30%) will be rented out by the new owners, so there will still be transient tenants - perhaps some of them Section 8, like now. Also, the property's proximity to the Fremont BART station will not change. <br> <br>The future condominium association will have to address this problem, that's for sure.

Question for Residents
It looks like the biggest problem there is vehicle break-ins. I am contemplating buying a unit there once they release the second phase later this year (last I heard was August '04), eventhough I know probably a lot of people that live there would recommend not buying there. As far as the car break-ins go, in your opinion, is this being done by outsiders (people coming in just to break into vehicles) or is this being done by residents or guests of residents? <br>My thinking here is if its outsiders, it probably will continue once they sell these units, unless security is improved. If it is residents or guests, there is a pretty good chance that if they need to resort to breaking into vehicles to make a buck, they will not be able to afford to buy a unit there and will leave, thereby taking the bad element with them. <br>Also, anyone have any opinion as to buy there or not and why or why not? <br>Thanks for any info, I'm trying to gather information as to whether this would be a good place to buy or not and people currently living there would probably know best! <br>Feel free to email me if you have any further information!

My car was broken into 4times
It was horrible the rain came into our first floor apt. Then the smell of mold and they did nothing. I had the ------ building the music was palying all hours of the night. The parking garage is a piece of @hit. My car was broken into 4 times. It's way safer to park on the street.

Run Away as fast as you can!!!
I lived at mission wells for 2 years. <br>There are a lot of section 8 and low income residents. <br> <br>The managment is new but just as inadequate as before. <br>The property is full of problems. <br>dirty hallways. 3 people in a 1 bedroom. <br> <br>my appartment filled up like a lake beacouse the nevery fixed the broken rain gutters. I was ever reimbersed for my damages and the managment didnt even help with the clean up. After I dried the carpet they cleaned it but didnt replace it. <br> <br>Ohh yah its a great place if you dont mind your neighbors stealing from you. The street that its on currently accounts for 80% of police calls in the city of fremont. <br> <br>If your not ---- or indian you may not fit in either. <br> <br>My suggestion keep looking.

pretty good apartment
pretty good place to live! The area is well lit and the courtyard is nice. Disposing the garbage is a breeze. No need to step out of the building during the cold winters. The management is nice and respond to your requests promptly.

neighbor´s car stolen
so far I read all the reviews and the most common "most" concerned issue for everyone is - security. <br> <br>Last week one of my neighbor reported that his car has been stolen. ** this is the gated garage and needs an accessibility code to enter **. <br> <br>I heard lot of incidents earlier as many people reported earlier like - <br>1. My car has been vandalized once for a CD wallet. <br> <br>2. Street is not well illuminated, making it unsafe at nights. <br> <br>3. zero security in the garage - making it unsafe to enter it during nights. *** its an underground garage with no security **** <br> <br>4. As mentioned by someone else - lack of a good security personnel. The security company they employ sucks and the person does´nt check up on anything. <br> <br>Mission Wells will be converted to condominiums (under a different name) by September of 2004 and hence I strongly discourage anyone from buying one of the ´apartments turned condo.´ <br> <br>So far I´ve been lucking, but I can´t wait to move out of this shady apartment. <br> <br> <br> <br> <br>

Going Condo in 2004
Mission Wells will be converted to condominiums (under a different name) by September of 2004, so if you´re seeking a long-term rental, you should probably look elsewhere. According to a published notice, the asking price for these units will be in the $200,000 - $300,000 range. The building I live in has at least one major structural problem which has been "under repair" for well over a year, with no improvement. The property continues to have a serious crime problem.

okay place
It´s actually not too bad as some described. it´s quite safe with the police station just 1 block away. I found the place pretty quiet. with good gardening(lots of Japanese Maple trees). <br> <br>Close to BART is a convenience for people who do not want to drive to work in Oadlank/SF city. <br> <br>

Fine in MW
It´s been almost a year living here. I am working from 10 am to 8 pm every weekdays. I think MW is a nice and quite place. They have nice amenties like pools and tennis court but tenants like me are hardly use them. <br>I heard someone having problems in garage but so far so good to me. I was having a problem in my fridge but then they replace a new Whirlpool fridge in my unit. I am glad they refurbish the exterior for all buildings recently.

More Problems
The "new management" office team seems nicer than previous ones, but overall the same problems plague the complex. The lack of security of any sort persists, resulting in continued thievery and vandalism. Hallways are now being spray-painted by would-be gang bangers. Unsupervised teens are apparently responsible for pulling fire alarms at night, which frightens and disturbs many residents. <br> <br>Many residents themselves seem careless about security, failing to see that outside doors are locked, etc. Mission Wells is just two blocks from the BART station, and only a few miles from Union City, which makes it an easy target for East Bay hoodlums. <br> <br>The complex is currently undergoing a major cosmetic upgrade, which so far has included noisy carpentry, messy pressure-washing, and smelly painting (which seems to take forever) -- all of which cause disruption and extra work for residents. <br> <br>The cosmetic upgrade will be finished soon, but it will do nothing to solve the problems that are driving good people away from Mission Wells. <br> <br>On the plus side, the amenities in the units themselves are nice (washer/dryer, dishwasher, fireplace), and the soundproofing is actually better than most apartments. The elevators in the buildings are very convenient, but frequently don´t function very well. <br> <br>In summary, you could do worse than Mission Wells, I suppose, but the real promblems of this community are not being addressed. If you are mature, hard-working, and are looking for some peace of mind, you might look elsewhere. <br>

