I lived here for a year now. New Management is the worst ever. Amy (Manager) is so cruel with the renters. She does not have empathy or sympathy with the renters.All she wants is to make money. Old Management is way way way better than Amy. Before it was a nice place to live in but now it is a ------ place. I will not ever recommend this place or you will regret it forever.

Woodberry woods has to be one of the worst apartments I have ever lived in. I've been here for about 6 months and nothing about this place is what it seems at first. New management came in and doesn't do anything. First Susan that wouldn't listen nor do anything and now Amy who promises all your work orders and complains will be fixed in a reasonable time period but instead it takes them months for simple maintenance work orders. I've asked for the cooperate number several times and never receive a response from any staff. Have gone in person to check on work orders and sit there for an hour to find out management has to leave due to "emergencies." The new General manager is terrible with her people skills and has by far shown any sense of professionalism.

I have had the worst experience with Woodberry first I would like to share this (always make sure to look at your apartment before you actually sign the lease and give them your money) my move in day was by far the most disgusting, nastiest place ever it looked like who ever lived there jus packed up and left, and I mean no one could have possibly came and clean it not even step foot in it at all if so they have got to be the most terrible cleaning team and worst maintenance team, the air conditioner was broken, the whole entire kitchen and cabinets was nasty, carpet was stained tremendously even my four year old was screaming ewww mommy so sad and all they offered was one day free..so with that being said (BAD MOVE IN EXPERIENCE)...I had to get all my money back including application fee not to mention my lease was up in two weeks and had to start my apartment search all over again from scratch, I could have cried.

This place has gone down hill sooo BAD I helped my friend move in when she first turned 18 this was her first apartment and she still lives there today 2015. Maintenance when called NEVER shows up when called to fix things its as if they come when they want. the apartments themselves look like they need some remolding they looks SO RUN DOWN its not good for business i used to think this place was fancy safe and pretty i couldnt wait to live here now im like not so much :/ feel bad for my friend who still lives here. Also people tend to let there dogs walk around withought leashes on i went visit my friend and a dog ran up to her and attacked her and her dog and the owner did nothing it waited till the dog stopping attacking her dog and went to BITE HER then she ran after her dog and said Sorry, all dogs should be on leashes no exceptions it could of bit a kid. Also there some kind of roach infestation going on my friends lived here for YEARS no roaches then like a year ago some people move in above her and she gets roaches come in thru the vents she told management and they did nothing and she keeps spraying but that only goes sooo far and now there everywhere and they climb in from her AC vent and you cant do anything about that you have to bomb or something so she keeps telling the office but once again they dont seem to CARE. The only thing they care about is collecting YO money people.

Yes i too live at this dump, this place has gone down hill since the manager Susan took over here they just let anyone move in here, now they are just smoking weeds any where they want and kid's are up till late making noise i can't even sleep. I am currently a resident at Woodberry Woods. Where do I begin... I moved in on May 2014.. The previous manager and staff were very professional, efficient, and courteous. The company was sold and a new management team was brought in without any notice to the residents or staff. Susan the manager has her head up her ---. She is self centered and could care less for HER STAFF, and RESIDENTS SINCE IN HER WORDS EXACTLY. "THEY ARE ALL BENEATH ME,NOT MY KIND OF PEOPLE AND WORTHLESS" I came from a 5 star type of work environment and have been brought to this dump and kind of mediocre people. I understand when changes are made so abruptly you must adjust to your new surroundings. That being said, I personally feel that the new OWNERS and office manager should have had the common sense and decency to let their residents know in advance of the changes that were going to happen. Let alone have had a COMMUNITY MEETING allowing for the residents to voice any and all concerns upfront. Also the new manager should have been a lot more professional and forthcoming and at least formulate a residential letter to all residents introducing herself and giving the residents the opportunity to have at least a meet and greet. She makes the residents feel inferior to her and does not give a rats --- pertaining to JOB DESCRIPTION AS A SO CALLED MANAGER. When ever a resident comes in to the office to make a maintenance request or any sort of concern. She instantly runs to her safe haven "her office and hides behind her desk and phone"... she is an absolute joke. She has no regard for her staff " leasing agents" and treats them like ----. She threatens to have them fired if they do not do what she says when she says it. this I have heard with my own ears. Her leasing agent Destiny should be the office manager being that she is doing all the leg work and dealing with each and every resident ALONE. Since Susan took over as manager, maintenance has gone to ----. No work orders are completed on a timely manner. Her so called diligence has caused for the property to look like a deserted town. the parking lot is filthy, the breezeways are disgusting etc.... I personally made it my mission to go the office and let her know the issues in my apartment are not resolved I will contact an attorney and withhold my rent in an escrow account until my issues are resolved. She thinks and believes that smiling and pretending to be listening is going to save her --- and job. i am contacting corporate office, the better business bureau along with state to voice all my concerns. She needs to go and be with 5 star previous complex where i doubt was in any good conditional state her being in charge.

