Good Place Bad Atmosphere

Woodberry Woods is actually an exceptional apartment complex. The buildings are maintained well and the apartments are great for what you are paying for. But, your fellow soon to be residents are all disrespectful pieces of garbage. There are a lot of mentions of drug dealers and other nefarious activity in the complex and this is true. The complex is often patrolled by a local security company by the name of CIS, which makes the complex at least safe for living, you won't be robbed at gun point or anything. The office staff are pretty well behaved and treat people with respect, but they are a little behind on getting service calls completed (if you want immediate service, feel free to talk to the Property Manager.) They employ as a tow service "Pete's Towing" which is labeled as a Predatory Tow Service by local law enforcement. They tow for the slightest offense such as parking in a space near a sidewalk and the vehicle's bumper is over the sidewalk, or if your vehicle is parked with the tires on the lines. They are also notorious for placing tow stickers on a vehicle, taking a picture, then removing it in order to guarantee a tow. The office gets throw backs for this, so don't expect them to assist you in any way. That is my ONLY major complaint about the office. Basically, if you don't mind dirt-bag but harmless neighbors and ensure your vehicles are properly parked (AKA: Perfectly) this is a wonderful complex.

The people are rude. the children are disrespectful . They sell drugs there and the people who sells them gives out the code to enter to the people that are buying the drugs. So the place is not SAFE at all and the front desk has done nothing!!!! the place is dirty and the maintenance people does not do their job and when you contact the people in the front desk they think your lying.. Everyone who has asked me should they live there... I said NOOOOOOO what they need to do is get rid of the working at the front desk. Very Unprofessional.. Clean up the place and do things right!!! Cause I see a future of crime worst place to live!!!!

MY COMMENTS IS THAT THE CHILDREN ARE TOO NOISEY AND LITTER TOO MUCH I WOULD NOT RECOMMEND NO ONE I KNOW TO LIVE HERE, ALSO PEST CONTROL IS MAJOR AND I HAVE TO MANY LEAKS IN MY APARTMENT. THERE NO PEACE OF MIND BECAUSE THE PEOPLE AND THEIR CHILDREN DONT RESPECT THAT OTHER PEOPLE ARE LIVING HERE. THEY MAKE TOO MUCH LOUD NOISE THROUGH OUT THE DAY AND NIGHT. Hay una gran peste de Cucarachas en estos apartamentos!!/ The apartment is infested with roaches

Considero que mi apartamento lo mantengo limpio y a n asi el problema con las cucarachas contin a. Hemos gastado una cantidad de dinero razonable para exterminar las cucarachas y estos productos no le hacen ni cosquillas!! Han venido a fumigar varias veces y aun siguen saliendo, por las ventanillas del aire acondicionado,por los outlets se meten por las ventanas...conozco otros vecinos que tienen el mismo problema, en verdad hay una gran peste de cucarachas aqui!! Pienselo m s de dos veces si tiene ni os y piensa mudarse aqui.Por cierto el area de jugar los ni os (playground) da es l stima y pena.

Stop!

My review is for people who have lived there or living there presently to stop complaining. You should be thankful that you have a roof over ur head and food in ur fridge. There are are so many people living on the streets who would be glad to take ur place. Why don't U take a step outside of that world ur living in and go talk to some homeless people and ask them how they feel sleeping under bridges or in allies. What about the people who live in 3rd world countrieswho don't have anything at all. They don't know what a roof or a fridge is.They're waiting on da next meal and may not get one. It doesn't get any worse that. So when get in da morn if U get be thankful that God allowed U wake up and see a new day. And pray that he allows U tomake it thru da day without any problems so U can back to that place you call home. Just Be THANKFUL!

Lack of Personality

This property was nicer when I first moved here or should I say the staff was at times and over time they gradually get worse and less helpful. The maintenance super. is a complete --- and has been rude to me and my sons on numerous occasions. He must think that I'm stupid, or uneducated because you can tell when people treat you as if you're beneath them and he does. Since when does it take weeks to send your guys to come fix things, or half do the job?! My husband was a maintenance super. years ago and the quality of work that is done here well it would be considered a rush job just to shut the resident up! When does accountablity come into play? If your maintenance crew isnt getting it done it's a reflections of his leadership or should I say lack thereof!! The excuses for his lack of ability is dishearting to hear from the office staff. That's not to say he's the only problem, he's just one of many. Sad, it's in a beautiful area and some of my neighbors have made there place look beautiful, like the couple next door with the new baby - beautiful nursery makes you forget you live in Woodberry Hood OOPS - I mean Wood.

I lived here for only a year from Dec 2001 to Nov 2002, I only picked it because it was reasonable in price and close to my job. At that time I was only paying $532.00 including cable, I'm assuming the price probably hiked up since then. The office obviously did not realize that they gave me a washer/dryer that was connected, so I used it for a whole year not paying a dime for it..lol. Did not have much of a complaint except the neighbor at that time always came on my side and smoked..and it had numerous kids out all the time. Looking back I would not live there cause I did not like the floor plan, having the bathroom in your room, and the bonus room is a waste of space. But based on the other reviews I guess I would not recommend either.