Average
I have been here for 2 years. Overall okay but with a few persistant problems which management does´nt seem to be able to fix. One is safety, I see a lot of teens hanging out in the dark. My car has been vandalized once for a CD wallet. Street is not well illuminated, making it unsafe at nights. <br>Maintenance is good but sometimes late. The pluses are the lifts and floor plans, minuses are safety and lack of a good security personnel. The security company they employ sucks and the person does´nt check up on anything. <br>

Improving!!!!
I have read all the reviews, and remember that there are 2 sides to every story. When we first moved here, the 2 guys in the office were HORRIBLE to us. They acted like we were morans, and did some pretty shady things to get us in, then never delivered on their promises. But they have both since left,and now there is a manger in place. True we have seen some problems, but they are being worked on. <br> <br>Overall, this place making a turn for the better! Give it a chance!

Take with a grain of salt
In the years of 2001-2003, the crime in the neighborhood has definitely gone up, and the quality of tenants has declined in proportion to the dropping rents. Now I can see a drunk teenager hanging out on a balcony with loud music from a boombox blaring. More kids in their teens -- more noise. Section 8 residentes have always created an "exotic" look, but they don´t really bother anyone, if you don´t mind occasional strange-looking people camping out outside around the complex. <br> <br>I may have been a lucky one who didn´t get his car broken into, but I know people whose cars got vandalized, and even one whose bike got stolen. <br> <br>The building does show its age, and they could have cleaned the garage once in a while. And you have to be persistent when getting them respond to maintainance complaints. But when compared to other apartment complexes, it´s just average in this respect. <br> <br>What I liked in this complex is washer and drier in unit, hallways with elevators rather than the typical barrack-like apartment buildings in this area, relatively good soundproofing and wheather-proofing.

The reviews are all true!!!!
I´ve read a lot of these reviews, and they <br>could not be more real. I have lived at Mission Wells for 3 years now, and I´ve seen the place decline very quickly, to the point that I don´t feel safe there any longer. I plan to move when my lease is up next year. <br> <br>Managment has been a complete joke for at least 2 years now, and new managment is trying to make changes, that will ultimately prove useless. I am one of the oldest tenants in my building, and all the older tenants have moved out because of the crime and repeated lack of reponse by managment to meet our needs. <br> <br>Even the property owners are trying to cash out, by dressing up the old Mission Wells apartments into the ´Adobe Hills´. The improvements are superficial at best, and the 200K starting price is even more criminal than my bike being stolen, and my truck being broken into. <br> <br>Missions Wells in the midst of a brewing tentant revolt, as demonstrated by the reviews here. I used to like living there, but now I can´t move away fast enough. Stay away from there unless you like being tortured. <br> <br>

Don´t ignore these reviews!
I read the reviews before I moved to Mission Wells and I figured that a bunch of disgruntled tenants had posted the responses. <br> <br>In less then 6 months however, every single complaint I had read came true. I am not lying - every single one. Our cars have been broken into, items stolen off our balcony, ant infestations, flooding, mail theft, plumbing problems, poor cable connection, and the list goes on.... <br> <br>Honestly, I have found the Mission Wells staff to be very nice. The maintenance guys are very professional and I believe they do the best they can with what they have to work with. Also, the sales people in the main office appear nice and I believe the property manager wants to turn things around. I have not had much contact with them but whenever I have a problem I feel they take it seriously. Unfortunately, the poor building construction or vandals often negate the work they do. (Vandals are believed to come over from the BART. I guess that is true but it seems to be their excuse for everything.) <br> <br>I do know one person who has had pleasant experiences living here. I am also not surprised that a couple of people have written in saying they are happy with the place. The truth is, the apartments LOOK nice, everyone IS nice, and the price is right! The pleased tenants however, are few and far between and, personally, I think they got lucky. I strongly encourage you not to let luck dictate your living arrangements. (Especially now that you have read these reviews…you have received fair warning!) <br> <br>Finally, I strongly discourage anyone from buying one of the ´apartments turned condo.´ As I understand it, the new company is a parent or sister company of Mission Wells. I don´t for a minute believe that they can or plan to upgrade much beyond making the apartments ´look really nice.´ Before buying, consider talking to other residents. If you walk around the complex you will see plenty of people walking their dog or playing with their children. Ask them what they think. Safe, nice...Lie
I´m new here and read the previous reviews of this apartment. The bad reviews, most of them are real, from my experience. The previous, one-and-only good review, is a little embellished and deceiving. I´ve been living in the apartment for a little over a year. My roommate´s car got broken into once in the so-called gated parking. My other roommate´s car also got broken into once in the underground parking. Okay, the real facts will tell the truth. About car break-ins, it is very very serious. When you go to the underground parking, you see shattered glass in a numerous parking spots. The motion-detector lamp has been broken or the light bulb stolen for several months. Nothing has been done. It´s true that the management is extremely irresponsive. Our toilet has been dripping. They did come but never managed to fix it. The door between the gated garage and the guest garage has been bolted with wooden board because it´s been broken over and over for so many times. If it´s safe, you wouldn´t see anything like that. Well, facts speak for itself. We are planning to move out in 2 months.