Hi, i would like to write about my experience that have recently had with the new manager at woodberry woods apt, I have lived there for 3 years with no problem, always received respect and the help that i needed unitl yesterday 12/10. Came home to find out that my rent was not received 6 days later i was now been informed which blew my mind and went into the office to find out what happened to my money, i had proof that my rent was paid but they could not tell me where my money is. i walked out of the office i was late to pick up my son and the very unprofessional manager walk out into the parking lot and procced to tell me infront of another resident in the parking lot" want to make sure you know my business was out there for all to listen," she wanted to let me know that she will not tolerate my kind of peoples behavior, i told her i am the resident and have my rights, so far they have not resolve my issue, my lease will be up soon and do not wish to live here anymore, do not feel comfortable in my home or not sure if i am coming home to a mess that they cannot clean up. very disappointed resident. I was able to find the name of the management group, so I'm going to see if they can help (broad management group, (845) 354 6800)

I've lived here for 2 years. The first Year was great however this year things went south real fast after New mamanagement took over . The new staff in the office are very rude and unprofessional ,they talk to residents as if we are trash . The new manager clearly stated she" will do things her way She don't know how the old staff did things and doesn't care about what is stated on the lease agreement" . I was hit w this comment after my concern as to why I received a three day notice after being only a day late .My car as well as other neighbors cars have been vandalized not once but twice . At least 6 neighbors and They have dismissed all ccomplaints because they really don't care --that's quite obvious. I find Trash and drug baggies everywhere on the Grounds now ,it's not even safe for the kids to play outside due to the Newcomers who spoke weed outside. There are little children being left unattended 3-4 years old to roam the neighborhood. The little one loves to throw rocks at the Windows and trash in front of doors and the other just about got hit by a car in the parking lot. A few neighbors have suggested cameras due to the severity of the safety concerns now and again we were laughed at and dismissed. This place use to be A family community but it went from Great To ------ fast !!

The staff there is very slow at fixing things. It's takes weeks for them.to respond to a maintenance request. The staff in the office never answer or return your phone calls. And I wouldn't recommend anyone moving to these apartments.

I moved in month's ago. after waiting month's after I gave them my money. my apt. is nothing like the model. I don't have tile like the model has my apt. has ripped vinyl floors in the kitchen and bathroom and floors carpets & fans that are old, kitchen old and out of date paint all over the place its a mess. i had to call my father to come over 1 day and clean my drains out, water was backing up out of my tub & sink in the bathroom. Maintenance is a big "JOKE" in this place. and don't try calling the office they never pick up and they have like 4-5 workers in there so what's up with that "LAZY" workers.!!! and I just found out this place has Sec. 8. really not liken this place at all.!!! I can't wait till my lease is up i'm out. not releasing. HELL NO