MY APARTMENT IS FLOODING .... IT IS 11:20PM AND I HAVE BEEN CALLING THE EMERGENCY NUM 813-653-2000 OPTION 3 AND THERE IS NO RESPONCE, I HAVE BEEN CALLING FOR OVER 2HOURS NOW AND IT IS THE NIGHT BEFORE THANKSGIVING. SO THERE OR THE OFFICE WILL NOT BE OPEN TOMM.

Run like hell!!!!!!!!!!!

I have been here at Woodberry Woods for almost a year and since I moved in I have had problems. The office staff is horrible. My apartment was not ready on my move in date. It was still being cleaned. There was mold in my freezer. The floors were dirty. i had to call the police to get my keys to move in to the property. The staff wants you to wait until 4 o'clock on Friday to move in which they don't tell you until after you have signed your lease on your previously planned move in day. I got in to an argument with two of the stff members because they had not done there job. When they found out I was a judicial assistant and new the law, they wanted to be friendly. One of them even told me before finding out to act educated which totally showed me that she had no education. When a person is mad , they act out of anger, not out of education. I hate this place. They are always finding a reason to enter the apartment. They even let other people in your property if you are not home. I came home one day and maintenance was in my bathroom closet. They claimed they were doing an inspection, but no notice had been sent out. I flipped. Don't move here. It is a nightmare come true.

you have no manners!

i came to see if they had any opening cause a friend of ours refered us to this place thinking we can get an idea of what the prices were and the lady there was RUDE! didnt care what we wanted to know, she just gave up one glance and everything was a no and i came back to my friend and he told me there were plenty of openings that she had just signed someone! I'm glad i didnt move in b/c this place looks like a piece of crap and the kids just run around w/o there parents.

Your Being over DRAMATIC!! this is a very normal place to live.

OK the comments about the ------ are surley to be opinionated by me... YOU DONT KNOW THE ------ UNTIL YOUR ACTUALLY THERE... TRY BY BLAKE HIGHSCHOOL WHERE THE PROJECTS ARE then you can come back to this side and call it descent... The kids are their parents fault, have you realized that parents are getting more and more lazy and dont give a crap about their children or what they do? if not WATCH THE NEWS! this is a very homely place the maintance around the building is kept up and very clean. It all depends on your neighbor which frankly the apartments can only do so much, if their within the rules then their obviously oke to stay there. The car thefts have been on the news in all parts of tampa area!! in all complexes!! ive seen too manny comments on that in every apartment judging! these a fairly big apartments and very roomy, i enjoyed goin to the pool and relaxing at the picnic tables... the only advice to new residents is the TRAIN... ya it honks a big horn... but you get used to it and its actually kind of soothing after the 1st couple nights. overall i like the apartments and i find them enjoyable... as for the kids just ask them nicely to stay away if you become their friend they will listen you dont have to bribe...

Please trust me you don't want to live here!!

I stayed here almost a year, it was the worst. I had my car broken into twice!! And they didn't care twice!! They said they had onstaff security which is a total lie I never seen a cop until I called one to look at my car...and when I moved otu and asked them to give me my rent back and my secuirty deposit they held it at the main office and I had to come get it....it was the worse experience and it was my first apartment.. don't move there they do not care about residents and they have no care of personal welfare

Scary... some kind of scam.

We lived here for a year and a half. This place was okay but became scary. The people in the office don't have their stuff together. The application process was a drawn-out and seemed to move in a circle. They don't like to answer the phone and they don't know what they are doing half the time. It took us two months to finally get approved after they sent us a rejection letter first. Then, AFTER we signed the lease we were told we would have to move in late in the evening, which was when we were both supposed to be working. The grounds aren't horrible. They are livable... although the "pond" on the property has bikes, computer monitors and all sorts of trash floating in it. The gates at the entrance of the complex are frequently broken. The trash compactor was always broken and there wass frequently garbage stacked up near the gate. There were a lot of people dealing cocaine in the complex, so if that bothers you don't move here. When we moved in, there was occasionally a car broken into or an argument in the parking lot, but it was relatively quiet. During our last few weeks in the apartment there began to be loud gatherings in the parking lot in the middle of the night, with large groups of people just lingering out there near the cars. Right after we moved, our friend upstairs had her apartment broken into and a lot of things stolen. I guess we moved just in time. But unfortunately my fiance lost his job and we were forced to move out in the middle of our lease. We cleaned and repainted the apartment before we left, and it was in perfect condition. I didn't expect to get our full deposit back, which was more than a month's rent, because we did break the lease. But after we moved out my mother, who I lived with before these apartments, (and NOT the forwarding address that I gave them) began receiving letters demanding money from me. It did not say what the money was for, only that if I did not pay they would sick collections on me. This struck me as really strange because my fiance was the primary person on the lease and he never recieved anything. To this day they have not sent anything to the correct forwarding address. SOMETHING IS WRONG WITH THAT. Anyone have a similar experience? What happened?