Poor reviews not accurate
Previous reviewers (I think it´s one person writing multiple reviews) keep saying that the garages at Mission wells are unsafe. I couldn´t disagree more. I´ve lived here six months and not seen any problems. All apartment complexes, especially in urban areas, have potential breakin problems. My secret is not leaving anything valuable in my car. I like having the gated parking, and I´ve never felt unsafe (I´m a single woman). <br> <br>Another comment was that these places are turning into a "------". I assume that´s some sort of veiled racist remark. Honestly, all my neighbors look roughly middle class, at least based on what they drive and the clothes they wear. Of course, the vast majority of tenants are not white, but if you don´t like that, move to Idaho and leave the rest of us alone. <br> <br>The place isn´t perfect, as it´s an older property, but the floor plans are unique, and the rent I´m paying is at least $200 a month cheaper than neighboring properties. I´ve been able to get everything repaired in short order. One major feature of this complex is the excellent soundproofing, preventing neighbors from bothering each other with noise. <br> <br>Like all apartment complexes, the management can be condescending and has to be babysat at times. Apartment managers are almost all complete pricks. These folks are no exception.

Don´t think about move here
I have been here only 2 months, the only thing I know is never think about move here again. We are looking for place to buy, because of Mission Wells apartment, we decided not to buy anything in this area. If you come to this area, you will see there are a lot of cars park on the steet, that´s because the garage is very very very unsafe. your care will get window broken if you park in there. I don´t know if they will fix your apartment if you report to them. Few weeks ago I told them to fis my toilet, it has been 3 weeks, they still not come yet. People live in this apartment like to talk loud. Anyway, don´t think of moving here, unless you want to have BAD experience for few months in your life. <br>

The WORST place
My Mazda 929 was totalled in the uneder ground grarage. <br>New replaced Toyota Camry was also broken. <br>Management office has never improved security though our comunity complaind them. <br>You shoud consider at least $5,000/year repairing cost per year. <br> <br>Addtionaly, very poor management you will experience. For example, I had to wait 10 mounth for <br>dishwasher repairing and expedited them by several letters.

It´s just a horrible place.......
It´s horrible and it sucks because: <br>1. Cars get broken into everyday. <br>2. Project A renters make it a ------ <br>3. Management...is there one? <br>4. Vandalism everywhere <br>5. Rents are higher than other nicer places <br>6. Mails get lost all the time <br>7. Hall way stinks <br>8. Corridor lights broken for three months and no one change them <br>9. Water pressure low. Water sometimes cut off without prior notice. <br>10. Gated garage is not safe

Going downhill fast

sucks management and slow response
The first day we moved, the toilet is broken cannot be used. The bath tub was clogged with so many junks and very slow drain. we had to wait 3 days until someone came to fix it. We had to screamed and talked to diffrenet kind of people to get their attention. The problem is we had only 1 bathroom, and that was considered emergency matters!! <br> <br>Then we noticed the refrigerator was leaking for 3 weeks and it was rotten. We asked for new one but they didn´t bother to come and change it after 2 weeks. Chris was horrible person in the office ;he didn´t do his job right and just take notes of our complaint but no response for days. The dryer was 12 year old one, and it took 1 hour to finish 1 load. My electricity bill was $125/mo for the past 2 months. We had to called and waited 10 days to get fixed and chnaged to new one. Conclusion: <br>they didn´t run the appliances and check thoroughly during turn around period. management is really sucks! <br>Then stray cats everywhere in the basement garage. The garage is filthy and never been cleaned. <br> <br>Don was the assistant manager and she seems to be responsive enough; th eothers are sucks and don´t know what they are doing. Melvyn is the new head maintenance this year and he is responsible and quick.

Highlights of Pros: <br>1. Close to bart station, shopping place, library, etc; <br>2. Nice neighbourhood; <br>3. Washer and dryer in unit, very convenient; <br>4. tennis court. <br> <br>Highlights of Cons: <br>1. Property shows its age; <br>2. Management are not very responsive to maintainence request; <br>3. You have no idea how slow the speed of dial-up internet connetion is; <br>4. Water charge could be as high as $30-40 per month; <br>5. Kind of noisy if your apartment is close to Walnut avenue; <br>5. Somewhat greedy for security deposit.

Insensitive management
Would never recommend folks from renting here. The management is totally insensitive, sometimes downright rude, especially if you are not American. <br>