I was intrested in this property outside looked nice the model looked nice so I paid my application fee feb 19th and it is now March 5th I call almost daily to find out a update but no one EVER answers the phones EVER promise u ..don't believe me try calling yourself right now bet you nobody answers!!! They are all for getting your application fee but don't care to much about you after that ..I had to fax my pay stubs over so I did I gave it a couple days I should of known they wouldn't call me back so after calling there phone literally 50 times they answered and told me I never faxed my stubs over ..she put me on hold to check her mail box which should of been checked 5 days ago when I faxed it and found all of my information in with another person with the same last name as mine!! No apologies or nothing for misplacing my paperwork or having me wait for 15 days just to hear anything so I told them forget it!!! Thank god I was showed these signs before I moved in and got stuck with a year lease of this bull s***!!! If I was u I would look else where these apartments are not worth no ones headache anger and inconvinence!!!!!!

Great place to live! Near Westfield Brandon Mall and highway!I know that every where you live there are problems. It doesn't matter if you live in a non-income restricted community or not. I have paid $1200 for an apartment and there are drug dealer and criminals. Lets be real people we cant hide from it. Look at the news and educated yourself in the area that you live! I enjoy living at Woodberry Woods Apartment because for a single parent my kids have the opportunity to go to an after school program for FREE! Yes FREE the coordinator that is there now is awesome! She cares for all of the kids there. She helps my child with homework which is great for me. If your child doesn't go there you should drop in and see how clean and awesome it is. Maintenance do need improvement they forget that they are here to work not socialize. 5 kudos!

This has to be the single most terrible complex in the entire brandon and surrounding area. Read everything in this review for first hand resident experiences. The apartments are situated directly next to two train crossings so you not only hear a loud train at all hours of theday and night but you also get 2 horns in a row! When we moved in the apt it seemed fine then within weeks mold starting growing from,around the silicone around yhe top of the bath tub. It's apapparent that the mold growth wascovered with the white sealing. Next, iI have personally witnessed a man smoking drugs (something white) out of a glass pipe right in the parking lot,pf the apartment. Cars have been broken into, homes have been broken into, drugs everywhere. Kids running wild throughout the complex with no parental supervision. Walls paper thin, I can here each and every step the neighbors take, their music, their tvs.

I have never lived in this place but I tried the application process. I paid the application fee and holding fee and she told me it would be a couple days. it took almost a week to get a hold of her just for her to tell me tomorrow I'll know . I kept going back in to give her the things she said she needed, but every day she told me to come back tomorrow. They never answer there phones, they do not return emails. They never have an answer for anything. She procrastinated doing everything. Not to mention they arnt the friendliest. Two Weeks after application was turned in she calls and says I was denied. Then says she don't know what else to tell me from here and got off the phone. Now here I am 7 days til I need to move. They are very unprofessional. I would recommend hiring a new staff with good customer service. I would not recommend this place to anyone. Save yourself the trouble and go somewhere else. there are way better places that are more than willing to do what needs to be done.

I moved here in 2013 because my husband and I were looking to live somewhere while we save for a home. The problems are more than I can even write in a review. The office staff is terrible. I have been to the office with many complaints and NOTHING is done about it. The office never answers the phones so I'm not sure why they even have phones. This neighborhood is filled with drugs. Just take a walk outside your apt and you'll smell marijuana strong in the air. Neighbors are extremly noisy in through the paper-thin walls. Smoke literally drifts right through the air vent so I smell like I smoke cigarettes all day. Marijuana smoke also flows through the vents to the point where I have to call the police. Terrible, terrible place. Maintenance does NOT know what they are doing. Can't even fix simple problems without coming in and out of our home 10 times. Also, nolaundry facility on site. Spend more money and live somewhere more expensive! We are counting down the days until our lease is up...we would have broke it if it didn't cost us $1200 in order to do so.