I've lived in Woodberry Woods since Dec. 04' This place is nothing but kids running around with no supervision and thinking there invincible. Their parents don't have no respect and the kids definately missed out on that inheriting any. Last month there was a riot late on a Fri. Night. When we reported it to the Property manager she said there was no such thing. Something fishy when 4 cops come with shotguns out and blocking the gates...but they didn't have to report it to the complex? Come on Now, we're not all ignorant in here...just the majority.<br>I'm breaking my lease now and getting out before I go to jail for teaching some kids a little manners.

Choose a better place

I have lived in Woodberry since 2/02 and I´m only here because of the H.O.M.E. Program - otherwise I would´ve moved when my lease was up this year. This apartment complex is the worse I have ever lived in, the apartment is infested with roaches - I have to call pest control out here every week. The noise from the neighbors upstairs are ridiculous, the outside is shabby and unmaintained because the resident do not know how to take care of it. The kids are out of control, they have no respect for other people´s property and some of the adults are the same way. The office staff are very difficult to work with, the attitudes are uncalled for. I would not recommend anyone to live here. This place is not worth the rent. <br> <br>It is truly defined as the ------. I can´t wait until my lease is up in January, so I can say good ridness.

It didn´t take long to realize I was in the ------!!

I have lived in Woodberry Woods for a little over six months. The maintenence and office staff are extremely rude, untimely and unconcerned about serious issues. I called emergency maintenence to have a cover placed over my deadbolt after my neighbor reported an attempted robbery. Needless to say they did not respond. Staff comes into the apartment at any time without any notice at all which always seems fairly odd. There are always kids running into my car and overwhelming the grounds. It seems to be a very unsafe and unmonitored area. You are told of how things are secure and safe yet it looks like the complete opposite. I wish I would have known more before I moved in because I would have chose some place else. I highly recommend that you look somewhere else to live, unless you like the ------ and filth invested living grounds.

I lived in Woodberry Woods Apartments for over 2 years. The management staff is terrible, as well as the Maintenance department. Several times maintenance issues were reported but never responded to because they said they ´never got the call´. My son was robbed AT GUN POINT 5 feet from the front door of our apartment. My other son was robbed with a knife & continuosly threatened by drug dealers in the same apartment complex. Only 50 yards away, a teenager was raped in her apartment around 3pm...she was one of 6 girls that were raped within a few weeks just last year alone. Anyone under 18 must be inside the apartment complex by 10pm, however, only a certain number of people are allowed in your apartment at one time. I have 3 kids...since they weren´t allowed outside after 10pm, I told them their friends could come in the house and hang out...about 3 friends per child...I was repremanded by the apartment management team for having too many people in my apartment. For a 3 bedroom it´s almost $800.00 which is way too much to live in the ------. My children & I were constantly harrassed by management, while other tenants (including a 40 year old man filming teenage girls outside while he´s in nothing but his underwear) are considered ´model´ tenants & never bothered at all. The grounds are nasty, with food and trash all over the place. When the grass is mowed, no trash is picked up first so it´s strewn all over the premises. The retention pond behind the complex is full of beer bottles, coke cans...and there´s even a bicycle in there. It wasn´t cleaned once the entire 2 years I was there...terrible sanitary conditions. Although they promise security, and you may see a cop car in the parking lot, there is NO security. Cars are stolen around once a month (mine was one of them stolen last November). Because of the danger my children were in by just living there, we vacated (using the security deposit as the last month´s rent). Now the complex is suing me for over $3000, although my rent was paid on time each month. There was no damage done to the apartment and it was thoroughly cleaned. Don´t listen to all they promise to you. THIS IS NOT A SAFE PLACE FOR ANYONE TO LIVE.

Terrible place to live!

Lived there for almost 4 yrs. You can hear everyone next door and under you.(I lived on 3rd floor) Neighborhood has young children roming all over at all times during the evening. My car was broken into as well. People constantly coming to apt to solicit something, or just to knock on door and run.Very poor management. Has an un-monitored alarm system(that I was told was monitored).My apt was burglarized in Aug 2002, broad daylight, 3rd floor. While it was robbed,maintenance was in 2nd floor apt,underneath mine, cleaning up. No one saw a thing or heard anything. The alarm was set and the intruder somehow bypassed it , and went in through availible window. Leasing office is really fishy, as well as the maint. people.They come in and out whenever they please. It was odd to see that everything I lost had been systematically taken, as if they knew already where everything was. Please don´t move there, whatever you do!

The Hood
