Generally good, with a few hiccups! Staff: Ranges from friendly (Leslie, Josh, Joseph) to needs to work on being a bit more friendly (Orian; Front Desk; security folks (aside from Charles, who is very kind and helpful); cleaning staff. Garage door (Hill Street); Broken since we moved in, still broken. This is the safest, easiest access to the parking lot. Please prioritize! In the first 6 weeks, we've had two repair requests. The first required two visits. The second required three visits. In each case, we were told that the issue was resolved (or unresolvable) after the first visit.

DO NOT MOVE IN - COCKROACHES AND POOR MANAGEMENT
I have lived in this apartment for 3 years now. All i can advise is to NOT MOVE IN whatever you do. Management is rude and unhelpful and will ignore you at all costs to not resolve any issues. I also would like to warn about the the hidden fees of pest control and trash valet among other fees that you pay for monthly. Fees of which are presented with the Form Lease, when it is often too late because you have already paid a non-refundable application fee, administrative fee and security security deposit. (Currently court case with Greystar in Colorado about this) These services are actually either being ignored or making the pest problem worse such as the valet trash, where garbage bags (food and dirty nappies)are left constantly in the corridor. Pest control is a basic service services in California state law that a landlord should provide and should cost a lot less then the fees. So given the current state of the pest problem within the building that myself and other Neighbor's are experiencing it seems these are really just “hidden tax” and Greystar is being negligent and not actually caring about the health and safety of their tenants. I HAVE OVER 20 ROACHES IN MY UNIT PER DAY AND MANAGMENT HAS NEGLECTED THIS ISSUE FOR OVER A MONTH.

less then satisfactory - concerns have yet to be met. Management rarely gets back to the mails along with voicemails left. Maintenance workers are very rude, dismissive and lack the proper tools to fix equipment.

Downtown is right there, dodger stadium is nearby, metro union station across the street. There’s so many options I can’t even begin to wrap my head around everything near me yet. I’m extremely excited to be here.

The process was easy and seamless. Great communication and responsiveness from staff. The apartment itself is quiet, but the surrounding area has concerts and those can be extremely loud. Concerts can go until 11pm or midnight which can be tough to drown out.

I would rate my experience with La Plaza as a 3.5 out 5. Wish we had a callbox, my only complaint. Amenity hours could be longer on weekends as well. Last request would be a front desk in building B. There is space on the first floor so its doable.

Very beautiful place near DTLA. Dodger stadium is roughly 8 min away as well as the Crypto arena. Most of the time peaceful, but does have its moments of rowdiness depending on the night.All in all really great place to live.

Brand new building & it shows. The condition of the apartment was spotless, extremely spacious, and modern. Amenities are great all around and the location is perfect. Parking is very secure and affordable as far as parking in DTLA goes.

It’s a great building! Super clean & great staff. It was an easy move in process. High security building. Need FOB to get up elevators & inside building. Trash service is amazing, quiet hours are enforced. The overall units are super modern & maintained up to date. Great amenities.

Cockroaches and poor construction, water leaks from the ceiling
I absolutely do not recommend living in this apartment. Would you like the safe and clean place to live? Then this place is definitely not. I'll let you know what was wrong with the LA plaza APT. Since I moved to this place I have had so many bad experiences. 1. Master room bathroom wasn't cleaned properly. 2. The laundry machine is broken. 3. The dishwasher is broken. 4. The floor is filthy. 5. Master bathroom fan is out of order. 6. Guest bathroom fan keeps going on every 10 minutes with extremely loud sounds (I could not sleep). 7. Cockroaches came out of my unit. 8. Water leaked from the ceiling of the master room, and the dirty water got into my eyes and caused eye inflammation. I notified the leasing office staff and they said 'The leak that happened in your unit is out of our control. Make sure to contact your renter's insurance if there is any other damage to any of your personal belongings.' WTF!? The parking lot and my unit are in a different building, so when I park and go to my unit building, I have to walk outside. There are many homeless people walking around in this area and of course! it is not safe. There are no security guards here. It scares me every time I walk home at night from the parking lot.

Noise from upstair is horrible. I can hear every single foot steps, and it makes me crazy. I request this issue before, but the neighbor is didn’t matter about that. Except that, everything is good to live.

Was quick and prompt but the work was done as lazy as humanly possible. Exacerbating the matter, the maintenance technician *did not speak any English*. He only knew the words "Hello" and "No English". This made communication impossible. Allow me to give an example. One of the items was to adjust the door closer to adequately close w/o human intervention. This is a request as a result of the recent uptick in crime in the building. Door closers have 3 settings, a backcheck, sweep and latching speed. The technician dialed up the latching speed setting to the maximum close speed which slams it shut with such force that paint came off the door. Whilst a simple fix, the communication barrier made it impossible to convey any material message.

Lots of homeless people roaming outside the premises it is a sad state of affairs. The Trash valet requirement to live here is a joke. It’s disgusting having to see neighbors trash everyday which stains hallways and attracts flies.

La Plaza Village is a beautiful apartment community with amazing amenities and modern finishes in the units. I’m a big fan of the apartment layout as well. Allen was so helpful and kind throughout the process. Answering any question that I had and gave me a great tour. I didn’t have the best experience with another one of the team members as she seemed a bit condescending and uninterested in helping me, but Allen made up for it. I’m very happy with my new apartment!

Public space cleanliness condition is not good. I asked the maintenance team members about how often they wash or brush the 5th floors hallway floor, they told me once a week. But this is not truth, besides last 2 times I made request on the online portal, they never wash or brush the hallway floor. The maintenance team actually clean hallway floor once a week in last whole year, but this year become different. And the A main building stairs toward Broadway always dirty pet’s urine on there for a week no one clean up.

If you want to live on the top floor and have to go back downstairs to open the door for guest because the call box on the front of the door doesn’t work, then this is the place for you. Oh and if you’re wondering why the call box doesn’t work, they will tell you because they don’t have the phone line active. SMH! Also if you want your identity and packages stolen from the secured mail room, because there’s no cameras. Then this is most definitely the place for you. And yea, I pay for the concierges lockers.. and my “delivered packages “ still go missing. Maybe one day the community will update these features.. wait.. they are less than 4 years old, shouldn’t these be standard in a new complex? Shame on you LaPlaza!

La Plaza is a great community. The staff is awesome and always helpful. The neighborhood is conveniently close to the museum district and Olvera Plaza. I definitely recommend this community to anyone who is looking for a good place to live.

I’ve been living at LA Plaza Village for going on six months now, and it’s been a pleasant experience to say the least. The staff is super friendly, and responsive! The building is well-maintained; and the fact that we have a pet washing station is an added bonus. The property manager Joey is always ready to help and does so with grace... he truly cares! Oliver is the new assistant manager and he goes above and beyond - always. I have been experiencing financial hardship and the both of them have done an outstanding job assisting me through the entire process. Kudos, team LA Plaza!

Great community. Great staff. Great amenities. Truly enjoy living here. The resident events each month is a great way to make new friends and get to know your neighbors. Maintenance is always on it; and the staff is super attentive.

Horrible staff - completely unhelpful, lazy, and not in any way courteous. The staff in the leasing office are over-entitled millennials who don't seem to understand that they are in a service industry and that the residents are the clients. They go out of their way to avoid doing any work or helping to resolve any problem. I have lived in apartment buildings in NYC, Austin, Dallas, and San Jose managed by companies like, and including, Greystar and I have never seen anything like it. They all need to go through serious training as to customer service or maybe just fired and replaced. In addition, security is terrible. Things are routinely stolen from the mailroom; my bike was nearly stolen etc.