I have lived there almost 2 years unfortunately, and can't wait until my lease is up. They are right next to train tracks so your walls shake every 30 mins the train goes by its so loud you can't hear yourself think. The staff is rude and doesn't care about anything you tell them. The apartments are crappy and old everything breaks down and your constantly calling maintenance to fix something or to spray for cockroaches because this place is INFESTED. There are always police outside, theres break ins, and shady looking people always outside. Not the best environment. Do NOT recommend unlesss this is your only option seriously. Nothing positive to say about this place.

The apartments are roach infested. No matter what maintenance does it doesn't fix the problem. It is horrible to open the pantry and see them crawling on my cereal boxes or to sit at my computer and see them on the floor or the wall... and its not just my building, its others, I have talked to my neighbors and they have the same problem..... Its an absolute health hazard... Disgusting..... Also I have had issues with my fridge the whole time - food spoiling way before expiration and my freezer not being cold enough for ice cream... they also have rented me the most crappy washer and dryer... The first washer had a big hole on the top... Also maintenance doesn't respond very quickly, they did in the beginning but now being 9 months in, it takes them a while. I haven't had any problems with the leasing staff other than they do not reply to emails or voice mails... but face to face they are very nice......Also the pool is warm, its not refreshing. This place is like living in the ------, even though I have not had any issues with anyone living here..... aside from great location and cheap rent I do not recommend living here.

I moved here in august 2011, let me tell you i should have kept looking. The office NEVER ANSWERS THE PHONE, NEVER ANSWER EMAIL, CLOSE THE OFFICE AT RANDOM HOURS. I pay for cable and have had it turned off twice then it takes them like a week to turn it back on after them never knowing why it was shut off in the 1st place. My neighbors suck, the application process is so thorough I have no idea how some of these people have been allowed to move in. The apartment has pests no matter how many times you can for pest control (I have to have them come out weekly) but by monday the problem persists because of nasty neighbors who obiviously never clean. The complex is overridden with unruly children who are allowed to do whatever they want including underage swimmers unaccompanied in the pool and fitness room. To use the fitness room after 4pm you must purchase the key for what reason i don't know, i purchased it and still never can use the fitness room because either the equipment is broken or their are teenagers in there dry humping or doing drugs (did i mention there are cameras in there, yet no one does anything to correct the problem?) Drug deals go in the parking lot including in fornt of the manager CAPPI'S apartment nothing gets done!! People have all their relatives move in with them shortly after signing the lease, they don't check to see why 13 ppl are living in a 2bdr. I moved in because I needed a gated community after leaving an abusive ex-husband I wanted a sense of security, living here I have none the security gates have been broken since a month after I moved in!!!! Everything in the apartment is outdated and breaking down. The bonus room should just be called what it is an inconvenient space that nothing fits in correctly! The stairwells never have working lights. The windows have no screens. EMILY in the office is the rudest person you'll ever speak to, she has hung up on me twice. The only nice person in the office is alba/elba but she is always busy because she is the only person who make the residents feel at ease when they have a problem. In my opinion this place is a dump and concord needs to re-staff and re-organize this place better. Truly wish i would've seen these reviews before I rented here.

Where to start... Well first off they wont stick to your lease agreement! You sign one thing, they'll change it later without notifying you first. Staff here starts off nice but it doesnt last long, they are extremely rude, unprofessional, most staff members are not properly trained and will tell you one thing if you have an issue, then send you to speak with someone else who will tell you a different lie! In the end they blame you! Secondly, can i say LOUD --- TRAIN THEY WONT TELL YOU ABOUT WHEN YOU MOVE IN? THIS TRAIN IS RIDICULOUS!! COMES ALL TIMES OF THE DAY AND NIGHT!! Dont ever MOVE IN HERE..... I just moved out 8-2-11 and this was the worse place i could have ever picked to move into. I was miserable. I had a flood in my apartment the first month, which they didnt fix to well. it ruined my furniture and they didnt help pay for it, my electricity bill was out rageous for a 1/1 and they never fixed the air conditioning. this place has roaches everywhere and they do not spray for them. The manager CAPPY is rude as all get out and they will over charge for crap after you move out. $105.00 to clean the caarpet that was damaged from the flood. but that came out of my deposit. BULLSH**.... but this place is full of crap, rude people, crazy kids in the apartment complex and just nasty. point blank nasty.... ugly apartments and a waste of money. never wouuld i recommend some one at this locationn.

Gone downhill

My lease is up & I'm outta here! This complex is top dollar for rude a$$ neighbors who have no consideration for anyone but themselves. If you make noise/good neighbor complaints NOTHING will get done. I was moved into an apartment that was messed up from the get go. I have been a faithful tenant w/ respect for my neighbors - All I have to say is listen to the comments left, they're right on target!!!! I could go on & on b ut its not worth the time. GOOD LUCK - IF U MOVE HERE YOU WILL BE MISERABLE!!!

Liking it so far...

I know that different parts of the complex will have different problems, I think I got lucky and live on the "quiet" side. My neighbors are nice (for the most part), and no problems with bugs or anything. Maintenance is slow on things aren't real important, but when my AC quit they were there that day. The teenagers tend to hang around in noisy groups at night but I guess that's expected. I did have to call the cops on them once (young girls drinking) and they showed up within 5 minutes which is nice. Parking is great in my area. My only complaints are that some of the gym equipment is broken, and other residents sometimes pile up their nasty trash outside the compactor instead of just putting it in! Staff is always friendly, but it's true they NEVER answer the phone, but I've seen its usually because they're helping people in the office I guess. I know they have a free after-school program which is nice if I needed it.

Despite the reviews, I actually like it here.

I just moved here at the end of June. The staff member I always see actually remembers me by name and that's very welcoming to me. She's always busy but she's the best. There may be a small issue with pest control but there are so many well-manicured trees and an up-kept lake across the parking lot from me so that's to be expected. If/when I call about maintenance they usually send someone over within a day or two. It's really quiet where I am and I really enjoy that my electric bill has gone down drastically since moving here. My only two issues is parking and the fact that they don't answer their phone. I'm 7 months pregnant with a 2 and 4 year old and when visitors come and take up all the spaces and double park, that leaves us walking from a good distance and that just pisses me off! ETA: No, I don't work here! :)

Some problems

I lived in Woodberry for just a year lease. If you don't have a problem with loud Spanish music then this might be the right apartments for you. The only problem I really had was my downstairs neighbors. They would play they're music at any time of the day. No matter if it was two in the afternoon or two in the morning. One time they played they're music until six in the morning and I couldn't get a wink of sleep and the office wouldn't fix this problem and plus they were dirty and they're pests would work their way up to our apartment. I also hated the security. You couldn't even sit outside your door after nine at night which was irritating since there is no patio/balcony. Barely could find parking and the gate would sometimes wouldn't even let you inside.And within the first few weeks they hiked up the rent for no reason at all. Besides that, Woodberry wasn't a bad place to live. Maintence would fix things within 24 hours that the notice is put in and the staff was very friendly and helpful but I would never stay here again. (TO THE RESPONSE: I NEVER WAS ON SECTION 8 EVER. HAVE NO PROBLEM WITH THE LATINO COMMUNITY BUT I HAVE A PROBLEM WITH PEOPLE WHO ARE INCONSIDERATE OF THEY'RE SURROUNDINGS.)

Where to begin . . .

lived here back in 2008, didn't even finish my lease - it was that bad. Rented a two bedroom with a roommate for 721 a month. Maintenance was a joke, and on several occasions there was evidence that they had been in the apartment when no one was home. Staff was rude, unprofessional, to the point that one staff member locked me out of the office building and called me a ----- in Spanish to whoever she was talking to on her cell phone. Mind you, I went to her to report a problem that needed maintenance in the apartment. Maybe she was having a bad day. Both front office staff members were fired during my stay there. Took three weeks to get approved for an apartment, only to get one with roaches, complete with an a/c unit that didn't work properly and an electric bill that one month totaled 300 dollars. Yeah, don't bother.
